I'm continuing my review from Google but because they only allow a specific number of characters and only one review, so I couldn't fit it all. I was last talking about the fires in mission valley; beware you will possibly be evacuated due to constant fires around the area. One last critique: I recently contacted Griffis because an expensive package of mine was delivered to my old apartment there. I emailed and called Griffis and they told me they couldn't locate the package and the tenants in my old unit have not responded. AKA someone stole it, as they usually and frequently did! This is frustrating for me because I spent a lot of money on this and will not be refunded because there is proof of delivery. I would love if for once, the office could be helpful. Of course, I have to take matters into my own hands. NOW, I do have ONE good thing to say about Griffis, besides the amenities. Maintenance was VERY reliable. They were always lovely to talk to and very hard workers. They were available almost anytime and could fix just about anything. I always appreciated them. Unfortunately, I cannot say the same about some people in the leasing office. They were always nice but they don't solve anything. If you want anything solved, do it yourself. They don't care to help you. That doesn't go for everyone though because I did have some great relationships with specific people in the office, who were indeed helpful and friendly! I guess it really depends who you talk to. Now that I've left my thoughts on Google and Yelp, I hope you choose your next apartment wisely. I've lived in so much better apartments with better management and QUIET. Oh, and no thieves! Trust me, there are better out there- keep looking. If you want an apartment that's quiet, safe, and you actually want to receive the packages you order, this is not the apartment for you. Wow, thank you fine Yelpers for all of these warnings. So, it's moving time for me. It's horrible having to deal with bummer places like this. So I asked this place for a Zoom tour. They blew up my email reminding me, and didn't bother to show up. I call the office and the girl literally tells me that their phones have not been working, as I AM CALLING IN ON THE PHONE THAT IS ACTUALLY WORKING. Then she tells me to log out of the Zoom meeting so she can host it. Then, also never shows up... STILL. Then has the audacity to text me and ask me if I want to reschedule after all of that nonsense. Like any of us are Zoom technical N00bs at this point in the pandemic. That woman had some serious balls, on all fronts to throw any of that BS at me. It's sad to encounter people who think that they are superior in their intelligence, when it's clear that they are working with a really low IQ. Seriously wow! Clearly bullet dodged. I love living here. Since the management has changed about a year ago we have an incredible new leasing staff and the whole team is so helpful, especially Katie, Zoe, and Jason. Each of them are very quick to respond and very helpful! I'm grateful for them and all their help and friendliness in our community. I love how our building does "Pet of the Month" where you can send photos of your pet and they'll post it in the elevators, and gift you a BarkBox! The space is beautiful with an amazing pool, jacuzzi, fire pit, grill area, wood fire oven by the pool, cabanas, a brand new gym and community room with a pool table, great tv and couch, little private study rooms, and an amazing coffee machine! We found this large complex to be understaffed for the following reasons: 1. Property Management did not alert residents of extensive construction noise. There were multiple days of (sometimes several) jackhammers resurfacing the pool. No notice of the extreme noise disturbance to residents living next to the pool area. 2. Dirty hallways. Litter/animal waste left for over a month. You can not ask your residents to report, that's not the service they are paying for. 3. Lack of communication during move out. 4. No notice of adjacent units getting gutted for renovation. 5. Courtyard ponds are not clean. 6. Residents abusing pool noise and occupancy rules and no onsite staff to monitor. We found this building to be old for the following reasons: 1. Emergency water shutoffs a number of times a month. My tips: 1. If you live here, put all your complaints into their online system. That is the only record they reference. 2. Before you move in, get all information in writing. Everything we were told about renovations (common areas and unit renovations) extended by at least 3 months. 3. Move into a brand new building. Sure your rent may be lower at Griffis but the utility costs (both for your unit and what you pay for for the building's energy, water and waste) will be higher in this less efficient/older building. read more

