Maintenance was always prompt with our requests and our problems were fixed quickly. It's kind of a loud area, lots of sirens many of the days. Having Farine + Four below us was always a wonderful treat when we wanted some coffee or a snack. The gym is very simple and small. Usually if there's more than 3 people in there at once, it feels crowded. Our apartment is very modern, very new and has wonderful amenities. The balcony we had was no wider than 1 foot, so we only had space to put plants. But other balconies were larger and could fit chairs. Bathroom storage is wonderful. Lots of drawers. Kitchen storage is really good. Plenty of space to hold all pots, pans, plates, cups and bowls. Overall, very nice and accommodating!

    Was repeatedly threatened by mgmt with eviction (with notice) from the time I moved in to the time…read morethey sold based on false claims that I was using industrial equipment in my apartment. I repeatedly told them I was using a blow dryer and blender and begged them to come out and see how thin the walls were and see if anything could be done to fix the problem and they refused saying apartment management was a work from home job. Turns out they forgot to drywall over the top 4 feet of brickwork in the apt to the left. I was told it didn't matter if I was making normal noise and it was during the day. So I became terrified to sew which I do for a living, to have people over to socialize or do anything in my apartment lest my neighbors complain. Meanwhile when I complained my new upstairs neighbor was loud and my apartment causing leaks into my apartment every 7-10 days for months (eventually flooding my workspace) they took her side saying it was a construction issue and their hands were tied bc they can't control repair timelines. This was even after the plumber said she had to be putting 20 gallons of water on the floor and she admitted to spilling a large amount of water. The neighbor who was falsely accusing me of using industrial equipment moved. They sold the building. I've stayed in my apartment and have had no problems with neighbors or management since.

Spent hundreds of dollars of my own money trying to get rid of the bugs before I finally broke lease. Very hostile "Better than you" attitude after you sign a lease. If you wouldnt sign a deal with the devil, don't sign one here.

As soon as I moved in, the paint on the bathroom ceiling started peeling off. It's been nearly 9 months, and still nothing. My air conditioner knobs (yes, knobs... it's a window unit that doesn't even work well) were missing when I moved in - I've mentioned this about 8 times. Still no knobs. It took them nearly 4 months to install a deadbolt, with me requesting one every week. The heat is pathetic (radiators at my property) - and the windows are thin and super old. I had to buy a space heater (hello, fire hazard and soaring electricity bill). I still don't have working window levers to open my windows (I use a wrench to operate my windows and my air conditioner). The security doors are always ajar because they need to be re-set back on track. Loud neighbors. Occasional drama in the back parking lot. Occasional groups of drunks out in the front of the building for up to a couple of hours after the bars close (I live on the 5th floor and can still hear them from my apartment). Their record keeping is B.S. I always overpay my rent so that my last month should be paid for by the time I get to it - and I had to have them go back and actually add my credits up because they weren't listing them (and I'd checked on this and told them to correct it twice, randomly). The office staff seems decent, though Dana herself seems rude. I know other people that have rented duplexes and such and have had similar issues across the board. If you ever plan on renting an apartment, house, duplex, etc... make sure it's not a Dana Mann property. Whatever you pay, however low it may be, is simply not worth it. It's like talking to my little nephew. "You still need to do this. Yes, fix this. Do this. This is a problem. No, don't do that. Still need you to do this..." every other friggin' week. As the popularity of review sites grows, and as Omaha grows larger, there is no way that this company will survive another 10 years the way that they run things.

    Very poor company. They solely have money on the mind, and it shows...They lack everything…read morenecessary to be a good company that actually cares about their tenants. They disregard the need from everything to compassion to caring about basic human needs, especially regarding health and safety. Not to mention horrible leaking after storms (sometimes shortening out the lights in the main pathways and in the units) which also caused a lot of black mold growth -which does not get taken care of by the way-; the list can go on and on, everything from demeaning and condescending upper management, or never office management. The physical and emotional turmoil this company has influenced so much of is not worth it. After a terrible last several years, I will be glad to no longer be associated. Thank you for your time.

    I have lived in my townhouse since 2019 and I have not ever had any issues with rent, parking, etc…read more My husband parked sideways due to us living on the dead end. It did not affect anyone nor did anyone complain about it. He wasn't even parked there for 5 hours and the company towed him. Not only did they tow it, they did not inform us of this so we thought it was stolen. There is not a no parking sign and now we ended up having to pay a hefty towing fee. They only care about getting money and do not care about anyone around them. The maintenance is also horrible, when I can get them to actually do what needs to be done. They were sure quick to hike the rent when they took over.
