Updated review 3/9/25 Since the arrival of our new manager, Cory, things have definitely returned to normal! I now agree with all the positive reviews I read before moving in. My roof was fixed promptly after the bathtub leak from the unit upstairs was addressed. The lobby now very clean and has pleasant background music instead of the previous beeping sounds that made it feel like a hospital.The leasing office is easy to reach for any questions, concerns, or even just a friendly chat. Package deliveries are now well-organized--no more random boxes left around. The rooftop is consistently clean, and they've hired new maintenance staff who are both efficient and pleasant to work with. It's been a great improvement, and I appreciate the positive changes! read more

We lived at the The Duboce for over a year while our house was being renovated it was a great place to live. The property is kept up really well, the amenities are top notch and the management team are AMAZING. I would highly recommend this building if you're looking for something centrally located near the 101 and everything the Castro has to offer. Hot tub, two bbqs, a firepit, the view, package delivery to your door, trash valet - what more could you want? Everything was well maintained and kept in great shape. Management team: They are hands down amazing and so resident focused. Shout out to Cory who is an amazing and accommodating general manager. We initially had a parking spot that was super narrow for our car, after a few weeks he was able to move our spot to one that was available and more roomy. Miles is also wonderful delivering the tons of Amazon packages to resident doors and even meeting a delivery when I wasn't home for me. He's always in the front office give a wave and a smile. Ulysses is the head maintenance guy and so friendly, and so nice... always asking me how things are going and chatting. It's not a cheap place to live but if you can swing it you won't regret it, the management team and amenities make it a great place to live. read more

RENTERS BEWARE! Long story short: Unit 611 advertised as being 573 square feet. I measured everything in the space - every nook. Actual square footage: 458 square feet. They are callously falsely advertising at least this unit (and likely others as well). Location is great, and hot tub is a nice perk, but there is absolutely no excuse for the space to be 20% smaller than what is being advertised. Moreover, as of May 22, 2020, they have reposted the listing without changing the square footage of the space after I've flagged this to them. They do mention on their website the following: "Floor plans are artist's rendering. All dimensions are approximate. Actual product and specifications may vary in dimension or detail. Not all features are available in every apartment. Prices and availability are subject to change." Given the price point we are dealing with, it's reasonable to expect that all advertising would be accurate. At the same time, it's understandable that there may be variations in floor plans and that is expected; however, the degree to which this was misrepresented is, frankly, unacceptable. Verdict: Great amenities, but grossly negligent advertising. Do yourself a favor and bring a tape measure if you're thinking about renting here. On the bright side, they decided to refund me my "non-refundable" application fee and deposit :) read more

We lived at the Duboce for about a year and a half while our house nearby was being renovated. It's a great place to live with awesome amenities! The roof deck is definitely the selling point; it's nice to go up there on warm days and bbq, sit by the fire pit on colder evenings or use the hot tub at night with the amazing downtown views. The lobby has free waters and coffee drinks, along with chest full of convenience store items for purchase. The mail room with the package concierge is also a very convenient and the nightly trash pickup from your door. The best part about the Duboce is the management team. They are all very friendly and extremely helpful. They take pride in their building and it is impeccably maintained. Cory, building manager, was always super responsive and helpful. Miles is so nice and was a great help with any day to day requests along with delivering packages to our door within minutes. We would literally get a message that a package was delivered and it would be at our door within minutes. Ulysses, the maintenance manager was really on top of everything, everything is always in top shape. And he's so friendly, always saying hi and asking how we were doing. It's really rare to find a great and friendly team like this! I'd definitely recommend this place if you're looking for a quiet, well maintained building with great amenities and staff! read more

I came last Wednesday to visit my friend and was blown away by how beautiful the apartments are. I happened to come while they were doing an appreciation night and I was really amazed that the apartment management was doing something like that. They had lots of food, drinks, a raffle and even a Dj. I was introduced to the manager Brittany and she was so welcoming even to me as a guest. She was very involved with all the residents and engaged with everyone in such friendly manor. In the two years my friend has lived there they've never had many events so it was nice to have two in the same month. I really like the sense of community the management team is trying to build and how involved they are with the residents. It makes a difference when I visit. Thank you to the most unhelpful leasing staff ever. I've lived in SF for 10 years and walked over with my dog Waldo from my current apartment at 38 Dolores to check out the new space. The listing agents barely acknowledged me and simply told me that if I had any questions, all of the information was online. I asked for basic information, figuring having two leasing agents at the property must mean that they provide at least some kind of service. Again, their response was "check online." When I told them I stopped by to check out the units and get more information, they told me they were too busy and to try again another time, despite the fact that the place was empty. I rarely write terrible reviews but the level of unprofessionalism is mind-boggling, especially since I was literally trying to get them to basically take my money. Try harder, guys. read more

