My husband and I had a terrible situation happen in Alabama that made us wary of becoming residents in 2020. Rudy and his family not only assisted us in becoming tenants in a beautiful home but checked on us, invited us out to become acclimated to Alabama and we're very down to earth and warm. We had issues with our rental that they addressed and when we moved we were charged for cleaning though it was done and carpets too( we lost the receipt in the move) we were given majority of our deposit back. We were let out of our lease graciously. They're real people with stuff like everyone but it makes me want to rent front them again if we were to ever move back to Alabama. I was warned about the owner, but went ahead anyway. My mistake. Plus the main person that handles all of the leasing is NOT customer friendly and is a surprisingly terrible speller. These aren't random comments by someone that lost a security deposit, but I was involved with them in a different capacity. Never have I had a worst customer service interaction with a company than Rudulph. The customer service rep actually hung up the phone on me!!! When I called to inquire about a rental property, she explained to me that they do a credit check pre-approval before they would even show me the rental property. Which didn't make any sense to me because why would I want my credit pulled and have a hard inquiry on my credit report before I even know what property look in persona and before I determine if I really want to live there? If I buying the house, then I would understand that I would need to show a pre-approval letter from the bank to show that I qualify, but on a rental property? Seriously?!?! The service rep told me that do this to make sure everyone who want to look at their rental properties actually qualify because they don't their time wasted. That came across extremely pretentious and made they seem like they have their nose in the air! I understand their policy and how they do business (even though I don't agree with it), however the part that really ticked me off was when the service rep told me "We are not the company for you!" and hung up the phone on. I would give less than 1 if possible! From the initial contact regarding rental the woman I dealt with was rude, short and condescending. Then she wanted me to sign a lease without inspecting the numerous repairs needing to be made. I have had several requests in the first week regarding repairs, key issues, etc, and again rude and condescending. I got locked out tonight because the garage door lock does not fit the front door key and they refuse to provide one. It makes absolutely zero sense. Wouldn't they want to protect the property and their tenant. I am living alone for the first time in 41 years and my simple request was denied. And, instead of looking for a solution they were too interested in addressing blame. Customer service is awful! No compassion or interest in helping in any situation. It remains to see if they will make the repairs to the rotten wood falling off the front porch. Stay tuned! read more

I knew that I would work with Rudy and Rudulph Real Estate from the first phone call. They made the property management process a seamless one. They are always very quick to respond to any questions or concerns I have, and they treat my condo like it is their own. I don't want to go into complicated details, but what I will say is that miscommunication has now cost me a great deal of money. ($10k+) I will also recommend to anyone using this company: that any communication be done ALL in writing. What's even sadder is that after renting/selling my home with them for years, my side of the story was considered a LIE & there was no attempt to keep me as a customer. I have a rental property and have used Rudulph Real Estate to manage the property for me for over 10 years. My husband passed away unexpectedly in 2013 and my tenants had JUST moved out of the rental. I called Rudy and told him I needed it rented ASAP and broke down in tears explaining to him that I needed money to move etc. You know what Rudy did, sent me a check out of his own pocket to help me out. That isn't customer service---that is caring about people. He also personally calls me to discuss any issues with the property and the entire business (which is ran by family) always go above and beyond. I saw a one star review and I DO NOT believe it for a second. ANYONE would be lucky to rent from Rudulph and would be lucky to have them manage their rental property. I cannot recommend them ENOUGH. I trusted my home in the hands of Rudulph Real Estate for over 4 years. There were some definite ups and downs, but they always kept my house rented and for a competitive price. Regardless of our disagreements, I kept renewing our contract out of convenience and 80% of the time, there were no issues. With that being said, the other 20% of the time, the issues were difficult, expensive and exhausting. Any time I were to disagree or stand my ground with decisions regarding my property, I was met with resistance and told I was being hostile. Aside from being gas lighted for 4 years, I had mail held from me that led to an unfortunate situation and damages to my property caused by a Rudulph Real Estate maintenance worker that was never repaired. However, the damage WAS acknowledged by the maintenance director. Additionally, the owner of Rudulph Real Estate was in contact with my real estate agent regarding the closing date of my home and conveniently "worked on" my move-out inspection through the selling of my home. I never received that move-out inspection documentation that included the damages... its been 6 months. Long story short - do yourself a favor and find another property management company. read more

