My experience with Dave Shalabi has been awful. He represented us in the unsuccessful sale of our house nearly 3 years ago. When the house did not sell, we put it up for rent with Mr. Shalabi representing us as property manager. During this time there were numerous disruptions with the tenants. We were contacted for everything that could possibly go wrong in a house on a level of detail which felt like my wife and I might as well have been managing the property ourselves. At one point the tenants were so upset they threw a microwave in the lawn of the office of Mr. Shalabi in order to get him to address the repair. I have to give it to them, because this actually made him do his job for a day and replace the microwave. At the time it came to put our house on the market again, my wife and I had to evict the tenants thanks to Mr. Shalabi's marvelous "expertise" in choosing quality renters, and when we reclaimed the house there was damage that clearly indicated that no "management" had been taking place. This included chimney damage that had extended to damaged dry wall on the ceiling of the living room that anyone entering the house could see. In total we paid thousands of dollars repairing the house due to neglect that any competent manager would have dealt with on an ongoing basis. When we decided to put our house on the market again, we were so happy to be free of using Dave Shalabi, but the horror story does not stop there... Under the representation of a new agent, my wife and I sold our house in a matter of just 1 month! We were very excited by this because we are going through a divorce, and the proceeds of this sale help us fund this process. Even though Mr. Shalabi made no effort in the execution of this sale. I mean, he did not show the house to anyone. Did not advertise it. Yet, he still found it reasonable to put a lein on our property which prevents us from receiving our funds under the claim he is owed money for management duties (which he has proven he is not qualified to do) and for the sale which he believes he is owed money for (again he did not represent us). Here is where you need to be careful with Dave Shalabi. He puts some draconian language in his management contract (which any sane person signing a contract with another sane person would not expect to encounter) that gives him the "right" to sell your house if he manages it as rental property. I don't know if Mr. Shalabi realizes this, but taking away someone's rights is neither ethical nor a good way to do business, especially on a referral basis (i.e., this review). If someone does not want to use you, let them go. We would have gladly used Mr. Shalabi if he proved himself competent, but we have worked with him long enough at this point to learn exactly how he operates. He wants money for work he doesn't do after we already paid him for work he did poorly. The best way I can describe Dave Shalabi as an agent is selfish to the point of abusing his clients for personal profit. Unless you want a very disappointing and potentially drawn-out, harmful and vindictive experience, stay away. read more

Due to personal reasons, I was pushed to sell my home in this tough time of the COVID-19 period, and I was lucky that it was through Mr. Dave Shalabi, the sales agent for my home, as he made it happen as hoped and better. He was able to sell higher than the price I asked for. I used Dave's services at multiple levels as he was managing my property as well before he sold it for me. Dave is always professional in the way he conducts business. He is always prompt, and highly knowledgeable, and experienced in the real estate business. He is data-driven when recommending the sales price and keeps continuously conducting a comparative analysis with similar homes/sales in the region and updating me about it. He also helped me choose the right upgrades for my home so it is cost-effective for selling it. At the personal level, Dave is a great guy, humble, easy to deal with, and takes his time in explaining things. In addition, Dave's team was highly supportive that helped throughout the process. I want to conclude by talking about the other service Dave and his team did to me, which was managing my property for over 6 years. He made my life much easier. If I had not hired Dave, I would still be looking for a home.