I wanted to love this place, I really did. But I have never lived in a dirtier smellier apartment complex in my life. I feel for the maintenance people here, the complex is WAY to big and has way to many residents to only have 2 guys maintaining the grounds. The smell of dog urine is EVERYWHERE. Hold your breath in the elevators because you might pass out. Good luck getting a hold of anyone in the leasing office, they will never answer the phone. Homeless people coming in and sleeping in the hallways on a weekly basis, and wandering the parking garage checking for unlocked doors . Always random trash and furniture pilled by the trash cans, trash in gutters Dog poop in the hallways, trashes over flowing, stained walls and doesn't feel "luxury" in anyway possible. For the price they charge, you would think they would hire enough people to maintain this big of property. Disappointed all around, save your money and look elsewhere. read more

I toured the property earlier this year to move closer to work; this location was perfect. I was greeted by Lakesha who helped me, she advised me about all the new upgrades the property was ongoing. Every question I had she was so prompt and extremely helpful. Upon living here the only issue I notice so far is the amount of dogs owners on this property because there's so much dog waste and urine everywhere and the owners don't clean it up. Luckily I see that Quentin and Davhon the groundskeeper here do a great job cleaning the grounds. I run into them from time to time sanitizing and making sure the property looks amazing. Meeting these 3 individuals at this property has made me happy to move into these apartments. Let's see how the year goes !!! read more

In my opinion, Zoe, one of the leasing consultants behind the front desk is particularly excelling at her job. they recently changed our doors to switch to electronic locks, thats fine. but the doors do not match. when i addressed this they said they have NO PLANS to paint the doors. lol which means, a property that has spent the past three years spending hundreds of thousands of dollars on gardening & remodeling public areas - meaningthey are VERY AWARE of the importance of ascetics, and how that affects their price points - DENY that this atrocious door needs correcting? you can imagine how they treat actual issues if they take this stance on painting a door to appease a disgruntled resident. oh one more fun fact, ive lived here a few years and last year they raised my rent. ok. i noticed that NEW residents were now able to sign leases for $35 less than what i was resigned to. how did they rectify this? they removed pricing from their website. lol just take all that into consideration before moving here. good luck yall!!! its bad out here read more

I lived at this property when it was presidio view in 2019 and throughout the renovations before moving out last October 2023. The location is very convenient and has easy access to the 8 freeway. Very close to shopping with Fashion Valley Mall less than half a mile away. There is also a hotel next door which is convenient for friends and family when they come visit! The staff is really helpful and friendly. Katie and Ryan are very easy to talk to and always helped whenever I had issues, especially with rent. As long as you communicate with them, they would be very kind and would assist you in solving your problems. There is plenty of parking in the 4 story, plus a rooftop, parking garage with security every night. read more

