I installed a brand new roof on my house and hired DMI to inspect my house for insurance The results came back negative on the roof from the inspector In fact, my insurance company raised my rate $500 after they received the report My next-door neighbor had the same roofinstalled. His roof had a different inspector and everything came through clean nice I called the roofers. A well established company been around for many years.. in the Naples area and they said same roof that was on the house before I called DMI three or four times and they refused to make any changes in their report. My recommendation is run. Don't walk away from this outfit very very, very disappointing and I'm gonna do my best to inform as many people as I can not to hire them read more

This is my second experience with DMI, i recently had all my windows replaced with hurricane impact windows and was seeking a WInd Mitigation inspection for my insurance company. I was pleased with the quickness of scheduling my appointment. The inspector arrived on time, was neat and professional. DMI inspector failed our new home 2 years ago because we had "sewage leakage" around the connections of all our sink traps. I looked and thought it just looked like discolored tape. I called the plumber who had taken care of the home for the previous owner. He told me what they were seeing was insecticide tape that had discolored. I told that to DMI. And even had the plumber write to them. But they would not change the report. I had to have the plumber replace all the traps (pretty hefty bill), and then send DMI the plumber's certification and new pictures to them, before they would finally give me a pass. So now i have purchased a new property. DMI contacted me that they needed to inspect my property for the homeowner's insurance (Cabrillo Costal) . I told them I already had a licensed Florida home inspector do as full inspection of my property. This inspector also wrote up full 4 point and wind mitigation reports. I also told them about my previous history with them 2 years ago. The scheduler with DMI looked up my previous history. She said looking at the old pictures, the plumbing looked disgusting, and DMI would have failed the inspection just looking at the pictures. So...Because discolored tape "looked disgusting" and doesn't conform to DMI's aesthetic standards, they would have failed my plumbing on looks alone. Be careful...you never know what DMI might find "disgusting" and fail your home. Maybe your skin color is disgusting to them. I thought a 4 point inspection is supposed to follow some basic code guidelines. But I guess it's all about "looks". And not admitting they made a mistake. Check out the other reviews. A company that does grants for homeowners sent this company out free of charge. The inspector sent to my home was there exactly 16 minutes total including the 7 minutes he spent in his truck when he pulled up to my home. I reviewed my cameras to see if he was doing anything around my home or using a drone and he was not. The email stated the inspection would take 25-45 minutes. I had a wind mitigation done last year by a reputable company which I paid for, and they were there quite some time, they went on my roof and took photos. I can't wait to see what this report says. March 26 2025 - roofer failed to inspect the entire property. The address is in Miami, FL 33161, however as I told you the house is a duplex and based on the report the inspector did not inspect both units. He also stated the following: There are 3 years or less remaining useful life on the secondary roof. The flat roof is past useful life expectancy. Options should be discussed with a licensed roofer. Yet he never states why? If you are gonna say the flat roof only has 3 years you need to state why. He says nothing. This is not a complete report. He also wrote the secondary roof was unsatisfactory but never checked any box of why. Then when I complained the company turned around and started manipulating the report and checked the boxes claiming granular loss. How convenient. Furthermore the inspector Peter/Pedro Gonzalez never made reference to the other smaller flat roof in his photos. This inspection was done very poorly and not at a high level or standard. This report was done with incomplete information and detail. I will not be paying for this report as it was not done properly. This is not professional at all. This company sent me 4 reports many contradicting the other. Then they had their operations Manager Jennifer Oneill aka the pitbull call me and try to bully me on the phone and proceed to lie and say that because one roof is bad the other automatically is bad. And that they "made a mistake". Yes they definitely made a-lot of mistakes, but fraud is fraud and trying to manipulate insurance reports is unethical. Jennifer Oneill should be terminated as an operations manager as she has no INTEGRITY and the company should not lie to customers but instead do whats right. We are dissatisfied with the service provided by DMI. We were in Florida for one week and called and the inspection was scheduled on Thursday, September 19th. The inspector came early, did most of the inspection before we arrived to our rental, then looked in the attic. He handed me a business card, stated the inspection was complete with a smile, and said the office would send the report. I called the office the following week, because I didn't hear from DMI. I called, while on the phone received the invoice, paid it with a credit card, then the service rep emailed the report and stated there is something that needs to be corrected. Therefore, the inspection seemed quick and professional until the next week. If the inspector had quickly stated the item, we needed to correct we could have had it done that following day on Friday. If we needed to pay on the spot, I was expecting to pay with a check. Our second misfortune is now I am looking for an electrician in Florida from our home in Colorado to do this, after a major storm. read more

