-Location is fantastic.
At the end of an old, non gentrified neighborhood.
Easy Access to 35.
Super close to grocery and hardware store.
Creek and park access that is quiet and walkable.
-Units
I love the layout, built in book shelvess, and the working fireplace.
While the units are in no way new (though many interiors have been remodeled) I appreciate the character of the older buildings.
I love the old growth trees as well.
-The leasing office
When I first leased, the current on property leasing office was a gym I was told was under construction, then was turned into a leasing office.
The gym would've been nice, but having to drive to the other Tramor property for any in person needs was a bit of a hassle, so glad to have the office on site now.
-Maintenance
Upon moving in the original maintence person wasn't that great. Dismissive, fairly rude, however Mike the current maintenance person is fantastic. Nice, communicative, timely, doesn't treat you like a burden. My A/C unit bit the dust last summer, and the office was quick to respond and replace both the internal and outdoor unit.
-Contractors
I had to have the bathtub/shower replaced due to leaks, which the leasing office set up in a great timely manner for project completion, however the contractors left the tub covered in grout water, grout dust , and destroyed a bunch of my childs toys. The office was quick to compensate though.
Ive also seen twice now during a remodel, contractors tossing material off the 2nd floor onto the ground instead of walking it down. Once I was with my child about 20 feet away and had to go up and speak with them.
My Suggestions:
-The grounds maintenance is for sure lacking.
The Creek sits behind the complex, so any water accumulation and run off heads toward the creek, washing away a lot soil. Not very many plants, mostly washed away dirt and rock.
I don't think it would take much to plant some annuals, agave, around the the property to make it more visually appealing. Strong ground cover planting would significantly help with the soil run off as well.
-The Dumpster and Recycling
Contractors will often fill up the dumpsters so that depositing residential trash is piled up or not feasible to dispence.
I would love to see an enclosed gate built around the dumpsters.
After the trucks take recycling and trash, theres often quite a bit of residual trash left over on the street that blows into the complex,
I've gotten so that I just go through once a week and do a clean up around the property.
Overall:
The price is fair, the location is fantastic, the complex is quiet with a solid mix of older/younger singles/family tennents and the leasing office has always been responsive and effective.
If you like a little bit of old charm and no one bothering you,
this is the place.
