At the end of the day, 625 would just be another downtown building if it weren't for the community--and that community starts with the staff. From the leasing agents and managers to maintenance and the cleaning crew, the staff has been exceptional throughout my entire time there. Consistently professional, responsive, and kind, they truly set the tone for the building and make it feel like a place where people care. The building itself is spectacular. Walking through the entrance, you immediately feel the elegance and grandeur of this historic property. The balance of industrial elements--exposed brick, ducts, and steel staircases--with marble finishes and soaring ceilings genuinely elevates your quality of life. The gym is well-equipped with everything you need, and the lounge offers multiple spaces that can easily accommodate several events at once. It's also a pet-friendly building with regular community events. While some of these can feel more like quantity over quality, the book club is a clear exception and a true highlight. I met great people there and made friendships I expect to keep for life. There are a few things worth noting for prospective residents. Noise can be significant if you live on the lower floors, particularly on the west side of the building. My biggest criticism, however, is the parking situation with LAZ Parking, which is a separate entity. Trash often overflowed, stairwells were sometimes littered (occasionally with human excrement), and my car was hit while parked--only to be told the cameras didn't capture it. On another occasion, an open spot was changed to reserved overnight, resulting in my car being towed. There are also pockets around the building with unhoused individuals. The trolley area can feel overwhelmed at times, and the urban camping near the Red Cross has grown significantly. That said, the location is fantastic. There's an abundance of great food, walkable activities, and hidden gems nearby--from Seaport Village to Little Italy, plus countless spots to grab a cocktail or explore downtown. Overall, I truly loved my experience at 625 Broadway. It was my home for many years, and I'm deeply grateful for the staff and the community that made it special. The parking gate is frequently left open or broken, which makes the garage feel unsafe. We also saw homeless individuals accessing the property and going through the trash. The most upsetting situation happened when our unit was flooded because of a sewer backup in the building (not caused by us). We lived with open walls and ongoing repairs for almost three weeks. For several days, very loud drying machines were running inside our apartment and using our electricity. Some of our personal care items were damaged. Management did offer a small concession, which we appreciate, but the situation took far too long to fix and caused a lot of stress and inconvenience. The only positive thing we can say is that the maintenance technician himself was professional and helpful when he came. In our opinion, this complex has noticeably declined recently. Over the past six months, there's been a major decline in the building's maintenance--especially with the elevators. What used to be occasional issues (every few months) has turned into constant outages. We've received countless notices about elevators being down, waiting on parts, or delayed repairs. A few months ago, there was even a sign posted saying the elevator was "unstable," which was already concerning. Recently, that concern became very real when my husband was stuck inside the elevator for over an hour while we waited for emergency services because the elevator company couldn't respond in time. We live on the top floor, so reliable elevator access isn't optional--it's essential. Not knowing whether you'll be able to get in or out of your home safely is incredibly stressful. Unfortunately, the issues don't stop there. The garage gate is frequently broken, which creates both inconvenience and security concerns. On top of that, we've now lived in five different units in this building, and mold has been a recurring issue in more units than not. Overall, there seems to be a pattern of ongoing maintenance problems that aren't being fully resolved. I would strongly encourage anyone considering moving here to take these issues into account. Also, I reached out to management about the sign and they are saying it's a "false" notice, meaning either they put it up and if they didn't, another tenant was so worried they put up their own "beware" sign! As with most organizations, Aquatera's greatness starts with the people. You'll meet Gustavo, Stephen, and Paige first. The kindness you feel coming from them? That's not a facade; that's Aquatera. They genuinely care. I don't know what H.G. Fenton is doing differently from companies like Essex, but it must have something to do with prioritizing people over profit. My move-in experience was completely stress free. (Another first.) The unit was immaculate, and everything was in perfect working condition. The entire community of Aquatera has been meticulously and flawlessly designed, from the ground up - from the astounding amenities to the generous floor plans and the highest quality appliances and building materials - making it the ultimate leasing experience. Every time it happened, I emailed Brittany Cavallaro, the Senior Community Manager, and Ryan Haar, the Assistant Community Manager. I was repeatedly told they had spoken with the resident, who claimed they had no idea what I was talking about.Finally, at 4:00 a.m., I got out of bed and recorded the noise outside the unit above me. The video clearly captured a party happening inside the apartment. After talking with other residents, I learned that the person living in the unit was actually Ryan Haar--the Assistant Community Manager. After I confronted Brittany and Ryan, I was told the parties happened while he was out of town and that friends were using his apartment without his knowledge. I found that explanation hard to believe, but I was willing to move on as long as the parties stopped.They didn't. Brittany is no longer at The Winslow, and the late-night parties have started up again. This time, my recording clearly captures Ryan's voice inside the apartment.What's most frustrating is that the person responsible for helping enforce the community rules appears to have no respect for the people who actually live here. I pay nearly $3,000 a month for a studio apartment, not to live underneath what feels like a college party house. Luxury apartment prices should come with basic expectations like being able to sleep through the night. Instead, residents are left documenting noise at 4:00 a.m. just to be taken seriously. If management isn't willing to hold its own employees to the same standards as everyone else, that's something prospective renters deserve to know before signing a lease.

