I hate to have to write a review of this magnitude, but businesses have to stop the discrimination and profiling. Myself and my partner, both business owners, retired military and AA put in an application for an apartment with the company. We are transitioning from Texas and needed a place in the meantime here. We viewed about 6 units with an agent named Chloe before deciding on this one and got an approval a short while after the application was sent. A background check was done, the approval was sent and money was taken out of my business account to get keys by Friday of this week. I arrived back in town on yesterday and saw that our money had been returned to the business account with no explanation or Reason. I still don't have any written correspondence to support why this happened. We contacted Chloe and was told that the approval went through, but her manager didn't feel good about renting to us. I asked Chloe if she had an issue black people, lesbians, military people or those with businesses. Chloe explained that my business credit was too new. I expressed that we had been in the city for a little less than 2 months, so establishment and my license reflects that. We also provided a personal guarantee and paid a much higher deposit. The manager then claimed the system kicked out the process, when we had already gotten an approval. We had also been told by Chloe after we noticed the money returned that her manager did this. I'll say that while I'm happy my partner and I have secured another unit on today, I don't appreciate the scrutiny or my time being wasted after doing everything right. The sad thing about the entire ordeal is that most of the parties that profile legitimate individuals with money don't make 3 times the rent themselves. I hope this review helps someone else to steer clear of these people and to take their dollar where they are respected and treated fairly. Both of the tiny parking sections are blocked off consistently meaning all of our residents are having to find off-site parking and walk. which negates the parking pass we paid for. there are roaches everywhere, and our door has a hole in it that allows all the outside critters to seek refuge in our home. if we didnt have a lease, we would be gone by now. we pay $990 for a one bedroom one bath with the living room and kitchen as one room. "open concept" they said. i could cartwheel over the roaches to the other side. oh and have i mentioned the broken glass littering the ground? we all have pets in the complex, and we are scared to even let them see the outside because of all the hazards. this is unacceptable. read more

do not recommend unless you enjoy requests for adequate living conditions falling on deaf ears. its giving... slum vibes. I will need intensive therapy after living here and you can bet you a** H2 isn't going to pay for that if they refuse to pay to fix my roof that has been leaking onto my bed for 6+ months. The mold and water issues I've experienced have been "fixed" (band-aid fixed) at least 5 times by maintenance yet my ceiling leaks every time it rains. No one cares :-). Rent continues to increase each year and I'm beginning to think that it's because they have to charge me extra since I have at least 50+ roommates (roaches) living in my walls, ceilings, and sink drains. If you value the air you breath and wish for it to be free of black mold spores stay away from any of their older properties. Bear in mind that they are only focused on the bottom dollar and do not CARE about the quality of property they are offering you. Maintenance and property managers are extremely difficult to deal with and quite shady. I have documented everything well and plan to take my concerns to my family lawyer to see what can be done about it, if anything. They will pull a fast one on you if you let them. don't be fooled. rent somewhere else for the same price and keep your lungs from being colonized by mold spores. read more

