Reasons I was forced to be removed from our lease with the Joseph group to find appropriate housing…read morethat provides everything included in the lease: -Catching the Joseph Groups's yard maintenance people spraying our garden with toxic pesticides -Getting sick from ingesting the toxic pesticides that were sprayed on our garden by the Joseph Group's yard maintenance team -Catching the Joseph Group' yard macitence team inappropriately looking through our windows on several occasions -Catching the Joseph Groups yard maintenance team stealing water from our unit (filling up very large / several gallon containers from our hose) We pay for our water utility bill & never consented to them stealing hundreds of gallons of water from us that we had to pay for! -The Joseph Group refusing to paint us parking lines aside from hundreds of issues and requests. -The Joseph Group allowing several macitence vehicles to block our designated parking spots/ steal our parking/ cause damage to our vehicles on several occasions -The neighbor causing damage to our vehicles on several occasions -Being consistently disrespected & threatened by the neighbor -Having to make several noise complaints against a the neighbor -The Joseph Group refusing to fix the leak in neighbor's unit property or in a timely manner forcing us for pay for the leaking water -Mold in the unit not being treated properly due to negligence of the Joseph Group -roommate's service dog loosing his hearing/ developing severe asthma due to the mold in the unit & the medication he's been put on as a result. -The Joseph Group refusing to put us on our own utility meter aside from us getting extremely overcharged due to neighbors behavior/ unit damage. -Telling the Joseph Group that our home was broken into/ our window needed repare only to have them respond very poorly and with no urgency (we had a cutting board blocking the broken window while we waited to get help) -Consistently requesting a new front door and expressing the safety concerns regarding this; being ignored by the Joseph Group -Having the neighbor & plumbers attempt to break & enter my home -Having the Joseph group continuously threatening breaking & entering our unit aside from them knowing the reason we need to schedule an appointment is because we have animals & someone needs to be home if there are strangers in the unit. We have shown that we are more than willing to schedule times and be accommodating however we have only been blown off, disrespected and not communicated to. -Having MY HAIR RUINED by the Joseph Group due to negligence & failure to provide appropriate notice of water shut off. -Constantly being ignored and disrespected by the Joseph Group aside from reaching out/ asking for help with every single situation several times. The main reason we chose to rent this unit is because both myself & my roomate are handicapped and need access to reliable parking. We wanted to ensure that our vehicles would be close, safe & never blocked in/ have any issues with our accessibility. Aside from having designated parking included in our lease with the Joseph Group; they have failed to provide us with the safe, accessible parking we signed up & pay to have. Both my roomate and I have had damage occur to our vehicles on several occasions. We have been blocked in on several occasions- this has started to negatively impact our lives. Again - My vehicle is blocked in by macitence people for the Joseph Group... Due to them blocking me in, I missed my chiropractor appointment that I will still be charged for... I was recently in a car accident & these appointments are critical to my health and recovery. I am literally better off risking parking my vehicle out on the road to ensure I can function in my daily life/ not be blocked in. Unfortunately after today I need to start to look for more appropriate housing that provides everything included in my lease along with having property management who isn't negligent of their tenants. This unit is amazing & I have absolutely loved living here aside from my experiences regarding the Joseph group property management team. My experiences with the Joseph group have honestly been rather traumatic & caused a decent amount of damage to my personal life that I'm going to be dealing with/ remembering for the rest of my life. The Joseph group has refused to put me I direct contact with the owner/ won't allow me to file a formal complaint against them. Don't move into a unit with these people!

I was looking for a rental home. After touring the property I spoke with a representative who…read moreconfirmed I was the only one expressing interest, so I proceeded to submit an application and work with the credit/application specialist, Brian Seutz. Brian is not someone I would want to work with again. About an hour after I spoke with the first rep, Brian advised that there were "multiple applications" in for the property. After convincing me to still proceed with the application, he made it clear on multiple occasions that he would proceed with the better qualified applicant. This was stressed after I already spent $100+ on application, credit and pet fees, based on both representatives' recommendation. Ultimately I was rejected due to a "late" rent payment. I asked Brian to review because I had supporting documentation confirming on-time payments, but he responded with "Another applicant has already been approved". This was all in an hour??? I found the whole process to be a scam to make money off application/credit fees. Fortunately, since I met the strict requirements to rent from this company, I was able to proceed with a home purchase. Potential renters looking for long term housing, and that meet this company's rental requirements, should consider purchasing instead.

