For many years, my husband and I have rented on AMI. This year we rented AMI BEACH HOME through Duncan for two months. This is considered a premier rental. We will NEVER rent this house again. For starters, the kitchen was minimally stocked... Just the required pots, pans, dishes and glassware, but NO serving dishes, platters, etc. We assume their personal serving pieces were in several kitchen cabinets that were locked. MORE importantly, the owners live in a different country, and manage the electrical system for AMI Beach Home from their home abroad. We were UNABLE to use the SPA for several days while the problem was being DISTANTLY resolved. The MOST significant issue was that we were WITHOUT Wi-Fi for six days, a MAJOR inconvenience to us during our stay . After almost a week of the owner trying to fix the problem from abroad, it was finally resolved. To compensate us for our inconvenience at this premier rental, the owners reluctantly but finally agreed to compensate us with a " small gift card to a local restaurant" I will end by saying that my husband and I found this "compensation gift" AN INSULT as we were paying $700+ per night for this premier property Respectfully submitted , Bennett Prichard read more

We have rented through Duncan Real Estate for the past 4 years. Petra has made every years month get away perfect in every way. We drive from Vermont to the island in March or April. For the past 2 years (2021 and 2022) we have stayed in a duplex rental on 81st Street. The 2 bedroom, 2 bath rental is clean, comes equipped with every beach amenity imaginable, includes both children and adult bikes and helmets, and a kayak. The beach is an easy 3 block walk from the house. The only downside to this property is the screened in back porch is never quiet as the neighbors pool has a loud filtering system that never turns off and the air conditioner unit is loud. Sadly we are not able to rent this home for 2023 for the dates we wanted but Petra from Duncan Real Estate found us an ideal rental in the price range we could afford. (Rentals have almost doubled in price over the past 5 years!) I highly recommend working with Petra at Duncan Real Estate if you are looking for a vacation rental on AMI. read more

We stayed at a Duncan Real Estate managed vacation rental called Seagrass Retreat. This house had a great location. However we had some issues during our stay that were all related to the management company. The main issue was the sliding glass door to the pool. It seemed to be missing wheels or some sort of very important part that would make opening the door possible. It was definitely child proof which is a plus but it would be human proof in the case of a fire which is a negative. When we first arrived the house did not seem like the floors had been swept well and the pool was pretty dirty and did not have a pool vacuum. That was ok though because we turned it into a game with our toddler called "Clean the rental we just paid thousands of dollars for" and she just loved it. The weather during our stay was in the 90's. The instructions told us not to turn the thermostat below 75 degrees and if the AC froze that we'd have to pay $500 (I doubt that the VRBO contract said anything along those lines). The AC was not working well because it was definitely not 75 degrees in the house and several of us had issues sleeping because we were so hot. The ceiling fan in my room specifically couldn't be turned up to high on account of the screeching sound it made. Maybe some people like sleeping to the sound of a parrot being put in a garbage disposal but it wasn't our preference. The worst part of all of it was that we couldn't stay the last night in this house as we had planned. The property management company told us after we had booked, months in advance, that we had to leave the house on July 3rd because they couldn't find anyone to clean on July 4th since it was a holiday. I find it very interesting that they knew in March that they'd be unable to find someone to clean the house in July. Even after cutting our vacation a day short even though we had several family members traveling from out of state, they would not give us an extra hour for checkout. It was nice to have the cleaners waiting outside our door in their running car an hour before we checked out though. In the words of my husband: "I don't think this hospitality business knows the meaning of the word hospitality!" If the owners of this property are reading this, I hope you consider changing management companies. As Florida natives who vacation at Anna Maria almost every year, we will remember to go out of our way to avoid any Duncan Real Estate properties in the future. read more

We have rented through Duncan Real Estate a few times and it's gone perfect each time. I will continue to use them every time we go to this beautiful vacation spot. I went through Vacasa on one occasion an didn't use Duncan Real Estate and I regretted it right off the bat. When we used Vacasa the person in charge of managing the house was impossible to get ahold of and the AC went out. We were there for a week without AC in 90 degree weather. They did try to fix it but didn't. Finally on our last days there they tried to move us to another house, but we were already leaving in 24 hours so decided to stay. It was a rough vacation. It taught me to always go through Duncan Real Estate. It's not worth the gamble. read more

Seagrass Retreat is located a short walk from Holmes Beach. The house has a small backyard pool and enough space to comfortably sleep the eight adults and one toddler that were in our group. These positives did not outweigh the negatives we experienced during our stay from 6/27/2020-7/3/2020. We originally booked through July 4th. As the date approached, Duncan Real Estate, who manages the property, informed us that 7/4 was no longer available. As justification, Duncan claimed a cleaner could not be found to work 7/4. They added that since our renter's profile was from central Florida, the inconvenience should be minor. The inconvenience was not minor for the two adults who drove from Atlanta, or the third adult who flew from Washington D.C. This experience left us fearful of making any complaints about the troublesome state of the house during our stay. Upon arrival during a pandemic, the house was less clean than expected. Of immediate concern; however, was the sliding glass door abutting the pool would not open or close without considerable effort of the "please come help me" variety. If that door were the only available exit during a fire, it would certainly be dangerous. The acoustics in the home amplified voices, allowing adults speaking in the dining room to keep a toddler in a rear bedroom awake, despite a sound machine in the toddler's room and two closed doors. Finally, the cleaner arrived an hour before check-out making the packing of cars and taking of family photographs rushed and uncomfortable. We have no intention of renting a home managed by Duncan Real Estate in the future. read more