However, he arrived an hour earlier and was finishing up the inspection when I arrived as the tenant let him into house. His demeanor was curt and very unprofessional. Like I arrived early, so what? The insurance company wanted a wind mitigation and a 4-point inspection on my +50 year old house. I contacted DMI (Don Meyler Inspections) and made an appointment for Monday morning. The technician called to let me know he was on the way and he was there exactly as promised. Although my dog barked at him the whole time, Dan kept his cool (and sense of humor) as he checked everything out. He explained what he was doing and why; he was friendly, polite and extremely thorough. He promised to complete his paperwork and file it as soon as he was able. The DMI office provided me with an official report before the week was out. Kudos to DMI for hiring this guy. He was on time, personable , efficient and followed up. I now have the info I need to move forward with the insurance company and am grateful to DMI and Dan for their professionalism. There are good reasons why this company has a majority of one-star reviews, and I'm adding to it. I was recommended to use this company because Citizens uses them. I will be contacting Citizens to recommend they stop. I only needed a four point inspection. The cost is $125, which is a little high, in my estimation, but I agreed to pay it. The guy came out on time, which was good and everything looked good except for one cap in the electrical panel. Something was obviously wrong because it had melted. I immediately contacted my electrician and he said he would be there that afternoon. He came and fixed the problem (the panel was upgraded before I bought the property and this particular cap was the wrong type) and I thought everything was good. Until I got the DMI report and it said that there is a problem with the electrical panel. The inspector was standing with me when I contacted the electrician, and he knew he was coming that afternoon, but he still failed it. In order to get this corrected, I have to have the same inspector come out again and do a one-point inspection and pay $50. Again, way too much money for such a simple process, but they have my hands tied so there isn't anything I can do. Then they told me it would be more than a week before he could get back to me. Also not acceptable, but still nothing I could do. They sent me the invoice, and the amount was once again $125. I contacted them four times and it took more than a week before it was corrected. I finally reached Jennifer in their billing department who seems to be the only one with any competence in their office. She explained that when they copied the billing information whoever did it didn't change the feel. She couldn't explain why I had been ignored for more than a week and why no one else in their office was willing to correct their mistake. She was able to do it in a matter of seconds. I would not recommend this company and I would prefer not to use them again. There are plenty of other competent inspectors who can do the work and not rip you off in the process. And to the owner, shame on you. Your company is one of the reasons why we have so much insurance fraud in this state. You're not part of the solution, you're part of the problem. read more

They took photos of hurricane straps with only two nails although several others had three Nails right next to the photographed one. I'm pretty sure that most folks wouldn't even hire them if they only had their own interests in mind rather than the guy paying the bill. I reached out to get contacted and still nothing.. the owner doesn't seem like he even wants to try to care . Disservice rather than service.. Zero value ! Well, I have given more than enough time for DMI to right their wrong. I originally contacted them to update our 4 point and Wind Mitigation inspection for a new home owners policy. The original inspector came out and submitted our inspection. I received notification from our new insurance that we needed to have work done one of our bathroom and a roof repair. After looking at the photos that were submitted, I realized they did NOT belong to our home! I contacted DMI and had them come out for a SECOND time. The second inspector submits the report and only attaches 2/3 bathrooms. So, it fails the home owners insurance AGAIN! I called and had them come out for a THIRD time. In the mean time, our new insurance is threatening to cancel our policy unless I send them the corrected photos myself and correct the report immediately. So, I contact DMI to request a refund since it took 3 separate inspections to get the job done correctly. I have called and emailed NUMEROUS times. NO ONE CALLS BACK. It's pretty simple= You guys dropped the ball THREE TIMES, kindly refund my money for the headache and aggravation! read more

I am a Real Estate Broker w 3 decades of experience, my client made an offer and it was accepted, with 7 days for inspections, went under contract on the 13th of Sept. 2023. I called DMI on the 14th, explained we only had 7 days, they said "no problem", scheduled the inspection for the 16th - inspection was done on Saturday, paid with a cashier's check - we naturally expected the report by Monday. Monday, we were informed that DMI takes at least THREE BUSINESS DAYS, to return the report, three days had already passed but since two were weekend days, we still had to wait two more days - this meant that we would be out of our inspection period by the time we received the report. The cost was $950 which is very expensive - today is the third business day and no one at DMI has any inkling of when we will receive the inspection. Since today is also the last "inspection period day" if the seller does not agree to an extension my client will not only lose the purchase, he will also lose the 1 thousand dollar expense on an inspection report that he will not receive. I have three complaints with this experience: 1 - The inspector's demeanor was not very nice, he expected us to know where everything was, it's not our property, this is why we hire an inspector. 2 - The price is the highest in the industry. 3 - DMI's absurd "3 business days" delay in providing the report is absurdly long, if your inspection is done on a Friday, the inspection will not be returned for 6 days - ridiculous and truly unheard of . 4 - DMI's employees, though nice enough, have no idea of what to do or who to call. After keeping me in the phone for about 45 minutes, I was told that "someone" would call me - though I have not yet received any calls from DMI. Information short, if you need an inspection done and time us of the essence, do not call DMI or you will be sorely disappointed. read more

