Very thorough inspection company. They are methodical and meticulous in every effort to document every possible issue a house may have. I've used them 3x. My sister actually suggested them as she was very happy with their services. And I'm glad I did. They saved me from loosing money on a bad investment when a seller went above and beyond to conceal the fact that the property had a major mold issue.. but diversified caught it! The second time I used them They found "poly" piping in sections of the house which also saved my from a costly renovation when I found that the seller wasn't willing to reflect that cost in the sales price. Went to install a generator for the storm and found yet more things the inspector missed. Outdoor electrical panel had issues that even a knowledgable homeowner would have known was not right and not to code. Inspector who was owner of company was specifically asked "owner claims this house was taken down to one wall and a slab, do you see evidence that all electrical is new" Panel has Electrical Contractors name and telephone number on panel maybe he should have mentioned that buyer might want to call Electrician and inquire. He mentioned a few electrical receptacle issues in and around home that he was wrong about. An old metal box was found which was clearly original since others were plastic. It had no cover on it which is also a code violation. When his office was questioned they said it might have been covered by sellers personal items and they dont move them. Guest bathroom shower was not plummed properly. Front door to home is wood with inserted glass, failed to mention wood was warped and could allow water intrusion. Failed to mention sticker from termite company that had visited house prior to being put on market roughly 30 days before inspection. Why would you have a termite company there if you never had a termite problem? He found hollow floor tiles and suggested a fix for it that could not be performed on a rectified tile with no grout line and was off by $25,000 on estimate repair cost. Master bath sink handles were almost inoperable they were so stiff and had to be replaced. Drains on both sinks were not installed properly and held together by electrical tape. Outdoor gas fireplace was inoperable and never mentioned. He was asked if there was evidence of new plumbing under the original slab and failed to mention or see clean outs and vents in two of the three bathrooms.. A good inspector would not have missed such simple items, an inspector working for an agent and not the buyer would have failed to mention these things. A good inspector would not have missed these items and would be working for the buyer. It was later found that the agents license had lapsed. If I walked around the house I could mention more but I think people will get the picture. Anyone feel free to contact me and I will show you the report since the inspector thinks this is a bogus review. Yes these are real statements and not considered libelous and I am not a competitor just a consumer trying to save another consumer from an inspector that is not very thorough and maybe confused who he works for since the inspection was set up by the real estate agent. Seller said all appliances were new and under warranty, wine fridge was 2008 house was renovated 2015, missed that also. In response to calling you to address the issues you missed, when you negotiating with the seller to get the price lowered finding all your mistakes after the inspection period doesnt allow for price negotiation so whats the point in calling you, you cost me money I dont need to hear your bs excuses. You are the worst inspector I have ever used and your lack of experience cost me a lot of money. I paid for the house as though it was a full blown gut renovation based on your findings. The electrical panel and a few other things would have clealry said that was not the case. Probably time to retire from inspecting before your bond gets revoked and license taken away. I am filing complaints against both after seeing the panel. read more

Russ was thorough, professional and very knowledgable. He took all the time needed to make sure we understood everything.......the good, the bad and the ugly! This place may have gotten a 2 Star rating because the man was nice, but when this amount of $$ is on the line with his recommendation on the house, he failed miserably! He missed several major items a/c unit in the house installed sideways so there was NEVER a filter in it and the breaker box is a mess. That is just two of the major things, then he found a problem with the roof (it is a new roof) and said he knows someone who can fix it for about $800. I called another roofer who found no problems with the roof. He missed where the hot water heater is otherwise he would have seen wires taped up from the original location of the fuse box. Why risk your investment with a place that misses so much of the obvious. No need to continue I am sure you all have my point read more

Funny that the owner of the company responded and claims he is not aware of my inspection, he did it himself his name in on the report. I did call his office regarding some issues and all they did was make excuses. Most of what he missed was found after settlement which was just a few weeks after the inspection. How is calling now going to fix anything, are you going to pay for all the issues or reimburse me for paying the seller for a nearly perfect house? No but you bond might. I doubt that many things changed in the few weeks, the owner intentionally took non issues and made them issues? This guy has a GC license, must have got it 40 years ago because he clearly does not know todays codes. Beware people!! read more

