It's been such a hassle, and had I known this earlier, I probably wouldn't have rented this apartment. The ironic part is that the management never bothered to check their inventory, but I found out they actually have custom-made blinds available for that specific window. It's unclear why they won't provide them for me. I feel discriminated against because, after talking to a few residents in the same complex, I learned that they were given blinds. Anyway, the main point is that you have to deal with fixing the blinds yourself, especially for the arch-shaped windows, which is a real pain and a significant cost given their size.

The ladies in the office are incredibly helpful and always willing to assist. The water view is absolutely amazing, and I really appreciate how respectful everyone is of each other's belongings. Deliveries left outside doors have been safe, and even the paid parking spaces are respected. I also noticed that they recently updated the kids' playground by adding a cover to help block the sun. That definitely won me over because my family and I use the playground a lot! Overall, I've had a wonderful experience living here and would definitely recommend it. There were no posted reservations, no signage, and no prior notice of any official lessons taking place. The way it was handled felt very rude and entitled. If there are legitimately scheduled lessons or instructors using the courts, that needs to be clearly communicated and managed by the property, not enforced by someone interrupting residents mid-game. If this person is running private lessons without authorization, that's also something management should be aware of, as it affects residents' ability to use shared amenities. Overall, this made the experience frustrating and took away from what should be a relaxed, shared space.

Amazon and other third party delivery companies just throw residents' packages onto the counter in the unmonitored mailroom, and it's free game for anyone to steal. Management does nothing about it. From the outside, it might look like a clean, modern place, but living here has been an absolute nightmare. If you care about your health, sleep, or sanity, read this before making the same mistake I did. 1. Noise: A Living Hell of Wind, Garbage, and Zero Insulation The noise in this apartment is beyond anything I've experienced before. I'm not just talking about the usual traffic or city sounds, this is on another level. Let's start with the wind. The windows are so poorly sealed and designed that even a gentle breeze turns into a shrieking howl. I'm not exaggerating, it sounds like a scream. The air funnels through the frames and echoes around the room like something out of a horror movie. It's relentless. We've had to wear earplugs just to survive, and even then, it's barely manageable. I've been sleep-deprived for days. Some nights I lie awake just listening to it; angry, exhausted, unable to rest. And when it's not the wind keeping you up, it's the garbage trucks. They drag and slam metal bins right outside the building. It echoes like thunder and jolts you awake, as if the wind hadn't already done that. The garage door is frequently broken and sometimes left wide open. It stays that way for days without warning or repair. It makes the building feel unsafe and unmanaged. 3. Window Quality: Unsafe, Unsealed, and Unlivable They don't block out noise, they don't block out air, and they definitely don't block out dust. If you don't clean every other day, a fine layer of grime settles on every surface in the apartment. But what's even worse, they're dangerously unstable. You have to open and close them like you're handling delicate glass. Apply a little too much pressure and they feel like they might collapse inward. They creak, they wobble, and they give you zero confidence that they'll hold up over time. Every time I touch them, I feel like I'm gambling. 4. Appliances: Broken, Cheap, and Forgotten The appliances here feel like the leftovers from a budget hotel. The dishwasher broke and started leaking all over the kitchen. We submitted a maintenance request two days ago, and still no response. The dryer doesn't dry clothes. We have to run it twice and then still hang our clothes around the apartment for them to finish. The fridge is basic and inefficient, barely gets the job done. They market this place as a "modern apartment" with "updated appliances," but what you actually get is a pile of cut corners and constant inconvenience. 5. Management: Robotic, Dismissive, and Absent And here's the worst part: management doesn't care. You feel it in every interaction. There's no urgency, no follow-up, no concern for residents. It's all surface-level "professionalism", canned replies, copy-paste responses to negative reviews like "We're sorry to hear that, please give us a call." But no one ever calls you back. Guest Suite review…read more My son & daughter in law have lived here for several years now. It's a beautiful facility. I'm staying in the guest suite which is a furnished apartment they rent out for the night to the guests of apartment renters. It's our second time staying here. The guest suite is nicely decorated and has just about everything you need. The first time we stayed in the apartment everything was perfect. No complaints. This time around I feel as if there is a lack of a check list to make sure everything is refilled. We were left with one roll of toilet paper. A roll of paper towels that was almost gone. About a quarter of an inch of dish soap. A box of tissues would have been nice but there wasn't one. The hand soaps look as if other guests replaced them. One of them is almost empty. There was a battery operated soap dispenser that I think belongs to the suite but it didn't work. We went to the store and bought toilet paper, paper towels, dish soap and tissues. Towels are provided but for some reason there were no wash cloths. After going to the office they quickly purchased and washed some new wash cloths for us. Lastly the Wi-Fi hasn't really worked for most of our trip. It's always buffering. The first time we stayed it was $100/night and now it's $150/night. $100 is fair. I think the $150 is a bit much considering we had to refill some of the items and housekeeping is not included. It's simply convenient to be staying so close to my family.

