I am a resident at The Flats. Personally, I think the apartments were maintained way better when they were under the last company. Since it was transferred to the current company, the quality of the amenities has decreased, the rent increases frequently with zero warning, and the overall environment has decreased as well. I will say, however, that they have gotten better at making sure that the grass stays cut and well cared for. And as you can probably tell from the other reviews, there is a pattern with rude office employees. ESPECIALLY from Kami. One office worker that I can say is the sweetest and will help you through your problems is Samantha. However, I do not know if she still works there. The other workers other than the office workers are the maintenance men. Although some of them do not speak totally good English, they are still very helpful and kind. Especially the newest worker I've seen around here, Sean. Anyways, I want to elaborate on the environment of the apartments. The apartments have a HUGE red ant problem. My apartment is very clean. I am a clean fanatic, so it has nothing to do with the cleanliness of my apartment. Just an FYI. The ants really get terrible around summer. I don't eat in my room. And my children don't either. But I can't even put beverages on my own bedside table. Unless I want a mouthful of red ants, of course. Management has yet to do anything about this, so I bought my own pest spray to spray around the house whenever they want to come out the woodworks. But the point is that I shouldn't have to do this myself. But anyway, speaking on the factors outside of my apartment, there is a huge littering problem. With trash on the ground and in the grass. One time, while walking home from school, my 13-year-old Son came across a used condom on the road, right as he was reaching our apartment. As you can imagine, this was a very disturbing sight for him. And for some reason, our friendly neighbors think that it's okay to leave their garbage anywhere they want. On the corners of the roads, NEXT to the garbage bin, not Inside of it, and one time as I was going to wash my car at the car washer in the first phase, someone left their trash on top of everything, and it smelt HORRIBLE. And to be quite honest, in a non-discriminatory way, and as a foreign person myself, I've noticed that this behavior seems to come from our friendly foreign neighbors? I've watched it happen myself and there seems to be a pattern. But anyway, I had to cover my nose as I was washing my car. They even left the water hose in the grass which was now muddy due to it having been there for who knows how long. And management has yet to do anything about people doing this or sending out some community notice telling people to stop doing this. Also, regarding the next topic that I am about to mention, I saw this on a brand-new review on the google review page, which prompted me to also give my experience on the matter. As, unfortunately, I've also had the same situation happen with my child. So, I live in the 2nd set of apartments. There is a long road which leads from the 1st set to the 2nd set. Where my family and I reside. My kids have to walk along this road to get to and from the bus stop. They are in middle school. Usually, they walk to the bus stop and back home together, but there are days where one or the other is sick and has to stay home, so of course they would have to walk alone. My husband and I cannot drive them to the bus stop or even to school, as our occupations require us to both leave much earlier than them. Anyway, there have been multiple occurrences where my daughter, specifically my daughter, will be walking home or even walking our dog along the road, and there would be people in their cars-mostly older men, driving slowly next to her with some even rolling down their windows. This frightened her so badly, that she doesn't even want to walk our dog anymore. My daughter LOVED to take walks around the complex and walk our dog. She is only 13 years old, like my son.... with the face of a baby.... So, I know that these grown men know that she is a child. There are times when I, a noticeably grown woman, walk our dog myself. And I've never had men slow down their cars and roll down their windows at me. So, this is how I know that these disgusting people are looking for young girls to look at. This makes my husband and I very upset. We want our children to feel and be safe to walk to and from school. And it really upsets us because there is nothing that we can do unless we find different jobs. However, we've been considering just ordering an uber and having our children wait at the school to be picked up. Which will most likely be very costly and can also be unsafe. There has to be some kind of solution for this problem. Such as surveillance during the hour that children walk to and from the bus stop? Anything that can help our kids stay safe and not scared to walk home from school. read more

