    I highly recommend A&E Waterproofing for any of your waterproofing needs! Actually, I MORE than highly recommend them!! Argie, is an incredibly attentive & knowledgeable business owner who is an expert in his field. I had a very large rooftop deck completely redone and waterproofed by A&E after a massive rain storm created substantial water leaks - which bombarded the interior of my townhouse (in several places). Thank goodness for Argie and his team of professionals who came to the rescue. The job completed by A&E Waterproofing was well beyond my expectations, and the attention to detail and constant communication throughout the entire process was greatly appreciated. Again, if you are looking for a truly conscientious, experienced, communicative, and reasonably priced professional to waterproof anything, I would absolutely call A&E Waterproofing for sure!!!

    I noticed my deck was failing so I went to yelp to look for a waterproofing contractor. I contacted Argie, but he said he was booked up for a month and a half, to call him back at that time. I figured he was busy because he had a lot of work and did good work, kind of like in demand. I said ok. I was a little skeptical but I called him back, he remembered me. He came to my house and gave me a price after looking at the deck. I thought about for a minute and asked him when he could start he said a week . We shook hands. To make a long story short , he was friendly, did what he said he was going to do and the deck came out great. I would use his services again.

This was the best experience I've ever had working with a contractor, and I've worked with some really excellent ones both in LA and the Bay Area, as well as some true scumbags who amounted to fraudsters (hence my anxiety surrounding this project and my meticulous due diligence). Eldar is honest, experienced, and so very kind. He knows what he's talking about, he explains the issues thoroughly, his solutions are logical, and his prices are reasonable. Women, especially, take note: he won't talk down to you, and he won't bullsh*t you or waste your time. He stays positive and friendly, even when new challenges like huge, invasive roots up against and under the foundation reveal themselves as the project progresses. He communicates clearly, sets realistic expectations, and provides comprehensive progress updates at the beginning and end of each day, and sometimes more if urgent matters come up. He listens to clients' needs and expectations, and is very good at working with anxious customers. His team is professional, punctual, super friendly, and incredibly hardworking. They went above and beyond every single day, kept the worksite clean and tidy, and ultimately left my yard much cleaner than it was when they started. So, to sum up my experience: These guys are fantastic. Don't wait. Don't hesitate. You'll be in great hands. Now, if you want all the dirty details of my cracked slab and water intrusion saga: I had several different foundation/structural companies come out (yes, even the usual suspects in sponsored search results) and look at my foundation over the past few years, and I got vastly different suggestions on what I should do to solve my problem, with a range of very high prices. I was overwhelmed because none of the solutions seemed right to me, and I was worried some would actually end up causing other problems down the road because they went overboard on foundation support, but didn't address drainage. After my first meeting with Eldar, it was clear to me his solution would be the most effective for my problem, which was 99% caused by a lack of drainage around my property. The rest of the problem was caused by a very shallow free-pour foundation on one side of the house (1950s construction), which Eldar and his team uncovered during the excavation process, and supported by making some very solid, high-quality footing extensions, which they waterproofed. Expansive clay soil and a slope behind my house also factored in. I had so much anxiety about hiring a contractor who would take the wrong approach along with all my money that I basically sat on this problem for four years. Bad idea, I know. I'll spare you the details of my insanity every time it rained, but let's just say lots of stress, dozens of shop towels and multiple Quick Dam flood barriers were involved. I was seriously losing my mind with every new crack in my slab and walls. Now that Eldar and his team are done installing deep french drains, waterproofing, footing extensions and a sump pump, I feel such a sense of relief. I'm confident that I'm going to survive this year's anticipated El Niño storms while maintaining my sanity, and I feel so lucky I found The Foundation & Drainage Repair when I did. I'll update and post videos of my beautiful new sump pump in action when the rains come.