I love living at the Duboce, and highly recommend it. Tyler, Sunday, and Mahary are wonderful to work with. They truly care about each resident, and are friendly, kind, genuine people who enjoy what they do. If I ever have questions or need anything, I am confident my questions will be answered in a timely and professional manner. Maintenance requests are also handled promptly and efficiently. They are hands down the best building staff I've ever worked with; keep up the great work! :) My favorite amenity is the rooftop deck. It is surprisingly quiet, and is a great place to hang out or relax in the sunshine. This community has been welcoming, and it has been fun meeting and chatting with my neighbors. Adam M's review speaks very accurately to the building, its amenities (you'll be hard-pressed to find better), and the location. I'd like to speak more to management. Before moving to Duboce, Tyler was the onsite manager of my previous building. His standards are high and he genuinely cares about community, but most importantly, whenever I bring him a problem, I have 100% confidence that it's going to be resolved quickly and professionally. The stress slips away and I can go on with my day. In my experience, that's not typical for SF. Luckily for me, the end of my previous lease coincided with the opening of Duboce. Moving here was seriously a no-brainer. You'll come for the building, you'll stay for Greystar. read more

Beautiful. But OVERPRICED. NO Public Safety person (employee) could ever afford to live ger, unless you're partnered or married to a Silicon Valley or start up or CFO ir CEO. Who pays a 2300 square ft or larger mortgage price for a non ownersip rental, right? Top floor and roof balacony is almost the best and up to date in The City. If you aren't planning to purchase anytime soon, how about a decade?, then you can live here. The mgmt team is not snobby and most helpful and followup. Don't you want your own place to call home soon? Save up or pay market price...right here on Market. Others in the area are also OVERPRICED. At least you don't have to pay for parking? Lol. WRONG. No EV spots seen/visible. Gorgeous futuristic. But out of reach for those that make 3.5 of the amount of the rent...according to fair housing, everything is in check, but the prices. But 4th hen again who re gulates prices? Especially here in Sad for a studio or x1 bedroom, right? Great place if you don't mind flushing thousands down the toilet every year.This owner investors are laughing at the tenants staying longer than a 12 month lease all the way to the bank. So is t he number 1 apartment co.( was 2nd place last year). Just t hink Dorian grey looking out at the stars.(not Hollywood). And don't think twice about attempting to contact the northern cali($F) office or even speak to a portfolio Regional or district manager. They're unreachable for comment. No msg v/m nor any means. But good luck with postal mail. The on site mgmt does not control prices. But good luck not having a contact with exact name or title....the sea of inresponded and lost at sea mail. Few apartments are worth waiting several years for. Over the past few years, I've watched The Duboce rise from the ground up, every time I passed through the charming duboce triangle neighborhood. This building was well worth the wait and I've loved living here so far. The staff here is awesome and feels like family. Tyler, Sunday, and Mahary have made moving in a breeze and living here feel like home. The apartments are beautifully appointed, with warm wood floors, modern white and gray marble counters and bathrooms, and beautiful wood front doors on each unit. Great attention to every detail was paid, including soft close cabinets and drawers. The kitchen has top of the line Bosch appliances and a well designed Fisher & Paykel fridge, with great drawers and configurable shelving. The extra wide farm house kitchen sink makes cleanup easy. The wide 5 burner stove is great, even just for some extra space while cooking. Amenity wise, the roof top has a stunning 360º view of the entire city that can't be beat even by some high-rises I've been in/lived in. There are a few amenities (package lockers, hot tub) that aren't done yet, but with a new building that's somewhat expected This neighborhood is pretty safe. Occasionally I have seen some unsavory characters around at night. Fortunately there is a night security guard who takes care of any issues. Overall, a few weeks in and 5/5 so far. UPDATE: The short-lived, good days of Charlie are gone and the new team has been terrible. The number to call the office almost always responds with "this line has been temporarily disconnected". And they also don't respond to their main email. I've also spoken to other residents who have similar complaints about the new team. There are three other units that I've spoken to and none of us are renewing our lease because of new management. We are all moving out in the next couple months. read more