I was told I'm to clean it, leave my closet door open all the time & purchase dehumidifing products myself, it's not on AMLi that mold grows on my clothes & shoes in my apartment. Regarding the additional charges I was sent an itemized bill with additional utility charges from July & August, that were not on previous bills. The only thing anyone is waiting on is for me to pay the additional money, not to address any issues I have. ......................... There is mold growing in my closet on my clothes & shoes & the head of maintenance tells me it not their problem, it my problem & they can't help with any of it. There is often mold growing on the ceiling vents, that they clean w/alcohol but the guy tells me it's not mold it's just dirt. Who cleans dirt w/alcohol? I had to wash everything & am keeping my clothes in the living room/bedroom with the ceiling fan on so I don't smell like mold when I go out. I am paying over 2K for a moldy apartment. On autopay & last week they send an email threatening legal action over non-payment of rent. Rent was paid but they were late processing pet fees, which they tacked on late fees for. They said they would take off the late fees but still haven't. They also harassed me about my renters insurance- which never lapsed & I sent them the policy info on a few times - I continued to get notices insisting I pay for their insurance policy even though mine is more than adequate. That took 2 phone calls & 6 emails for them to finally drop. I so regret renewing my lease. This place is not worth it.

The truth is that nearing my move-out date, I wrote a detailed account of the experiences I discuss below, and sent it to the Briscoe management (along with names, dates, and pictures), giving them the opportunity to make things right. Never once during the hellish plumbing situation I dealt with in my time here was anyone at the Briscoe apologetic or made an effort to make things right. Instead, management attempted to pressure me to sign a Non-Disclosure Agreement (NDA) to keep me quiet about my experiences here, and offered me $500 of hush-money. I did not take this money as I believe everyone should be warned about the business practices at this apartment complex*** My experience at the Briscoe was beyond abysmal, and I am thrilled to be out of such a mismanaged, dishonest, and unsafe place to live (someone was stabbed to death right next door, look it up if you don't believe me). Bright-eyed and naive, I moved into the Briscoe in May of 2018. My time there began with an ant infestation that took weeks to fully resolve due to the maintenance team. By the end of the first month, I began to have plumbing issues that would plague me during my entire time at the Briscoe. My toilet began to clog with no warning and become unusable for a few days each month. I didn't want to have to create a maintenance ticket for them to fix it, as I knew response would not be the fastest anyway, so I would wait for the issue to go away on its own. Eventually this issue escalated and my toilet was clogged more of the time than it was functional. Multiple times, I filed tickets and maintenance would close them, claiming the issue was "fixed." Usually within 24-48 hours my toilet would be unusable again. This resulted in many days of waking up at the crack of dawn to use the bathroom at Starbucks and chick fil-a, since I did not have access to a working toilet. My issue escalated again, and I found myself literally wading through sewage on a daily basis. Almost every day, I would be woken up in the middle of the night to a gurgling sound and to find my bathroom flooded with sewage water and chunks of human feces. (See attached). Caught in and endless cycle of overflowing sewage, I was desperate. I made many calls to the front office and to maintenance, and was told over and over again that I must have been causing my own issues by using "unflushable wipes" (despite the fact that a plumber literally snaked a camera into my plumbing and found no such "unflushable wipes"...btw, I don't even use makeup removing wipes...) I communicated to the Briscoe office and maintenance teams that my issues had not been resolved, and that this environment was not safe for me to live in, but they did not take my issues seriously. This caused me to live with non-working plumbing from May 2018 - March 2019. Almost a year. Imagine living in a $2100 a month apartment and not even having working plumbing for a year. Well, welcome to living at the Briscoe! In addition to my plumbing issues, The Briscoe has shown utter disrespect for people with disabilities and has neglected to comply with laws and the Americans with Disabilities act. They do not enforce towing in handicap spaces, and even allow maintenance to park their golf cart in handicap spaces whenever they feel like it. When I've called the office to report that residents were illegally parking in the handicap space, I was told this "wasn't a big deal" by one leasing associate. Tell that to someone in a wheelchair who is unable to access their own home if the handicap spot is taken! Also, don't bother doing a walk-through when you move out. Even if you get a clean check-out like I did, the Briscoe can still charge you whatever they want in the end. Cheers to tenant rights! They also will send over bills to collections even if you have already paid them and have proof you have done so (certified mail).