My boyfriend and I have lived at this location prior to Griffis taking over. As you know transitions of ownership tend to be stressful, residents didn't feel too much of that tension. If maintenance is needed in your apartment, you fill out a service request online and they usually fulfill the request within 48 hours. Every time I need something or have questions I talk to Robert; he is personable, always helpful, professional and provides excellent customer service. There is one gent that works on property that picks up recycling daily, that is the hardest working man on property! Cheers to you Robert and the rest of the team! There have been some improvements since, while some other things have gotten worse. No longer a trash issue here aside from inconsiderate neighbors, which isn't the fault of the office staff. They charge you to use their contracted package lockers...then the lockers are disabled. Couriers won't use them anymore. -THEY ACTUALLY ADDED FEES TO THIS, AND PACKAGE THEFT IS MORE RAMPANT HERE THAN IT HAS EVER BEEN. I had a $600 package stolen, and I know it happens to others here weekly. This company still refuses to have a mailroom, because they don't want to pay for the labor. They have no problem charging us a fee monthly for this anyway though. They contract out parking passes and charge you for them (even if they are included in lease), yet there have been multiple break-ins of other cars that I am aware of. Also, there is about a 100% chance that someone will ding your car and drive off in this awkwardly narrow parking lot. This has happened to me personally as well as others. -This still happens often, but at least they've now installed cameras. I've actually almost been hit by golf balls on two different occasions. (once while grilling near the pool and again walking my dog out back) -Well, I haven't had any near misses like that since, but that's just a coincidence. Any call box issues? Don't worry, because they absolutely will not resolve any issues regarding the call box, nor will the front office give you any means to do so. So, if you have any deliveries or friends coming over, you'll have to go to let them yourself in unless someone else opens the door for them at location. -They fixed the issue with one of the callboxes...but you have to register through a third party company just to get the access. They do this a lot here. It's not convenient. Have an issue with the front office? Don't worry, if you contact them 10 times, they probably still won't resolve the issue. At least, that is what I had to experience, and it wasn't even a huge issue. -Their front office has gotten better at resolving issues, but it's still pretty clear they don't care about some other issues. They're a slight improvement over the previous landlords of this building. The maintenance team has been fairly solid throughout. They haven't been perfect, but they've been hardworking dudes who are easy to interact with and generally get things done in a timely and complete manner. -Still true This place was great at first in 2016-2018ish, but I would just avoid it at this point. -Still my opinion Oh, yeah, and to make things even more fun, now, we CANNOT RECEIVE MAIL AT THIS ADDRESS! Yes, you read that correctly. They are making us to go the Post Office to get our mail now. -They fixed this issue. Of course, USPS will just dump packages wherever at times, and this place won't have a mailroom to keep our packages safe. They have a community message board...which is like Fahrenheit 451. If you attempt to post any complaints about anything here, your post will get deleted. This part mostly isn't the company's fault, but many of the other tenants here are very inconsiderate. Some of them just leave trash sitting in the trash rooms and in the halls. People let their dogs urinate in the elevators and hallways...at least I hope it's dogs. People don't pick up their pets' logs outside. There are fun smells every now and then, to include weed and occasionally some other fun chemical smell. I had some fun neighbors who were getting into a fistfight just outside of my front door last month. Their drama and late night yelling was going in for about an hour or two. Security was nowhere around. Oh yeah, and people will hit and run parked cars in this parking lot, often while intoxicated, leaving used alcohol containers at the scene. I would've raised this to 2 stars due to some minor improvements...but considering this place is still brazenly charging us a monthly package fee, as our packages are consistently stolen, I'll leave it right at 1 star. I'm moving out of here ASAP. read more

In the 3rd floor west bound. When she lifted the shoot for the trash. A taller man who was staying in side the recycling bin came out and reached out trying to grab my wife. This review is not an exaggeration, if you are considering living here please take the following remarks seriously if you care about cleanliness, safety, and a responsive management. Before Griffis became Griffis, it was called Presidio View (check out those reviews as well). The worst part about living at Griffis was the problem that the property has with cleanliness. The trash chute rooms are disgusting and not cleaned- the floors are sticky; the smell is pungent, and there are bugs all over the place. During the year that we resided here, we also experienced a horrible gnat problem due to the inadequate disposal of trash from the property staff. The parking situation is also a mess. There are NO assigned parking spots- it's first come first serve. Most parking spots are made for compact cars, which makes parking extremely difficult and stressful. In addition to this, my car got broken into on one occasion. The other reviews about homeless people or strangers roaming the property are true. If you do decide to live here, make sure to lock your car doors properly although I has also heard of glass windows being broken in this parking garage. Also, my boyfriend got his registration sticker stolen as well. If you still intend on living here, at least make sure they show you the entrance/hallway of your unit. My unit was located along one of the "breezeways". There was ALWAYS trash/debris that would fly in from outside. I only had visitors over a handful of times, but it was honestly embarrassing to have people over with all the trash, nasty smells, and dirty hallways all over the property. I recommend you seek a smaller property management company instead of such a big property that doesn't know how to manage properly. read more

Friendly staff and reliable! All of them! Great location with easy ins and outs to freeways and bike paths. Cyclist and bike enthusiasts and joggers will especially love the location. Oh and shoppers since it's close to the mall. Having lived all over SD my whole life, things like car break-ins, dog surprises, mail theft, loud neighbors are all common in any large apartment complex. The staff works hard to keep the place clean and always seems happy. Even when some residents aren't so tidy or the random homeless or drunk person makes a mess, the team always comes through. I always run into Amy cleaning the halls or the elevators constantly cleaning. Even when resident's and their pets make a mess or some random homeless person leaves trash in a random place. Let's get it straight, maintaining the property is their job but they're often cleaning up after neighbors who are careless so they do way more than their job description is the point I'm making. This could easily break someone's mood but they keep it together and always make you feel they are happy to see you. read more