I WOULD NEVER RECOMMEND ANYONE LEASE ANYTHING THROUGH THIS COMPANY. When I moved in September of 2022, my apartment was not ready on the agreed upon date. Alabama Power would not cut on my electricity because of previous meter tampering at Caribou Apartments. AP stated that H2 needed to get the city to come out and do inspection before they would cut it on. I had to go through a back and forth messaging with the property owner in which they tried to tell me it was my responsibility to get this inspection done on a unit I do not own. Eventually they got the inspection done and I was able to remove in a couple days later with that amount being reimbursed. In addition to this, the general construction of the apartment itself was shoddy. When I moved in, one of my kitchen cabinet was entirely unhinged, three of my four handles on the closet came completely off, my washer and dryer were not functioning and an electrician had to contracted to fix a power imbalance between the voltage the washer and dryer required versus the voltage the plug itself was capable of handling. Fast forward to August of 2023, I leave town for a week and come back and my entire apartment and all of my belongings were covered in mold and there were puddles of water spread throughout the apartment. It is important to note I have a severe allergy to mold. Upon stepping into the apartment for less than 10 minutes, I had to receive treatment in the emergency room shortly after. I put in a maintenance request that went unanswered. I continually asked for updates and received none whether I called, texted the app, or emailed. In order for my insurance claim to be filed, they needed to know what the cause of the water and mold damage was (whether it was something I did or something at fault within the apartment). When I informed my insurance adjuster that it was impossible to reach anyone at H2 to get any information on my apartment that was entirely unlivable. My insurance agent reached out to H2 and also got no response. Because of this, the insurance agency dispatched their own evaluator who determined H2 was at fault for the water and mold damage to the apartment and a multitude of my items. I paid the full amount of rent for August and prorated rent in September as my lease was up on the 14th or 15th despite my apartment being unlivable beginning on the 10th and never being reconciled. Being that my emails were being unresponded to, when it was time to return my keys and parking pass I also placed a handwritten note inside the envelope. THIS STILL WENT UNRESPONDED TO. I have since received a partial security deposit back and no word of anything else. I paid for a month and a half worth of rent in an apartment I could not and would not live in. To put into perspective how bad the air quality was, all of my plants DIED in the week or two following the onset of the mold. read more

We came to The Wine Loft downtown Birmingham for the H2 Real Estate Loft event. There were a few things that would have made this a great event. First, they need a map of downtown with pins to show where these buildings are located in relation to other landmarks in the city and to each other. Second, the lighting was terrible. Third, there were no brochures that high-lighted each building and their lofts. Yes, they had a couple 8:1/2 X 11 stapled papers on 3 tables that showed the floor plans in each building, but the marketing material was just cheap and low budget. If you want to sell $700k real estate, the marketing materials should reflect that. Not just printouts like you'd get from printing an Auction.con REO house. read more

If I could give these scammers 0 stars, I would. It is honestly a shame they are buying out all the apartments downtown. Save your money and a big headache dealing with them and find somewhere else worth living. First of all, apartments are overpriced. There is no way a 600 square foot apartment should cost $900 with rent increasing yearly. The quality of apartments aren't worth the cost. Before you move in, they charge half of rent as a security deposit (refundable) and another half of rent (nonrefundable) as an admin fee on top of paying for background checks. So, them pocketing $450 for doing absolutely nothing is beyond me. Also, my apartment had poor ventilation, molding and holes in the walls/other repairs that were never fixed. Come to find out, they want to charge me for those repairs after moving out. You should also know that they don't clean or fix up apartments in between tenants, which I thought is standard. Rather, they will either charge for normal wear and tear or they expect the prior tenants to do all those things, which is wild considering they are the leasing agents and own the property. I've spoken to numerous friends and neighbors who have negative experiences with these people too. They are all trying to break leases for issues they've faced. Just do yourself a favor (if possible) and DON'T RENT WITH THEM. read more

