I won't rate this company, period. The review speaks for itself. How does a Property Management Company not know the Kentucky state laws, of the terms, in increasing the monthly rent cost ? I was given 7 days notice for a $250 increase a month in rent. There was a walk through with the landlord, a new client they were taking on for the property I rent. Yes, I received a letter of change in rent with a follow up TEXT. My response was, "feel free to contact me live." When speaking with the person responsible for the property, she had not a clue what the terms were from my move in date 2021. What appliance(s) were mine, window treatments, etc. She was unprofessional, immature, and hung up on me while asking these questions. I suppose this was the case because of the immense lack of knowledge on her end, included not knowing anything pending on the maintenance issues still needing to be addressed. read more

My son rented from Expert property management for a year. The condo was beautiful no doubt right off of uK's Campus. I only wish they have an ounce of niceness to them. Every question was answered very defensively and they took months to replace a broken dishwasher. They are more the standard than the exclusion so maybe that's how college kids are treated in this market. Horrible company and management is the worst. The neighbor beside me who also rents from home forward (this same company) has a roach infestation and the roaches come over through my back door. I've called home forward numerous times and the city, they don't care as long as they're getting $$. Maintenance used to be great when they were expert property management, but since switching to home forward they will say they're showing up and never show, good luck getting them to come and fix anything. When I first moved into my house it caught fire while myself and kids were home. The fire inspector said the home is so out of date and the wiring is some of the worst he's ever seen. I let home forward know that the house wasn't up to code and I was afraid of another fire, they don't care as long as they're getting $$. Not only did the HVAC system overheat again, it completely stopped working which forced them to replace it. Not only this, but the house they rented me is FULL OF LEAD which led to my children getting lead poisoned. I let the manager know and she said "you signed a form". She is now aware of the lead issue, so the next person who gets lead poisoning can message me for the results, it will be on her. Lastly, we have then a move out date of December 27, even though I paid rent up until January 15 and a 30 day notice would be 1/15. They came THE NEXT DAY and put a lockbox on my door without telling me and a for rent sign in the yard, along with posting it for rent all over the place (which is fine) but they didn't say the house was currently occupied, nor did they put it available for January. They tried to do showings and allow people in my home while I'm there packing. This led to numerous people knocking on my door daily asking for tours. Literally the worst company out there. Every single manager is useless and doesn't help. Don't waste your time, money, and don't put your life or your children's at risk. DO NOT sign the lead waiver/form as they are now aware it contains lead. read more

I rented from them for one year. I loved my apartment however when my lease was about to end they told me 3 days before hand that it was ending and that starting next month my rent was going up almost $50. So instead of letting me know at the beginning of the final month they waited until the very last minute to tell me. On top of that their late fees are ridiculous. The one time $50 I understand but then it's $10 a day until you can pay it. Then they start the eviction process by giving you a 7day notice. When I turned in my key they tried to charge me for the mailbox key, that I did not get from them, they changed me $75 to paint a wall in one of the bedrooms,they changed me for cleaning the fridge and the downstairs toilet. They ended up taking $150 of my $750 deposit. If you can help it, so not rent from expert property management. They will rob you! read more

Home Forward is a perfect representation of landlords getting as much money out of you as they can. They will raise the rent, charge $75 for fingerprints on the walls, and paint over mold. The house was infested with mice when we moved in. The bathroom ceiling had mold that was covered with paint. They said they used mold killer as well, but the mold was back almost over night. Termites also infested the house, but they did nothing about. They could still be in that house for all I know. The house was obviously lived in before us, but they will try to charge you for repairs that were clearly not an issue before you moved in. Make sure you document everything in the house that looks even slightly off. They are even charging me $100 for "missing freezer shelves." I never took any freezer shelves from them. Why would I do that? They don't replace smoke detector batteries, but will charge you $20/smoke detector that isn't plugged in. We had a tree fall on the house while living there, completely destroying the back patio section of the house. Slumlords of the worst kind in Lexington, KY. Do not rent with them, they prey on naive college students and renters of limited means/options. Extremely poor quality housing, fleas infested when I moved in, everything broke (HVAC, refrigerator, windows, etc) during my one year lease of the top floor of a house. The electrician hired to fix the surging power said that the wiring was clearly illegal before I demanded they fix it. They are extremely cheap and will take at least a portion of your security deposit for vague "cleaning" expenses that obviously don't merit the expense. The property was in far better quality when I moved out than when I moved in! Scumbags run this operation. read more