Before applying at the Duboce I had read reviews of other buildings managed by Greystar (the management company at the Duboce) and thought that other people's experiences were specific to their property. I mean, this building was brand new and, at the time, had one of the highest average scores on Yelp of any of the buildings I had checked out. I was wrong. My story: I applied for a 1/1 at the Duboce costing 4.3k and was accepted. I had been watching this apartment's price for a week or two and it had finally dropped below 4.5k. I was ectastic. My credit was run, my money was accepted, and I even got a very friendly call from Charlie at the Duboce that they'd soon have my lease for me. ...Unfortunately, written agreements mean nothing to Greystar. A few days passed by and I received an email from Charlie to say "we made a mistake quoting you 4.3k. It's not enough, so we're cancelling your application." They, of course, were kind enough to give me first shot at the new rental rate (slightly north of 5k). While Charlie was very pleasant and my returned my money in full, any organization which so easily rips up written agreements is unethical, shady, and not an organization with whom I want to do business. read more

I came in to see the apartments one afternoon and the leasing staff was incredibly helpful! Sunday, in particular was able to answer all my questions. I've toured other apartment complexes before and have felt a lot of pressure by leasing agents. This was not the case with Sunday. The facilities are incredible, and their "showroom" apartments are furnished BEAUTIFULLY. My favorite things are those huuuuuuge windows, I am a big fan of natural light :). When I make the move back to San Francisco I will definitely be giving Duboce another look! read more

I was shown an apartment by agent Mahary earlier today and I don't usually write reviews, however she was very helpful. I came later as she had already showed the apartment to my girlfriend and had answered everything I needed to know that I had texted my girlfriend to ask her. She was very knowledgeable and I have only been apartment hunting for a couple weeks now and had different experiences with agents but I feel really comfortable as we were not pressured into taking the apartment but I feel like we decided to take that step. Definitely would recommend to anyone who needs help and direction in what to look for when apartment hunting. read more

I have been at Duboce for two months and absolutely love it. The entire process, from initial building tour, follow-up visits, interacting with Tyler and his staff, the application, move-in, and everything else along the way has been fantastic! Prior to moving here I expected to thoroughly enjoy the apartment and building, but the experience has exceeded expectations beyond what I would have thought possible. The staff here is extremely professional and readily available to happily assist with any resident requests. The building is well maintained and beautiful. When friends and family visit they are blown away by the fit and finish, which is very high-end. RENTERS BEWARE! I have lived in the Duboce for the last 16 months. It started off as a wonderful experience - the amenities are great, there's a beautiful rooftop, it has a jacuzzi and bbq...who wouldn't love it! Just wait until after your lease is signed. Here's what happened: 1. Rent Increase - I had heard rumors of Greystar, the management company, raising rents a large amount. So, I went into the leasing office 3 months before our renewal and asked if we could renew sooner rather than later or at least know what the renewal price would be. The staff refused to give us a price nor to let us renew our lease early. However, they said that rent increases are typically 3% to 8% and that we would likely experience a 3-5% increase. Also, they mentioned that there would be plenty of advanced notice and no surprises. Well, we got our rent renewal form and it said our rent would increase 9.3% (nearly at the legal limit of 10% for 60 day notice or less) and that if we didn't sign a 12+ month lease, rent would increase about 50% automatically and we would be put in a month to month plan. On top of this, 30 day notice must be given to cancel a lease, so we had less than 10 days to find a new apartment and give notice if we didn't want to stay and pay a penalty. The staff refused to negotiate or be reasonable on the matter. 2. Rude & Unhelpful Staff - the team who was here when we moved in was extremely nice and friendly. A couple weeks after we signed our lease, the entire staff of 3 people was pulled from our building and replaced with new, extremely rude and unhelpful staff. Email responses were often just a couple words and didn't answer the questions we asked. When we submitted maintenance tickets, nothing would get done. 3. Bad Maintenance - the facilities are great, but they're not well maintained. Things stayed broken on the roof for months, and when there was an issue in our unit, it wouldn't get fix. Two maintenance requests that I submitted were open for several months and then were closed by the staff without actually completing the work. I could go on and on. Just think twice before you rent at Duboce. read more

We are very happy with our choice to live at The Duboce. The service offered by the entire onsite team is really good. I can't remember another time when the follow-up at an apartment complex was so professional and timely. The property itself is nice and the parking situation is great as I am able to charge my electric vehicle at the property. I would also add that from the beginning of the process when I was trying to decide which apartment to select the leasing agent (Sunday) did a great job of helping us select the right apartment for our needs. And when we moved in we were accommodated with flexibility in elevator schedules and a range of support services that we were not expecting.