I don't know if this review could even do justice to the horrible experience we have had. The absolute worst renting experience I have ever had in my life. My boyfriend and I decided to move to Birmingham, so I contacted H2 about their available apartments. A nice girl named Robin showed us a few apartments, and we decided on an unrenovated townhome at Hillside Manor. While we were not able to see our unit that day, we looked at a renovated townhome, and got to look at another unrenovated unit to see what the finishes would look like. We were fine with the unrenovated unit, were assured that we would have the appliances we required (dishwasher), loved the area, and thought that H2 would be a great company to rent from because my boyfriend had rented from them before and friends had recommended them. So we signed a lease. Then moving day comes around and we pull up in the parking lot at noon with our huge u-haul and cats to find that there are still people painting and cleaning the inside of the unit. Apparently the previous tenants had refused to move out until two days prior, so they were rushing to get the unit ready, but apparently they didn't feel the need to inform us of this ahead of time. What if we had wanted to move in at 8 am that morning? Then while doing a walk through with Erin from H2, we asked that the bathroom be cleaned because it was disgusting. Then, we found that there was no dishwasher at all, which had been the deciding factor on choosing this unit in the first place. After speaking with the property manager Wes, we were thankfully able to arrange for a dishwasher to be installed in a few days. So that was resolved and our attention turned to the musty smell permeating the whole house. We began to unpack and settle in, and the first use of the dryer made the entire house and our clothes smell like wet dog and feet. The bathroom was still disgusting (had not been touched at all like we had asked), as well as the fridge and cabinets, and the floors were soaked for days due to their rushed carpet cleaning and limited time. Awesome for my furniture. The stove was and probably still is missing an eye and the rest are barely in there. Several maintenance requests for the stove, rusty doorknobs, and broken screen doors were either ignored or completed mediocrely. THEN we realized that we were dealing with a cockroach infestation straight from hell. Unpacking of all kitchen items ceased, and all of our attention and free time was devoted to battling cockroaches coming out of every crevasse. At the beginning of the second week, we noticed dark colored mold on the outside of Every. Single. Vent. In. The. House. It was disgusting and after arguing with maintenance that it was in fact mold and not just mildew, a man finally came and just wiped the vents out as far as he could reach, sprayed some mold armour, and left it at that. No concern whatsoever for the obvious infestation in the HVAC, or for our wellbeing for that matter. We bought a home mold test kit to see if his "cleaning" had done anything, and of course the kit is full of mold. After this, we had had enough. We gave our reasons, and asked to terminate our lease. They agreed to terminate without penalty, and we will receive our deposits back. However, they will not return any of the fees, which were almost $500 and we will only receive the rent for the remainder of the month back. So we basically just gave H2 $1000 to put us through hell for two weeks and possibly get us sick. Moral of the story: H2 will tell you whatever they have to to get you to sign a lease, and once you sign they could not care less about you. They do not communicate effectively with their tenants, their maintenance and cleaning crews are either incompetent or just lazy, and they don't care if you have an inhabitable place to live as long as they're still getting paid. read more

Find someplace else. I'm trying to move here from out of state, and I was supposed to have signed a lease three weeks ago. But the company kept pushing back the rental availability date, claiming their crews had too many other apartments to fix first. So when I told them I would cancel the lease, they suddenly found another apartment that was move-in ready. We drove cross country, to be greeted by an apartment that is still being renovated. 5 gallon paint cans in the middle of the floor, dust and dirt and debris everywhere, a shower rod in the tub, no drain in the sink, no covers on any of the light switches or outlets,and mold in the refrigerator. Like a reviewer said three years ago, nobody answers their phones. I've tried calling every extension available including the after hours ones, and anything I can find on Google, and either no one answers or the voicemail is always full. I wish I had listened to the reviewer who said to avoid this place, but now I'm stuck with a non-livable apartment and a job that starts in two days. I would leave a 5 star review for just autumn but I did have an issue with my previous apartment where the ceiling caved in and they denied me having a rat problem after sending them photos of these pest in my home. When they transferred my lease I found used needles in my new apartment that they transferred me to. But autumn was amazing! read more