TL;DR: The Flats at Sugarland ignored lease terms, mishandled my deposit for months, communicated unprofessionally, and failed to maintain basic electrical safety. Poor management, unsafe conditions, and zero accountability. Expect nasty and unprofessional treatment from Chinasa Mba, Netra Bonds, and Kami Venable. DO NOT RENT HERE. My experience at The Flats at Sugarland has been one of the most frustrating and concerning rental experiences I've had, particularly during move-out. To start, management attempted to charge rent beyond my lease end date by selectively interpreting the lease while ignoring provisions that clearly protect tenants. Despite repeatedly citing specific lease clauses, providing screenshots, documentation, and written explanations, management refused to engage with the actual language of the contract they drafted. Instead, they defaulted to vague references to "standard protocol" and continued pushing for payment without addressing the substance of the dispute; going as far as to threaten sending out outstanding balance to collections. Escalation did not improve matters. When the issue was raised to regional management, responses largely avoided the dispute itself and deferred back to on-site staff who had already mishandled the situation. Requests for written clarification were frequently ignored in favor of phone calls, which made it difficult to maintain a clear record of what was being said or promised. The overall pattern was delay, deflection, and a lack of accountability. The deposit return process was handled just as poorly. My refund check was cut in November but mailed to the wrong address, returned to the office, and then sat unresolved for weeks. During this time, I had to repeatedly chase basic updates that should have been proactively communicated. When I attempted to pick up the check in person, the interaction with Chinasa Mba (onsite manager) was unprofessional, nasty, and dismissive. I was not given a clear explanation for the deduction from my deposit, nor was there any acknowledgment of the mailing error that caused the delay. Even after clearly stating that I would not return to the office due to how I was treated, management continued to push in-person pickup rather than simply re-mailing the check. More trouble, and frankly unacceptable, was a serious electrical safety hazard discovered in the unit. While dismantling my bed, I found that an outlet hidden behind it had melted and scorched, with a plug fused into the socket. The outlet was completely inaccessible and not visible due to its placement behind the bed frame. Prior to discovering the damage, I experienced an electrical shock while lying in bed, which prompted me to investigate. This was not cosmetic damage - it was a clear fire and safety hazard. The fact that an outlet could deteriorate to this extend without detection raises serious questions about maintenance practices, inspections, and overall safety standards at this property. No tenant should discover a potentially dangerous electrical failure only after being shocked. Taken together - aggressive and questionable billing practices, dismissive and inconsistent management communication, prolonged delays in returning funds, and unsafe living conditions - this property demonstrates a lack of professionalism and concern for residents. Throughout my time dealing with management, it was made clear that tenants are expected to absorb management's mistakes, chase basic resolutions, and accept poor treatment rather than be protected by the lease or basic safety standards. This is NOT a tenant-friendly property. Transparency, fairness, and resident safety DO NOT appear to be priorities, and I would strongly caution anyone considering living here. Edit: Issues have been mostly resolved. Venting part: Through all the the last year of terrible trash collection company, terrible maintenance staff (sloppy in their work) to lease renewal. What a journey, and now due to circumstances I was hoping the property management company would help me over a difficult financial season, keep my rent the same for 4 months while my kids start a new school and not have to move out the same time. Hoorah for the recently aquired Maintenance Director, I take my own trash mostly as its safer, hopeful Ayleen and Samantha, unreachable Kami. In this last year here, I have walked through trash, lived with mould due to sloppy maintenance work, (cleaned now!)they have cut my bike locks and moved my bikes a mile and 1/2 (no notice) away when they gave me permission to put it under my stairs, as my development area has no bike locks. I nearly called the police to report theft, I should have but had to leave for work. Geez, and now all I wanted was 4 months extention of my rent. They couldn't even give me a timely answer, just hopeful nonsense that leads me to a difficult financial period. We live in a world where people don't want to talk anymore, look after each other. They only want to respond to social media and public shaming. I am embarrassed it has to come to this. *** Edit: Netra and Kami have responded and gone beyond expectations. Maintenance and trash is vastly improved. I am thankful that we are heard. Looking forward to making more life memories here. read more

I've been having a few issues over the past 2 years here, the front office workers are very rude, i get emails constantly about not following rules (they send this to all residents) that are at this point spam emails, i've talked to other residents in my unit, and it seems they pick and choose who they like and who they scam, some have money just disappearing in thin air and random charges added to their rent but all have stated just how rude that some of the workers are, dog shit everywhere but barely get any emails regarding it. The acquisition of The Landmark Apartments several years ago by Hilltop had greatly improved the property and living experience. The apartments complex is well maintained. The staff is hospitable and wiliness to help and assist to their tenants needs. The diversity of this community of people of different backgrounds and cultures enhance my own understanding how small the world is. My neighbors are friendly and we look out for each other. No complaints other than the valet trash company is Lazy & messy . They leave trash on the sidewalks , and stairs . If they can't pull the trash bag out the can easily they'll just leave it .. The main gate is always open . And getting in contact with maintenance is hell! read more

