The first thing you should know, is that Rio is not just some guy who only shows-up at your job site to collect the bag-fulls of money you will likely need (regardless of who you hire) if you are unfortunate enough to need structural foundation repairs; but on the other hand, Rio was there every day on our job directing/orchestrating his crew and swinging a hammer with the best of them. That said, even if you don't know didley about foundation repairs, but are freakin'-out enough to start calling foundation experts, I can tell you from my experience of having no less than 13 contractors/foundation companies coming out in the past year before hiring Montgomery, Rio was the only one who instilled in me any confidence that his job approach was the right one for resurrecting the listing /crumbling foundation of our otherwise structurally sound 1920s Land Park garage. I initially emailed Rio pix of the deteriorated slab/foundation/dramatic leaning of the garage before he came out for his extremely thorough evaluation; and yes he did charge a fee (which was applied against his bid), but I can tell you it was the best investment I could have made. I have been in this home 43 years and am pretty handy with repairs/general construction, but I do leave the complicated jobs like foundations/roofs/HVAC to the pros, and I do know enough to ask the right questions and know the right answers when I hear them. If you don't have that kind of knowledge yourself, DON'T WORRY, Rio will give you the "straight-story" and you WON'T have to worry about getting ripped-off by shoddy work or un-needed repairs to "jack-up" a repair bill. Upon accepting the bid, Rio arranged for his structural engineer to draw-up the plans and took care of all the permitting, which went seamless, and on one occasion during the project while the city inspector was meeting with Rio on the job site, they were both on the phone with the engineer to discuss some of the foundation plans; which obviously made the "passing" inspections proceed without delays. Our job involved actually lifting the entire garage on steel beams and demo-ing the shot slab & foundation/re-racking the entire building with "come-alongs"/new internal bracing/seismic bolt & plates for the upgraded footers/headers, all which was brought up to current city code. Rio initially gave me two bids for my choosing: one to generally fix the foundation issues by repair or the second option, which I chose, to completely renovate the garage, and I couldn't be happier with Rio's attention to detail. He estimated 6 weeks from start to finish and Office Manage Dana always kept me advised of scheduling to keep Rio and crew from being in 14 places as one time! The crews always let me know beforehand what was scheduled for the day and ALWAYS showed-up on time and were a quite pleasant competent crew (Thank you to Travis, Rick, Jessie & Jesus for the great work!) OK I could go on and on, but I will say I am pretty picky who works on our house and Rio is as honest and competent as you will find, right alongside other top-notch contractors I have used ie "Fargo Construction" (now retired Land Park remodeler); "Sierra Pacific" for HVAC; and "Cal Vintage Roofing". To sum it up, we were extremely grateful that Montgomery took on our project and couldn't be happier. Thankyou Rio, Dana and the rest of the crew !!

The office gave me Rio's email and I emailed and then spoke to him on the phone. He said he would contact me to schedule the appointment. he never contacted me. I called the office and they kept saying he would contact me. i also emailed him again. He never responded. if he was to busy to do the job, he should have let me know that right away instead of wasting my time. I think his lack of follow thru was very unprofessional.

She was professional, knowledgeable, and very patient with all my questions. I was connected to Burne through a contractor that I used for a prior project and am planning to…read moreuse again for an ADU. I went with Burne due to the personal nature of the recommendation and the competitive price they sent. Unfortunately, I cannot recommend them less. Someone from the company came to my house to take measurements and understand my project desires in early January. He said it would take 4-6 weeks to get drawings. At the 6 week mark, I received a drawing but it did not incorporate anything I had said was important to me (a usable loft space, and a storage space). The drawing was done by someone who had not been to my property. When I made the need for changes known, it took an additional couple of weeks to update them. Then my contractor came out with the proposed plans and had a couple of tweaks and provided the feedback. With no notice, they tried to charge additional fees for these modifications. Ultimately they waived them, but it was very frustrating to be dealing with someone who had never been to my property and apparently had little knowledge of the other conversations had. From there, the plans were sent to the Title 24 people, which is an extra cost. While I was aware in the contract that there was an extra cost, they do not include any information about what the cost is. According to them, sometimes it is is a flat fee but sometimes it isn't which is why they don't include it - sketchy. Well, anyway, there were several issues with the initial drawing that did not take into account current California regulations (including the required size for the bathroom door as well as the water heater requirement). The person doing the drawings should be aware of these things and include those in the initial drawing. Needless to say it is now 5 months since they first came out and I am told I will be receiving the documents today. They initially said everything would be ready for submission to the City of Sacramento by mid March. It is a reminder that you get what you pay for.

We were recommended Alpine by our civil engineer. Initial meet was great, first portion of the work…read morestarted well. After some struggles to get our package finalized, and submitted to the county, which we expected to be regular delays (sudden travel, other clients etc...) this is when the true colors showed. EXTREMELY difficult to get a hold of, when the engineer does answer they were rude and disrespectful towards us, their client. Similar to the other bad reviews received. At one point we were told to stop calling or texting. We were also told we would be sued when we expressed our issues. We were told their were other projects prior to ours in the midst of our reviews with the county. after the FOURTH round of comments from the county for structural plan, some were repetitive, these delays caused were also costly but that did not seem to bother the engineer at all - at this point he received nearly his entire payment so were definitely less important. We were completely IGNORED, no answer to text/emails or calls. The delays caused by Alpine were costly and extremely stressful. When going to try and engage a replacement, a different structural engineer, we were told by multiple reputable agencies that the work done was messy and had to be redone. Would DEFINITELY not recommend Alpine to anyone. Finally, the engineer is a Civil engineer on record, not structural. Which we were not informed of and discovered later on. We are now forced to engage courts to try and retrieve some of our money back.

We had the worst experience with Josh Hinkey. We hired him to inspect the property that we were in…read morepurchase agreement. The property is short sale, Josh didn't find any major issue on his report. After we moved in, lots of things he missed out. The leaks! The repairs cost is more than $125K in total. I suspected that Josh may have worked out a deal with seller to hide the leaks in his reports... I DO NOT recommand Josh Hinkey for home inspection. We regreted to have him perform the home inspection, totally ruined our trust and put us in disaster situation!!!
