SCAM ALERT. See this article and the rip off report. This is a warning regarding Richard…read more"Anthony" Tracey. https://www.wsbtv.com/news/local/several-metro-families-say-pool-builder-did-not-finish-work-costing-them-thousands/LL6M36MXIVAGJKUAMTNIYDI2XI/ https://www.ripoffreport.com/report/better-pools-spas-atlanta/ga-richard-anthony-tracey-1449906 https://www.buildzoom.com/contractor/better-pools-and-spas This contractor is notorious for collecting large payments from clients then leaving pools unfinished indefinitely. He is very careful to always state that he will "finish the project". He makes promises that he is coming so that you can never state that he abandoned the job, but then he never actually comes. After months and months of false promises and no work, you end up faced with the hard decision of whether to walk away from him and lose all of your money. Also, the work that is performed is extremely poor, often by unlicensed workers and not up to code. He uses reputable pool companies and puts their information and pool license on file with the County (such as Aqua Zone Pools and Spas LLC of Kennesaw GA), then his unlicensed crew does the vast majority of the work. I am currently dealing with this personally. My pool has an illegal retaining wall, illegal deck attached, he never finished the coping, never put in the gas line, never finished the steps...and more...all of these are items that I paid for in full. Also, our salt salinator stopped working after 2 months and pool started leaking after 3 month. I am currently 12+K in the hole correcting these items and I haven't even addressed the illegal deck yet. BEWARE, this contractor changes his name and company name often to distance himself from angry past clients and his poor history. His name is Richard Anthony Tracey and will often go by his middle name; Anthony. His company is called Water's Pool Designs but it's also been Mountain Springs Designs, Southern Pool Crafters, Southern Pools and Spas, Better Pools and Spas and Original Pool Design. Please know that he will undoubtable follow this post with victim blaming and gaslighting comments about me, because that is what he does...he lies about the clients and tries to point the finger at them (look at the article, rip off report, etc). He will say, "well your pool had a lot of rock" or "you told me to take my time with this project", or anything else that he can think of. He will neglect to say anything about the illegal work above, the money stolen without work performed, the months and months of begging him to move forward, the stolen "timely completion" bonus money taken after he promised to finish by a certain date (that we offered out of desperation). If Richard "Anthony" Tracey approaches you, RUN IN THE OTHER DIRECTION. I hope I save at least one person from going through this.

Even though I do most of my own maintenance, they have always been good to help test my water and help me keep the water balanced. At any rate, I believe they are the best in the business in our area.

In December I asked them to schedule the install a salt water system...I didn't get other estimates bc I trusted Lusk and their service department. Strangely, it took me about 3 weeks to finalize a date (after I signed a contract) because Miranda, who handles this, never returned emails or voice messages, was available to take a call, or was in the office when I stopped by. I finally insisted on speaking with someone else, and scheduled the conversion for my pool opening date, which they recommended. Had it been another company I would have bailed based on lack of responsiveness. I called on the scheduled date to get an arrival window and was told the salt water was happening the next week, another communication issue. Bc the water level in my pool was low, they couldn't fully open pool that day but said they would do it when they converted the pool in one week. The next week, I called about 9:30am on the day of the conversion to inquire about arrival window and was told they weren't working that day due to potential rain...just another communication issue. I had to wait til they heard from Miranda for a reschedule date but requested they at least finish the opening quickly. One day later I was called and told they may be able to install salt generator at the end of the week, but I would need to give them a 50% deposit. I was extremely puzzled, especially considering I reached out many times, by email and phone, in December asking if there was anything they needed from me beyond the signed contract. I told them to forget the saltwater, just finish the opening (which I was charged for the first day, before it was completed). They did come out two days later to open and did a very subpar job. They never vacuumed the debris from my pool, just skimmed and swept it to the deep end. I spent about three days backwashing constantly bc of the debris. Had to run my pool bot about 4 times a day, emptying the basket after 30 minutes bc it was filled with debris...couldn't even climb the walls bc it was so full. After a little research I discovered Miranda is the new co-owner of Lusk, along with her husband. Maybe it's just taking them a minute to figure out how to run a business, and I do hope they figure it out bc this business used to be a gem. Until that happens, beware.
