Well bright and early Sunday morning tech David went up 5 floors to discover a leaking sink back drained which found its way to our apartment causing 3 separate leak points. Don't live here if you want to avoid repetitive package loss -- I've now had multiple packages go missing in the Luxer One "smart" package room, and the system is anything but secure. First incident (Oct 2025): My new Apple iPad Pro was delivered but disappeared the same evening. Luxer One's own video confirmed an unauthorized individual tailgated into the room and stole it. Even after this, neither Luxer One nor 855 Brannan took responsibility or offered any plan to improve security. Their only solution was to tell me to "contact the seller." Second incident (Nov 2025): A small Lululemon envelope with Gift card went missing. I even sent Luxer One a video showing the exact bin where they claimed the package was located -- it was completely empty. Instead of investigating further, they insisted I "overlooked it" and refused to re-check the footage. The package never appeared. The real problem: The Luxer One "package room" here is a cramped shared space where anyone who enters can access everyone's packages. There's no tailgating prevention, no pickup verification, no tracking of who takes what, and residents waste time digging through piles of deliveries. Despite this, we are charged a mandatory monthly fee for a system marketed as "secure," which it clearly is not. Many residents have reported similar thefts (only valuable packages become target!) and frustrations, but neither Luxer One nor the property has taken meaningful steps to fix the root problem or update the outdated configuration. Until they implement secure individual lockers, one-person entry, and verified pickups, this package system remains unreliable, unsafe, and unworthy of the fees residents are forced to pay. read more

Horrible Experience with Mr. Milan Kuruc, the General Manager of 855 Brannan Apartments. I recently had a terrible experience with the General Manager, Mr. Milankuruc), at 855 Brannan Apartments. During my visit to discuss my renewal process, he was extremely rude and unprofessional. He made several offensive and derogatory comments, such as "We don't care about your dog," "We don't care about you," "Whatever is happening between the three of you, I don't want to babysit you," and "I am not investigating after you." These statements were completely inappropriate and unacceptable. I've previously had positive experiences with Equity Residential, but this incident has completely changed my opinion of the company. I would not recommend this apartment complex under this management. I went in to resolve and discuss an issue and the communication was beyond rude. read more

