I've been living here for about 6 months now, and she is still always there to answer any questions or take care of any issue I may be having. As for the complex itself, I absolutely love living here. They have been doing a lot of renovations around the complex to make living here even more enjoyable. The views, location, and amenities that come with living at the Lofts are unbeatable in relation to the price and value. I've never had any issues with safety and everyone that works here is extremely helpful, professional, and always on call for anything you may need. The apartments themselves vary, which makes them perfect for all types of renters; singles, couples, families, and animals. I don't plan on leaving here anytime soon and I would highly recommend living here to anyone!

They genuinely care. I don't know what H.G. Fenton is doing differently from companies like Essex, but it must have something to do with prioritizing people over profit. It took her 5 damn months to get anyone to do anything about it, at which time it was finally replaced!!!! The folding doors never stay on the tracks and have fallen on us TWICE!!! When maintenance was here one day during one of my visits, I asked him to fix the door and was told "it wasn't his job"!! I said "you're a man, you can't just fix it"? He did put it back on the track, but it never stayed. They have signs to "clean up after your dog" but you go to grab a dog poop bag and there isn't any!!! I was here to assist my daughter during a high stress time in her life for five weeks, and the "amenities " were closed the entire time!!!!! FIVE WEEKS!!!! The elevators stink no matter which one you use, you can't get hot water (I think I could pee warmer), and the noise level is ridiculous including the fire alarm going off nearly weekly for months!!! How in the world can anyone justify this as livable????? And there's been three management changes in the year and a half my daughter has lived here and they've all been rude, condescending, and unaccommodating!!! The current manager treated me as if I was a child when instructing me how to use the key to unlock the front door of the building so I "don't destroy his door"!!!! One of my largest most unsettling issues was the major bug problem (tons of gnats+ roaches). It made eating and sleeping in my space feel unsanitary and disgusting. After many complaints they finally added me to the exterminators WEEKLY scheduled work, although this was majorly inconvenient as it was during work hours on weekdays, and had to remove pets to be done... terribly unrealistic for me having a 9-5. It only half worked as well, and bugs were still In any crevice you could imagine + the halls. Other issues included broken amenities (pool,rooftop, gym, entrances, elevators... basically anything and everything), broken trash chutes for months. Fire alarms going off often, unannounced and NEVER addressed, promise of lower rent, and never EVER being able to track a leasing office employee down. Another huge issue was the safety of this place rapidly declining, after assisted living began offering programs in the complex. As a young woman living downtown, having to share the elevator and halls with people clearly on substances (often bringing other questionable characters in + SQUATTING), shouting, tagging and breaking the property, it was very scary. Not to mention exits and entrances being broken without warning, leaving residents in scary situations at early morning and late night. I have had people shouting profanities in my hallway for hours at a time, and other scenes caused by mentally unwell non residents getting into the hallways (there is one code for the elevator). People often brought in animals that would go to the bathroom all over the property/ electors as well (the whole place smells like urine). The parking garage is no better, with people sneaking in and snooping about daily . It just seems like a very bad situation waiting to happen. Also just forget ordering here, unless you're willing to take the chance of whatever item not making it to you. As the cherry ontop - I have been trying to get in contact with anyone here to get information on them returning my security deposit ($600). As you could've guessed, I've been ghosted and have not been able to get a hold of any one. Nice! Save yourself the peace of mind, don't live here. Especially not for the insane price tag.

She was professional, kind, and actually cared about residents. Unfortunately, that level of professionalism left with her. Before move-in, we were promised a unit on the quiet side of the property since Gravity Heights and Spill the Beans were still under construction. Right before our move-in date, we were suddenly told our original unit was no longer available and placed directly across from the construction zone. For months, we woke up at 6AM to jackhammers, dust, and debris all over our balcony. We never even complained, hoping management might at least appreciate how patient we were. Spoiler: they didn't. If you end up in a unit facing Gravity Heights, good luck sleeping on weekends. The noise from the bar is constant -- loud music, drunk people shouting, and packed parking lots until 10-11PM. It's nonstop chaos, especially Friday through Sunday. Forget about ever finding parking near your own building when Gravity Heights hosts an event or gets busy. At our first renewal, they offered to keep our rate the same at $3,210 even though the same floor plan was being advertised for $3,090. We asked if they could honor that rate, especially considering all the construction noise, the location change, and the fact that our view was basically a construction site. Of course, they declined. Fast forward to our second renewal, same rent, same excuses, same issues. We decided not to renew. Then, right after we gave notice to vacate, we saw our exact unit listed on their website for $2,970. So apparently the "market rate" only drops once you move out. We left the unit spotless, professionally cleaned, and in better condition than when we moved in. When we moved in, the place was dusty, grimy, and had to be deep cleaned, which we documented. Still, we were charged $105 for "3 hours of cleaning." When we questioned it, Ashley told us that unless we used a "legitimate cleaning company" and could provide an invoice, the charge would stand. Funny, since the lease says nothing about approved companies or invoices, just that the unit should be cleaned and left in the same condition. Apparently, "legitimate" just means whoever they feel like approving. After a few rounds of back-and-forth, Ashley refused to reverse the charge. Here's why we didn't renew: 1. The gym. There are three treadmills total, one of which was broken for two months before we left. Multiple tickets were submitted and all marked "closed," not fixed. The treadmill would shut off mid-run, sending people stumbling off the belt. I personally saw residents almost get hurt. Management did nothing. Apparently, safety is optional here. 2. Rules don't apply to staff. Residents are told only two guests per unit can use the pool. Meanwhile, the leasing office staff who live on-site, including the manager, regularly threw pool parties with more guests than that. It's nice to see the rules only apply to the people who pay the full rent. 3. The hot tub is disgusting. About once a month, the hot tub water turns a murky yellowish-green color that looks like it hasn't been cleaned in weeks. The water gets cloudy, a film forms on the surface, and you can literally smell the chlorine trying (and failing) to mask whatever is growing in there. It's left open like that for days until someone finally decides to close it for "maintenance." Residents still get in because no one warns them, and management doesn't bother to rope it off until the very last minute. If you plan to use it, I'd recommend a hazmat suit or at least a strong immune system. 4. Valet trash that's barely valet. You pay for five days a week of pickup, but at least once or twice a week, trash just sits in the hallways overnight because no one came. No refunds, no adjustments, just trash everywhere and a charge that stays the same. 5. "Security." Cars were broken into multiple times in the "gated, secure" garage. The security guard usually sat in their car or wandered around occasionally. Somehow, all these break-ins happened while "security" was on duty. Go figure. 6. EV charging and garage chaos. If you have an electric vehicle, good luck. Residents without EVs constantly park in the charger spots, leaving no space for the people who actually need to charge. The office doesn't do anything about it. The garage itself is overcrowded, poorly monitored, and always feels chaotic. It's more like a free-for-all with a gate that occasionally works. In short: This place started off great and went downhill fast. Broken promises, zero accountability, and management that hides behind fine print when it's convenient for them. If you enjoy paying premium rent for ignored maintenance, lazy management, sleepless weekends, and being gaslit about "policy," this is your place. Everyone else, look elsewhere.

