This agency is possibly the textbook definition of smoke and mirrors. Have spent the better part of the last two months sending them requests for information only to receive zero responses. It's as if they simply do not exist. I literally ended up driving by in person to the ones I was interested in, only to find out they are actually not for rent as advertised. Last thing to add: After my lease was not renewed because I advocated to have the HVAC fixed given that it stopped working properly, I received a phone call from an HVAC company stating that they needed access to the office because they needed to repair the HVAC. I told them I was no longer a tenant in the building. The problem here is that I was told repeatedly there was no problem with the HVAC, even though I had notified the property management multiple times and was essentially brushed off. Now, after I'm gone, they realize it does actually need to be repaired and, based on what I can only assume is their incompetence, have the HVAC company contact me to arrange to fix it. Is this company collecting $40 non-refundable application fees for properties that are no longer for rent? I called them to inquire about a home for rent in Sonoma County. I was told to apply via their website. I replied I would not submit an application without seeing the home first and I was happy to meet an agent at the property. Then, I was suddenly told the property was already rented. Me: "Then you need to remove the property from Craigslist and Zillow." Receptionist (paraphrasing): "Our website is most up to date." Slow, apparently unaware of property law, and fails to follow through on her promises. This describes my experience with SANDY CURTIS, Property Manager. The top part of the fence between my property and one she manages, was on the verge of collapse because the vine growing on it had been sheared off on that side by her maintenance crew. Her response to the problem was to "cut the vine down because she wanted low maintenance." I asked to meet with her and she promised to notify me when she would be coming to view the damage. She notified the tenants she would be coming out, but she didn't contact me, and she offered no apology or explanation. Her ability to get a bid from one of her vendors was appalling. After 4 weeks she still was unable to get a contractor out to submit a bid. I'm not a professional property manager like her, yet I was able to obtain a bid within 3 days. Only after writing to the owner of Bundesen Property Management did she agree to the bid I submitted. She is apparently not up to date on the laws either. With a small amount of effort I was able to find case law that substantiated she was at fault ordering the vine to be sheared off. Sandy's dismissive, disrespectful attitude is the kind of personality that alienates neighbors instead of building a cooperative working relationships. She is a poor example of what an owner should be able to expect from a professional. read more

My partner and I are truly disappointed about the interaction/service we received when we recently viewed a rental property through Century 21. I had initially called the property manager, Sandy, to set an appointment in order to view a beautiful home in Santa Rosa, CA. The initial phone call I had with Sandy was fairly brief, so I was truly unsure what to expect. On the day of the "viewing," Sandy called to confirm that we would meet her at the property at 10:30 a.m. to which I confirmed same. My partner, his mother, and I all arrived on time, but unfortunately Sandy did not. Sandy arrived approximately 10 minutes late. I will give her the benefit of the doubt as she called me at 10:30 a.m. to tell me she was running late. When Sandy arrived, she immediately got out of her car and was on her cell phone. Sandy did not greet us, nor did she even acknowledge us. Sandy continued to talk on her cellphone and walked straight into the property. As my partner, his mother, and I were walking towards the front door, my partner called out to Sandy and said, "Hi there! How's your day going so far." Sandy completely ignored him. Once we got inside, Sandy continued to talk on her phone for approximately 5 minutes. As such, my partner, his mother, and I began to look around the property without her assistance. Once Sandy got off of the phone, she truly did not say much. She said hi, opened up the bedroom/bathroom doors, and made a comment about the beautiful floors. About half way through the 'tour,' I was standing in the family room with Sandy and I expressed to her how beautiful the home was and that we were truly interested in the rental process. Sandy looked at me and repeatedly said, "You know, this home is really expensive. The rent is really expensive. This home is really pricy." Her tone and comment made it very apparent that she did not believe that my partner and I could afford this property. I was truly taken aback by her comments. As the tour was coming to an end, Sandy looked at my arm and practically screamed, "Oh my god, what is that on your arm?! Is that ringworm?!" I informed Sandy that I did not have ringworm, but I have a rather odd scar on my arm. Sandy then insisted that she knew what ringworm was, and insisted that I had ringworm. I was truly embarrassed by Sandy's comments as I am rather sensitive about my scar. Further, I found it inappropriate and highly unprofessional for Sandy to speak to a potential renter that way. As we were making small talk by the front door, Sandy cut off our conversation and said, "Well thanks for stopping by!" Sandy then proceeded to escort us out of the property. While the home was absolutely beautiful, in a great location, and within our price point, my partner and I were truly disappointed about the interaction we had with Sandy. Due to same, my partner and I decided to pass on the opportunity to apply for this particular rental property. I would not recommend Century 21 as a means of finding a rental property in Marin County/Santa Rosa area. read more