Trust me, this is not an apartment you want to live in, and let me tell you why. Your packages will get lost or stolen... several times: The package room is run extremely poorly and out of the 30 or so packages I had delivered during the 5 months I lived there, I had issues with 25 of them. When bringing it up to management, they told me it was my problem to solve. I spoke to many residents and all of them have had issues with packages and issues with management not responding appropriately. Your security deposit will be taken in full, no matter the condition you leave it in: I cleaned my apartment for 5+ hours and it was spotless when I left and yet everything on the inspection was reported as dirty (see attached inspection report). When speaking with Aaron he informed me that they always charge for a full repaint if you live there for less than two years (Legally they cant charge for repaint if you live there for 2 years because the law says, no matter the damage to the walls, it is considered normal wear and tear. This law does not cover tenants who lived there under 2 years, which is why they think they can get away with it. However, that does not mean they can legally charge for full repaint because typical wear and tear still needs to be considered. The fact that Aaron says it is standard practice to repaint the entire apartment and charge the tenant means they do not consider the condition of the apartment before charging you, so keep that in mind). Aaron also told me that unless I hire professional cleaners I had to pay a $140 cleaning fee. This, once again, is illegal. Landlords cannot require you to pay for a cleaning service. Tenants have the right to clean their own apartment to make it be in "substantially" the same condition, not move in ready condition. When bringing issues to the attention of the management company, I was treated in an extremely hostile way. The manager Jeff, was extremely rude, interrupting me at every sentence and speaking to me in a condescending tone. As a woman, I am used to this behavior, but I have never experienced anything that extreme and intense before. I understand that when reading reviews you sometimes have to take things with a grain of salt, but I am telling you, please listen to this one. I have shared my experience online and have had over 2 million people watch the video and have shared similar experiences with this complex. 2 million. But don't just trust my word, view their better business bureau reviews and complaints. They have a 1/5 stars. I lived there for two years and absolutely loved it. I really regret leaving. I am writing this review in order to protect and support others. The abuse and trauma I experienced at this complex will stay with me forever. No one should have PTSD as a result of an apartment complex and yet that is what happened to me.... after only 5 months of living there. I was in apartment 600 which is a 2 bed, 2 bath at the corner of the building with a view looking Twin Peaks. Here are some of my thoughts after two years: * The building and apartments are very nice, although maybe a little smaller than ideal and the layouts can be odd. My two bathrooms were both en-suites meaning guests had to go through one of the bedrooms in order to use the toilet. * Parking here is crazy good for people with multiple cars. As long as you're willing to pay $300 for each spot you can pretty much get as many as you'd like. * The finishings and appliances in the apartments and the building overall are really nice. Feels very modern and up to date. * It's a big building which unfortunately means you will inevitably have a bad neighbor or two. A lot of people seem to either be new to living away from home or just plain messy. I've seen dog poop in the mail recycling bins, dog pee in the elevator, boxes left outside of their apartment for more than two weeks, cigarette butts in the stair wells, pizza boxes left flattened across the garage driveway inside the building, trash left at the edges of the parking spots, people cutting the corners in the parking garage nearly hitting me head on, and even basic stuff like walking into the elevator when you're trying to get off it. * The building had issues when I first moved in with cars being broken into even though we had security guards. When I complained I was told not to store valuables in my car, which is a fine response if the parking is open but this was secured and meant to be patrolled. * I've had a run in with a security guard when I caught him forcing his way into the parking garage before a shift. He wasn't in uniform and his car was suspicious to say the least. When I asked him what the hell he was doing he told me it's "irrelevant". You can't act suspiciously as a guard by forcing your way into a secured garage then expect the residents to be cool with it. It's very relevant who you are. Still confused why that idiot responded that way to this day. * The exterior windows get very dirty and they seem to rarely actually clean them. Considering the buildings location they should probably clean then a couple of times a year. It's a very noticeable black layer of dirt that sticks to them. * Leasing office got a little preachy to me at one point when I went to get my spare key tested as it seemed to only work half of the time. After they fixed it they then asked why I had it and it was mostly to let my girlfriend have a key to get in and out of my place. I got a strong feeling of being spoken down to when their office were the ones who approved it and charged me $50 for the key in the first place. Was confused and offended when I left. * There's pretty much nothing good nearby. If you like Trader Joe's you'll maybe like it but otherwise it's a bit dead, especially after 8pm. The area might improve as more of the retail units get leased but right now it's a pretty stale neighborhood. * They'll generally work with you on renewal. My renewal increase was around $150 per bedroom after the original offer for $400 per bedroom. They just throw the highest number they think will stick at you. read more

Absolute crap. Tried to raise my rent by a ridiculous amount after the first year. Completely disorganized in pretty much everything they did. Contacted me 2 days after I turned in my keys to tell me I had yet to turn in my keys. Charged me over $100 for a few scuff marks / painting. Under California tenant law landlords are not supposed to charge for ordinary wear and tear. Equity knows that tenants aren't able to fight them hard enough to win this battle so they get away with it. Absolutely ridiculous. If you want to live somewhere actually luxurious, do not live here. This turned out to be a great place to live, from the fitness center, to the lounges, roof deck, and the mini redwood park in the middle. I get a sense of escape being here after dealing with the SF city streets mayhem all day. I presented the management team with a rather convoluted way of applying for residence here and they worked together and went above and beyond to accommodate me. 5 star service from beginning to end. I lived here for 3 years from 2017-2020. The building was nice (some noise issues due to the thin wall), maintenance people were amazing, and the amenities were awesome. It was all good until you have to talk to the management staff. They are super friendly and very responsive initially but it changes as soon as you sign the lease. In the beginning we thought they were just ramping up and need time to figure things out. Whenever I call them, most of them are rude and act like they're being really annoyed by my call. I literally hear them sighing on the background. As the phone conversation was extremely unpleasant, I started writing emails to them when some issue comes up. I wasn't looking for 1 day response time, but it took them a few reminder emails to finally response my email. From my experiences, they're really bad at doing follow-ups. I've complained this issue multiple times to them initially, but nothing has changed for 3 years. I gave up at the end. Overall, it was sub-optimal experience. read more

Overall a great residence location in SF's Design District/SOMA with short-term leasing options and modern, trendy design. 855 Brannan has been a pleasant living experience thus far in the age of COVID. They take safety seriously with regular cleaning of shared areas, fitness room use by reservation only with enforced time limits (though I have zero plans to use this amenity, I do respect the precaution being taken), and a community requirement for all residents to wear masks. Big perk practically unheard of in SF: multilevel garage that allows residents to drive up to their floor and avoid any chance encounters in an elevator. However, I am specifically taking the time to write this review to recognize one of the leasing agents: Leroy Davis. Without diving into too much detail, Leroy recently went above and beyond the call of duty to help my wife and I with our living situation. In all my experience as a renter, I have never had a landlord or anyone from a leasing office take unprompted initiative to go the extra mile and push a few buttons on my behalf. And for that experience alone, I am giving my 5-star stamp of approval. read more