Really bad company, they find frivolous problems and give unsatisfactory report so that they'll get repeat inspection after the issues are fixed. They noted the water heater was unsatisfactory because it's rusted at one small spot. I agree there was some rust. Doesn't most appliances get rusted due to age and exposure to nature? What's wrong with rust? The water heater was not leaking, why would anyone keep a leaking water heater in the garage, wouldn't it mess up the garage and everything that's stored in it. That being said even if you feel that rusting is not good, why not contact the owner and let them take corrective action before preparing the report. Isn't that your responsibility, to take care of your clients' interest? In these days when the insurance companies are being so sensitive, an unsatisfactory report would only create more difficulties for homeowners. By the way, I went through another inspection company and they gave a satisfactory report. There are many good customer friendly companies in the market, Don Meyler is not one of them. I got to engage them only because of recommendations in the Nextdoor app. Once again not happy with the whole experience with Don Meyler, not only I wasted my time but I also ended up spending lots of money. So stay away from Don Meyler. For me personally lesson learned. read more

Update-sometime later that month Don Meylers team followed up and sent someone to do ANOTHER follow up inspection. They arrived early. Guess who? The fellow who couldn't get the proper photos of the roof strappings. He again-went up in the roof after seeing photos of my roof, came back down and told me I was easy to see?! Also took the electrical panel off this time. Said his drill was in the car the last time and he must have been having a bad day....?! Sheesh-I can't make this stuff up! read more

They get one free star because I am obligated to give one in order to write this review. My whole experience was terrible ... my insurance company required a 4-point (not surprising) and also required using this company, which I thought was weird that they would only accept this one... but whatever. The guy that came out to do our inspection arrived on time the only positive of this experience. He quickly starts telling us about how he doesn't like insurance companies doesn't work for them only us blah blah blah. He has me walk around the exterior with him where he takes several pictures and asks if our windows are hurricane rated I said no, but we do have storm shutters the railing was installed and the hardware however, he can't count in because they are not covering the windows. So I ask if I should put them up and have him come back to which he responds no, he'll take care of it ... of course when we get the report it shows no hurricane coverings. I call and of course they "can't change it" ... after the exterior we head inside ... where he finds problems with the new plumbing that was inspected and passed by codes however, apparently not to his standards ... absolutely ridicules... I will never use them again we have since had another inspection done where the guy was able to simply look at the shutters and have no problems once so ever. The inspector placed on the form that the roof deck attachment and wall attachment was different from the report 5 years ago, completely negating my wind mitigation credit. I needed a wind mitigation inspection since I was changing insurance companies. The insurance company referred me to Don Meyler Inspections. I first tried to schedule the appointment on their web site but got no response or confirmation. I then called them and had an appointment set for two days out. The inspector came, took lots of pictures, looked in the attic and measured some distances. When done, I asked him if we were OK and "passed" the inspection. His only response was "there is no pass fail on these and you'll have the results sent to the insurance company within 24 hrs" (after their fee was paid, it turns out). He just got in his car and went on to the next inspection. When I accessed the results the following day, I noticed that we had been knocked down two levels (to AA3) because of two deficiencies the inspector never mentioned when I asked him. Both of the shortcomings appear not to be valid since we just had a new roof (including SWP) installed after IRMA. I sent a follow-up email to the owner explaining my concern with the inspection and lack of information from the inspector about specifics. After more than a week, I still have not heard back from the company to get more information on my rating. I wouldn't recommend them. read more

Our new insurance company needed a wind Mitigation inspection before they would quote a premium. Our previous inspection was over9 years old and code requirements had changed. I called on Thursday and asked if they could come on Friday, we set an appointment for 3 pm. At 10:30, Friday morning the inspector called to ask if he could come earlier. He was at the house by 11 and I had my report in hand by 3pm. They were fantastic to work with! read more

Had DMI come out and do a windstorm mitigation inspection. Inspector's report said I didn't have a SWR, which means secondary water resistance barrier. I do. I talked to 2 people at DMI and said I did. They said I have to prove it through the contractors detail of installation contract or pictures. I said I don't have one, but I had pictures of various roof progress. Not good enough, need to show bare roof, places where polytek is installed, and show that there is no tar paper between the roof and the polytek. Inspector never asked to see contractors contract. So it's an irrelevant point. Would have saved me $145 a year on homeowners insurance. read more