Also there are registration tags getting stolen off cars all around the garage. They apparently can't afford cameras even though they raised rent on everyone and charge $90 for parking each month. I wish I could give 3.75 stars because 4 seems like too many and 3 seems like too little. We are coming up on a year of living here & there's definitely pros and cons of this apartment complex. For starters our apartment itself is very nice and seems like a good deal to me. We have two bedrooms on the fourth floor with an amazing view of the golf course and palm trees and maintenance has been quick whenever needed. I think a big part of enjoying your time here depends on what side/floor you live on. I recommend trying to get a 4th floor apartment in the back of the complex. I've noticed some of the 1st floor hallways and certain stairwells are kind of smelly and gross. We've never had any issues with hearing our neighbors. Another pro is the pool and spa, it's resort style and there's pretty much always chairs available; however, we were excited about all of the grills on the property, yet only one of them is functional last time we checked & it was veerrrry dirty. Some cons are as follows: - We've had our vehicle broken into and noticed a few other cars with busted windows. - Our mailboxes haven't been accessible for quite a while now. - Water gets shut off almost everyday for emergency maintenance. - Not the safest area, can't really go on walks around the area without encountering sketchy people. (Not the complex's problem though) Overall, I'd recommend this apartment complex to an easy going person who doesn't mind water shut offs, doesn't enjoy grilling, likes updated interior, receives little mail, likes to relax by the pool and doesn't leave their valuables in their vehicle! read more

The amenities(pool,gym,spa,community room)which are included in the rent and are still advertised online,haven't been available in months. They won't adjust the rent or give any credits to the tenants for the amenities that we can't use. My floor is flooded from a building plumbing issue and I had to throw away food that got ruined from the water shooting out of the sink and all over the kitchen. I was not home when this happened and they did not tell us about the plumbing issue that day. I came home to my floor and counter soaked. Beyond absurd. My car was towed inside the garage by leasing at 1am. My car was registered in the system and I paid parking every single month. Their reason was simply "my sticker was not visible" and "for security". For what security????????? They can clearly contacted me beforehand but no, simply towed away, No communication or help from the leasing at all, I had to call the towing company myself and pay over 300 dollars to get it back in a weekday morning and missing school/work. For all my neighbors here, just watch out. I was still lost of words for what happened. read more

the apartments are spacious compared to the area, the location is so central you can get anywhere you'd want to go in San Diego in 8-15 minutes. the conplex is clean enough considering how many dogs there are, it gets messy but I see maintenance workers cleaning the common areas really regularly. I've put in a few maintenance requests, some important some minor, and they have all been addressed really really quickly. It's a great maintenance crew. I like the package locker system a lot, but on occasion things are delivered to the door and they are often stolen, I think security is an issue for the complex. It's very quiet considering how close it is to the freeway though. Overall I've been real happy here and I'd recommend it to anyone looking in the Mission Valley area read more

It's sad to see a lot of one star reviews because it IS a nice complex. I feel some people are a little too entitled or forget that this isn't a large complex company and are working with what they got. My roommates and I really love our unit. It is expensive but location, location, location; AND amenities/ utilities! The first floor does smell like dog urine BUT that's because of the amount of people who own animals. As for the dog poop, that's on residents NOT cleaning up after their animals. There are LITERALLY signs everywhere and free poop bags for owners to use. I've NEVER had to deal with missing packages or mail. Security is a priority at the complex and I've never felt unsafe or came across any homeless people. The gates can be challenging for visitors or if you don't have the gate app. There's a great gym and pool area that the complex finished up that looks so nice. I've also have never had issues contacting or reaching the main office. Phone service in the complex does suck but that's mainly from all the concrete the building is made of. We used to have water pressure/ heating issues but were able to receive help and assistance from our complex. The team IS nice and very communicative. I think the only true issues you'll have may be neighbors but that comes with the territory of every complex you go to. The community here is nice and friendly- truly; but everyone's experience is different! I feel very fortunate that I've been able to live here for the past few months. read more