This is directed to 855 Brannan rental management. The place is nice, but is now overshadowed by the completely tone deaf response that has been provided in regards to rental adjustment and COVID 19 impact. They show no empathy, no willingness to listen and respect the residents who have paid months of expensive rent on time. They stick your nose in a "legally binding" agreement and turn a blind eye to real world problems that are going on right now. Equity Residential has a net income of 1 billion, and isn't a struggling land lord that can't afford to adjust rental prices. The cost of their utilities has been marked up so grossly from the 2 years I've resides in, and when I ask other residents of similar buildings how much their utilities cost it becomes clear how they are taking advantage of their residents: students, families, but mostly 20-30 year old young adults who are often times still living paycheck to paycheck. I could have written a decent review and was planning to do so about the positives, but the experience w the rental manager just now during the most stressful economical and public health period in years, just shut me down completely. Read the room 855 Brannan. To summarize their money hungry response: -the only "payment option" they offer is literally paying the exact same rent amount (oh they prorate you paying for a place you do not step foot into for 2-3 months because of quarantine) -their caring responses is to finely toothcomb the residents whose name is on the contract, and make them pay the exact same amount just spread out over x amount of months -they refuse to look at paperwork pertaining to me or my dad who has helped fund their pockets the last 12 months -utility fees are still abominably high, numbers I can provide to any prospective client they get -their building says it's smoke free yet I consistently smell a room stained of cigarettes every time I walk across my hallway They do not care to work with their residents, they collect rent w businesses being looted and unemployment rates at an all time high. Great location, friendly and helpful staff, lots of apartments to choose from and the amenities are spot on too (spacious gym, roof terrace, BBQs, redwood grove, some apartments with balconies, and the garage for your car). Unfortunately, the floor/ceiling is just so thin, that you can hear your neighbors all the time they are home. If that does not bother you, you are good. Also, the rent just went up all the time (by giving you 12month contracts, they can raise the rent every time as much as 'the current market rate goes', my rent went up almost 600$/month (yes, exactly!) from 2021 to 2022, they can get around rent control), so it became just too expensive. read more

Great apartment complex and really enjoy living here but management is not very organized and very difficult to negotiate with. Last year we ended up moving inside the building to another 1 bedroom because the 12 month lease renewal offer was incredibly high in comparison to the market rate of other apartments in the building ($400+ more per month). It was a bit of a pain to drag all our stuff across the building. And with COVID they have dramatically increased the break lease fee (previously it was 1 month, now it is 2 months) without informing any of the tenants of the change in policy. read more

I've lived here for almost 6 months now and it's been brutal. I fell in love with this building because the amenities are unparalleled. The gym is amazing and the co-working spaces are very functional. However, none of this matters if you can't sleep in your bedroom. The noise from 11pm to 7am is incredibly disturbing. You have Airbnb construction in the front along with their garbage pick up at random hours in the night. You have a restaurant running a generator across the streets from 2am to 4am. Then, in the back alley there's additional construction that takes place at night. The buildings windows aren't double panned let alone sound proof. Good luck getting a full 8 hours of sleep. One week I got so desperate for sleep I went to a hotel. All this for SF prices. Save your money, go live somewhere where you can actually sleep in your apartment. read more

Great with sales, horrible with day-to-day administration. They'll sell you hard and then leave you wanting any type of service - Parties every evening Thursday to Sunday. Expectation: our so-called "walk-around security" will enforce the quiet hours after 10pm. Reality: After complaints told to call security line, which might take care of it. However, at this point I'm already awake, let's be proactive not reactive. - Broken garage gate. Expectation: You know, it just works, this isn't new tech Reality: Watch cars pile up because the sensor is so poor that you pretty much have to touch the gate before it opens. - Cleanliness Just poor overall both inside the hallways and outside. When's the last time our outside windows were washed? I think N*Sync was still touring. Trash chute is still broken from day 1. Urine smell in the hallways and elevators. read more

