We had the worst experience with Josh Hinkey. We hired him to inspect the property that we were in purchase agreement. The property is short sale, Josh didn't find any major issue on his report. After we moved in, lots of things he missed out. The leaks! The repairs cost is more than $125K in total. I suspected that Josh may have worked out a deal with seller to hide the leaks in his reports... I DO NOT recommand Josh Hinkey for home inspection. We regreted to have him perform the home inspection, totally ruined our trust and put us in disaster situation!!! read more

So i purchased a house and was looking for home inspection deal. Everybody wanted $350.00 then i called Josh and he said $245, i was like thats more like my price range. They have a special $100 of home inspection thus the $245 price. When Josh came out to do the home inspection, it took him several hours. After he was done, he called me and did a walk through in where he showed me what is wrong with the house, structure, paint,..etc. Then the next day he sent me an email of the report with pictures and details of what is wrong. We just purchased are home and had Jim inspect the house after paying him 250.00 and getting the key we noticed are ac wasn't working so we called a ac repair man and he noticed a nail in the cooper pipe which should have been should have been obvious if Jim actually did his job properly.. Since we moved in a 3 days later we were stuck with a 550.00 repair. I have contacted Jim and he said he just feels for air coming throw the vents and doesn't use a thermometer to check the cooling of the unit which is something I find pointless and in my case it was. He called me to reassure me that he had my best interest in mind, and would give me an honest and thorough inspection. He spent four hours on the inspection, crawling into every area possible. I hired HInkey Homes for an inspection in Lake Wildwood, close to Grass Valley. Even though it was far and short notice, they came all the way from Sacramento on the weekend. I had two houses to inspect and since both houses were a few doors apart and he could do both in the same visit, he gave me a great deal. Jim Looney was the inspector and he did a very detailed inspection on both houses. He went into the crawl spaces and attic, where the pest inspector said that he could not reach. He did not rush and spent a total of 7 hours inspecting both houses, and he gave us a detailed walk through afterwards. They did the inspection on Saturday and by Tuesday I received a beautiful (pdf) report with pictures and detailed information about everything in the property. Hinkey Home Inspections is the BEST! Jim Looney is thorough, detailed, offers expertise and points out things objectively. "Inspector did a terrific inspection and detailed report" we have been in a months-long search for a house in Davis, on a limited budget. we called Hinkey to request home inspection back a few months and Josh Hinkey spent a good 45 minutes going over things to consider with a specific "fixer upper" on the market. rather than just scheduling the inspection and collecting a fee, Josh answered all our questions, was genuinely interested in giving us advice in our best interest (free of charge), and referred us to a soils engineer at our request, too. the next prospective purchase request was fielded by Jim Looney, Josh's partner. we had the appointment for inspection and Jim thoughtfully looked up the listing online and reviewed BEFORE meeting to give us some pointers about things that would need to be updated for safety in a 1950's built house. we came to realize that house was cosmetically appealing, but impractical for our budget. Jim saved us an inspection service fee by taking time and effort to investigate the available info online first. moving on, Jim inspected a property for us this week. i showed Jim's completed report to my folks (who have 40+ years of Real Estate experience, not as pros, but investors), and they were IMPRESSED: "inspector did a terrific inspection and detailed report". Jim spent about four hours at the house and another five writing the report, and gave us the completed report in less than 24 hours! we are well informed of the property's + and -. Beware, This Home inspector will not check your AC even when the temperature in May is over 65 degrees, claiming that some AC manufactures don't recommend testing if the temp is not above 60 degrees for at least 3 days. Meaning if it was 70 degrees when they come if the night before it was 56 they will not test it. They will not tell you this in their documentation, they will not tell you this in conversation, even when you ask to have AC checked, only after you get their report days later will you find out they don't test AC. Jim also came out and never tested the Heating vents either. When I asked for only $75.00 of the $300.00 fee on a small condo inspection they provided me with the knowledge they don't test AC. Shoddy work, and not respectable. I have verified with the AC manufacture and they have told me this is inaccurate information. Be careful, I am now being forced to litigation to get my refund. read more