After living in Murray Manor for a few years, I broke my lease because these people have absolutely no idea how to deal with bedbugs. When I found the bugs, I contacted the company and they gave me a pest control number to call. After three months and five pest control treatments, the bugs were still there. I have no idea where they came from, since it's a pandemic and I haven't been anywhere or brought any new furniture. My best guess is that they crawled in from another unit. Since bedbugs can and do travel between units, I decided to try and get in touch with the other tenants and get a full picture of the situation, suspecting there were things the company wasn't telling me. The next day they called me and low key yelled at me for trying to communicate with my neighbors, insisting that my apartment was the only one with bedbugs and that "bedbugs only hitchhike!" I said that we'd tried these pest control treatments five times with no success and that it might be time to get more aggressive. Their response, word for word: " No, we have to do things a certain way." Then they sent pest control to do yet another ineffectual treatment. I am left with no choice but to move out, because H2 and pest control refuse to hear me when I tell them that bedbugs do not respect apartment boundaries. (Look it up if you don't believe me.) Do not rent from these people, because they are way more interested in covering their ass in the short term than solving problems. EDIT: after looking around on this page, I saw a tip that said "love H2" left by an Autumn B. I recognized her profile pic - she's the manager of my building! This is a review from when I first moved into an H2 property on 08/28/19 for a terrible experience. The problems never got better and Emily the property manager at Redmont Square really was no help whatsoever. Since moving in there had been one problem after another. Let me preface this with, we did a walk through the Thursday before and pointed out these issues. First, on the day of move in, upon arrival it was clear that the apartment was not ready to be moved into, yet you set a move in date that in involved us paying a proration(something I'm fine with paying if the apartment is ready). Lights weren't installed. Light fixtures were full of dust and debris. My first problem I see is that the weather strip is missing to the front door allowing easy access for bugs into this apartment along with releasing air conditioning. Second I notice none of the electricity in the kitchen works and that the refrigerator is not even plugged in and the new appliance plastic hasn't been removed from any part of it. I was able to receive no help from any of the maintenance on this issue until Tuesday. Luckily my leasing agent Robin was able to contact someone higher up that was able to give us ideas that I would have to try to make them work(ideas involving me having to flip all the breakers) and one of the ideas did work. This should not have been my job to do this or have to set up the refrigerator. Next, I noticed that in the bathroom the paint was still missing on some of the drawers from where it had pulled off from opening. Under the sink in the bathroom. There was still exposed insulation and direct access into the wall along with missing paint on the inside of the underpart of the sink. One day, we started noticing the toilet not flushing properly(just filling up with water). Tried plunging that didn't work. Called emergency maintenance and had to insist they come that day. Where this gets worse is I try taking a shower and realize the water is starting to pool up so I turn it off and when I do. I notice something starts coming out of the drain and realize it is actual human fece and not tiny specs of it, little chunks. I called emergency maintenance again to demand they come out immediately. Let me remind I just moved in officially on Sunday before that happened. Maintenance did eventually come but was unable to remedy the situation. So plumbers had to be called and they finally remedied the situation. This total ordeal lasted from 12-8 on a Tuesday. I was told by a worker that this has happened at a few other apartments at this building and also told by one of the neighbors that this place is falling apart and that there is always an issue. This has been true so far. This problem continued to happen throughout the entire time I lived at the property. The dishwasher didn't work well(main attraction to this apartment before realizing that) and wasn't even hooked up when I moved in. The reason I'm writing this review today is because after moving out I am leaving unhappy and believing this to be a pretty amateur company.. Seems a lot like the nightmarish stories I heard about Southside Apt Company. I find this to be unacceptable with all the problems and don't understand why we were allowed to move in before it was ready. I wouldn't recommend this company to anyone and if you are considering it, be ready to have issues. read more

I live in the Melrose Place property, and it has been a wonderful experience! Some highlights: -The office communicates promptly. I had a minor (and mysterious) noise complaint, and Daniel went above and beyond in resolving it. -Wonderful job on the remodel! The floors creak in spots, but otherwise it feels brand new. - Maintenance responds SO QUICKLY! They once came up just 10 minutes after I placed a request. -The complex is safe! I feel confident about receiving packages and taking my dog out at night. -The location is great! You miss a lot of the traffic in the mornings. It's SO close to UAB, if you're a student, professor, or work at the hospital. Cons: -The parking lot is tight, and I do not seem to be alone in having my car scraped by other residents. Guest parking can also be tough to find, depending on the time/day. -This isn't an issue for me, but I have heard other residents complain about AC units freezing frequently. -The courtyard is beautiful, but it echoes easily. Some more social residents moved in recently, and it gets loud at night. This set up can also diminish privacy, depending on where your unit is. But I honestly didn't notice this much until I was home a lot during COVID-19, along with other residents. -Being close to UAB, many residents are college students. 420 smell is present, parties are thrown mid-week, and some units are left unattended for periods of time. But on the bright side, everyone I've talked to is super nice, and it's by no means a "rowdy" complex. read more
