I have found that apartment locators are pretty bad at what they do. That was my experience 20 years ago, and again recently. Even the ones that said they pull data from 95% of all apartments, actually didn't. I was always able to find many apartments that were way cheaper and way closer than agents who that's all they do. Josh Griffin was the first person that i have ever found that could actually mine all the data i needed, and super fast. No one else that i found could search apartments by year built. But Josh was able to go even further than that and pull 1 and 2 year old apartments that still had units that had not been lived in yet because some of the buildings came available later as the complex was finished out. These guys seem to be way savvier then the rest of the market. Give 'em a try. I didn't know whether to do 4 or 5 stars only because i didn't use them long nor the other agents. read more

Great apartment hunters! Responsive, reliable, and honest. We recently moved from New York to Austin, and Josh Giffin at Austin Craft Realty has been an incredible help in finding the right apartment. Josh was very responsive every time we sent an e-mail, and was diligent in answering every question we had. After giving him some of our criteria for the apartment, he sent us a list of possible properties and specific units that he thought fit our budget and other criteria. There's a lot of legwork that goes on back there, since prices and availability changes daily for apartments in Texas -- but these aren't always reflected on the properties' website. Josh called dozens of times, even while we were on tour, to find the latest information. On the tour day, he accompanied us to every single property and toured with us the whole time! He never even slightly pushed us to decide one way or another, and let us carry the discussion and do all the talking and asking with the properties (and in between). My wife and I have recently relocated to Austin, TX from Santa Clara, CA. A few months prior to the move, we decided to try to find a apartment. I had heard about apartment hunters that work for a realty office. I reached out to Yelp and saw Austin Craft Realty at the top of the list. Matt at Craft Apartment Locators did an excellent job of finding me top-tier apartment complexes here in Austin. After what I thought was an exhaustive search of every apartment complex in town, I came to Matt as a last resort to see if there were any complexes I missed. (I'm a bit of a perfectionist and want to look at every possibility before I make a decision -- not easy nor practical when it comes to choosing an apartment, mind you!) I was kind of picky, looking for specific things that are hard to filter for on apartment hunting websites, things like "5 years old or newer," "high floor units," "light finishes and lots of natural lighting" while still remaining in-budget. I gave him a really thorough list of properties I had considered and my feedback on them. If you're considering finding a place in Austin on your own, don't bother; it's far more trouble than it's worth. I tried to look on my own and all it did was cause stress for my SO and me. Upon this realization, we decided to enlist the help of an apartment locator and we went through a good swath of them before stumbling on Nick Pierce, a recommendation from a new colleague of mine. Trust me, we worked with a good 3 locators prior and were about ready to just give up. I was reluctant to enlist Nick's services because a bi-product of Austin's booming real estate market is that there are (what seems like) thousands of realtors, locators, you name it...some amazing, some not so great. I decided, what they heck, I'll give Nick a call and we can see what happens. What's the worst that can happen? (BTW, great time to mention that locators' services usually come as no cost to you as the client) I thought to myself, "If he's just another locator who sends me like a lamb to the slaughter to tussle with some of Austin's horrid and often-times daunting leasing people, I'll just stop answering his calls/ texts/ emails and we'll just live at the next place we tour. Not the case here. Nick was EXTREMELY prepared with suggestions and tidbits. Looking for a place sucks, especially when you're on the verge of being homeless (Melodramatic exaggeration to convey that my lease was nearing its end), so it was extremely reassuring and helpful to have someone advocating for me, whom I felt comfortable calling and texting and gleaning the occasional bit of relationship advice from (my SO and I are moving in together for the first time, these life choices test your resilience and a free counseling service is nothing to poo poo at). Nick met us at every location promptly and even offered to give us a ride when we had trouble navigating from point A to B for whatever reason. He had ready-made sheets with our information on them to hand to the leasing agents and had no qualms about calling these agents, so I didn't have to (after your 5th visit, you'll begin to take solace in and value this perk). Jokes and exaggeration aside, we really went through the ringer on this apartment hunt and without Nick, I'm not sure if we would have been capable of mustering the strength to continue the hunt and find the BEST place. The man's been around the block and knows what you'd like better than maybe even you do. Very astute, attentive and helpful professional and you'd be a fool not to assert yourself onto his list of clients. read more

When I first started the process of moving to Austin, I checked out several Craigslist, Rent and Apartment guides for weeks. Once I narrowed down my favorite locations and kept scanning the properties I decided to call a couple of apartment locators whose ads kept showing up in Craigslist. I called them (Chris Rodriguez and the lady with the high hair and glasses). I received an initial response back from both, but the lady dropped the ball and never came after my business. Chris did and I liked that initiative and follow up. Before I even started my move from Vail to Austin, Chris had sent me some suggestions based on my desires -- not his or some apartment's bonus to locators. Chris went out of this way to find me a place to park my Uhaul before I even arrived in Austin and he sent me more suggestions. Once in Austin, Chris met me that next morning and had several places lined up for me to view. He had a place that I would never have found on my own and when I went inside, I knew that was my new home. It has a view of downtown Austin, I can walk to Barton Springs pool in 3 minutes, bike to Zilker in 2 minutes and get to the best of the "704" within a short drive. Chris even went out of his way after I'd signed the lease (when most locators are long gone with their commission) and continued to help me with my move. I can't recommend Chris enough. I'll be the first to admit that when my colleague (who'd just moved to Austin) referred me to Sal I was a bit skeptical at first. I've moved a lot and never saw the advantage to working with a realtor for renting, but figured I'd give him a call. It's pretty easy to know what your budget is and what sort of amenities you'd like to see in an apartment. What Sal did a really great job of was first learning what kind of person I was, what I liked to do, what I was into, etc. and narrowed down a super refined list of some places, and neighborhoods, that I'd be into. Hit the nail on the head really. All that aside, he's just a good dude. You're going to have to spend a couple hours, or days, with the person helping you find your next home so unless you're cool with awkward small talk about floor plans as you drive from location to location, that's pretty important.