With my family we have been applying to houses for rent since March, first it was with Martha and the lady was professional, everything went well, they sent us an email saying that we were not selected ... Our second application was with Sandy Curtis to whom they already had our profiles on file, we applied to a house and Sandy said that she would warn us in two days, on the 4th day we did not hear from her and among the applicants we began to call, at the beginning she said that we would wait a couple more days, the days passed and She never called back, ALL the applicants called her to find out how the situation was going, to which she no longer answered calls, we left voice messages and to this day we have not obtained any Explanation... Yesterday I called Sandy again because we were interested in another house and she hasn't called me ... I also talked to the rental supervisor about the situation I had with Sandy, to which he said that sometimes the processes are longer in terms of applications; I understand that they take their time but they must also MAKE the time to communicate it with the future renters because NO ONE is asking for anything for free, we have all paid a fee to be notified and included in the houses that we want to apply. It is a shame that this type of institution is not at all polite with its clients and that they do not mind being able to find a house for them. read more

We lived in a home managed by one of the Bundesen people for over six years. From the first time something needed to be done we were treated like fourth class citizens. It took him two years to send a worker to fix the garage lights. We requested the work be done at least half a dozen times. The home had a very bad mainline to the sewer. It was loaded with roots from two large trees. We had backups into our bathrooms many times. Each time the property manager blamed us for using too much paper. His contract plumber told him about the mainline the first time it happened, but he kept blaming us. We told him that the backside fence was failing and, again, he did nothing. It fell down two years later on a windy morning. The house had a nasty mold problem, due to drain pipes running down the side of two bedrooms and the mainline issue. They sent in an inspector a 90 degree September day to check the humidity levels in the house. The answer was totally unacceptable. They wanted us to open the windows when we ran the heater on cold days. My advice to the owner is simple: Tell your managers to treat your tenants with respect and dignity. Renting from this company was a HUGE nightmare for my roommates and I. They only cared about the property owner and could care less about renters and their rights. Its all about money at the end of the day. Specifically, I worked with Martha Cooper. As a property manager, she was inconsiderate and did not care about you at all. On the day we moved in, the first day we ever met her, she made my roommate cry by yelling at her and taking out her frustration on us rather than coming up with a solution. Upon our final walk through, I cried. After four years, she still didn't remember our names and most always spelled them wrong in emails (annoying since I sign off each email with my correct name). She had missed an appointment that she set-up and did not apologize and then later blamed me saying that she went out of her way to even set it up in the first place. Not a good way to handle business. Homeowners: there was no yearly walk through and no inspection of the yard. If I owned property I would want to keep better tabs on the condition of it. The house I rented was in very very poor condition (dry rot that split the house open, mold, foundation issues, cracked fireplace down the middle) and will most likely remain in poor condition as they seem very reluctant to make any changes. Changes that are necessary due to public safety. The only reason I stayed there was due to the affordable rent. I had great times in the house I rented but the company itself was terrible. I will never deal with this company again nor would I recommend anyone else to. read more

