My wife and I recently bought a home in Sequim, Washington. We needed a home inspector and had no…read moreidea who to call. In researching home inspectors, we discovered that there were quite a number of companies doing this type of work. Not sure who to choose and not being familiar with this area or any of the inspectors we had to choose from, we rolled the dice and took a chance with "The House Reporter Home Inspections". Being from out of state, we needed someone local we could trust to be our eyes and ears since we couldn't readily be up there to inspect the property ourselves. We spoke with the owner, Joe Pruitt. He was a friendly and personable guy and we felt really comfortable after talking to him having him do the inspection for us. Our inspection was scheduled for later that week. Mr. Pruitt showed up when he said he would. In fact, at every turn, Mr. Pruitt has done exactly what he said he would. He's easy to reach and is responsive to both texts and emails. In this day and age, old school professionalism like this is refreshing. Later the day of the inspection, Mr. Pruitt provided us a comprehensive home inspection report. We were not only taken aback by the depth of its detail, but by its high level of professionalism. He took a number of high quality photos of the various issues to help us better visualize the problems. Not being contractors, or all that handy for that matter, these photos were really helpful and we appreciated his adding them to his report. All this would be commendable enough, but he did something that really surprised us; something that went way beyond anything we would have asked for or expected him to do, he volunteered to go back to the property after we were told the repairs had been done to re-inspect the items that came up in his report to make sure that the builder had repaired them properly and to industry standards. He did this at no additional cost and from what I've heard, that's just not done. Once most inspectors are done, they're done, and they move on to the next job. Whether or not the repairs were done right is up to you, the home buyer, to discover. We cannot say enough good things about Mr. Pruitt and his company "The House Reporter Home Inspections". He's personable. He's reliable. He's respectful. He's very knowledgeable. He will do exactly what he promises he will do when he says he'll do it. You just can't beat that. You have many options for this type of work, but we highly recommend Mr. Pruitt and his company for all your home inspection needs. We are so glad we did.

I also worked in the residential construction field before retiring so have a good understanding of what inspectors should look for. There's a class of home inspectors that show up, find a few or a lot of little issues and then miss the big glaring issues that the buyer really needs to know about. Joe Pruitt is that type of inspector. Reports look impressive. He looks impressive in his home inspector suit and flashing his infrared camera but in reality it's all BS. Where do I start? I was in a field where I owned an infrared camera - a real one costing $3K. I've also had professional training in how to use it - a 24 hour classroom course. I watched Joe use his and knew he had no professional training in it. No idea what he was doing. But sure enough it looked impressive and in his business model that's what mattered. Anyway, back to my original statement about inspectors that report a bunch of small things but miss the big important stuff. For the first time I crawled into the attic space of one of the homes Joe inspected and around the chimney I could see daylight. A lot of daylight. I need to get on the roof and seal up the chimney and I will. But was that in Joe's report? No. Glaringly obvious and an easy fix but no mention of it. In my own house which he inspected we have a picture from his report of some paint deterioration on some decking. Great. Big deal. Thanks for finding that. What about the important stuff? Like the landscape grading causing water pooling around the foundation? That's a big deal and I found this out later on my own because no mention in his report. I know the business. I've been in the residential construction field for almost 30 years. This guy is a farce.

At 12:50pm I received a phone call from Patrice stating that they weren't going to be able to come at all that day because they were so far behind. Not wanting to completely cancel, we once again rescheduled; Monday morning at 8:00am. Now, normally I wouldn't mind nor stress about the rescheduling, however, our move out inspection was scheduled for that day at 3:00pm. My husband arrived at our old house at 7:45am, just in case they were a bit early. He was there until 11:00am cleaning by himself because MAID IN WHIDBEY FAILED TO SHOW UP AND PROVIDE THEIR SCHEDULED SERVICES. My husband and I called and text Patrice, to no avail. I reached out over Facebook Messenger and received no response. I decided to give her the benefit of the doubt before posting this review, thinking maybe she would touch base and explain why she didn't show up. However, it's been 48 hours and we've heard nothing. I attached pictures of our final conversation. Patrice, you ended up being such a letdown.