I had a very positive experience with Rudulph. They treated me fairly on move out, and were quick to respond to any issues I had. I've been renting for 12 years now, and I spent 3 years with Rudulph as my rental company. As with any realty/rental company, you need to treat your relationship as a business transaction... you will be held responsible for how you treat your property. This is with ANY realty/rental company. Rudulph does an excellent job balancing the rentor's needs with the homeowners expectations/desires. Rent from Rudulph. Treat your property with respect, and you won't have any problems with any rental company. No, I am not an employee of said company. I've had bad rental experiences in the past, and based on that, I can say these guys went above and beyond to make sure I was taken care of. was extremely happy with this company up until just recently (hence the 3 star). I have been renting with them for around 14 months now. If you qualify and meet their standards they are wonderful to work with. If you are paying your rent in full and on time, they will go above and beyond to meet your needs. However, if there is an unexpected life turn, even notifying them will not help. I was laid off at work and could no longer afford the rent. Even their qualifications say that you must make 3x the rent in a months time. I now make less than 2x the rent. I notified them of my life changes thinking that was right thing to do, but as I had forgotten, just remember they have a contract in place and that is what they will go by like any other business. They are still a great company despite my disagreements and misunderstandings on some of their business practices, but if are going into renting with them knowing there is even a possibility of financial changes in your life, I would not recommend them. Adding for when the Owner replies like he did on my google review. They did offer me release option, but ultimately that is continuing to pay the rent in full as usual until it is released, sold, or until end of your lease (which ever comes first). This is extremely risky option for someone who cannot afford the rent in the first place. You have to move out before they will begin to show aka paying two rents. Not a great option when I cannot afford their rent. And I have signed and returned the release option papers, so I am unaware why the owner is posting online false information of me not opting into that option. I even got confirmation emails the signed papers were received. Also, I highly doubt I am the only person that has gotten frustrated from being in a financially binding situation, so not sure how that deems me the most difficult tenant the owner has ever dealt with this type situation. Again, great company, until you are in a financial situation where you cannot make rent. read more

They are great in the beginning as long as you send your check on time, but as soon as you move out, don't expect to get your deposit back. This is their way of making extra money and have someone else to pay for the updating of the house. Don't risk doing business with them. Use someone else just in case. read more

For several years I've been using Rudulph to manage our home which we opted to rent out versus sell when the market took a hit. First, I reached out several management companies in Birmingham, Rudy was the quickest to get back to me. On top of that, He's the owner. It's his name and reputation on the line. Others that did get back to me were clearly account managers for a larger company that would likely move in and out of place without much concern for me. Rudy's fees were most competitive too. We have had several different tenants over time. The process is always painless and the home is rented again in a matter of weeks, tops. He is absolutely fair to both owners and tenants, insisting on quality of life fixes that keep good tenants good. The few times I've had questions or concerns, Rudy gets involved himself. In over 5 years there has only been one situation that I'd classify as a mistake. Rudy owned it, apologized for the mistake and articulated how he'd use the lesson to be stronger next time. That's the type of ownership that will keep me with Rudulph for as long as we own the house. A misunderstanding meant we had to pay for a door repair because it looked like someone had tried to break in the apartment we'd been living in for about a year and a half. We weren't sure - the door frame just splintered one day when opening, leaving the lock virtually useless. (The door was not in particularly good shape when we moved in.) We didn't file a police report as there was no evidence that a break in had actually occurred. When Rudulph repaired it and didn't charge us, we thought there was no issue, since nowhere in our lease did it indicate a police report would be necessary. We were a little shocked when we moved out several months later and over $400 was deducted from our deposit specifically for the repair of the door - without prior notification by the property manager of the cost of the repair, which only included a new deadbolt and a patch fix to the door and frame. Upon speaking with Mr. Rudulph, this was how they recouped their investment in the door repair. Maybe this is standard procedure for most leasing agencies, but it seems like bad practice to require your tenants to involve law enforcement before you will pay for repairs to damage they did not cause and that, if not addressed, could endanger their safety. read more