Viewed a property and was told to complete an application process that would cost $40 and someone would get back to me about my application. Needless to say no one got back to me, I had to follow up on my application and never heard back about whether I was approved or not. I can't afford to just spend $40 to complete an application and not hear back if I'm approved or not. At least give me the common courtesy to let me know the status of the application. Our agent was Sandy Curtis and needless to say she was extremely unprofessional and rude. After we checked out the house and told that we love it and will apply for that , we asked how long it days for application process. She told 3-4 days. We applied on 5/18/2020 and it's still processing. Got a call from her last week asking if we are still interested and I told yes and I told that we need to move ASAP and she told the owner will make decision and I will update you , no response after this. It's such an obvious scam, they are collecting application fees and keep your application in "processing" status until you withdraw it by yourself. I would be more happy even for being rejected, at least I will know it's something clear. The move to Petaluma was already hectic for me and this company made it even worse. I continue to go back to her whenever a property comes up for rent because she has always done a superb job and finds me the best renters in an extremely short period of time. What surprises me every time, and what keeps me coming back, is the fact that no matter how good the previous experience was, she consistently exceeds my expectations by doing an even better job each time we come back. Additionally - she is 100% straightforward in setting expectations and then does her best to blow those expectations out of the water. My husband and I filled out an application for a house recently with Century 21 Bundesen. In short, we did not get the house, even though we have great references, jobs and are reliable renters. I think what left a bad taste in my mouth is that we were told the owner went with another applicant, which is fine. No one ever reached out to us again. They must not need the business because I think we are good renters and it would have been nice for someone to offer to show us another home. This makes me think they make their money off application fees and really don't care about the renters. I went with another company and they were so helpful and actively tried to find us a home. I don't really like writing a not so good review but I want to help other people to know there services. My husband is looking for a nice house in Petaluma. They really have a nice offers and he likes the places they posted on there website. I was helping him to find one since he's working a lot during weekdays. We were trying to make an appointment for weekends since that's the only time he could check the place. The agent schedules there convenient appointment which is during weekdays which is a bummer for him. One time, I went to there office to submit an application. I issued check for $35 (for credit check) after that my husband made an appointment with Martha Cooper but she stood him up. My husband took a lunch break from his work. Driving from Santa Rosa to Petaluma. He went to the place where she is supposed to show the place but no Martha Cooper there and didn't even call him back just to let him know she can't make it or cancel the appointment. How will we trust this business when the person is unreliable... The $35 check I issued to them? I don't know where that goes since they never follow up if they run credit check...no calls, no anything...they just took the money for there own sake....that really sucks!!!! read more

I would not recommend going through this agency for any reason. My relationship with this particular office affiliated with Century 21 was short-lived. I spoke briefly with a Martha Cooper, inquiring about certain houses to rent. This particular representative was a very poor showcase for Century 21's customer service. She was unresponsive to most calls and messages, and lacked overall enthusiasm. Either she was in no hurry to rent these vacant properties, or she simply had "more important things to do" than return phone calls of potential customers and follow through. I certainly hope this is not an accurate representation of Century 21's services. One thing is for sure; they no longer have my business. read more

My first review of this company is below--we received exceptionally poor service from the receptionist and getting an initial contact with their offices was terrible. However, once we visited an open house and connected one-on-one with an agent, everything was great with getting set up. We are in a house now where the landlord uses Bundesen only for the screening process, so I can't comment on how they handle things on properties that they manage on an ongoing basis. -----------------------EARLIER REVIEW------------------------------- I'll add my name to the list of other people who feel this place exhibits exceptionally poor service. I contacted Bundesen regarding some specific questions and a receptionist replied via her iPhone saying that I just needed to check the website. No, I don't need to check the website (again). I *did* check the website, and I have questions that are unanswered. That's why I'm bothering to contact you again. I might be completely missing something here, but my understanding is that rental agents, like, *exist* to do this thing called a "job" where, when someone has questions about the rental properties you manage, and they take the time to lay out those questions in an email, you respond to answer those questions. If you are a landlord considering using Bundesen to rent your property, please read all of these complaints about their service carefully before signing on with them. read more

We had Bundesen manage our property for several years. Our manager retired (Georgia Marino) and was replaced by Sandy Curtis who did such a poor job we have had to remove shrubs that were too out of control to salvage. The House was left dirty, a bathroom window broken and cabinet knobs missing. No yearly walks through. Even when we brought to her attention the front shrubs that were in bad need of trimming were unchanged when tenents vacated. I would never recommend Bundesen's for property management. read more

