Our small HOA complex has been extremely pleased with Diversified Association Management. They respond to all requests in a timely manner, are professional and thorough. Most important is the follow-through. Our previous property management company was all promises and no substance. Diversified is completely different. Our Community Manager, Matt Armstrong, actually gets things done and meets regularly with the board to see what needs to be done and recommend reliable repair work. Don't respond to calls whether you are the homeowner or renter you may get a call back in 30 to 60 days and thats being generous with that time frame. You can submit your requests online, does not matter the response time is horrendous. Emergency line does respond but be prepared for charges, however, at least you can speak to a live person that way. If you are a home owner looking for a property management stay FAR AWAY! Horrible management portal, take forever to respond, they never include links in emails they send to lead to relevant data, $68 processing fees to pay bills, if their site breaks (often does) and you are late on a payment they will instantly charge you a fee, then refuse to respond to any request or complaint. Worst company I have ever had to work with, I am already pushing to have them replaced if possible, and bringing other homeowners with me on this push. Absolutely disgusting company. read more

Three unreturned phone calls and no response to a "portal" request for assistance on how to locate HOA documents we need to close a sale on our home in Wagon Trails Rec. Assn. Just an apparent reference to a HomeWise Docs on the website that will cost about $500 for the documents we need? And, several are not listed that we also need like most recent financial audit review? These are "boiler plate" documents that are incorporated in paragraph 7 of a Colorado Standard Form to Buy and Sell Real Estate (Residential). Awful service. No guidance. read more

Now HOA dues are $175 and the attention that our property receives continues to decline all the while dues continue to go up (up from $100). There has been a dead tree behind my house for months, and it has even been washed out of the ground and is laying on its side roots exposed and all. The water has been cut off to about half of the grass areas so what once was a beautifully landscaped place to live is slowly and surely becoming brown and ugly. It is really frustrating. I can't wait to live somewhere without an HOA or at a minimum, one that's run by Diversified Property Management. read more

So many issues with this HOA. I feel like they are nit picking me (and other's probably). First it was a fence that is nowhere near my property and I had to gain access to another lot/street to fix it (twice). The fence was located approx. 15 feet above our retaining wall. Next, a dead tree which has been the only understandable issue they've sent me. Recently, they are just now telling me that trash cans cannot be visible unless it is on the sidewalk on collecting days.... keep in mind I've lived here two years and this is the first I'm hearing of it. Prime example of them looking for something "out of compliance". They are rude and have no customer service skills at all. read more

This company deserves no stars! We had a roof leak 2 and half years ago and it took HOA to finally repair it, however they hired a young kid to fix the ceiling repair and did a CRAPPY job. We asked for them to redo the repair (mind you you he repaired it twice because it was done incorrectly) and they pretty much said the board needs to approve it . They took NO responsibility of their crappy work. So we are stuck with a ceiling that looks like a kindergartner took a paint brush to our ceiling. The manager Crystal was not helpful and took no responsibility of their poor work that was done. A horrible business!! read more

I've seen L.A. Riots more organized than this company. I've been a tenant in a town home for 3 years now. I fell on ice and fractured my arm and I emailed the company and no one replied back. They were responsible for making sure ice and snow were clear from the dumpster. Last winter, I had a patch of ice and I got stuck and I was up against the fence. The fence was damaged and I have scratches on my car, the fence still hasn't been fixed. I've' had several people walk through the yard in front of my unit and they let their dogs poop on the lawn and they don't clean it up. I even emailed a video of a woman walking past my front window ( within 4 feet of my front window) and they said it's perfectly fine for people to walk to close the window, it's a "common area". Fences are broken, trash is every where, and the landscapers decided to mow over a Heineken bottle on the front lawn instead of picking it up. There is broken glass and dog poop all over the front lawn. They love to take money but they don't use it. I have sent several emails and included screen shots, videos, and pictures, but nothing is being done. Their customer service makes Comast look good! I came here to give a review, but have to interject some thoughts after reading a lot of the reviews here. It seems as though many folks don't know the difference between the HOA and the property management company. The HOA is the one that makes the rules and tells the property management company what to do. If the property management company isn't doing what it is supposed to, the problem likely lies with the HOA Board. If the HOA Board isn't doing what it is supposed to do, the problem is likely YOU, meaning that the Homeowners aren't involved enough. My advice is to prioritize your neighborhood, learn the rules and volunteer. Diversified has been our property management company for approximately seven years and has been very good for our neighborhood. The company keeps the books, sends out the dues notice, enforces covenants, hosts meetings, tracks ACC requests, processes expense reimbursements, advises the board, sends status letters, fields complaints, manages the website, enforces the collection policy, complies with state law, etc. All of this is done for a reasonable fee that is in-line with local and national norms. One thing I really like about Diversified is that they have embraced technology whenever possible to make things easier for Board and Committee Members. For instance, they have incorporated a web-based payment authorization system so payment authorization and payment history is available online for the Board Member who authorizes payments. They have also incorporated a web-based ACC processing system so that the Homeowners can submit Architectural Requests online and the Committee can review and vote online. They were quick to transition to online meetings during the COVID-19 outbreak. All of these types of improvements take place to keep efficiency up and costs down for the HOA. Another thing I really like about Diversified is that the people are really quite helpful when they have the power to help. If they cannot help you because the law or the Board or the funding doesn't allow it, that is not their fault. If you feel like you are getting the brush-off, the person you are talking to is probably under some crushing workload (i.e. - it just hailed in the Springs and every building in their portfolio needs to be re-roofed). This is usually a temporary issue (1 or 2 days) and then they are back to being very helpful. If you are the subject of an enforcement action, it is likely that you weren't holding up your end of the HOA bargain. Remember, by design, there are a portion of people who WILL NOT get their way in an HOA. We all signed that paperwork when we bought our home. So, follow the rules. If you don't like the rules, get involved, be friendly and persuasive to your neighbors and change the rules. read more

