I was in communication with Cici regarding a rental in Guerneville. At first, she was communicative and quick to respond. After two messages, she seem to be confused about what I was asking but I figured it was due to her being busy so no problem. She initially provided a day for showing the rental. When that day came I asked for a time through both text and email as her initial message instructed me to do. She got back to me the following day saying I needed to call the office to set up a showing. Okay...maybe she's overwhelmed. Two days after the initial date of showing, she texts me saying there's another showing date and she's been unavailable due to family matters. I arrive on-time that day with another potential renter. She shares a similar experience communicating with Cici. We wait 15-20 minutes. Cici arrives with her sister and another young girl. The sister hops out and opens the apartment. We take a look inside. As I'm finishing up my walk-through, I exit the front door to hear Cici say in a by-the-way voice. That they just realized the apartment is infested with fleas!! As I look down, my legs are covered!!! I mean, they are jumping all over me from toes to knees. I'm extremely susceptible to insect bites, if they are in a 2-mile radius, they will find me and latch on. Cici apologizes and her sister sprays me with hand sanitizer spray. I take time to shake them all off while Cici claims she hasn't entered the rental since the tenant moved out but the tenant must have had fleas on her dog. Now, fleas have about a 7 day life cycle. So, this means the apartment was vacant for about a week and had not been vacuumed or otherwise cleaned. It also reeked of trash, I saw some items in the garbage can. Cici kept trying to talk through my clean-up process but it was clear this was over. She assured me they would get pest control in but dissuaded me from checking out the river access and just leave the area. They took off shortly after and I was left to continue getting the fleas off. Why wouldn't they have checked the place out before showing it?! Two days later my legs are covered in bites and I'm not any closer to finding an apartment. read more

We've been renting through West County Property Management for about 2 1/2 years and couldn't be happier. Whenever we have any issue at all, CiCi is quick to get someone to respond to us so the problem is resolved quickly. Even when something may not be handled right away, she informs us of the status so we know when we can expect it to be resolved. When something is more urgent, it's taken care of swiftly. For example, on a Friday night when our oven went out, CiCi communicated with us over the weekend and we agreed that we would wait for the owner to provide a new stove/oven. That only took about a week and then the owner came to supervise the installation of the new stove/oven. Both CiCi and the homeowner agreed it would be better to put in something new versus trying to fix the old - it's rare that you see that in renting, so we really appreciated them looking at was the best long-term solution, rather than a quick fix. As renters of over 25 years, we've had lots of experience with different types of landlords (apartment managers, homeowner landlords, property management), and we've had an excellent experience with West County. read more

It is so hard to find good rentals in Sebastopol, especially for a family of 6 with pets. We looked for 6 months & faced a lot of discrimination. We so appreciate Cici & Jim & their integrity. We have been renting from them for about 6 years now. The first place we rented we had to leave when the owner moved back into the area. Cici & Jim helped us find a new place just in time for a smooth transition. We have had a few maintenance issues over the years. These have always been repaired promptly & to our satisfaction. During our rental time, Cici has taken over the business aspects. She is very prompt & organized. Jim does the maintenance & is also prompt & efficient. I found Cici on Yelp. One of several that had 4.5 stars. Can't believe she doesn't have all 5s. We were thinking about renting our house out for a year fully-furnished. Most of the PMs were not interested. She said sure and came by within the hour to take a look. My wife and I wanted to move to a better school district but could only do it if we rented out our home. We hadn't even had time review Cici's PM contract but she called a couple days later and said she had met a woman that might be interested and wanted to bring the wife and husband by. We had an agreement in principal that evening at a very good rental rate for us and signed a lease within a week. She is an amazing networker. Very positive and makes things happen. read more

Our building is being sold so West County is evicting us. The situation sucks, but it's made way worse by the fact that the Property Manager (Cici) isn't being straight forward about the situation. She claims the tenants or neighbors are complaining about each other out that they agreed to something and when we talk to them we find it's untrue. If the neighbor can't be blamed it's the owner's fault. Any time we had a question about the possible sale prior to the eviction notice she could never tell us anything and she consistently forgets any verbal agreements that are made. In the end we're happy to get out of our rental so we don't have to deal with her anymore. read more

