I inquired with family, friends, and was given a recommendation for someone else from the real estate office for good inspectors but after some heavy-duty research, we made the easy decision to choose USA Property Inspection. The service was performed exactly as described and then some. He is 1 of 2 inspectors in the area that offer partial solar panel inspection, but the only one without crazy ad-on fees. He is prompt, easy to communicate with, very personable, clean, and does not miss anything! Not only is the pricing extremely reasonable and competitive, but just a few hours after completion, we had an 83-page report with a table of contents and photos, It was very clear, concise, easy to follow and comprehend. He noted the good, the bad, and the ugly. This house is new construction and there were so many things that aren't simple fixes that could become huge problems for us even months into owning the property. As an example, the framework of this house made for crooked doorways and leaning walls. We were shocked we hadn't noticed it before as it is so noticeable in photos! As first time homeowners, we understand that no house may be 100% percent perfect, but things should at least start off on a high note. He made it very clear that things can be fixed and made sure that we understand this is for information only and how we proceed is obviously our decision. He did not try to sway us either way. Now, we had all we needed so that we could truly make an informed decision. With things this bad, working within a 17-day contingency window, and the huge possibility that our lender wouldn't even fund the loan, we ultimately decided to withdraw from escrow and are completely content with that choice. We still have time to get our EMD back too. We know that Cameron saved us from making a huge mistake that you can't simply walk away from. I read so many reviews left for other inspection companies where home buyers ended up with a property that hosted a myriad of issues that should've been caught during inspections and I knew I had to try to go with the best and that is USA Property Inspection! I have bought and sold many homes over the years and as part of the process have always had home inspections performed. Armin is by far the best home inspector in every sense: Punctual, polite, professional, patient and extremely thorough. Prior to beginning his inspection, Armin met with us (buyers) and carefully explained the process: everything he would be doing - and what he would not be doing - in the course of the inspection. He then proceeded to inspect, examine and evaluate the entire property - inside and out, top (roof and attic) to bottom. Though for the most part we tried to keep out of his way and let him do his thing, he did take the time to point out certain things during the process to make us aware, and he also patiently answered questions we had about things we ourselves had seen. To say he was thorough is really an understatement. He did not rush through any part of the inspection and wound up spending a great deal more time than he had anticipated - never mentioning or complaining about having had to do so. Following the lengthy inspection, Amin took additional time to go over his findings, including sharing the many photos he had taken - to explain in great detail what we would be getting in his inspection report to follow. He told us - and in many cases walked us through the house to show us - what he found that needed to be addressed and how he felt those issues needed to be taken care of. He patiently answered all of the (many) additional questions and concerns we had. The evening after the inspection, we were surprised to receive Armin's written detailed report so quickly - color coded to prioritize which issues he found were more important than others in terms of what he felt should be taken care of. His photos included not only what he found on the house itself, but in many cases what things should look like if they were correct. All told, Armin was an absolute pleasure to deal with. Inspector Darrell Seidel was incredibly rude and proceeded to begin the inspection anyways. He broke our garage door and garage door window. Then tried to first blame my husband and said he didn't do it. The septic company which was also onsite witnessed his actions that were absolutely uncalled for that resulted in the damage to our property. He was then asked to leave our property and wouldn't until I threatened multiple times to call the police. He finally admitted guilt in breaking our property and claimed that it would be fixed today. I have it on video. You guessed it, our door and window are still broken. What a shame.

In reality, there were quite a few problems that he somehow overlooked. A few weeks after moving in I discovered that there had been a few windows that leaked water and caused some damage to the molding and drywall. Several of the doors had some issues at the door jams, including the front door that was completely missing the threshold sweep seal. And they're wa quite a bit of cracking on tiles and grout. You have to understand that an inspector is merely giving his opinion about the property they're looking at. Granted I looked for problems in the property as well, and didn't see anything - but I'm also not a professional inspector. These are very common and basic issues that any good inspector should have caught - these are precisely the kind of things that you pay them for.