In the year and a half we have lived here we have had to get our attorneys involved twice. Once we were in the right and once is currently ongoing. Aside from those issues the incompetence and harassment from the board is blatant and sickening. Let's not forget the terrible landscaping, we have had plants dead around our house and throughout the HOA for over a year. The grass is spotty at best with large spaces of dead space, full of weeds and yellow spots and the rock is scattered throughout. There have been dishs (Dish network) littering the grounds for over a week now. Not to mention still trash about the area from the roof replacement. And let's not forget the complex manager avoiding/ignoring calls. I have learned a lesson and would rather live next to a meth house than in an HOA ran by this management company again. read more

This company gets worse by the hour. Filed a complaint with the BBB concerning the emergency I was having with a common sump pump. Their response consisted of one sentence having nothing to do with the complaint or requested resolution. Let's face it, a literate 14 year old could do their job. The only thing that could separate them from any other company is their customer service. That's where they've failed miserably. If you're a board member looking for a property management company, I strongly recommend you keep looking. This company will only make your life miserable. read more

Overall, I have not been treated well by Diversified. They spared no time in sending me two violations right after I moved in--and I received the violations before I even received their "Welcome to the Community" packet. My property manager has not responded well to violation complaints, and has been very unprofessional lately. I've steadily been getting resistance over the years, despite the fact that the complaints are viable and covered under the covenants, and despite the fact that I pay this company to enforce the covenants. read more

This company can be likened unto the gestapo. They are unresponsive and literally write you up because you have a weed growing in your yard, yet they fail to trim the weeds in the common area. They gave a budget in September of 2018 for 2019 and they said management would be $525 per month but yet come January 2019, without warning they now started charging $541! These guys are AWFUL. I love my home, but really regret purchasing it because now I have to worry about the gestapo HOA property manager who is trying to rule and control the neighborhood, read your history books and if you've lived in an HOA managed by these clowns you'll understand and think that likening them to the gestapo is actually quite nice. AVOID them like the plague, if you're considering a home that has a professionally managed HOA make sure it isn't managed by Diversified Association Management, otherwise you'll be under a microscope and get nasty letters from the HOA because heaven forbid a week should pop up in your yard. In our association all that the management company does is send mean notices to everyone and pay the community trash bill, and they charge $541 per month. Our HOA has tens of thousands of dollars in surplus funds that are completely unnecessary these guys are AWFUL, it's too bad they can't be given 0 or negative stars. read more

This is the worst of the worst. Avoid their properties at all costs. They harass people. Once they harassed us about our trash receptacle out front of the house on a trash day! The receptacle had blown over and neighbor had pulled it up to our house and we get a nasty gram about it. They do not answer or return calls. They will turn neighbor against each other and force everyone to have cameras. They force you to respond to a supposed violation and limit you to 250 characters to defend yourself against a false accusation. I believe in HOA's and their purpose but this is harassment pure and simple. read more