So glad I found LA Structural! They called me right back, scheduled a time for the next weekday, and Brandon showed up right on time. He took a look at my concerns & got under the house (on a 99 degree afternoon!). Brandon reassured me that there are no structural concerns, then took the time to explain how the supports under the house work, and why I might notice uneven places in the flooring. He did not try to sell me on anything, and did not charge me for the consultation. He gave me a ballpark estimate if I ever decide to do optional earthquake bracing, in a no-pressure manner; he was very clear that it's not a necessity.     LICENSE SUSPENDED: Avoid This Contractor: Failed to Comply with CSLB Arbitration Award…read more I am updating this review to warn other homeowners to check the California Contractors State License Board (CSLB) records before hiring LA Structural. As of March 2026, their license has been officially suspended due to their failure to comply with a legally binding arbitration award. On October 22, 2024, LA Structural requested and collected full payment for the second contract (permit acquisition for all work listed in the first contract) before any permit-related work began. Note: This is a violation. Despite full payment on November 26, 2024, none of the required permit finalizations occurred as promised, and the contractor stopped all permit-related work. Required tasks--such as coordinating inspections, correcting the soil compaction report rejected by LADBS, and managing final permit approvals--were not performed by LA Structural and were left entirely to me. I spent the following five months working directly with LADBS and city inspectors to complete these tasks. During those five months, I identified two defective areas of work. First, the soil compaction report was rejected due to LA Structural's circumvention of requirements. LA Structural hired a deputy instead of a third-party geotechnical engineer, bypassing the grading inspector's requirement and misleading me as the client after charging an additional fee for this engineer and report in November 2024. Consequently, in February 2025, Inspector Bonvouloir officially rejected the report. Later, Clark Inspections--the subcontractor hired by LA Structural--emailed me stating that LA Structural planned to use their in-house engineer to revise the soil compaction report, again attempting to bypass the requirement. I ultimately had to redo the soil compaction report through a licensed geotechnical engineer and resubmit it, after which it passed the city's review. The second defective work involved the drainage pipe and was documented in the CSLB investigation report. After 13 months of CSLB mediation, investigation, and site inspection, a mandatory arbitration hearing took place on January 22, 2026. The arbitrator ruled in my favor and ordered payment within 30 days. LA Structural failed to comply, resulting in their current license suspension. Notably, prior to the issuance of the stipulated arbitration award letter, the contractor repeatedly attempted to have me sign his own private settlement agreement--non-CSLB documents with terms that went beyond what had been agreed upon at the hearing. Don't sign it! I later learned that this is a common tactic contractors use to remove CSLB from the matter. Per CSLB instruction, I filed a claim with their bond company, Jet Insurance, to recover the awarded payment. Despite their written commitment on February 11, 2026, to issue payment if the contractor failed to meet the CSLB deadline, Jet Insurance instead extended the deadline to March 27, 2026, stating that "the contractor intends to make payment by this week." LA Structural failed to meet this extended deadline as well. On March 30, 2026, I received an email from Jet Insurance stating, "Attached is the Final Release and Assignment of Claim agreement, relating to the claim...In order to issue payment for this claim, Jet Insurance Company requires the attached agreement to be reviewed, physically signed and all pages returned." It has taken 16 months to recover my funds for their abandoned and defective work since their collection of full payment. Based on my understanding, when a bond company pays out a claim, the contractor's license remains suspended until specific legal and financial requirements are met for reinstatement.

That was an unacceptable waste of my time. On top of what I was already paying for the plans, I was hit with additional fees that I was not expecting. Then I was quoted $440,000 for a 400-square-foot addition, which was completely unreasonable in my opinion. The entire process was frustrating, expensive, and unnecessarily drawn out. I had to keep messaging them and emailing them to see where we were at in the process. I feel like my time and money were completely wasted. Do your research, get multiple quotes, and be very careful before giving this company your money. I would not recommend them based on my experience.

He came and did the inspection and did a great job of explaining the result of the inspection to me where I could understand it. I would definitely recommend Sunshine Foundation but I would especially recommend Golan to anybody due to his knowledge and efficiency. Adam visited my property and spent almost an hour mapping out the entire floorplan and created a detailed plan of attack - all free of charge!!! He carefully measured whether the floor was uneven using a laser, took numerous photos of the areas of concern in the crawl space (wearing a full hazmat suit, goggles, and a high-end face mask), and patiently answered all of my questions. I had another vendor visit the property, and he only spent 3 minutes poking his head around - he did not even enter the crawl space! Therefore, it was an easy choice to go with Sunshine. I felt comfortable enough with Adam to ask him to visit my parents' home for a possible retrofit. Unfortunately, this structure does not have a crawl space / cripple walls and thus is not able to be retrofitted. I feel very comfortable in recommending Adam for other projects, and I look forward to engaging with Sunshine again soon. Thank you, Adam!!