Don't come to these apartments. They will steal from you and the management doesn't care. I have been living here for 10 years. They were finally doing some remodeling, and asked me to clear off the countertops ,So they could go in Monday, and replace them. I cleared off the countertops and moved some furniture out of the way in front of the bedroom door to give them more room to work, thinking they shouldn't be in the bedroom anyways. When I came home from work, they had robbed me!! The chairs were moved and they came in my bedroom and stole my savings (money) I had hidden for my sons baseball tournament and my watches and my girlfriends jewelry!!! When I went to the office and told them I was robbed by their staff( maintenance crew) they told me to calm down or get out and that their staff wouldn't do that! I said so you mean to tell me that the same day your work crew came to change the countertops , my stuff comes up stolen, snd they had nothing to do with it!!!! BS!!! There was NO forced entry, and they were the only people that had been in my apartment. They weren't even discrete about it . The maintenance crew were hugged up together laughing and smirking at us. This frustrated us even more. The cops were called and a police report was filed, but in actuality, their denying it , and not much is going to be done about it! The insensitivity and professionalism of the management was horrible!!!! TEN YEARS and this is how they treat their residence!!!!!!! This place doesn't even deserve a one star , but they wouldn't let me post without it. read more

Let me start off by saying Lisa, the leasing manager, isn't too pleasant to deal with. My friend has stayed in this apartment for almost 5 years, so eventually I come here often. I wanted to see if they hand any apartments for me available. I called and she was so nice on the phone and set up an appointment the same day, which was very convenient. When I arrived she saw my friend was with me, who stays there, so she completely dropped her professional attitude and didn't even really show me around. She said she wanted to take the cart because she was too lazy to walk and "I'm not about to go walk all the way over there" When we arrived by the cart, it was right around the corner. It wasn't far at all. She didn't even walk me through the apartment!! Just explained things from the living room and pointed things out. Because she wasn't as informative as a manager should be, I asked ample questions throughout the tour and she had the nerve to say, "well don't you have a lot of questions" I'm done with this place. My friend that lives here isn't renewing her lease either. In 5 years she has yet to receive a carport that she signed up for a spot when she moved in! And when she asked Lisa recently about her spot on the list she replied by "what list?" And no there aren't any carports available. Which I don't understand because over the years I myself have seen people move out and move in and their cars are going in the spots. Her rent has gone up about $350 since her first year. Hmmm I wouldn't invest my time here. Pros: two pools(the second one is in the back), maintenance isn't bad. Most workers are nice here. Kitchen counters are great. Cons: management is terrible, too many kids running around everywhere, wayyyy too many south Asians. And I'm south Asian myself, but it overwhelmed me. Insanely rude agent named Violet Garza. It's the lady with really bad acne. She was trying to trick my dad with a bait and switch by quoting him one price then when he was ready to sign the lease, increasing the price by $300 more a month. She insisted she made a mistake in the price which is all good, but then she started berating and badgering my dad at which point I said, "Woah. Hold on. Relax." And she went literally insane at that point. She goes, "If someone told you to relax would you not go crazy?" I replied, "I would not because I'm not psycho." I told my Dad to forget about this place and we were walking out. As I was walking out she said "Get out of my office or I'm calling the courtesy officer!" I replied, "Do you not see that we're walking out the door?" I told her to go F herself. Until this property fires psychopaths like this, stay away! read more

My experience living in Landmark at Sugar Land was great. I rented for two years and never had any problem. These are apartments are very spacious and comfortable. All the utilities are in good condition. The green areas are always clean and never find trash in the parking lot. When I had an issue the leasing staff helped me immediately. The leasing management is very friendly and helpful as well as the maintenance employees. Thank you all of you for everything, especially to Lisa and Ashley. Apartment 5303 Has mice, I came home yesterday with mice in my Kitchen. Trash ate, and mice running around. I have had several issues with Landmark at Sugar Land since I move here in may. Flying roaching in my apartment. roof leaking water on my furniture. Now mice!! I stay on the 3rd floor this is crazy!! This place is a bug infected health hazard. Lisa and Violet have always been so nice to me. They do seem pretty busy when I go into the office but they always find time to help me. I moved in a few months ago and it's been great. Maintenance comes within 24 hours of making a request. I always get notifications when a big package arrives. I feel safe and the price is right. read more