This is the worst property management company in Colorado. You can NEVER get in touch with anyone even in case of an emergency. I have tried several times to no avail. They don't plow or shovel until things are almost melted. Even when you leave a msg on the emergency line you will not get a call back. Sidewalks never get shoveled. Plows do a poor job if they come at all. Don't take my word for it. Just read the Goggle reviews as well as Yelp and the BBB of Southern Colorado. We have elderly folks that can't leave the home because of your uncaring attitude, not to mention what you charge us and for what? I am going to do everything in my power to get this company fired by our board. I knew your company didn't care about the people or the properties you managed before we hired you but I let the board talk me into giving you a chance. NO MORE! We have begged you to take care of our issues for months to no avail. I have had snow drifts and unplowed roads for the last time not to mention our other requests you ignore and never respond to. This is the second review I have written today for a company. The first one was for a restaurant that provided me with what I perceived as subpar service. Those are easy, we all have time to be constructive. But do we all stop to say thank you or express appreciation when things go the way we want? I admit, I don't always but I decided to today. First off, I'm not a plant as some may perceive based on my review and ranking of Diversified Property Management. Instead I am a happy resident with the support I get from Diversified Property Management Company. I have lived in a community managed by Diversity Property Management for 4 years. I had those same concerns of, "what do they do, where does my money go to?" Rather being ignorant to these things, I chose to educate myself as to what a covenanted community does and what they cant. I don't blame the management company for the legally filed rules such as covenants and architectural guidelines I'm required to follow and Diversified is contracted to follow and enforce. They can't waiver from these. If I don't like them, I have the choice to vote for a change, this is my right as a homeowner. If I can't do this, I leave. Better yet, if I don't like these, I do not choose to live in a covenanted community where you are contractually obligated to follow the guidelines set by the community, not the property management company. So what does Diversified Property do in my community? They keep us aligned they educate us not only on what we should be doing but other things that can support our community, they come up with ideas and support activities, they treat our community as if it's theirs. Don't know this personally? Maybe try having a conversation with them, maybe go to your community's board meeting to meet the board that enforce these rules you agreed to by moving into the community. Diversified, takes calls from residents unhappy for being fined or sent notices over an infraction. Yes there are rules, it's a covenanted community. I attribute this to also seeing my house value increase faster than the Colorado Springs average over the last two years. How do I know this, I took the time to review the governing documents of my community including the enforcement policies. And when I read these, I don't see Diversified names, I see this all written and filed by the community, the volunteer board. I also attended board meetings to ask questions. If you are upset about something that Diversified Property says or does, talk to the board of your community. Diversified works for them (meaning you), they follow the covenants of your community which are legal documents which also means they can't change, vary unless the community you live in votes to change them. Sorry if my positive review comes across as a rant. After reading a few reviews based on what I can only assume is ignorance or a lack of following rules that you legally agreed to follow by moving into a covenanted community. It makes me question who actually wants to understand vs. who just wants to complain and picks a contracted company to place the blame. Diversified Property, thank you for what you all do. I have enjoyed meeting a few of you when I have gone my community's activities and to my communitiy's board meetings where I look to learn. read more

Worse of the worse!! I got told that I had to replace my front yard because my grass was "dead" which it wasn't. I Paid so many fines! 3+ years living in my neighborhood and I got the greenest grass (no REPLACEMENT!!). It disappoints me because when I go for walks I see houses with no grass/crazy long weeds/weeds on their rocks/ect. and its been like that for about 2 years!! I don't see any lien's on their houses. Since we pay so much on BULL how about y'all hire a contracted snow remover! One thing I also hate is going your office. You are all SOOO slow! But y'all are quick to take our money. When I was busy on a trip for the summer I was late on a bill and I got a threat saying if i don't pay I will get a lien on house. My thought in my head was "go for it" cause this HOA is crap! CRAP CRAP CRAP! So glad I got a year left dealing with you all. read more

We've lived in our community for nearly a year now. its brand new. we were the second ones to live on the street. only 6 houses were built at the time. the street is now fully populated and construction is nearly finished. this HOA is a JOKE! all they do is hand out silly citations and complain when something is not approved. the road maintenance during the winter is non existent, there's been rocks, dirt and construction material flying around everywhere and they do nothing about it. if the bill is late they will add fees and not cheap ones. there's several lights that are burnt out near mail boxes and street lights. piles of rock sitting in streets on completed houses. their on-line system never works who ever developed the website should be smacked. Everyone I've spoken with in the community would love to vote these guys out they are an absolute JOKE and are a complete waste of your money and time. read more