Exactly 30 days after moving in and becoming settled with the Winslow, management had informed me that the parking spot I was assigned and used for the past 30 days was attached to a different apartment, though I had no issue previously. Due to an administrative mistake, I was forced to relocate to a different parking spot and I felt that if I hadn't communicated my discomfort as loud as i did that I would've been moved even further from my original spot. The management resolved it as best as they could. In my opinion if it was a new resident moving in they should've defaulted to seniority instead of relocating me as I've already been here for the past 30 days. The issue should've been corrected with the new resident, not the one already living here if that is the case. Second major issue with moving into the Winslow was a requested document that in my opinion was overreaching for an apartment building to request for new tenants to sign. I had already signed my lease and was preparing to move in when I discovered a "Authorization and Release" form. In itself this document seemed harmless but the language it used was too extreme and permanent in nature. It took a few attempts to get decline this document prior to moving in, but eventually I was capable of moving in without signing it. Final issue with the Winslow to date is maintenance. Specifically service requests regarding some cabinets that were failing. Not a major issue however, for a specific cabinet it had taken 3+ service requests in order to resolve. It is now working perfectly fine but time will tell how long it holds together. There may be some build quality issues with the Winslow. I've found some flooring that is warped, indicated where the flooring meets the molding. These issues by themselves are not the worst thing in the world but together they may form a better picture of the condition of the Winslow. With time, I will circle back to this review and correct it as my experience gets better or worse. As of right now I am hoping that the experience improves with time. I'm still very upset over the parking spot, having to go from a spot with ample space to jump in and out of the car to one cramped is not a pleasant feeling. Hoping that these issues do not continue in the future and that it may still be worthy of signing another lease when this one is over.

The building occasionally cleans up but they should double the effort. * Lots of homeless east of 10th. Not one or two or three, lots. Can be a bummer sometimes. * Smoke will travel through the vents. It seemed the worst in the kitchen. If your neighbors is smoking weed you will smell it. Building is smoke free so just tell security that someone below you is smoking and they will handle it.

I've never been issued a lease violation, no neighbors have come forward with any direct complaints, and no one has ever found anything in my unit. Still, they continue to make baseless assumptions and treat me like a problem instead of a resident. What makes it worse is the complete lack of fairness and consistency. As my lease is coming to an end, the same management team that has spent the last two years harassing me is now reaching out to ask me to renew my lease yet they refuse to allow me to transfer to a different available unit in the building. I was told that if I want a different apartment, I would have to move out entirely and reapply like a brand-new tenant. No flexibility, no appreciation for being a two-year resident. Just a cold "no" with zero willingness to work with me. That makes no sense, especially after fulfilling my lease and paying rent on time for two years. This kind of treatment feels incredibly unfair and discriminatory. The management's behavior shows they don't care about long-term tenants, only control and convenience for themselves. The apartments themselves might be decent, but the way the leasing office treats people especially long-term tenants is unacceptable. I hope a supervisor or someone higher up sees this and reaches out to help fix this situation. I should be able to transfer to an available unit without being forced out.