TENANTS BEWARE!! Property managers are hired by landlord/owners to find excellent tenants. The property manager speaks FOR the landlord, and supposedly represents the landlord's interests. So it was surprising that within ten minutes of meeting Cici at a property I was hoping to rent, she advised me that I did not need to give my current landlord 30 days notice, nor did I even need to pay my full month's rent. I could pay two weeks rent and then vacate the property (because I had a rodent infestation). (I DID have a very disturbing rodent infestation, but my very nice and responsive landlord was doing his best to remedy the situation. I would never have taken Cici's bad advice, I would never do that to my landlord, or ANY landlord.). Cici told me that the landlords of the property I was looking to move into, her clients, wanted someone in there as soon as possible, implying that I could skip out on my current landlord and move right in. This was the first RED FLAG on Cici; i.e. advising a tenant to skip out on a landlord. I wonder if her landlord CLIENTS would appreciate that advice given to THEIR tenants? Anyway, there were many many issues with the new property that Cici told me I had to comply with, that they were the wishes of the landlord. Without detailing them all, let me just say that almost every single day of going through this process with Cici, I learned something NEW that HAD NOT been disclosed on the original posting. Important things like the mail delivery...oops forgot to tell you that, tenant...sorry. I submitted a $3,000 deposit after Cici sent me the lease via email. That evening at 8 pm, I get an email from Cici saying that there was a "MISTAKE"....ooops sorry but this is not a YEAR long lease, it is a month to month lease. And the REASON was so the landlord can make sure that I "like the house." WHAT?! Red flags and alarm bells immediately went off in my brain: so, AFTER I give you $3,000 you tell me that the number one item on the top of the Lease document, where it states the TERM of the lease, you did not see this "mistake" that it was NOT a year long lease? For a licensed professional property manager to miss such a HUGE "mistake" was very concerning to say the least. And the fact that she tells me this at 8 pm AFTER taking my $3,000 made me extremely nervous. I also got more concerned after reading the lease more carefully and caught a very small clause called the Tenant Estoppel Certificate. Very basically it comes up if the landlord is going to sell the property. When I saw that I thought: hmmmm maybe this landlord is planning on selling and just needs a tenant in there to show a prospective buyer?? Why ELSE would that clause be on there? I started going over all the many omissions, changes and miscommunication from Cici and decided then and there that something was not right here. I immediately emailed: "Cici please call me tomorrow morning." She never called. I waited until noon for a phone call from her. I went to the bank and was able to recall my deposit. Then I went back to my desk and wrote an email to Cici and told her I no longer wanted to rent the house, I no longer wanted to work with her, and I had cancelled my deposit. NO REPLY FROM CICI. But thirty seconds after I sent that email, the landlords called me on their speaker phone. They were very upset and wanted to know what was going on. When I told them everything that had happened, they told me that they had no idea Cici had told me all of the things she had said, that they wanted me as a tenant, that the terms of the lease could be anything that **I** wanted. They said that Cici did not represent them AT ALL and they were frankly, shocked. They told me they were going to stop working with Cici, and that I didn't have to work with her either, that I could just talk with them, they really wanted me as their tenant. They further stated that they would HOLD the unit for me to move into. The landlords had never hired a property manager before; family members had always lived in their unit. They thought that a property manager would find them a great tenant. Well, Cici DID find them the perfect tenant, but then she LOST THAT TENANT with her complete dishonesty. I don't know what her motivation was for totally misrepresenting her client, the landlord, to me, the tenant. As a tenant in this very dire housing situation in Sonoma County, I felt that Cici and her company were dishonest, dismissive and disrespectful. They don't care about tenants, because there are so many in line...many of whom are desperate and don't have the time or resources to read the fine print, or to question a property manager. If you are a tenant, beware....West County Property Management does NOT work for your best interests. They supposedly work for their landlord client's interests....except in this case, when they don't. read more

Whenever there was an issue, and there were only 2 in the 18 months we stayed, they were solved immediately. Very reasonable and accommodating for move in and move out.