I can understand the poor reviews for the state of property management in Petaluma/Santa Rosa. I've never felt more like a worthless piece of paper than I have in the last few weeks while we have been trying to find a place in Sonoma County due to corporate relocation. It is even worse than dealing with the government. So far our experience with Bundesen has been an exception. We've interacted with Martha, Ginny, Tom and Jessica and all have been professional, courteous, and helpful. Not one of them has answered our questions with "it's on the website", which seems to be the answer for many of the others we try to talk to. I rented a home for 2 years in Petaluma. I was on time with my rent each month and kept the house VERY clean. My property manager was Thomas Gehring. Through my 2 years he was always pleasant and very responsive to the house when something broke. However, I recently moved out on September 1, 2016. I was paying $1957 for rent. They said my rent was going to go up to $2100 on September 1st had I chosen to stay. I didn't move out due to being unhappy with the house. Once I gave my 30 day notice, they raised the rent to $2250 for new renters. This is pretty shameful in my opinion. When I moved out, Thomas came and checked me out of the house. I spent A LOT of time cleaning the house and got the carpet professionally cleaned. He said the outsides of the windows were not cleaned and I told him I ran out of time. I was more than willing to pay for that and a shelf to be replaced. He said he has 21 days to send the deposit back to me. He said it would be sooner though. Now it's 21 days later and I don't have the check. I emailed him this morning (22SEP16) and said I am wondering where my check is (I may have been a little more abrasive than that). He said it was sent on the 19th and then reminded me he has 21 days by law. I also asked him to send me an itemized list of charges before he sent the check back which is also required by law. He said it was sent with the check. This is illegal. Plain and simple. I would NOT recommend using this company to rent a house. They are shady when you move out. My deposit was $2750. I'm sure I will get back significantly less than that and I will have to seek legal action. DO NOT USE THEM. read more

Mid-October 2015 rented part of a duplex on the Westside of Petaluma. through Century 21 Bundesen Real Estate Management. According to realtor, Martha Cooper and the landlord, they were looking for a long term tenant. I was only looking for a long term rental. The place was charming and the rental expectations seemed to be in sync. I'd been looking in Petaluma for one year. With Sonoma County vacancy rates at 1% it was no easy task. Signed a one year lease and was planning on staying many years. I was completely misled by the realtor and landlord. Moved into the unit in late October; tenant in front unit moved-in around September. Both of us got along great, enjoying our units and the neighborhood. We believed all was fine. The gardener (as mentioned in our leases) was never provided. Then in early April 2016 we received a "by the way, we've decided to sell the property" email from the landlord. This came out of the blue, no warnings, discussion etc. We understand a property can be sold and never would have rented the units if the building was going on the market. Martha Cooper was the listing agent for the property. Several days later visited Century 21 Petaluma offices and met with Martha Cooper and the landlord. The meeting became combative quickly, with no consideration for our needs as tenants. It was one of the most unprofessional, ugly meetings I've ever attended, more or less a verbal brawl. While both Martha Cooper and the landlord appreciated our "excellent tenancy and they weren't asking us to leave" it was clear that the situation was unresolvable and would be unpleasant (at best) moving forward. They did agree to let us out of our leases if we vacated by April 30th. All future emails from Martha Cooper were filled with ultimatums to sign Tenant Estoppel Certificates and dates for realtor showings, inspections etc. and if we didn't comply we'd be in violation of our leases. As this evolved we also discovered the duplex first went on the market in early November 2015 for a week or two, shortly after we'd moved in. Seriously? Apparently we were just an income stream for a short period so they could show two, stable tenants to prospective investors. The other tenant and I decided to leave as soon as possible, as we didn't want to continue with this charade. Although we were allowed out of our leases we paid a high price emotionally, physically and financially. We received no compensation for moving expenses and relocation costs. This awful experience costs us thousands to move in and then out within a few months and should have been handled much differently. It should have never been rented to us in the first place! read more

