I live at F11 for more the 5 years. Came here in 2019 and it was amazing since day one. I love everything about my apartment and the building. Top notch appliances, hardwood floors, amazing shower, really the highest living standard in downtown San Diego. The building pool is cozy and fun. The GYM is great and equipped with everything needed for good cardio and weights workouts. The management and maintenance teams very responsive and always willing to resolve any issue that might come up. I highly recommend to check it out. read more

When we first moved in he said that area was safe and apartment is very clean etc it is not! The reviews are true I lived here for a year and will be moving out. You know what they say if they are offering FREE 1 month rent they are desperate for people to move in. Also you tell Lap your issues he never responds as he doesn't have a phone number anymore. I've really enjoyed my experience at F11! From the very beginning, Lap worked incredibly hard to help me move in. I was on a time crunch and he was very responsive every day, even on the weekends when the building is closed. He's continued to be helpful and friendly as I see him every week day around the building. Not to mention that he has very good taste in scents and always keeps the halls and lobby smelling very nice! The building itself is smaller than many downtown but it is a very nice community and I've yet to meet anyone who lives here who is mean or unpleasant. I appreciate that it's quiet and I don't have to ask my neighbors to turn down their music or stop partying. I also havent had an AirBNB issue like my last building that I lived out in downtown SD. Yes it's downtown and there are noises around but that's a function of living downtown. I have lived in downtown DC and Philadelphia and both have had noise, crime, and homeless people around. It's impossible to avoid, whether you live in east village, little Italy, marina, etc. As a single woman, I have always felt safe, even walking my dog at 4:30 in the morning. Another thing I appreciate is how clean things are kept. The wonderful ladies who are here every single day not only keep the general areas clean but even go out of their way to clean the outside sidewalk. If anyone walks around downtown they know what a relief it is to have a clean sidewalk. Elmer, the maintenance guy, is very kind and has responded to all of my maintenance requests in a timely fashion and is fun to chat with in the hall as well. He answered all of our questions and showed us the wonderful amenities! I can't wait to host a small get together on the 3rd floor deck or in the convenient game room. I agree with the others, the manager, Lap is fake nice to get you in the door and pretends like this place is a palace, then you move in and find out the truth; that everything he said to convince you to move in was a lie and this "palace" is more like the dumpster behind a White Castle. I have lived at F11 for two years, and have loved every second of it! The staff is amazing. They are incredibly responsive, friendly, and take resident feedback seriously. On the rare chance I have a maintenance request, it is handled efficiently and professionally. The building security makes me feel safe, and the location is great. With regards to COVID-19, I have been kept well-informed of the building's guidelines, and changes to rules in the common areas. It seems that there is always someone cleaning the common spaces such as the elevators and hallways, which is very comforting! I would recommend F11 to anyone looking to experience the best of East Village. read more

I've been meaning to leave a review for a few months now, but I'm one of those lazies who forgets easily. I'm at my six month mark living here now though, so what better time than the present? First of all, I can't say enough about the Property Manager, Jasmine. She made my initial viewing of the apartment, prior to signing the lease, such a pleasure. I was so excited to move in, and she made me feel like she was just as excited to have me as a resident! Since I moved in both she and Candyce have been so great. F11 is a small building with only minimal staff, but everyone has been awesome to deal with, especially during Covid when things have been a little out of whack for everyone. I'm currently in a studio with an open floor plan. It's small, but it feels much bigger than it is because the layout is so perfect. Brand new, high-end appliances in all the apartments so you don't feel like a bottom feeder just because you're in a studio - it's just as nice as the rest. I've seen several other units, and they all seem to have the same general layout with an open kitchen, really big windows, and large patios. I've had minimal issues with my apartment - just tiny things that needed servicing. Alex, who is in charge of maintenance, is super professional and has always responded to my requests quickly. It's a brand new building, so everything is new and in great condition as far as I can tell. Love the amenities in the building, which include a fun game room with bocce ball, giant jenga, and air hockey among others. There's also a gym, which is small, but well-equipped. Same with the pool - it's not a huge olympic-sized pool, but it suits the building. From my recollection there are only 100 units, so there aren't a TON of people occupying the public spaces to begin with. My only *real* complaint, which I feel like any potential renter should be aware of, is that there is some construction going on a couple blocks down. This isn't F11's fault, and obviously there's nothing they can do to stop a building from going up, as well as that's kind of a risk you take when you live downtown - but, just a heads up - it does get a bit noisy on that side of the building. Overall I think F11 is one of the best places, if not THE best pace, to live in East Village. I personally wanted to live in a smaller, secure building rather than a high-rise, while still being able to enjoy the "luxury" aspect of all the appliances and amenities. If that's what you're looking for, don't even hesitate. :) read more