He quickly responded to all apartment repairs and he always checked in to make sure we were happy with our living space. Villa Cusma is a great location right off the 5 and a ten minute walk to the harbor. It is a beautiful building with nice tenants and good restaurants/bars within a five minute walk. If you are looking to move to the Little Italy area, make sure to check out this building!

I had a very frustrating experience dealing with this leasing company regarding my holding deposit…read more I requested a copy of my application, and the document they provided showed my signatures through page 12. However, the language stating that the holding deposit was non-refundable appears later in the document, on page 15, with a signature section on page 16. The copy they provided has that signature section blank. When I questioned this and asked for a copy showing all of the signatures, I was told they would not provide it. Their explanation was that because I had signed the application through page 12, the holding deposit was considered non-refundable. I don't think it's unreasonable to ask for documentation showing that I actually agreed to the specific terms being used to keep my money. Unfortunately, I did not feel that my concerns were adequately addressed or that the documentation provided clearly resolved the issue. I'm sharing my experience so that prospective renters know to carefully review the entire application and holding-deposit terms and to keep copies of everything they sign and pay for. Overall, this experience left me very disappointed with the transparency and communication during the leasing process.

Our experience has been amazing starting with the office staff, building, and the community. Janina Dean has been one of the most genuinely kind people I have met. Her and David were so kind and helpful before we even moved into the building. Janina's kindness showed from day one which was her making it possible for us to move into our new home a week before Christmas so we could celebrate with family who was coming from out of town. The entire office staff and maintenance were so kind and accommodating to assure we get in before the holidays. The kindness from the staff has continued ever since we moved into the building. Our unit is a two bedroom, 2 bath very well thought out unit with amazing views! The interior is modern but homie. The walls are thick so you don't hear your neighbors above or next to you. There is a nice modern pool with a small fitness center. The location does not get any better in San Diego. We step out to some of the best restaurants in SD with lively events on a regular basis. We actually paid to get out of another lease to get into this building and I have to admit it was worth every penny! The most important thing for us is to feel comfortable and love where we live and this building provides that and so much more! It's easy to find luxury apartments, however it's the staff that truly makes the difference here.

It took the building years just to purchase a 1 single new cheap cargo cart for residents to utilize, while still keeping a falling apart broken nasty cart in the lobby area. Walls are chipped throughout the entire building, carpets in all the hallways and carpet area are stained and 10+ years old never changed. Several of my neighbors had cockroach infestations and floods in there units. The building is now over 50% empty with the same units being vacant for years as everyone is moving out the first chance they get. While management keeps raising rent each year for a falling apart building with zero amenities to offer, a tiny old gym with broken equipment and no ventilation. Also the management absolutely neglects its residents and only cares about receiving there rent and nothing else. This building is the opposite of luxury, there are SO many spectacular brand new buildings in the little Italy area to live. DO NOT rent here!!

I was on the 9th floor and lots of dirt found its way to my balconies. I had to clean them frequently. Minor stuff * Sidewalks can smell sometimes from pets relieving themselves. The building occasionally cleans up but they should double the effort. * Lots of homeless east of 10th. Not one or two or three, lots. Can be a bummer sometimes. * Smoke will travel through the vents. It seemed the worst in the kitchen. If your neighbors is smoking weed you will smell it. Building is smoke free so just tell security that someone below you is smoking and they will handle it.

I've never been issued a lease violation, no neighbors have come forward with any direct complaints, and no one has ever found anything in my unit. Still, they continue to make baseless assumptions and treat me like a problem instead of a resident. What makes it worse is the complete lack of fairness and consistency. As my lease is coming to an end, the same management team that has spent the last two years harassing me is now reaching out to ask me to renew my lease yet they refuse to allow me to transfer to a different available unit in the building. I was told that if I want a different apartment, I would have to move out entirely and reapply like a brand-new tenant. No flexibility, no appreciation for being a two-year resident. Just a cold "no" with zero willingness to work with me. That makes no sense, especially after fulfilling my lease and paying rent on time for two years. This kind of treatment feels incredibly unfair and discriminatory. The management's behavior shows they don't care about long-term tenants, only control and convenience for themselves. The apartments themselves might be decent, but the way the leasing office treats people especially long-term tenants is unacceptable. I hope a supervisor or someone higher up sees this and reaches out to help fix this situation. I should be able to transfer to an available unit without being forced out.
