My experience with Daphne Peterson was one of the best in my life when dealing with a professional agent. Daphne has helped me with three home sales in the last two years. The first one involved selling my Father's home. My brother and I selected Daphne based on her great reputation and many years in the business. My Father's home was a substantial asset for us and we knew we needed experienced representation. Daphne helped with the preparation and did a beautiful job with the marketing. We pulled the house off the market after a month of no offers in order to do renovations. Within a few days, the 2017 Tubbs fire happened. I had to evacuate but we were in touch frequently over the next week or so and I felt blessed the house was spared (during the evacuation, Daphne sweet talked her way past the police barricade to make sure the house was still standing and undamaged, and texted my brother and me a photo - we were so thrilled and relieved!). Daphne helped me purchase a house for my mom under fairly complicated circumstances (long distance purchase, contingency offer, interim occupancy agreement, the whole 9 yards.) Let me say that she went above and beyond what I would have expected from a real estate agent! She found my mom a perfect home, did all the leg work to ensure it was the right fit for us, and provided top notch service through the entire process. Some examples: 1. Finding us a house that would accept a contingent offer in THIS market! 2. Returning all emails and phone calls in an hour or two, if not immediately available when I called (which she often was.) 3. Literally running to the store to pick up legal paper for my mom after she moved in to the new house, since mom didn't know where to go to buy it yet. It may sound like a little thing, but believe me, it was important! etc. the list goes on... I should say, I was initially hesitant to contact her because I didn't want a short sale, and she markets herself as a short sale expert! It turns out (of course) that she specializes in short sales, but doesn't work on them exclusively. Thanks to Daphne I am sitting in my new office in my new home writing this review. As a first time buyer, my fiance and I didn't know much about the home purchasing process but Daphne was there every step of the way. We found her through yelp and had a meeting with her within a few days. She set us up with her portal and the listings started pouring in. Every few days we would see something we liked so we would call up Daphne and she was ready to show. She was always available on short notice and even on weekends which was best for us since we work during the week. Before we saw this house we made offers on two other spots which we were outbid on. In both cases Daphne gave us unbiased advice but also let us choose what we thought was the best price and what we were comfortable with. Then we saw a listing for a home in Windsor and I had a good feeling about it right away. We went to the open house and found out it was a Short Sale which we knew nothing about. Daphne gave us a fair warning that short sales can take a long time and they aren't a sure thing like other sales but we decided to go ahead and make an offer anyway. It was accepted by the buyer and then off to the bank it went. Although the process did take a couple months and there were a few hurdles to overcome along the way Daphne helped us understand all the steps to Short Sales and we both think that without her, things may not have worked out so well. We got a great deal on a home that has everything we want. We didn't have to compromise on what's most important to us (big lot and quite area) and in this market the competition was tough. The house was in a reverse mortgage, there was 17 year old judgement that had to be cleared up, the buyer wanted a quick close. Sounds tricky doesn't it. None of these things deterred Daphne from helping us solve these issues and get the property to close. We did need a lot of help, Daphne is extremely knowledgeable, has lots of contacts within the business to help you.
