Things you should know: 1. They do not provide detailed receipts for maintenance jobs. I have this documented from the director of operations, Amy Bromberg. There is a complete lack of transparency and as an owner I have no idea if I've been upcharged on the latest repair on my home. 2. Their property managers are really terrible both in terms of communication and reliability. I had Danielle Prock and she took forever to get back to me and made many mistakes and so they changed me to Jameson Gann who then also failed to return my calls and emails -- often waiting up to one week. I had to do their jobs for them. I would find errors in my financial statements and make them aware of them. My property manager had no idea my tenant switched to Section 8 tenancy, he stumbled upon it when I asked him to look into another issue. 3. Their maintenance jobs are sub-standard. My water heater leaked and there was floor damage. The repairman told me on the phone that he literally "guessed" as to where there was damage. He did not use a moisture detector, he did not even know what that was! 4. I had a home owners insurance check disbursed to me that needed co-signature by Evernest as we were both listed as the payees. They had NO idea how to co-sign it, or what the procedure was. It was like the first time they had ever dealt with that for an owner. It has been two months and I still have not been able to deposit the check because they don't know how to co-sign it. I got on a call with their director of operations and my property manager and they apologized for all the inconvenience. They said they would do better and that if they don't within one month, it's reasonable that I leave them for another company. Within 10 days they once again failed to deliver on their promises and couldn't even inform me on the status of my check in due time. What a joke. Good riddance and goodbye Evernest!

I worked with Decas as the property manager for my Birmingham rental for approximately four years. The first two and a half years were handled well, but the quality of service declined sharply once Allison Paige Sweeney assumed responsibility for the property. Under her management, the property was severely mishandled. She was unaware that the tenant had moved out, and I received no notification of the vacancy. As a result, the home sat vacant for several months. During this period, Paige assessed various unexplained fees, and when I requested clarification, she routinely took weeks to respond. This level of oversight and communication is far below acceptable professional standards. At the end of our relationship, when I terminated their management services, Paige failed to transfer the tenant's security deposit to the new property manager and instead retained it without explanation -stole my money. This was a clear breach of professional and ethical standards. Based on my experience, I cannot recommend Decas for property management so long as it continues to be overseen by Paige. The level of mismanagement, lack of communication, and disregard for basic fiduciary responsibilities was unacceptable.

She handled everything to help me, from contractors to attorneys for closing. All were economical and helpful. she made a scary process very easy with no stress. She listed my house, had over 20 showings in 48 hours, 12 verbal offers and 7 written offers, all in 72 hours. We closed in less than 3 weeks from start to finish. I highly recommend her. She's honest, non-judgmental, respectful, hardworking and kind. If you need your home sold or need a new one, dont hesitate to have her as your realtor. You wont be sorry!     A friend recommended an agent from LAH to represent me as a buyer. The agent was totally…read moredisengaged from the beginning. When I needed her for design, she was unavailable. She contacted me more than once to ask me about status of the construction of the home for which she was representing me? Yes, you read that correctly...She was supposedly representing me but had no idea as to the progress of construction. When I asked a BASIC question about closing timing, she did not know the difference between closing expenses and prepaids. The SELLER'S agent was of greater service to me than my agent. When I raised concerns, I was told by a senior representative of LAH that they would take care of me. I was told that the broker of the local office would call me and address my concerns. Not only did this individual not contact me when I was told he would, when I did speak to him, he had no idea of the issues even though I explained them IN DETAIL to this senior representative of LAH the day before. This is the fourth home I have purchased in two states and I have never experienced this level of incompetence and lack of customer service to address the issues. LAH will receive a commission from the purchase of my home as there is no way to void the contract. However, this commission was far from earned. Engage them at your own risk.

I reached out to them and have two viewings set up. And from what I can tell; nothing's changed. The initial call was friendly and efficient. They could see my history and were kind and professional. In a way I'm glad they rejected our application but it's immensely frustrating and stressful to think things will go your way only for them to remind you that even with all the flaws in their operations you somehow have more that they determine at their own discretion and can't overlook, it came down to an income deficiency that we thought we had covered only for them to shoot us down with information different from what we had read. What a terrible company and I suggest everyone read reviews before doing business with them!

She goes above and beyond what you ask of her AND best of all--it felt like we were working with a dear friend. She was there every step of the way and provided so much advice and assistance with all the many things that come up when dealing with the purchase of a house and moving cross-country to a new neighborhood.     My experience with Renters Warehouse managing my rental property was extremely disappointing and,…read morefrankly, unacceptable. I hired this company to professionally manage and lease my rental property, but throughout the process I was met with poor communication, lack of urgency, weak follow-through, and an overall level of unprofessionalism that made me question why I was paying for property management services in the first place. Communication was one of the biggest failures throughout this process. I often felt completely left out of the loop and had to repeatedly follow up for updates instead of receiving proactive communication from the team managing my property. I constantly found myself chasing down basic information that should have been communicated without me having to ask. Even after terminating my contract, there was no professional follow-up email or proper communication confirming the termination process, which speaks volumes about their lack of professionalism and organization. One of the most alarming issues was how my property was handled. After switching management companies, my new property management company informed me that my townhome had been left unlocked/open. As a property owner, finding out that a company entrusted with managing and securing my home failed to do something as basic as lock the property is completely unacceptable and raised serious concerns about their competence, attention to detail, and professionalism. In terms of leasing performance, I was not impressed at all. My property sat on the market for over 40 days, and despite paying Renters Warehouse to market and lease the property, they only brought me 2 applicants during that time. Meanwhile, I personally advertised the property myself and found more than double the number of tenant leads and inquiries on my own. That completely defeats the purpose of hiring a property management company in the first place. I was essentially paying for a service while doing much of the work myself. I spent money on a simple facebook ad and was doing more marketing than Renters warehouse ever was. Another major issue was the handling of applicants. Multiple applications were being accepted, but there appeared to be poor communication and follow-up with prospective tenants, leaving applicants confused and giving them the runaround instead of providing timely updates and a clear leasing process. This not only reflected poorly on their professionalism, but likely hurt the leasing process as well. This company also did not give the full profile on potential applicants. I later on found out that one of the applicants had more streams of income than was reported by Renters warehouse after I had asked them multiple times to find out this information.  To make matters worse, the tone of some of the communication I received toward the end of this experience was dismissive and unprofessional, which only reinforced my decision to terminate the relationship. I have included screenshots of our final communication because I believe it accurately reflects the lack of professionalism I experienced. Overall, my experience with Renters Warehouse was marked by poor communication, lack of accountability, weak leasing performance, questionable handling of my property, poor applicant management, and an overall lack of professionalism. I entrusted this company with one of my biggest assets and left feeling like I had to do much of the work myself while receiving subpar service in return. Unfortunately, I cannot recommend this company based on my experience.