Rented from them for 3 years, it was a nightmare from the time we got our keys til 2 months after we moved out. So many terrible interactions, bad scheduling, rude people, damage to our personal property, and flat out lies listed on our leaving walk through invoice. They kept our entire deposit and then charged us an additional $600 (total of $1700 in "damages") for absurd things! They basically trumped up a bunch of minor repairs into sounding like we'd trashed the place, and then just straight up lied about others. This is the worst experience I have ever had with renting. They have lied to us so many times, and have never ever gotten a thing we asked on time. Any time I call and can actually get through, they talk to me like I'm stupid and don't answer any questions they should know the answer to. Leased house has alot of issues, but was told they would take care of everything. They didn't. Someone broke in and stole most.everuthung I had worth value, they came in with a key through the back door in the morning when I left for work.. EPM had not.even given me a key to the back door just the front. I assumed was someone that lived there before..there response was nothing. They didn't act like they cared at all. My dog of 13 years was also gone with the robbery. I bought new deadbolts and put in myself and decided to stay due to financial loss and cost to move. Plus breaking the lease.. I purchased a security system. I assumed with new locks and security that would keep burglars away. There was lot.of others issues that was never fixed but the safety and loss.of my.propery, someome money couldn't replace was the hardest.. After new security system, new locks i felt more secure. Someone broke in through window (during the day when I was at work). They actually unplugged security system and stole it as well.. got short video before they unplugged but see someone in Hoodia and police said not enough. I contacted expert property and again they didn't care about me or my property or safety. I ask to be released from the lease due to break ins and loss (or that they put my security cameras and make property safe), their were.many other issues including heat that was never fixed or responded too. They never responded.to break in or my losses. Just said if broke the lease I had to pay two months rent for penalty. They didn't care less about what I had been through or my losses. They cancelled two of them and when I showed up to the one they didn't cancel, they didn't have the key to get in so all I saw was the outside of the house. At first glance, my rental house near the University of Kentucky was very nice; a spacious living room, additional rec room, nice kitchen, and large basement were all included in reasonably priced rent. However, as the semester progressed my roommates and I learned this house had a few problems that Expert seemed to push under the rug. For example, we were finding mouse droppings in our kitchen for weeks and Expert kept telling us to lay traps instead of sending an exterminator. Our neighbors also rented from Expert, and got the even shorter stick--they've been dealing with bad plumbing problems since moving in last summer, there are holes in the walls, cockroaches, and unfinished parts of the house. That being said, I've dealt with college housing before and know the standard isn't very high. Additionally, moving is a huge pain. So, after a headache of house-hunting for next year, I decided to consider renewing my lease so long as I firmly stated expectations with the company. I called them, and turns out they found new tenants without even reaching out to us first! Expert didn't even ask tell us new people had signed for next year, let alone ask if we wanted to resign! Do not rent from Expert. College housing will never be great, but Expert Lex does the bare minimum. read more

I have been living in this house since before Expert became the rental management company. I have always had really great service whenever I have had to call for repair of some sort. They automatically send someone out for things like filter replacement , gutter cleaning , etc.. Justin has been here a few times and is a good guy! Friendly, fast and efficient. Do not let the name of this company fool you, they are anything but experts. If I could warn anyone not to rent from them, I certainly hope to by this review! In my 18 years of renting homes all over the US, they are by FAR, the worst. One month I was struggling with unforeseen expenses and let them know on the 1st of the month that I wasn't sure I could pay my full rent within the 5 day grace period. The manager told me in an email, "Just send your rent that you have and we will go from there." This response implied that I would not be charged additional fees, as that was what I asked them for in my initial email. Instead, they charged me late fees in full. I disputed those charges for months, yet they absolutely refused to remove them from my account. In addition to not forgiving charges that they had implied I would not be charged, they then disabled the ability for me to pay my rent online. Seeing as how I live in another city from their office, I paid online to pay immediately once funds were in my bank account. By disabling this, they made it unnecessarily harder for me to pay my already late rent, forcing me to drive over an hour just to drop off a check. I am certain this was a ploy to get more money in fees from me, during an already struggling time. When I gave my notice that I was moving out, I received a list of fees that they would be charging me if my home wasn't left completely spotless: Replacement key - $5/key Lock change - $125/door Garage remote - $100/remote Mowing/Yard Clean up - $25-100 Oven/Stovetop/Microwave - $25-75 Dishwasher - $25 Bathroom - $50/room Cabinets/drawers - $25-75 Fridge/Freezer - $35 Vacuum - $15/room Clean ceiling fan - $15/fan Replace lightbulb - $5/bulb Carpet cleaning - $50/room Trash/item removal - $15/bag or item This is completely highway robbery. It's completely unethical to charge a tenant $5 for a missing lightbbulb, and in all my years of renting, I have NEVER seen this. $15 to vacuum a room! A cleaner in my area would charge $20/hour for the house. These charges are just another way that they try to rob their tenants and overcharge for ridiculous expenses. They'll cut the water off to fix someone else's apartment without any warning. No snow or ice removal on property at all. Worst experience I've ever had with a management company. Not only are they rude, but they accuse you of lying about dumb things, such as marks on walls. They charged $700 for painting a 2 bedroom place- and not the entire place. 1 or 2 walls. $700!!!! Who does that?! I even had to get lawyers involved so they (Nathan) would take a minute to listen and respond. They (again, I've only heard of a guy named Nathan, who never answered the phone or even showed his face to us, he talks to you like you're an idiot -over email only???- never helpful. so unprofessional and straight up rude) have absolutely no CLUE how to run a successful business. I'm shocked this place is even still up and running after the things I've read online. The reviews I've seen are absurd and I should've done more research on who I was renting from. They will charge you down to a hair left in the bathroom. BEWARE OF THIS COMPANY. DO NOT RENT FROM THEM. They don't even give sincere apologies on other review pages.
