There…read morewere many many promises and declarations made by their salesperson, Taylor Cotton, that we're not true. Even in their contract it states they are NOT to be held to any promises made by their salespeople. That should make you realize the type of people you will be dealing with. Our salesperson said that they would lock in our rate and they would pay for that until we closed. Of course, this ended up being a lie. Their financial department refused to stand behind this promise. We were told certain things were standard in the home. Also a lie. They refused to stand behind these statements. The final straw came when we went to speak to the builder about how the house was to be positioned on the lot. The salesperson said we would be able to determine placement because we wanted to add a pool. Of course, another lie. The placement of the home had been set since the neighborhood was developed. We began calling anyone we could find in M/Is chain of command. We were able to get ahold of the VP of our area and they agreed to return our earnest money, which we were shocked by since everyone else refused to have any sort of morals. I have spoken to other homeowners in the neighborhood who had many of the same complaints as we did, and they have also had many problems with their homes and the quality of their building. I would think long and hard before I even thought about an M/I home. The company and their work does not seem very quality in any way.

    I had heard of Rick Baker through our community Facebook page and started to chat with him as I had…read moreheard that he routinely encouraged homeowners NOT to sell but rather keep the home and enjoy the profits. Our home is in Windsong Ranch in Prosper and we were in the process of planning for the move to our new home when Rick started sharing his insights. After meeting him I sent him this note "First of all you are are a pro. Totally appreciate your commitment to your craft and the research that you have done." After Rick's thorough explanation the decision was very easy. He covered all of the points and timelines etc and what we should expect. Even though we had a purchase offer in hand from a friend of one of our neighbors to buy our home without Realtor commissions we realized that Rick was correct. The REAL money was holding onto the home as Dallas continues to explode with growth we would be FAR better financially. Rick handled everything to perfection. My wife saw the magazine quality photo spread that he and his photographer created to market the home that looked like it was going to be listed for sale and she said that it was stunning and joked about staying. Before listing we had a concern that some homes in Windsong Ranch were sitting for 50 , 60 days and longer before being leased. NOT WITH RICK! Rick listed the home at what was a fairly aggressive price of $5,500 per month and in just 15 days we had two offers. One wanted to haggle and Rick suggested to stick to our guns. The second was a grand slam home run and we had a signed lease and money in the bank in just 15 days!. No discount on the rent plus a TWENTY month lease until June of 2026. The Tenant will pay us $104,000 dollars in rent which is FAR more than we could have hoped for in this market. Bottom line if you want someone who treats your money and your home like his.......Call Rick. He is a total professional with from start to finish with a keen eye for details and negotiates like it is his money.

After viewing a property…read moreand clearly expressing that I wanted to make an offer, I was told comps would be prepared that evening. Communication then became delayed and inconsistent despite the time-sensitive nature of a real estate transaction. I understand that personal and professional issues can arise, but responsiveness, urgency, and follow-through are critical qualities in a buyer's agent -- especially at the very beginning of a relationship. Unfortunately, the lack of accountability and communication gave me little confidence moving forward. Personally likable, but not the level of professionalism or responsiveness I was looking for in representation for future purchases and investments.
