When shopping for quotes for re-financing our home, Don was quick to respond and offered a certain rate where lender paid all fees. After going through the process of sending all private financials, and speaking with me over the phone, he later emailed back that he could no longer honor what he offered and instead there would be 4K in fees. In fairness, he said I should go with another offer, which I did (which was the same rate and no fees that Don has originally quoted me, so it could actually be done). What bothers me is that I feel misled by Don's initial offer of a certain rate with absolutely no fees when in actuality he was nowhere close (thousands off!). Since locking in rates is time sensitive, this waste of time could have cost me thousands. The bottom line is: initial promises without delivery, misquote by thousands of dollars. I get if something is out of someone's control, but this is something he is in the business of doing, if there is that much variability in delivery that should be told to the customer up front. I try to always be fair in my reviews, and I waited until I closed our re-finance with another broker to make sure that it was actually possible for a broker to honor their initial quote (again in this case, a refinance at the same rate with lender paying all fees, aka a no cost refi). Additionally, I talked to a friend who is a realtor and previously worked as a broker and he shared that likely what Don did was make an initial offer with the anticipation that the rate would continue to drop so he could make more. When that didn't work out, that's when he told me he couldn't honor what he quoted. The lender I ended up going with gave me her verbal promise that she would honor the same rate with no fees, and that she would take less commission to cover things if necessary.
