He took over an hour to measure everything and sent me the lumber quote he received so that I was fully informed, then we talked labor. He would point out problematic areas (like rotting framing) and would ask me if I wanted to have it replaced rather than just covering it up with the new surface. He did an amazing job that had my mom's tenants and the neighbors complementing the work and I felt the price was very reasonable. Based on that job, I brought him out to take a look at my townhouse to possibly replace the siding and he suggested sanding, priming and painting instead due to the price of replacement. They sanded almost every square inch of it, primed it (in some areas twice) with a peeling paint primer that is like glue to fill in gaps and keep the rest of the old paint from peeling, and then put a double coat over everything. When they finished, I was surprised to find that they had power washed our patio, porch, and front half-height fence and even painted the fence though we never talked about doing any of that work. Wow! Not only did the technician do a gorgeous job repairing our marble but he cleaned and polished it so it looks better than new. The technician was also very thoughtful, such as taking off his shoes before he entered the house. I can't recommend Rose Restoration highly enough.

If you…read morehave ​N​EVER called, engaged, ​h​ired, requested services,​ signed a work-order or contract and still want to be ABUSED, HARASSED and EXTORTED by a company - Rose Restoration should be your first stop! I hired a commercial general contractor (GC) and my fixed-bid contract was ONLY with the GC. The GC has freedom to hire any person to work on the project. Rose Restoration was subcontracted by my GC's vendor. Rose Restoration is claiming that the vendor that contracted them did not pay them even though we have paid 100% of what was owed to the vendor. They are claiming that there were change-orders that are pending. I asked them to present me the approved change-orders in Aug 2025 which they still haven't done. We do not pay any more than the contract states except if we receive a change order. The change order has to be approved before any work stated on the change order is performed. No change order was ever presented to us - I had not even heard of Rose Restoration till months after the project was delivered. After the project was delivered, we paid 100% of what was owed to the GC as that is our only legal touch-point. Rose Restoration has been haranguing me - who they have never met or engaged - instead of taking it up with the vendor who contracted them. Even though I did not know them and had no legal obligation to them, I tried to help them out by facilitating this issue with the GC and the vendor. If the basis ​for the dispute has been the change orders, why can't they present it even after 6 months? Just leads me to believe that this is just an attempt to EXTORT. Avoid this business like the plague - if this is how they treat people with whom they do not have a work-order or contract, I can only imagine how they treat their direct customers.