I lived in the one of the live/work Loft of 855 Brannan Apartments. My overall experience was great for most part but later on turned out to be quite sad. I typically do not write reviews and almost never critical ones as I feel everyone makes a mistake and there is an opportunity for everyone to learn from them without being penalized for a long time. Overall the property is great, the staff is cordial and I do not have much to complain in everyday living scenarios. I always wanted to live in live/work loft and these felt cool with exposed pipes and cement floors so I took the lease. Many times guests would come to my place and say wow those pipes look cool but I wonder what if one of those sanitary pipe leaks and shit water falls all over you. Well while we all laughed it out it really did happened. I was out during the weekend on a trip and the sanitary pipe broke and literally shit water was all over my house. My TV furniture was spoilt, two expensive rugs were gone and there was some more furniture damage. Luckily when I arrived at my home the water was just about to reach an extension chord which powered all the entertainment equipment but that disaster was averted. I reached out to security right away and they gave me a number to call for emergency. We did call, they also called the emergency on my behalf but it kept going to voicemail of the apartment's leasing center and not to any emergency. We ran around emptied some big trash can and kept the trash cans under the leaking water to prevent further damage. Then got a lot of paper to save the damage from spreading. When no one from apartment reached out till the morning I ran around and found the maintenance team who promptly came, assessed the situation and very quickly went and fix the toilet above our loft. This helped address the situation. We later learned that emergency number was redirecting to main office (most likely by mistake either ours, securities or the apartments but that is irrelevant). This episode was over, we lost a reasonable amount of stuff and thought the apartment would help with the damages in some way. I thought they must have an insurance for such timings. In next few days the leak again happened again and this time we had moving boxes and it fell over over boxes which had clothes in them. We rescued them but at this point I was happy I was moving out. I did check with other neighbors and those sanitary pipes have leaked for other loft units too. I was then trying to reach out to the General Manager of the building to help get some relief for all the stuff we lost because of the pipe break but they did not help. They asked me to claim with my renters insurance even after me repeatedly requesting that this will increase my premiums for ever for no fault of mine. They kept on avoiding the discussion and said this is why they require people to have renters insurance. My repeated emails were always ignored by the General Manager. Next Equity apartment stopped my auto payment as its their policy to not take auto rent payment the month a person is moving out. I did not know that my auto rent would stop, I think most residents do not know this. Co-incidentally I checked on 5th of the month and noticed that I was charged late fine on rent even though I did not turn off the auto payment. I paid the rent literally 12 hours after deadline and for that 12 hours delay I was charged a couple hundred dollars additional. I reached out the General Manager asking her to possibly give me courtsey wavier of the late fee coz I did not know my auto payment was stopped but now after 7-8 reminder emails over 6 weeks period it has not happened. Next the central collection team of Equity residential was bugging me for not paying the late fine so finally I paid the fine coz there is no way to get the manager to respond to me. So not only did I loose several thousands of dollars worth stuff and also had my apartment smell like shit for days, I also got my insurance premium go up, got fined for late payment even though i did not turn off auto pay. Overall, I literally had a shit show :-) Anyways, as they say shit happens but it is how people deal with it and handle it. My goal was to handle it with grace and let it go assuming I felt that they really cared. I never got the support from Equity residential when the going was tough. The apartment complex is great, the staff is really cordial during normal circumstances. But their crisis management and handling non happy day scenarios leaves a lot to be desired. I wish Equity Residential takes effort to have the team learn how to handle unhappy paths coz most of the time a little care and support during those times can make people feel cared for. And last but not the least I hope the pipes in those lofts don't leak for others and they truly investigate the root cause of it. read more

The management is poor, no rules in the public spaces. I had my friend coming over and we had a plan to use the Conference room for a short time. We ended up seeing many trash bags around the kitchen. Very embarrassing. The management meet to do so thing before this gotten worse. I need to complete this review that, I only use the public space on the weekend since I work during the week, we have a nice public lounge , but always it's booked whenever I wanna use it during the weekend , they rent out the space to make extra money while they are already charging us for the amenities. Over priced for what it was. We stayed for a year, half of it was during pandemic. Even before pandemic, the stay wasn't great. We were paying almost $5500 in rent for a 2 bedroom 2 bathroom apartment with one parking spot. More than once, random people were found sleeping in the garage and the fire exits. Trash in common areas. Package room wasn't secured. Anyone could take your package and during holiday season, good luck finding your package. Exhaust fan in the kitchen circulated air to the ceiling which means grease just kept getting collected. Guess bathroom tub didn't drain properly. We had to call service multiple times. read more