The apartment complex is new, clean, modern and in a great location. The onsite amenities are great too. Best part about living here is the property manager Lap. F11 is a fantastic building to live in it is quiet, clean, perfect location. The leasing agents and the building manager Jasmine are amazing. I was one of the first people to move into this building and it has not disappointed. I have several friends who live in the downtown area and they all wish they could live in this building. Unfortunately I have to move away from the area but when I come back F11 will be the first building that I look into renting a apartment from. I've never left a review but want to be transparent so hopefully no one makes the same mistake I did. Please do your full due diligence before signing a lease with this building (and remember if there's a steep discount on a unit, there's likely a reason)! It has been extremely frustrating attempting to communicate with the building manager-- although, he was a fabulous salesman. The area was marketed differently than my reality at the building. I think it's also important to note that the lease is vastly different than any other I've ever signed. I assumed it was on par with other leases in the area but now know that not all leases have (1) assumption of risk for residing there "despite any inconveniences such as those disclosed herein... you waive any and all claims against us that arise out of or are in any way related to... noises, smokes, orders or any other inconveniences." (2) A lease termination contract that mandates 2x the rent to break the lease (and then responsibility for rent for 60 days).. So ~rent x4. Lastly, there's probably something to be said for the state of the packages (scattered around the lobby even though there are 24/7 Luxer one lockers available) in a building that on the first day we were asked to keep our bags in the office managers office (locked up) due to perceived safety (in an already locked apartment building). Regardless of if this is the place for you, I really encourage everyone to read through the lease EXTREMELY well before signing. read more

This was one of the first places I came to right away when considering moving to this city. It's a beautiful complex, clean, and friendly and walking distance to tons of cool places. Lap, the leasing manager, was so incredibly welcoming, helpful and supportive about the whole leasing and moving process. He really takes the time to make you feel welcome and listen to any of your concerns and answer your questions in very timely and professional manner. This is a letter I wrote the Division Manager about my experience at F11. Hello, I hope this message finds you well. I'll try to be brief, but I don't think good reviews should be. As an employer myself, I know the value in having good people on your team. I really can't say enough about Jasmine. I stumbled into your building about 2 weeks ago. I had an appointment to view Idea-1 and saw the sign for F11, which I'd never heard of. Jasmine greets me and tells me the only listing available was the 1bdr unit for $2799. When I told Jasmine it was out of my price range, she said she understood and then proceeded to pull up surrounding apartment buildings to help me find something in my price point! She totally didn't have to do that. She could have just sent my cheap behind packing, but she said she understood how overwhelming finding an apartment downtown can be. I toured several apartments in the coming days and ultimately submitted an application at The Pinnacle (not one of Jasmine's recommendations). After reading the horrific reviews on Yelp, I quickly changed my mind. I realized that you get what you pay for and the higher price is well worth it for a better living experience. (I protect my peace at all costs, so staying somewhere I'm safe and comfortable is a priority.) After reading all 9 of the current Yelp reviews on F11, and recalling the experience I had with Jasmine, I knew F11 would be my home. I booked an appointment with Jasmine and by some MIRACLE that gorgeous apartment with the wrap-around balcony was still available! I now call it home. Thank you for hiring good talent and providing me an A1 experience. Dora also deserves a glowing review. She was with me on my visit to actually tour the property and totally fit the F11 culture - chill vibes and good energy. You have a very strong team. P.S. We lived here for two years and loved it! The maintenance/cleaning staff are super friendly and efficient and the amenities are great. Sexy, Swanky, Clean, Spacious Apartments... not cheap, however we'll worth it. Been here a little over 2 years now... The Manager, Lap is about as good as Apt. Managers get. Jasmine was the same way... Lap knows most of the people in the building by name. Overall, one of the best places I've lived. Only thing they have to figure out is how to get the glass on the balconies clean...as I am noticing the glass on the entire building is not what it was a year ago. The only thing to know if you're moving here is that it is NOT a concrete building so your not cranking your subwoofer here or running around in your apartment like you can in a concrete floored building. I have moved 5 times in 4 years because my job demands it so I have lived in my fair share of rental buildings in the last few years and this has by far been the best one because of 1 person. So much so that I even moved into the building BECAUSE I learned Lap was the manager and he had worked in a previous building I was a resident in and I knew he took care of his residents. I have never written a review before but I just absolutely had to because of Lap. He is genuinely so kind, patient, and understanding. And he manages that entire building essentially by himself which is insanity to me and very impressive. He gives so much of his time to the residents and those that are complaining about issues that arise over the weekend need to take it up with the company, NOT Lap. Richman should come up with a solution to assist their 1-man team with issues that arise on off-hours (not that I've ever heard Lap complain even a single time). I've read all the reviews on this page and from what I can tell, any and all complaints about Lap are absurd. I understand some people take issue with how the building was maintained (as it is a few years older than some buildings in the area) or some safety concerns about the neighborhood but Lap himself has always been incredibly kind, straightforward, and honest. Complaints about him trying to sell you on signing a lease are, well, ridiculous - that is his job and he's good at it. I have a hard time believing he has ever lied to or mislead a potential resident because those are not traits I have ever witnessed from him in the ~3 years I have known him. I have never once see him be rude to a resident or future resident when honestly, sometimes, I don't understand how he kept it together and remained professional. Richman absolutely needs to give this man a raise, a bonus, etc and develop a policy that protects him (and thus, management) from rude and offensive clients. I will be interested to hear what Richman has to say about my comments and suggestions and I appreciate how responsive they seem to be about reviews. read more

