High employee turnover, in particular, reflects unsupportive management practices, inadequate resources, or a lack of clear direction, all of which directly impact residents' quality of life. I have mice in my apt because they choose not to clear out the brush behind the apt, dishwasher broken for over a month and walking out the front door looks like a ghetto because the concrete is so filthy. When I call the office the answer is always the same, staff shortage. It appears, in addition to not being responsive to the residents, they don't pay enough to the staff making this not a great place to live. The photos also show the trees haven't been pruned over the years. Vines came down from the trees. The limbs are touching the ground. There's a lot of dead branches in the trees. It is a fire hazard and yet they do nothing.

Review of hidden oaks…read more Hope Monzon is a horrible manager. She is only interested in selling to new residents, and refuses to fix existing problems. I was sold on this place back in 2021 because Hope said, "I believe in replacing problems, not patching things up for the time being." After 3 and a half years of living here, it has become apparent that Hope only cares about keeping up appearances, and will actively seek to "replace" residents who become a "problem." Hope has, on multiple occasions, falsely (and illegally!) marked work orders as Completed when they clearly were not. When placing multiple work orders for multiple issues, I have received harassing phone calls with demands to consolidate all issues in the apartment unit to a single work order. This is probably because multiple outstanding work orders look bad to upper management. Hope is two-faced, and harasses residents who choose to interact with one another because she doesn't want people to talk about the problems they face whilst living here. She also will tow your car if you submit a work order as a form of blackmail. Pest control was not available between January and June of 2023, yet all units were still charged for it. There are random "service fees" charged to skim off the top, and this property is overvalued for upkeep equivalent to a tenement home. The maintinence crew seems to be a rota of either temps or whomever Hope happens to be sleeping with at the time. I have literally been advised to threaten Hope with lawyers in order to get shit done, and she will do anything in her power to intimidate and harass residents. She actively encourages residents to perform maintinence on their own units because she can't do it herself, and cites the reasoning of "in my home, we do this..." Well I'm sorry, but not everyone has a house 45 minutes away, on the outskirts of town, with a family of handymen who are willing to tackle problems on their own. In my opinion, is is extremely sexist and a violation of the Fair Housing Act for Hope to suggest that "the man of the house" should be responsible for the upkeep and maintenance responsibilities that the apartment property should be providing. That is one reason why people rent instead of buying a home. Hope is a failure as a manager, and this property is a worthless mess infested with ants & roaches. It's rotting from the inside out due to extensive water damage. Instead of addressing issues, Hope instead will call to harass you, blame shit on you, and charge you for whatever she wants. I was charged $300 to replace a doorframe that had rotted due to extensive water damage, but since the maintinence guy she was sleeping with said "they probably kicked the door in," she sided with him and tried to insist that it was my fault and that I should just pay up "in order to avoid any problems." Just withhold all of your rent, and move to an extended stay motel instead. Also brush up on your spanish, since that is the primary language of all staff on-site. I am also aware that at least one felon lives at the property, and Hope actively discouraged and/or chases away children from the area in which a sex offender lives on the property. It was never made aware to us that a sex offender was living at the same property as I was. Hope embodies everything wrong with a landlord.

update after move out…read more.. reasons why my rating significantly dropped: 1) ROACHES!!!!!!! we got our apartment sprayed at LEAST 6 times with 1 supposed "bombing" and the roaches never left. our dishwasher was completely unusable due to the tons of roaches that made a home inside it. not to mention roaches in the STOVETOP and in kitchen appliances!!! no matter how much we cleaned and got sprayed they never went away. we actually weren't given our full deposit back due to the state of the dishwasher (which was never used by us) 2) lack of security!!! had my car broken into (like many others) and all they asked for was an apartment number at the front desk. filed a police claim and nothing happened. apparently this was an ongoing issue that had happened multiple times before. also the fact that we were told our entrance gate code would change every few months and remained the same for the entire time we lived there. 3) trash pickup. our trash can was constantly not being picked up, and we received letters saying it was too heavy (which it hardly was) or torn into (mice/cats would get into it when we would place it out). it was very annoying!!! overall, it was an okay living situation. i wouldn't live here just for the roaches alone. you decide!!!

I just cannot find the same amenities and attached garage for a similar price. They offer great value. My friends are always surprised when they find out the cost of by rent-- they all asume I pay a few hundred more. All my maintenance issues have been promptly taken care of. I've never had issues. All the staff I've interacted with have been polite and helpful. It is pet friendly, has two pools, and generally nice grounds.

The property manager name is Sara, and she is the biggest liar and the fakest person there is. If the meaning 2 faced was a person she would be it. She might have a okay looking face but her character is trash. The management with these apartments is not a good look for this complex.