I just moved to 855 Brannan and so far I love it! Below I've listed the pros and cons to this beautiful building: PROS: - The leasing office employees are so friendly and efficient! My roommates and I were able to move in to an available apartment almost immediately. The whole process of booking a tour to receiving the keys to our apartment took less than 48 hours. Jeremy Sanchez-Albino is a great leasing agent and really made 855 Brannan stand out from the other apartments we were looking at. He gave us a whole list of pre-move in necessities and processed our information super quickly. Catherine Hosena is also amazingly helpful and always so friendly / willing to help. - 855 Brannan is recently constructed and modern. Some spaces have that nice, new smell. The actual apartment rooms have really great design and super clean (also, the toilets are new and powerful which is really great haha). - Amazing amenities! There is a fairly large gym with a dance studio, pine tree garden in the middle of the complex, bbq stations with brand new grills, study spaces, public kitchen space, and a really nice rooftop overlooking much of the city. There is one lounge that has a huge glass wall facing the pine tree forest - it can be opened up on nice days for a cute indoor/outdoor event. Decor around the common areas are also very nicely done with pine/wood themes. - FREE events! I have only been here for a week but have already seen rooftop yoga and a football game day. Both these events had free food. The rooftop yoga had mimosas and the football day had pizza/mexican food catered from the nearby restaurants. 855 Brannan spares no expense at food either, the football event had so much leftover food that my roommates were taking entire trays home. - The building has WebPass, which is a super fast internet service only available in certain apartment complexes. You do have to register and pay for it yourself. There is free wifi only in the common areas. - The area is pretty safe. 855 Brannan is near AirBnB, Pinterest, and a few other tech companies. Those companies tend to have undercover cops walking around so I usually never see homeless or sketchy people. I've never had an issue walking around in the day (haven't walked around at night yet by myself). Your apartment key is needed to scan into the 855 Brannan building and into every single common area. I do see some of Brannan's security personnel walking around inside during the night. - The emails from 855 Brannan are really transparent and help notify you of fire alarm tests in detail. They will also remind residents about fun events going on in the building. You can also opt to get text/email notifications about packages; they'll send you a picture of what your package looks like when it comes in the mail. CONS: - The package delivery is kind of a mess. You sign up with LuxorOne and it'll notify you when your package comes. I received a code so I thought it would be like an Amazon locker or locker system I've seen in other apartments. Nope, it's just a code to enter the package room that has random packages everywhere. There seems to be somewhat of a system where the packages are organized by what floor you live on, but it's mostly just very disorganized. Some packages are open, some are in random places, some (larger ones) were outside the room entirely. There really wasn't anything preventing someone from just taking a few packages that didn't belong to them (there may have been cameras in the room, though). - 855 Brannan is in a quieter part of town so there really isn't much in the immediate area. I think more restaurants and stores may be slowly opening up nearby. It's about a 30min walk to FiDi and 15min walk to either the Caltrain or BART station. This can be a "pro" for you if you like peace/quiet. - Guest parking can be a hassle. Brannan is currently figuring out their garage system but once they do, guest parking would be $5/hour which is pretty steep. There is only paid street parking for now. Tow trucks will come and immediately tow your car if you go over your paid time. On certain Tuesday and Thursday mornings, street cleaners will come and give your car tickets if you are parked there (even if you paid). I didn't see any signs specifying the days of the week and the street cleaners, so that took me by surprise. - Apartments can be a bit pricey (~$4800 for a two bedroom) but it's on par with other luxury apartments in the area. I will update my review with both pros and cons as I continue to live here! I love my apartment and I can't wait to discover more great things about it. read more

Just moved into the property and couldn't be more pleased with it. The service from the Leasing Team is 5 stars from the initial inspection, move-in and post-move in. The team at 855 Brannan are always available to assist with my inquiries and do it in a professional and friendly manner. The building has an abundance of amenities which is a nice to have. Also want to add that these common areas are constantly being cleaned and sanitized (especially helpful during covid)! There is an on-site Service Team here who I see roaming around constantly maintaining the property. They are also very approachable and friendly if you do come across them for any service request needs. I very rarely feel the need to write negative reviews. In the case of 855 Brannan, I had to step in. The building management is very rude and all of the amenities have been closed since March. The attitude towards residents is one of haughtiness: I was emailed once that my rent was one day late, and the staff called my roommate. I of course then paid the rent. There are other luxury buildings in the area with better management and amenities. You may have your packages stolen, which happened when I lived there, since no one mans the package room. Their gym booking system does not work - I booked gym slots multiple times only to have them mysteriously canceled. 855 Brannan got rid of all their luggage carts. Live at 855 Brannan at your own risk. They have dropped rents significantly in the last 2 months, more than 30%. read more