I came by here to take a tour of this building after having to move out of my old place. Jasmine and her team were so welcoming and made the process as comfortable and safe as possible considering COVID. The building was well maintained and in a good location. Ended up having to go elsewhere due to a change in job location but I would definitely recommend this building to anyone looking to live downtown! Also it's near some good food (huge plus to me!). Had a terrible experience. Moved across the country for my job with the military. Only positive experience with management was during the sales process. Immediately felt that the building and area were very different than the way presented in both the virtual tours and online/social media presence. Long story short we had to terminate our lease early and it really felt like they kneecapped us financially on our way out the door. read more

First I'd like to mention that the building manager, Lap, is very caring and incredibly easy to work with. He would do anything to make your experience at F11 a good one. The issues I came across seem to come from the owner of the building, Richman Signature Properties. It seemed to me that they cut the budget for the building. Cleaning crews and daily security presence seemed to disappear. Both are needed due to the area. The pool and most common spaces would remain dirty or untidied for days on end and the lack of security allowed homeless people to camp outside occasionally and once a man tried to get into the lobby where the mail is located. The building also has had to turn off water for maintenance several times for the majority of days--was it constructed properly? And finally, lack of social events, aside from sponsored gatherings from outside companies (AT&T / Orangetheory), contributed to the lack of sense of community there. It's a nice place to live if you're looking at East Village but be mindful that this building is new and NOT subject to rent controls. A 17% increase after one lease led to us leaving. read more

My fiancé and I moved from Del Mar back to downtown about seven months ago. We looked at so many apartments and we were just taken away with the way we were treated by Candice. Candice showed us more then four units before we decided to sign a lease. During our tour she was so patient and very knowledgeable she even allowed us to come back twice just to measure the space prior to our move in. When we moved in Jasmine and Candice were amazing, they made sure we had everything set for moving day and all our questions were answered. Me and my roommate looked at over 15 apartments in the San Diego area before deciding on this one and couldn't be more pleased with our choice. Management made the choice so easy with how welcoming and helpful they've been. Jasmine has been the best apartment manager we've ever had, and was so helpful when we were making our decision on where to live. As we get to know all the management as we've lived her for 4 months now, they've all been nothing but welcoming and helpful.
