Hired Celso to waterproof (redo) our second floor deck that had been leaking into our garage for years even though we recoated it several times. Celso redid an 1100 foot common roof for our HOA that surrounds our courtyard and adjoins the private roof decks of 9 owners. Our common roof is unusual as it is covered with the same waterproof cement/acrylic material the owners have on their private decks - Celso's specialty. This roof had been given "lick and promise" repairs for decades - I think it's been re-roofed only once since the complex was built in 1986. Of course during the 2023 January rain disaster, it leaked severely, causing five owners interior damage and in one case causing the owners to move out for repair. So it wasn't just a roof Celso was fixing, he was fixing the psychological security of our whole community. We definitely hired the right man. Celso is a great and frequent communicator, very reliable, who does exactly what he says he's going to do. He and his team finished this massive project in four weeks in the 95 degree heat. (It would have been three, but he found overages of rotten plywood and rusted vent flashings that needed replacement, plus installed six new scuppers.) Celso was onsite almost every day himself to insure quality. Now the entire surface is solid as a rock and beautifully re-roofed and flashed up to modern code (which requires breaking out and replacing eighteen inches of stucco all along the bottom of the roof's perimeter). Our perimeter walls were riddled with cracks too, but Celso cleaned and sealed all of them, then repainted all of the thousands of square feet of our perimeter walls with elastomeric paint. Oh, did I mention the price was fair and he stayed on budget? He and his guys went up ladders daily to avoid disturbing owners - very considerate. He passed every inspection from the city with no re-do's and invited the HOA to come up and inspect every key juncture. After the job was done, his team went onto every owner's private deck to clean up debris that had drifted, and Celso even threw in extra sealing of the transition areas where owner's decks meet the common deck to prevent problems. Celso checked in on us during Hurricane Hilary this weekend and has also been very accommodating to return and fix minor details homeowners requested. Even our most exacting homeowners are delighted with Celso! In conclusion hire this man. You'll be glad you did. We'd hire him again in a heartbeat, but lucky for our cardiac health we probably won't need to except for routine maintenance. This roof is absolutely fantastic. And since it is also a walking deck surface, we can throw a community party on it and we probably will next month to celebrate. read more

After repairing and stabilizing our 36 year old second-story deck, we needed to get it waterproofed first, before and installing ceramic tiles. Celso Berrios came out and gave us a very reasonable estimate, and therefore we gave him the job. He was simply incredible!! He came and did an expert flashing job, (very important!), and then the three layers of waterproofing, finishing off the job with tiny little pebbles, that will allow the tile to stick firmly onto the surface of the day. He was also careful to preserve the gentle slow so the water will runoff completely after a rain. Celso is great! I cannot sing his praises high enough. I'm on the HOA Board at my condo complex and was put in charge of getting a leaking balcony on a second floor fixed. The upper deck/magnasite waterproofing along 450 feet of balcony needed to be removed/replaced. I received 3 separate quotes from 3 different contractors and went with DLX Waterproofing because he was not only squarely in the middle price-wise of all 3 quotes, but he outlined the potential for additional costs which may occur during the project -- and his pricing was clearly outlined and fell well within the range of "not trying to overcharge" or artificially inflate his invoices with incidental costs. The project was a complete success! Though it went a little longer than initially expected, and cost us a little more too, neither of these issues were due to DLX Waterproofing -- we just found a lot more / extensive water damage done to the underlying structures of the balcony, all of which we were required to repair in order for Celso to be able to complete his work. We had a leak on our condo building roof that was leaking into a unit on the top floor. Celso came and did an excellent job finding the source of the leak which was the bottom of a drain opening on the roof that wasn't readily visible.
