    Contacted Kevin Cooney at this firm at the insistence of Southland Custom Homes. My husband and I…read morewanted to build a ranch home on two lots we owned. It was to be a handicap accessible home as my husband is disabled. I requested to be at the site when the work was done and after 2.5 months, nothing. So I fired Mr. Cooney by email, as he NEVER was available. He was never in the office, very frustrating. Two weeks after I fired him, Mr. Cooney went ahead and submitted a survey to Paulding County to combine the lots. There was no field work date, I never received a copy - it was sent to his business associate at Southland Homes. Mr. Cooney WAS THE ONLY HOLD up in the building process. Southland Homes then upped the price to build the home as we had not "broken ground" in the required 90 days stated in the contract. This ended our plans. We were out $3,500.00 in blueprints, perk tests and septic permits. Also the cost of the two lots. The survey Mr. Cooney submitted had the watermark of Carlton Rakestraw on it. He is the surveyor who had done the work years ago when the subdivision was first surveyed. The whole thing with Southland Engineering was a set-up, in my opinion, to extract more money from my husband and I as we were cash buyers and not using a bank for a building loan. Two year on, my husband died, I was in the process of moving when a Sheriff came to my door to serve papers. Mr. Cooney was suing me for an amount more than double what we had discussed. Everything was verbal, Mr. Cooney would not give a firm price or a written contract. In my reply to the lawsuit, I was able to produce original paperwork and emails. On the court date, Mr. Cooney did not show and I have not heard from him since. He left an insulting comment for me at the courthouse. He knew I had moved to Canton, Ga. and would be driving in for court. Truly pathetic behavior, suing a widow for work not done. I filed a formal complaint with the Engineering Licensing Board in Georgia and in 6 months they have done absolutely nothing. If you need property surveyed in Paulding or Bartow County, I would contact Carlton Rakestraw. He is a very cordial upfront person and avoid this company unless you like stress, being lied to and sued. If you do work with them, you were warned.

    I moved into a home managed my McWhorter on 12/28. It's an older property that sent empty for a…read moreyear, so while you might expect a few issues, here's a list of what's gone wrong in the 1 calendar month I've lived there. -No heat (during winter, mind you) -No hot water -No way to receive mail -Blocked main sewer line -Water leakages in laundry room, bathroom, and kitchen -Leak in the ceiling -Leaking faucet in the kitchen -Faulty circuit breaker -Circuit breaker still box buzzing, PM not interested in investigating it or fixing it as of now -Ceiling fans not operating -Despite claims property was cleaned, the windows were still dirty, and the floors are a disaster. Leftover duct tape stuck to the ground all over the place -Hole in the side of the house on the exterior -Hole in the side of the house on the interior, mice getting in -Mice still getting in through gap in the wall between fridge and floor -Roach nymphs indicating an infestation is likely - Exterior lawn has two full winters worth of leaves, growth, and ACTUAL TRASH that was never cleaned prior to move in -Side door bolt broke and needed replacement - Maybe half of the light bulbs had working lights - No weather strip on the front door, huge gap exposing the living room To their credit, McWhorter has mostly been responsive in getting these items taken care of, but this property was given to us in absolutely embarrassing shape, and per the lease, we are responsible for both the pest control and lawn care, so I'm just really not pleased that we've had to deal with all these issues, and our reward for surviving it is to spend more time, money, and energy cleaning up a property that this company outright neglected for a year. It never should have been rented in this condition, and Kenny Pierson, the property management, should quite honestly be ashamed. As I told him earlier today, we are people first, not paychecks. Do better.
