So very disappointing…read more Let me start by saying that I love bed-and-breakfasts, and I like how a good b&b costs about the same as a nice hotel room, but is more personal, individual, private. At least, it can be. In over fifteen years of traveling and staying at b&b's, I have seen them range from cozy and quaint to resplendent and regal. They've all been wonderful. In July I traveled to Fairport with my 3 y.o. daughter and her sitter for a local Korean daycamp. We booked a room to stay at the Clematis Inn, and my first interactions with Theda, the innkeeper, were pleasant. She was courteous and kind, even offering to bake gluten-free pastries instead of regular ones - my sitter can't have any wheat gluten. (I know how much more expensive the gluten-free flours are, so I appreciated this gesture). We discussed arrangements for my toddler's sleep and camp schedules, I mailed a check, and we eagerly awaited our vacation. Immediately after we arrived, I could sense something a bit "off" about this place. Yes, it is clean and pretty, and Yes the pastries are incredibly delicious (if I were reviewing the pastries, I'd give 5 stars) - however with comments ranging from "I keep a quartz crystal here to deflect harmful rays from my inn" to "I was a federal agent, but I am only allowed to tell my guests certain things about it" - I could see that Theda was not completely... hinged, let's say. Normally, an eccentric innkeeper would just color a good story, but I'm afraid this story ends badly. It started with the odd assertion by Theda that she was turning down other guests so that she could devote more time to us, and specifically, to my daughter. As a business owner, I found this implausible; as a mother, it was creepy. Things culminated to a head when we made up a bed with clean sheets - heaven forbid. Apparently Theda was hurt that we used sheets that were of "personal value" to her (though they were in the linen closet of a guest room), and she was offended that we did not ask her for permission to make the bed. But, the oddness took a turn for the worse when the innkeeper, between crying and yelling about her sheets, snapped at my toddler. That was the final straw for me, and we checked into a hotel that night. Travelers to Fairport, NY: beware of Theda at the Clematis Inn. You have friendlier, cleaner, more professional options elsewhere in town.

Theda remembered us from our prior visit when we called, and was very gracious in welcoming us back! Theda had a jug of ice water with orange slices ready and waiting in our room for us, and cut short an errand run to be there to greet us. As it was previously, the room was immaculate as was the attached bathroom. Both were beautifully decorated, and the bathroom had a whole bunch of (many organic) personal care items. The linens were very luxurious and were high quality. Breakfast each morning was delicious and made from organic, fresh, and local ingredients. She specifically purchased whole milk and fresh blueberries for our 2 year old. When she found out that our 2 year old's favorite berries were blackberries, those appeared on the table the next morning for him. She was extremely kind to our son, and went out of her way to interact with him. Theda was very helpful with local directions, activities, and places to eat while we were there which was great as it was a holiday weekend and a lot was closed. The sleeping room was small, very dusty, full of cobwebs, and uncomfortably hot, 83 degrees, (the window AC unit did not work properly). The refrigerator was located in the closet and was unplugged upon arrival as was one of the only two lamps in the room. I had to crawl behind the bed (very dusty and dirty) to plug-in the lamp for marginal room illumination. How anyone could report that the place was clean leaves me wondering how some people live. The double size bed was situated up against the wall, making it necessary for the second bed occupant to crawl over the other bed occupant to exit the bed (very thoughtless design layout). This room should have been designated for single person use only. The parking area that was designated for the house guests only was extremely inadequate (tight and dotted with large stones that one had to navigate to exit the vehicle. The main driveway open area was restricted to the proprietors use only. This is slightly short sited and selfish. Speaking about the proprietor, she was missing in action, intentionally avoiding the obligatory social contact that is expected and necessary for a B & B hostess. The minimal breakfast was set out on a small serving table in the front living room and you were expected to share your meal with the numerous bees on the front porch while balancing a plate on your lap. The website pictured dining table was completely unavailable and behind closed doors. We never set eyes on the dining table. All I could think of was a bait and switch game during our entire stay. The swimming pool exhibited a closed sign for the entire period with no access on both 90 degree days. After thirty years of operating a B & B establishment (as is posted on the website), I would expect that the commonly written criticisms would have been improved and corrected by this time. The people who run the hotel are off - property, yet they are very easy to reach in case you need to. You do all of the paperwork ahead of time, and then when you check in, there is a keypad where you enter your information, and a door to a little box pops up that has your key. You do the Reverse to check out. This is a very nice little hotel. At first glance, you might not even realize it's a hotel. Maybe a dorm or apartments? . Very charming. I got my key, and I was very pleased with the room. The room and the bathroom were spotless, the TV got a good picture and a good number of channels. there was a fridge, but no microwave, there were plenty of places to charge my gear and the Wi-Fi had more than enough speed to stream video or do work. There's also a desk that you can eat/work at. The bed was extremely comfortable. There is no breakfast available at the hotel, , but the little Turkish café, Cafe Manzara right next door is fantastic. Great food, at decent prices. (see separate review...). The room was neat and clean and the bathroom was spacious with a cute barn door. There are EV charging stations onsite and an awesome cafe right next door for Turkish coffee and delicious food (Cafe Manzara). The TV had a multitude of channels and streaming services. The owner could not have been any nicer! My dad was very happy with the accommodations and had a great nights sleep during a very busy weekend. We've found our local hotel for out-of-town guests for sure. Thank you!

I generally prefer a less homey feel, but the Rose Garden was quite nice. Flowers adorned the entrance and spilled over into a beautiful backyard garden, giving the place a lovely, homey feel. As for breakfast, the breakfast was delicious. It was delicious with just the right balance of decadence and moderation. The first morning we had blueberry waffles, cooked to absolute perfection, with grilled pineapple and a small side of scramble eggs. Lou has a passion for cooking and it is shows through in the breakfast. As for the bed, the bed was, unfortunately, the most uncomfortable I have slept on in recent memory. We stayed in the English Rose Room. We had a roomy king-sized bed, but I had to move to the day bed to sleep because the bed was just too uncomfortable. It was too hard, yet not quite supportive. I am a sensitive sleeper and have a great bed at home, so everyone may not have this experience. I did, however. We found that the problem could be solved by sleeping on top of the blankets for an added level of comfort. I think a feather bed or a new mattress would make this the perfect B&B in Rochester. If you can sleep on a hard, inner-spring mattress, you will absolutely love this place.

It is cluttered with Victorian-style furniture and knick-knacks which makes it feel very homey. Since it is a modified old house the soundproofing isn't that great, but when I was there it wasn't busy so it wasn't a problem. The proprietors are very friendly and live on site in an attached set of rooms (the B & B kitchen is their kitchen as well). They are willing to accommodate any dietary needs - just tell them ahead of time so they can purchase the appropriate food for breakfast. Breakfast is served formally in the dining room (on fine china!) at whatever time you request. You are able to make yourself tea whenever you need, and I was able to use the fridge to store some leftovers I had. I highly recommend spending the extra $15 for the Rose room - the jacuzzi was really nice after a long work day!
