After going through all of the…read moreissues that I went through, The regional manager Maury Told me that I would receive monthly compensation. Today I had spoke to Kimberly which is one of the leasing agents at the office and she told me that I was no longer receiving that. So I am very angry. When I was shown the apartment for a walk-through, I did not see anything wrong with the unit. It wasn't until I had moved all of my stuff into the unit, found out that my oven didn't work, then I had smelt a foul odor coming from behind the oven. When I had moved the oven forward there was a hole in the wall with thousands of roaches surrounding three dead rats. They had moved me into a new unit that was not professionally cleaned, and also had roaches in it. In the meantime of living in the new unit there was a hole in my balcony ceiling. They had mentioned that the contractors would come and fix it, but they did not show up. A swarm of bees had came and inhabited the hole that was in my ceiling that they were supposed to fix. Until this day, the hole has not been fixed and the bees have not been removed. Kimberly was very not understanding over the phone.

I moved in my apartment in March of 2025, my very first day (actually weekend) I noticed my upstairs neighbors in apartment 1482 were EXTREMELY loud (stomping, moving furniture, running, dropping things) , they were so loud that I assumed they must also be moving in at the same time. So I just dealt with it the first weekend assuming it would stop after a week or so. I was completely wrong, I have lived in this apartment for almost a year now and the insane amounts of noise have never stopped. The noise starts at 7 am when they wake up and continues all day until as late as midnight. It's 7 days a week, every single day. I have wondered to myself this entire year how it's possible for someone to walk around their apartment all day, move furniture, stomp and drop things consistently for 365 days. I still don't know. I have brought this up to the leasing office 4 times and they simply do not care. I've sent them video footage of the excessive noise and they rarely respond to my emails. They claim to have had "internal" correspondence with my upstairs neighbors but they have followed up with me exactly 0 times about their correspondence. They have not been proactive in addressing the issue and checking in with me to see if the problem has been resolved. The only time I received an update was when I went to the office to complain again at which point I asked for an update on my last complaint. I lived in a previous apartment for 3 years prior to moving to the Guthrie, also on the 3rd floor with upstairs neighbors and I didn't hear or think about my upstairs neighbor a single time in those 3 years. I'm sure other apartments are probably fine but from talking to other residents here as well the leasing office is either incompetent or they don't care when it comes to issues beyond a simple maintenance request. There are new apartments popping up all over Austin, take your money elsewhere.

Asides from the tear-down and redo resulting in brand new townhomes stripped down to the struts and fully restored (read about the redevelopment project on the website), the pool and gym (not clubhouse) are a nice addition. The units are really efficient, in no small part thanks to their compact design. And the large trees provide a good deal of shade. The finishes in the kitchens and bathrooms are high end and very cute. It's quiet, safe, and well-lit. I really don't understand the negative review posted by fellow yelper who holds an interest in a property next door. It's just not my experience at all. Oh, and in case you're wondering, the developer is adamant about fixing things -- the parking lot was addressed long ago. All in all, a great community. I would recommend that you check it out if you're looking for somewhere quiet, safe, and fun to live.

The design features are in line with what one would expect in a much more expensive development. We have tons of cabinet and closet space, the lighting, ceiling fans, kitchen and bathroom fixtures are super modern and nice. Beautiful carpeting too. Everything is top-of-the-line and energy efficient! We are next door to a public tennis court, and right up the hill from Roy Guerrero Park (one of Austin's best kept secrets). Not to mention the gorgeous pool at the Riverside Grove, with it's zen-like setting. I moved from the S. Congress area, where I lived for 22 years. It was conveniently located, but grew to be very busy, chaotic, and burdened with many unpopular issues. I'm enjoying the peace and quiet of our new home and am happy to find that my commute to UT takes the same amount of time - 10 minutes. I am 3 minutes from 183 and about 5 minutes from 290/71. I'm finding that this complex is situated in a surprisingly convenient location. I'm excited about the long-overdue East Riverside Corridor Revitalization project and think this area is going to significantly increase in value very soon.Already the eyesore strip mall between Parker Lane and Tinnin Ford is being torn down to make way for a modern mixed-use development. The developer of The Riverside Grove (who for now is the HOA president) is super nice and has gone above and beyond to make sure everything is in order with our new place and that we are happy with everything. I can't say enough good things about him and our new community. He has not only built a beautiful, unique physical space, but a progressive community of like-minded people. I'm sleeping well at night knowing I've made a great investment in The Riverside Grove.

My car was broken into all the windows were broken out of it by a deranged resident. There were…read morenightly break-ins, although there was a security gate mainly because the security gate was always open as it was always broken. I was in the process of buying a home when I extended my lease and went month-to-month. I thought I had a very good understanding with the leasing office of when I would be moving out and then I was charged an additional two months of rent that is still sitting on my Credit. There were also homeless people in and out of our buildings the security guard also asked my wife to go look for one of the homeless guys because he didn't wanna do his job. I've never met anyone that had a good experience most of my friends that I did meet there are now living in different apartments or about homes. This place is a nightmare find somewhere else to live.

From the outside, looks nice and good prices…read more Absolutely horrible experience. The office staff (outside of Harley) have nooooo idea what they are doing and YOU will be the one paying for it. Save yourself the trouble of "clerical errors" with missing leases, bad move in/transfer, misinformation (well that's if you get any communication to start with), and I could go on and on. You will have poop bags in the hallways and stairwell will have vomit and they won't get cleaned for months. You'll see broken glass every morning and the gates will be open quite often for anyone to come in. The office will claim there is nobody else you can speak to outside of them..my guess is they don't need their bosses knowing how unprofessional and unorganized they are. The only thing outside of their control is the new construction happening directly next to the apartments. Get ready to hear it from sun up to sun down and have your water turned off (multiple times - all day). I am beyond thankful to have been in a position where I could break my lease and get far away. If you feel like you need to live here, make sure to save yourself the trouble and work with Harley.

The office staff, while friendly and communicative, are controlled by an incompetent management corporation who don't leave them much room to action much-needed tasks. It seems they spend more time making social media posts than actually caring about issues at hand. I've been waiting two weeks now for the return of my security deposit and am now living nomadically so I gratefully accepted an option for direct deposit. After numerous emails and phone calls, I'm being told I 'missed my window' for direct deposit when a link from their management company to set it up was NEVER EVEN SENT. Security is a huge issue. They spent thousands on a robust security camera system to monitor the grounds but it's actually proven to be useless. I had two cars of mine damaged IN the gated parking lot while living there. One was done by a guest of a resident and the camera couldn't pick up the license plate after my car was barreled into. The second time, my car was vandalized and the office did nothing to help me follow-up with a police report to report to my insurance carrier. The gates are easy to jump over and there is often homeless just wandering the parking lots and picking through the garbage compactor. They did away with a rent-a-cop security vehicle to boot. Of course their policy is 'we're not liable for damages' - not at all a secure feeling of 'home' whatsoever. The same issues persist with actual resident management. The pool is overrun by resident guests and there's no enforcement of limiting the amount of guests - often times there's no where to even sit on the weekends because of all the 'friends' residents are providing the gate code to enter the grounds. Some residents were respectful but the good majority of them have zero care for others who live at the complex. They litter, leave animal waste everywhere, speed through the parking lots and invite tons of friends to park + stay in the complex with again, no enforcement of polices whatsoever. If you live on the side of the complex facing the train tracks - expect to hear train noise every day and often times trains idle for days with their engines running. A total nightmare if you work from home. -- With all of the continual competition in Austin, including new buildings opening up directly across the street from Trailhead, I really do hope they get their act together because the experience is not at all worth the price tag.