When we toured the unit, she was very knowledgeable about the property and its history, and answered all my questions regarding the rental terms and application process. Katie was extremely kind, personable, and professional, and gave me the strong sense that she and the company she represents are trustworthy and sincere. The townhome was great, but unfortunately, another applicant applied for the unit the night before we met, so the timing didn't work out. After we toured the property, Katie was kind enough to show me another home nearby, and went above and beyond, by searching for other properties in the area managed by Maple Leaf. I decided to not move at this time, but am grateful for all of Katie's help and hope to work with her and Maple Leaf Property Management in the future.

Horrible experience! ZERO stars. I would never rent with them again. Maple Leaf is the property…read moremanagement equivalent of predatory house flippers. When I moved in I told them there was a hole in the outside wall, near the kitchen window. For the next 1.5 years I told them and they had their own inspectors take pictures of it. Despite this, they only made a move to fix it once I reported them to the city. The whole time I lived there I was told that all of my things molding was my fault (including 2 beds!). I was told to leave my cupboard doors and drawers open to prevent mildew in the kitchen. The dehumidifier I requested would fill up at the end of each day. When they finally opened the wall to fix the hole, there was black/wet insulation and they had to replace half of the kitchen's 2x4's, and the workers found another hole with earth worms living in the kitchen under the dishwasher. Despite having 5 different workers out to deal with the hole and earth worms, this was never fixed by the time I moved out. And then, 2 weeks before I moved out there was water dripping out of the bathroom ceiling fan. They opened it up to find a leak that had to be going on for at least a year because the insulation was again black and the wood was moldy. They did not fix this before I moved out. I just had to live with a hole in the ceiling above the shower... Then they illegally withheld $750 from my deposit. They didn't follow the law by detailing the reasons for withholding this amount. They simply printed out a screenshot of text messages with their handyman giving an estimate on two projects. Thankfully I was able to recover the deposit since they do not know the law or how to do their jobs. There is so much more, but this should suffice as a warning. Lastly, their own employees bad mouth each other. Highly unprofessional and shows the do not even follow basic respect standards. Disgusting, gaslighting, lying, and incompetent company. Steer clear!

I received written permission by text to mount my TV and pictures using screws, and I patched the holes before moving out. What concerns me most is that photos were taken to document the property's condition before my lease ended, while I was still cleaning and moving out. I finished cleaning and returned the home, including the garage door remotes, on the final day of my lease, yet I was later told the remotes were missing. I was also charged around 400 dollars for carpet cleaning, despite the lease stating the carpets are cleaned between tenants. Combined with the loss of a significant portion of my security deposit 2,695 for walls that were cleaned and patched, these charges did not feel fair, based on the condition in which I returned the home. I'd encourage future renters to document everything, in detail. And, maybe think twice about renting through this company." When under contract for the home, the appraisal came back even lower. On top of that, the appraisal from July clearly shows the house is only 850 square feet and is only two bedrooms, but he proceeded to list the home as 1400 square feet and claims it has 3 bedrooms. Why work with someone that is willing to lie in their listing? When the appraisal came back 30k under contract, he failed both me and his client by not even presenting a counter offer. instead, he canceled the contract, which lead to me losing the home and over $2,000 in expenses. As a first time home buyer, I believe all buyers and sellers deserve agents that are willing to put in hard work for their clients. It's clear that Evan and Edmonds Realty are not willing to do so and have failed so many parties.

She clearly wanted me to be happy with my purchase in the long term. Highly recommended! In reading the other reviews for ER, I was surprised to see a scathing one by user "Brian H.". Brian was not an Edmonds Realty customer. Rather, he was the seller of a condo on which I began the buying process, but ultimately decided was not the right choice. If my agent was only concerned with "getting the deal closed", as Brian asserts, she would not have supported my decision to look elsewhere, based on a significant issue with the condo that the seller could not or would not resolve before closing. I feel that Edmonds Realty helped me dodge a bullet, even though it meant more work on their part for basically the same fee. In other words, I was well represented and advised by my ER agent, while it appears that Brian is blaming my agent - rather than his own - for his dissatisfaction with his selling experience. So again, if you want an agent who will make your satisfaction the top priority, I can say without reservation that this was my experience with Edmonds Realty.