I wish I could leave a 0 star review because I would! My experience with Century 21 Bundesen property management (or mismanagement) was less than stellar. We found a house near our children's school and were so excited to move in! After moving in we found a lot of little things that were funky (like the dead mouse in the heater intake box) but whatever, it was all about location for us. As time went by more and more things popped up. They sent a maintenance guy without notice who smelled so badly of cigarette smoke I had to air out my house just talking to him at the door. He even complained about the home owner and what a cheapskate she was! When we needed to have something fixed they did the absolute bare minimum repair that they could to make it not as dangerous as before. When we pulled the oven out to clean underneath we found several dog toys! Funny how there weren't pets allowed there yet I find dog toys and have a chewed up back deck! On another occasion the property manager just "popped in" to let me know about the fence being replaced the next day! Nice communication. I had several emails that went unanswered. We get a knock at the door one evening and it's the property manager giving us our 60 day notice. Within weeks every local newspaper is reporting about how horrible the rental market is and the prices have skyrocketed. We offered more money, a longer lease, anything to stay close to our kids' school so they could finish the last 2 years there. Nope! They gave us an extra 60 days but jacked up the rent by $450!! When it cane time to move I ended up with an injury and landed in the ER 1 day before we were supposed to be out. I asked if we could have an extra day since it was just the garage and my husband was working as hard as he could to finish with any family member or friend we could recruit. The next day, still in our month, the landlord's family member shows up and starts dropping off furniture. Not just once but twice! Looking back and knowing what I know now, I should have filed a police report for trespassing! She told my husband that our property manager is just SO busy with hundreds of properties that she just isn't good at communicating and must not have told us she's moving in Tues. We didn't even have a walk through until Wed! She didn't even move in for 4 more days! The walk through went well, only one thing was addressed and my husband said he was unsure but the prop mgr said she would contact us and go over pictures to see. Never heard back from her! Then comes the return of our security deposit. They had the nerve to charge us $750 for misc repairs and cleaning! I took pictures of everything because the neighbors warned us that they were shady and will try to get any penny they can from us. Oh how true this was! They tried to charge us for the life of the carpet over 5 itty bitty spots you could barely see in their picture. They charged us $280 to clean the windows (it was pouring rain the week we moved) to clean the bathroom floors and to clean the stove fan! LOL I want to work for their maintenance guy because he makes a killing!! Even at $50/hr that's almost 6 hours of cleaning! Ha!! Ha!! Ha!! When we moved in there was mildew in the shower, dust and hair on the top of the shower and POOP hardened in the toilet! The carpets were professionally cleaned and there were no spots when we did the walk through. They tried to charge us $175 for 2 sets of cheapie plastic $25 blinds! They upgraded to "faux wood" and thought they could pass that on to us! One set of blinds barely worked when we moved in and we noted that in our move in report. After 3 weeks of waiting they agreed to reduce the cost of the blinds to $25 each and remove the carpet charges. By the time I added up how much it would cost me to file in small claims and take the day off work it was more than they wrongfully kept so I'm done with them. They can keep their extra $150 of illegally kept money and I know what goes around comes around. I hope people realize that this company does NOT care about their tenants, only their property owners. They are shady, they don't keep up on their houses and are greedy money-hungry jerks! I will NEVER rent from them again and will warn every person I know and hopefully every person who reads this that they're shady and will steal your money the first chance they get! read more

I rented a house in the Cotati/Rohnert Park area from Century 21 Bundesen in Petaluma. The experience was pleasant and standard-issue until it came time to move out. We expected to not receive a fragment of our deposit (approximately 10-15%), but wound up getting none of it back. This came to our surprise, considering we kept the house well-maintained and even had a professional cleaning service come and clean in addition to us tenants' effort. Moreover, substantial upgrades were made on the property during our stay that were unattended to prior, including, but not limited to, weed removal, yard cleaning, and some minor cleaning. We were given excuses and fabricated reasons why our deposit could not be recovered. Martha Cooper was a portrait of incompetence during the whole experience, which was a far cry from how pleasant and accommodating she made herself seem initially. The last straw was finding termite damage that had been in affect well-before we lived there, and for us to receive an unfair treatment, after treating the house more than well, was unacceptable. I have never given a Yelp review, but after attempting to go through this company to find a Petaluma area rental I thought I would give a heads up to others. I found a house in Rohnert Park that would be a suitable fit, but the listing said no pets. After contacting the listing agent and explaining that we have two very well behaved dogs and a cat, this is exactly what she said to me: "Yes, the owner is firm on NO PETS. I do not have any clients that's would do three (3) pets so sorry and good luck with your search." (We are going to ignore the composition of that email, other than to say that it makes me wonder how well things operate in that office if this is the best an agent can do, grammatically.) Now, I realize that we are going to have a harder time finding a rental with pets. However, we are currently IN a rental with these pets and I have rented several other places over the years where they accepted pets with an additional deposit, which I was very willing to pay. And let me say this: I have always gotten my deposit back! So, yes, maybe one owner is against the idea, but for the agent to make it clear we don't have any shot at renting through them due to our pets is pretty ridiculous. I guess the only people who get to have animals are those who are able to OWN a house of their own; we poor bastards who rent should just take them to the pound and move on... Needless to say, I have removed Century 21 Bundeson from my search process. If you would like to keep your pets and rent a home I would suggest you do the same. read more
