From the very beginning Ginny took off running and was emailing us listings and useful info about our move. She goes above and beyond what you ask of her AND best of all--it felt like we were working with a dear friend. She was there every step of the way and provided so much advice and assistance with all the many things that come up when dealing with the purchase of a house and moving cross-country to a new neighborhood. Basically, she's a whole lot of awesome and we couldn't have done it without her! She was always on our side working to make our house purchase as simple and successful as possible. Myself and my partner, both business owners, retired military and AA put in an application for an apartment with the company. We are transitioning from Texas and needed a place in the meantime here. We viewed about 6 units with an agent named Chloe before deciding on this one and got an approval a short while after the application was sent. A background check was done, the approval was sent and money was taken out of my business account to get keys by Friday of this week. I arrived back in town on yesterday and saw that our money had been returned to the business account with no explanation or Reason. I still don't have any written correspondence to support why this happened. We contacted Chloe and was told that the approval went through, but her manager didn't feel good about renting to us. I asked Chloe if she had an issue black people, lesbians, military people or those with businesses. Chloe explained that my business credit was too new. I expressed that we had been in the city for a little less than 2 months, so establishment and my license reflects that. We also provided a personal guarantee and paid a much higher deposit. The manager then claimed the system kicked out the process, when we had already gotten an approval. We had also been told by Chloe after we noticed the money returned that her manager did this. I'll say that while I'm happy my partner and I have secured another unit on today, I don't appreciate the scrutiny or my time being wasted after doing everything right. The sad thing about the entire ordeal is that most of the parties that profile legitimate individuals with money don't make 3 times the rent themselves. I hope this review helps someone else to steer clear of these people and to take their dollar where they are respected and treated fairly. I haven't decided if I will follow up legally as of yet, but beware.

    Warning. Our…read moreexperience raised serious concerns about how accounts are handled and how homeowners are treated when they ask for clarification. We were told by Tera to pay disputed charges before our account would even be reviewed, despite not finding any support for that requirement in the governing documents. The Association's own collection policy outlines a clear notice process before escalation. In our case, those notices were not received, yet the situation was still pushed forward and Tara refused to assist unless we complied with requirements (paying a made up admin fee and disputed fees) not outlined in the governing documents. Whether this is coming from management or the Board, that level of pressure is unprofessional and concerning. We reached out to the only other contact provided, the Birmingham office. Micah initially reassured us that she understood our concerns and agreed there were issues after reviewing our account. She told us not to worry and that she was "on our side." However, when we followed up, communication changed and we were redirected back to Tara. After continued effort to speak with absolutely anyone else, she agreed to escalate the issue but could not provide any timeline. It has now been a month with no response. It should not be this difficult to get a straightforward review of an account or clear answers to simple questions. When policies are enforced on homeowners but not consistently followed in return, it undermines trust and creates unnecessary conflict. At minimum, homeowners should expect accurate accounting, transparency, and consistent application of the rules. Instead, we experienced payments being applied in a way that continued to generate fees, repeated attempts to get answers that went nowhere, and a VERY clear lack of willingness to address the issue before demanding more money. I would not recommend this company to anyone.

    Agree with the other reviews here. I've been a property owner in Birmingham for the past year and…read moreduring this time I've had the worst experience with Evernest (formerly GK houses). Things you should know: 1. They do not provide detailed receipts for maintenance jobs. I have this documented from the director of operations, Amy Bromberg. There is a complete lack of transparency and as an owner I have no idea if I've been upcharged on the latest repair on my home. 2. Their property managers are really terrible both in terms of communication and reliability. I had Danielle Prock and she took forever to get back to me and made many mistakes and so they changed me to Jameson Gann who then also failed to return my calls and emails -- often waiting up to one week. I had to do their jobs for them. I would find errors in my financial statements and make them aware of them. My property manager had no idea my tenant switched to Section 8 tenancy, he stumbled upon it when I asked him to look into another issue. 3. Their maintenance jobs are sub-standard. My water heater leaked and there was floor damage. The repairman told me on the phone that he literally "guessed" as to where there was damage. He did not use a moisture detector, he did not even know what that was! 4. I had a home owners insurance check disbursed to me that needed co-signature by Evernest as we were both listed as the payees. They had NO idea how to co-sign it, or what the procedure was. It was like the first time they had ever dealt with that for an owner. It has been two months and I still have not been able to deposit the check because they don't know how to co-sign it. I got on a call with their director of operations and my property manager and they apologized for all the inconvenience. They said they would do better and that if they don't within one month, it's reasonable that I leave them for another company. Within 10 days they once again failed to deliver on their promises and couldn't even inform me on the status of my check in due time. What a joke. Good riddance and goodbye Evernest!
