When I reached out to express genuine concerns, she chose to portray herself as the victim and dismissed me by saying I was "ranting" instead of addressing the issues at hand. Her attitude was consistently rude and condescending, and I truly regret ever renting from this company. Despite having the home professionally cleaned and detailed, they still claimed that nothing was acceptable. More than half of my deposit was taken without proper justification. Instead of transparency, I was met with threats--Colleen told me that if I pursued small claims, I would lose simply because they "have an attorney." She even made degrading comments that implied I was somehow unhygienic because I have two small children. No parent should ever be spoken to that way. I requested a move-out walkthrough weeks in advance, emailing multiple times, yet I was refused on three separate occasions--despite providing proof. Rather than taking responsibility for their actions, they continually shifted the blame onto me. The entire experience felt misleading, manipulative, and completely lacking in basic respect or integrity. I am sharing this so others can avoid the stress, mistreatment, and emotional toll I went through. Please think twice before renting with this company. No one deserves to be robbed of their deposit or treated with such disregard and disrespect.

There are very few noises louder on a construction site. 50 men and 7-10 trucks was a mess. Sometimes we had to park across the street and walk our groceries back across 98 while the workers made themselves at home all over the property. Id have canceled my trip had I know it would be like this! All we asked for in compensation was beach chairs to no avail. Mold and failing sheetrock on the ceilings from the units above leaking in the bathroom and kitchen. When you took a hot shower you could smell the mold pouring of of the sheetrock. Can't imagine the black mold behind the sheetrock. You can see where they paint over the new mold every week. A brown nugget of material on the vanity, a pubic hair in the bed and hand wiped plates in the cupboard. Our feet turrned black walking around the unit. We have stayed at Seachase atleast 6 times prior but this place has gone downhill. We nicknamed this area as "Meth"ama City. It is dirty rundown and doesn't feel safe. If I were bringing daughters I would keep a close eye on them due to the heavy concentration of day laborers working on this job not to mention the rif raf passing through on foot daily! All we wanted were some chairs on the beach to compensate us and all we were offered were the same coupons they already offered us that they get for free to get people in local attractions. Must suck having to call people liars on Google every day because your place is dilapidated! Came out one day to stucco all over the hallway. One day the elevator stopped with the cleaners onboard and they didn't think we would get it going again. It was a mess every day somewhere. Definitely don't walk around barefooted. Glass, splinters and stucco around the property. Pool gates are in disrepair. Watched one of these wonderful craftsmen that work there drop a glass light cover and shattered infront of the elevator and saw various glass shards in front of the elevator over the following days. They want to call me a liar I can go on and on. The black mold is definitely a health issue that's the biggie! They offered the same tickets the offered on email as working with guests to resolve a problem that's a joke right? How about offering a mold remediation company a sheetrock crew a new refrigerator or just some beach chairs instead of the free ticket vouchers you recieve from local business for free. You did nothing but deny the situation and poo poo my complaints! I didn't threaten nor was I irate. I'm a real man and handled the situation with my 2 girls. Now I'm irate and you did your best to get me here! The rusty chairs on the porch and the deadbolt doesn't work so we had no way to lock out anyone while we slept were a nice touch too!

The condo was very clean and stocked with plenty of little soaps, shampoos, dish soap, paper towels, fresh dish cloths and sponges, etc. Pros: the beach views from every room are amazing. The entire back wall of every room in each of the condos is solid floor to ceiling glass with sliding doors. The location is perfect. The beach in front of the condo is miraculously uncrowded... a very calm and peaceful spot. Never had to wait more than 10 seconds for an elevator and did not notice any weird smell as other have said. Easy beach access with two rental chairs and umbrella setups for $40 each per day.... and they make multi-day deals. The king bed is very comfortable. The kitchen and bathrooms are actually very luxurious and the appliances are new and high quality. Cons: there have been several high quality updates to 704E such as the kitchen and bathrooms but the furniture needs to be replaced, the pillows on the beds in the double bedroom are completely flat, the sliding glass door in the main room is almost impossible to move... it takes all of your strength and body weight (maintenance staff are coming tomorrow to work on it), and it's doesn't get very cool in the double bedroom... although there is a fan that helps.

The walls had metal protruding from them that snagged skin and clothing. the balcony door was almost inoperable. We complained and were given a partial refund and told that if this ever happens in the future we should contact them immediately so they can address concerns. I decided to give them another chance and rented a unit through them again this year. Long story short, that was a mistake. Once again, the condo we rented through Gibson was in poor condition. It needed paint and repairs. The furniture was old and in poor condition. They provided no table or chairs for dining on the massive deck, which is one of our favorite activities. The shower drain was clogged. So we called as we were told to do and Gibson did nothing. When we vacation we don't want to spend our time chasing down the rental company management and waiting around for their repair crews. We want to enjoy ourselves. We expect them to inspect these places and make repairs BEFORE we arrive. Gibson has failed us in this regard for 2 consecutive years, and I will not use them again.

I'm not sure if the were roaches or water bugs? They were on the kitchen counters so much that we had to store food in the microwave for safe keeping. The couch had such a bad smell that we went to the dollar general and bought a set of sheets to even feel comfortable sitting on them. The view from the side balcony was fine. That was the best part of the condo. The "gulf side" bedroom was also a joke. The steps to the condo are right in the middle of the view. On either side of the window you could see a sliver of the beach. The shower had hair laying on top of the drain like it had not been clean and the sink had toothpaste in it probably from the previous tenants. I did notify them that the shower was nasty and that we left a day early because of the nastiness. They said they wished we would have notified them to let an exterminator come back and someone to clean. We had our small Yorkie with us and were not comfortable letting an exterminator come in to spray or for a maid to come in also. We would have had to give up beach time in order for anyone to come in and we were worried about the bug chemicals being sprayed. We have been to Okaloosa Island for many years and never had this kind of experience. August 2022

This company has so many hidden fees in their 20 page lease. There are many addendums to justify…read moretheir added costs. One instance is their offer of a valet service. It is not an offer with an option to opt out. It is a mandatory $30 monthly fee, whether you use the service or not. If you do use the service and work beyond the time you need to move your garbage can back indoors, you will get a violation fee. Likely $50-100. They require you to use their business apps to pay rent, utilities, package service, etc. These total more than $20 per month. All in all you will pay nearly $1k per year extra on top of the high rent. The water treatment stench is horrible. Don't get a unit in the vicinity of that because YOU WILL experience the stench daily. Only upside to this place is its location. Also it is not senior or kid friendly. No accommodations for seniors as in access to upper floors or grab bars for safety in bathrooms. Tub/shower is very high to step into and is an accident waiting to happen. Keep track of your deposit, they are required by law to send an itemized statement via certified mail to inform of any claim to deduct a portion of your security deposit. They don't. Be aware of that. Also pet deposit is $500 per pet and $40 pet rent fee. Buyer beware. I am sure I will get a response from the leasing office saying I am a disgruntled former tenant. I am. They harassed us endlessly and accused us of smoking in the unit without giving us any factual evidence of the accusation. Walk around the property, there are cig butts everywhere including near the leasing office. Not a positive atmosphere IMO.
