I rented a property, their "Carriage House" at 628 West Main Street, Lexington, KY, 40508. Upon entering, we flipped on the light and immediately encountered a spider that we killed. as we inspected further, we found evidence of extreme infestation in the Residence. There were spider webs everywhere - even in the shower. The property was extremely dirty - the layers of dust on the shower head (where there was a spider web) was so old and caked on that it didn't budge when I swiped my finger over it. As well there were pubic hairs on the floor in the bathroom, stairs were dirty, the kitchen sink was dirty with tons of gritty dirty, etc.... BUT that wasn't the worst part. The worst part of this situation is that even though I communicated very clearly that night upon our arrival they we would not be staying, would consider a replacement property and otherwise would want a refund, they REFUSE to resolve the situation fairly. $4000!! Thank you AMEX for having my back, the foul is on this rental company. I urge you to steer clear for your own sanity - unless you love giving away money or truly love living among spiders.

She contacted them and they sent a $400 refund although the original deposit was $895. No itemized list of what she was being charged for. Beware their leases include an advance turnover fee they charge saying it's to get apartment ready for next tenant. And also a painting fee. Lease is set up to guarantee you won't get full deposit back no matter what. They know these fees are ILLEGAL but since they deal with mostly students, they count on them getting frustrated and walking away. According to KY laws they forfeit their right to keep any portion of deposit since it was not returned within 30 days and no itemized list given.