The service we received from this company seemed satisfactory at our initial inspection, however, several items were incorrect on the initial report and my realtor had to call them several times to get them modified. Following that we had repairs done as recommended on their reports and as a result required by my homeowners insurance company. I contacted them when the repairs were done (2 or 3 times before receiving a response) and they advised that I could spend $250 to have it re-inspected or just send pictures and receipts and they would issue a new 4 point inspection at no additional cost. It took me two weeks of following up with them before I received the revised 4 point (less than 48 hours before my homeowners insurance would be canceled). Once received, we submitted it to my insurance company who advised that it was missing several crucial items and that they would proceed with the cancellation. I then hired someone else at a cost of $85 (not the $250 that diversified wanted to re-inspect) and my issue was resolved. STAY AWAY FROM THIS COMPANY. read more

I want to thank you for a horrible inspection report last year with wrong information causing me to lose a home sale. Your termite inspector stated 'evidence' of termites which he was told the damage was 30 years old. Further inspection by two more companies said he should have known better. Your inspector stated the electrical was incorrectly done by a well respected AC company...I followed up with an inspection again from the county who stated you guys screwed up on your review and obviously didn't understand 'all in one' units. Your inspector said a wall unit AC was inoperable....he never pushed the 'on' button....this oversight cost me an electrical inspection and time off from work. Luckily the electrician didn't have the heart to charge me but made sure to note your inept assessment. There were more screwups like your lack of pictures with proper explanations (as per another trusted home inspector). I thank you because another buyer came around. He and his inspector had a good laugh at your report and he bought the house. read more

We bought a home last year and had diversified do the inspection as that was who our relator used. Once we moved in we found that their inspection was not very thorough. We had roof leaks, a/c unit had a blower out and the vents were not all connected in the attic so the cooling was terrible in half of the home. There was a waterfall feature to the pool which when on caused the pool to leak very quickly. The windows had rot around them and mold was inside the walls due to the roof leak. The hurricane shutters that were electric did not all come down even and there was a header in the family room which was wired by 8 (yes 8) extension cords for the lights to be connected. The home looked nice cosmetically, but behind the scenes (which is why you pay for an inspection to be done) it was a money pit. Our inspector was Joe Vita. They may have others that know what they are doing, but Joe must be their blind inspector. I would get recommendations before you use any inspector/company. don't just trust your agent. read more

The first rule to follow when hiring an inspector is to never hire one that offers repair services for your house. I had my house fully inspected four years ago by a person who spent over three hours checking absolutely every nook and cranny of my small single family home. Additionally I have an insurance inspector check my roof every two years, and last time said my roof is perfect and should last ten more years. Joe Vita from Diversified Home Inspections brought a roofing contractor with him for the inspection. Before inspecting anything, the roofer climbed up on the roof, took measurements to calculate square footage, and then proceeded to walk into the house and provide an estimate to change the whole roof for $18,000 since "the house needs a new roof". When asked a reason since he had not even looked in the attic at the inside of the roof, he stated that there were a few cracked tiles and that he knew the roof had to be changed. When asked if there were any leaks, mold, termites, rot, he said no. There were no leaks a couple of hours after a surprise storm with torrential rain and 40 mph winds that created hail and funnel clouds throughout SE Florida! The roofer also said that the house was wet on the outside, and that "leaks start with drops of water". What a genius! Anyone gullible enough to fall for scare tactics will spend money on a new, unnecessary roof. There are too many inspectors out there to give your business to unethical companies. Do your diligence and make sure your inspector does just inspections, and is not tag teaming to rip you off. This is very common in South Florida. read more

This is the WORST inspection company I have EVER dealt with! I have bought and sold over 8 homes in several states and have never experienced such ARROGANCE, RUDENESS and verbal hostility. STAY AWAY is my opinion! Inspection report was full of "repairs" that were questionable when looked at further. Rick made no attempt to write a full description of issues noted in inspection leading a buyer to cancel the contract. He also would not adjust the wording in the report to ultimately be more descriptive to allay buyers and sellers fears. So unnecessary for Rick and Maria to yell at me on the phone as well. Number one rule in business- apologize regardless if right or wrong. It goes along way to resolving problems and shows confidence and professionalism. Neither exist with this company or its employees. Glad to hear that Rick has never had a complaint even after 35,000 Inspections. At least that is what HE claims!!! (See other reviews.