The good: The building itself is sleek and new with beautiful finishings and great amenities. The rooftop is stunning. Gym, guest lounge, bike shed, garage, etc. all the great things you would expect to find in a building of 855 Brannan's level. The location is really awesome to get on the highway/Caltrain/BART/Muni and is right next to TJ's and BBB (super convenient). Also, got to give a shout out to our leasing manager Jeremy for hooking our unit up with extra ceiling lights and really advocating for us during renewal season. Thanks Jeremy! The bad: The building does not have dedicated managers. The leasing staff collectively "takes care" of all resident issues. Apparently Equity Residential doesn't see the reason to hire building managers when they already have leasing agents who can theoretically do the work and rent/exhibit units simultaneously, but several service related issues became apparent in our first year here - the package room situation is really inconsistent (often missing or failed deliveries because of a lack of 24x7 doorman), email requests and questions often don't get responded to for several days at a time, and community resources (fire pit, grills, public areas) frequently break with slow turnaround to getting fixed. Please consider staffing a dedicated manager who isn't involved with leasing units. If there is one already, he/she needs to interact with the residents in a much more personal way. The ugly: There is STILL no working door buzzer system despite the building having residents for nearly 1.5 years. Excuses abound and plenty of deflection from the management team, but it's truly unbelievable how long this basic feature has been missing. Prospective residents - ASK about this. Would be willing to update my review if these concerns start to get addressed. Until then, it's a great place to live, but certainly with some reservations. read more

Terrible security management, me and my roommates moved in last summer when it opened, and we have experienced burglary in less than a week, a total of $20,000 personal properties was stolen from our apartment. Just tonight!!!! My roommates have experienced ROBBERY right outside of our back door beside the dog park, her laptop, wallets, and most importantly all her work saved on laptop are now all gone. This apartment is horrible at security management, we have experienced robbery twice in less than 6 month. We can't even feel safe at our own home. What have our money invested into?? We are not paying for your beautiful lobbies to show the new residents, we are investing because we believed in you guys can provide a safe environment to live in!!! read more

Very disappointed with my experience with this building. Don't be fooled by the beautiful amenities. First of all, when my roommate and I moved into our 2 bed 2 bath apartment, it was DIRTY. The floors were clearly not cleaned, with debris and dirt all over. The dishwasher and oven had leftover food stains. There was hair left in the bathrooms. This put a damper in our experience from the start. We had to wait a while before some "professional" cleaners came in, so we had to clean the place first ourselves. Management for this building is completely non-existent. The leasing office responds to your emails one week late, making it impossible to get urgent matters resolved, they are disorganized and do not get anything done promptly, evidenced by letting us move into a dirty apartment. It is extremely hard to reach them, and from my experience they have acted very unprofessional as well - rude and impatient and barely willing to answer questions. And what everyone else said below is very true - random loud garbage trucks at 2 or 3 am, construction by Airbnb at 6 am make it very loud and hard to sleep. There are lots of hidden fees - trash for $70 a month?! and sewage for $40, extremely ridiculous. You'll also be charged $200+ in move out fees just for cleaning and painting. Don't expect to get your deposit back. I don't recommend living in this building, simply not worth the premium price. There is also not much to do in the area. read more

Great place for young professionals who want to party!! Rules are NEVER enforced and security doesn't do anything!! Would not recommend to families or those who are looking for a smoke free, small gatherings type of place! The apartments and amenities are really nice. Update: we have discussed this multiple times with the manager and leasing office. There's always an excuse and it is actually getting worse as opposed to better. Again, I would and have only recommended this place to young professionals who are looking for more of a party environment. Also, tons of fire alarm testing. There is always an excuse for it. So if you have kids or pets I would avoid this place as well! Jennifer, do you even work at Brannan? I've never seen you or heard of you and you aren't listed as a team member. read more

I was a resident at 855 Brannan and absolutely loved the apt, location, and staff (shoutout to Jeremy and Wade). I'm sad to be moving out (relocated to Palo Alto for a startup), but did want to highlight how much I enjoyed my experience there. Apartment: Jeremy was our awesome leasing agent. We moved into a beautiful 2 bedroom as soon as the building opened, so everything was sparking clean. The apartment has lots of natural light, the drawers are soft-close, the bathroom is built to new accessibility codes so extremely large, the stacked W/D are a huge plus, and the kitchen has an electric stove top that is really easy to clean. It's also a 30 second walk from Airbnb, Lyft, Zynga, and Adobe, plus nearby Trader Joes and a couple of small restaurants. Amenities: Gym: lots of equipment and more serene to exercise while looking at the garden. The building will also organize events like yoga and zumba classes. Garden: super cool area especially in SF. The large trees are a good juxtaposition between all of the brick and metal found in SF. Roof-toop: it has an amazing view at night plus fire pits. Common Areas: if you like to cook then you'll definitely enjoy the 8+ range kitchen, BBQ grill. Garage: I care a lot about my care, so it gave me peace of mind to be able to store it safely (although at $300 per month it wasn't cheap). Staff: Every single one of my interactions with Jeremy and Wade were professional and prompt (Jeremy was our leasing agent and Wade the community manager). The maintenance staff is also super professional and friendly (when I moved out of my bedroom I asked them for touch-up paint and they left it for me on my door step). Unfortunately I've had a very toxic experience with this complex. A roommate and I took over the remainder of a lease for one of the 2 bedroom apartments in March ending at the start of June. The lease started really rocky - management often dropped the ball on getting us set up with the necessary amenities and access to the systems. It took multiple reminders and visits to the management team before we could get access to the mailroom, properly configure the account, get an initial information packet, and have our information logged in the callbox system. Over the duration of our stay, some issues began to arise with some previously disputed payments between the previous lease holder and the management team - the management team failed to remove him from the account. Some of his requests were still being processed and affecting our account despite having been officially removed from the lease. Towards the end of the lease, a payment dispute from the previous tenant had been processed by his bank, resulting in the reversal of a payment of over $5000. The payment was from before we assumed the lease, and the reversal happened close to the end of the lease after we had taken over. In this sort of situation, you would think the management team would have worked out the issue with him directly - they refused to be of any assistance and have been continually pressing us to be responsible for the reversed payment. They've threatened us, stating it would negatively affect our credit score, and, despite the old tenant reaching out to attempt to resolve the dispute, are continuing to harass us. To top it all off, we had to sacrifice the entirety of the deposit for cleaning and repainting costs - the cleaning costs were expected, but we did not paint any of the apartment. Most of the damage would have been considered normal wear and tear in any other apartment complex, but 855 Brannan charged us almost $400 for touch up painting. None of these painting requirements were marked during the pre-moveout inspection, and it's the first time I've ever had to pay for this after living in multiple different apartment setups across the world as an active duty Army officer. There were no indications of any issues and potential for any prior transactions to be reversed when we took over the lease. The complex seems to try to exploit its residents through legal minutiae and bullying. It's as if we've been working with one of the many rental scammers present in the city. Steer clear from renting here. read more

I've been renting here for 3 years. Rent for a one bedroom is about $4500 and that goes up $200 a year. On the website they dropped it down to $2400 so they're taking me for a ride. I'm over paying for convenience and amenities, but I get nothing. And with that price you'd think my storage locker was safe. Nope, it looked like everyone has access to the storage rooms and there are no security measures in place. Broken in and robbed. Packages? Usually don't get notifications from Luxer any more and someone stole my passport. At night the area isn't the safest and there is always feces on the sidewalk during the day. The windows are designed horribly. It opens but doesn't always close. Worse of all ants. I never thought ants would be a issue in the city but you have them here. read more

This is a somewhat of an unusual review, as I don't live at 855 Brannan and never have. But I want to flag to everyone looking for an apartment in San Francisco (an inherently stressful task if ever there was one) that the Leasing Staff at 855 Brannan is top-notch, particularly Charles McCants. My girlfriend and I were juggling a bunch of different options, going back-and-forth with whether or not Brannan was the best fit. We called and emailed Charles multiple times, and he was always responsive, professional, cordial and helpful. We've both leased from multiple big complexes, both throughout the Bay and in Greater LA. Even on a good day, you are made to feel like an impersonal line on a spreadsheet, where the staff could care less whether or not you end up leasing. We never got that read from Charles. He's a credit to the complex and to Equity Residential. read more