Our experience was much more person than with Airbnb. Duncan's customer service is excellent, and their staff is very informative and friendly. We rented Cocolobo house on Anna Marie Island. Pros: I give the pool a 5* as it was one of the best we have had in the 6 yrs. we have been going to Anna Marie Island. The short walk to the beach is also a plus. The front room/dining area are decorated nicely with a mid-century modern vibe. Cons: the house earned the 3* for the following reasons. 1) The layout is terrible. The description clearly states the 1st & 2nd bedrooms are connected, which we expected; however, it does not reveal that you have to go through bedrooms 1 & 2 to get to the master bedroom #3 from inside the house! The description instead reads "master bedroom has direct access to the pool" - meaning the only way to get to the 3rd bedroom without going through bedrooms 1 & 2 is from the outside! Also keep in mind every time you open the door it buzzes loudly due to pool safety. There is basically no hallway in the house except a short one that extends from the bathroom to an outside door. You can access the 1st bathroom from the kitchen, as long as the frig or kitchen closet door is not open. You can only access the 2nd bathroom by going through bedroom 1 & 2 or from the outside. I would suspect that this house use to be 2 separate units. Washer & dryers are located outside in a shed. Both bathrooms are badly in need of an update - both have very old narrow tubs & fixtures. No complaints on the twin beds from the kids but mattresses in both of the other bedrooms are terribly uncomfortable. I realize mattresses can be personal preference, however, the one my husband & I slept is was clearly sunken in in spots and we are not large people. The folks sleeping in the master bedroom also felt beds were in bad need of replacement along with box springs. My last con is we have always found beach chairs provided in homes we have rented in the past -- not here. They had 1 cheap broken one and 1 cheap rusty one. Would go along way for this property to provide a few niceties! read more

RENTAL OF HOME LOCATED ON 79th Street NW Family of 11, 50th Anniversary week-long vacation. We always bring plenty of cleaning supplies and Lysol disinfectant spray with us when traveling on a cruise ship or while renting a home. The only thing we used on this trip was the Lysol on the shower and bathroom floors cause that's just the way we roll! What I'm saying is that the house was clean. Having a laundry service utilized by cleaners is an awesome idea! Blankets, towels, sheets were all fresh and crisp. Nice. Everything located in kitchen helped us with family meals and baking Anniversary cake. Many nice supplies and all in great condition. When homes show that there is concern in the shape and organization of small appliances, etc.. then renters like us treat all items with kid gloves. The pool pump had issues and the management took care of it right away. We dealt with a great florist while there and when he delivered flowers and balloons, he commented on how nice of a home it was. He only saw the lowest level! Thank you so much to Duncan Real Estate for helping to make this vacation very memorable. I appreciate the open communication lines prior to our check-in date to ask questions about the area and the home. The house is advertised as no wheelchair or disabilities which I understand as there are many stairs. I have Progressive MS and had several good days where I made it to the second floor with everyone else. But, I truly enjoyed the lower level I was on where steps were limited. The location could not be beat. Private beach yet walkable to town and the pier. The town was extremely busy, so this was awesome to have our own space. The house was great, could use some labels with light fixtures, better layout of the kitchen drawers and know that nothing extra is provided ie:salt and pepper, extra toilet paper, etc , etc. Plan on bring ANYTHING you'll need. The location and beach far exceed anything else that may not have been perfect. read more

We stayed at a property manager by Duncan on Anna Maria Island, Caniro Cottage. Upon arrival everything "looked" ok. we were there for 4 weeks. The house is in a great location. Five blocks to the Gulf (make sure you take a cart to haul your beach gear, oh, and chairs, house had two). Right around the corner is the Waterfront restaurant and shopping, and the City Pier. We are not fond of AC, so we immediately turned it off and attempted to open all the windows. What we found is most if not all of the windows need to be replaced. A few we couldn't open at all, others needed to be propped up with something to stay open. The floors didn't feel good under bare feet, so I was going to mop the floors, the cleaning tools made available were in terrible condition, the vacuum spewed the dirt all over the room. Duncan responded quickly and provided a new broom and mop, the vacuum never worked properly. Sadly, after mopping the floor I discovered just how dirty it was. It was pretty gross. The entire house needed a really good cleaning, including the refrigerator. I had to scrub it before I could put our groceries in it. It smelled like fish. The following day we attempted to use the provided gas grill. Sadly, it was left without any propane. Duncan was very quick to respond and deliver a tank, unfortunately, it was more than just no propane. Again, Duncan responded quickly with a brand new grill, that was much appreciated. This house has an odd configuration. The third bathroom is right off the master bedroom outside, not easily accessed unless you are outside on the deck. To get to the pool your options are out the front door around the deck and down OR through the master bedroom. The third bedroom is twin bunks, KID friendly only. The two bathrooms inside have ZERO storage. Newly renovated, they cut half the vanity draw storage out to accommodate the plumbing! The master bathroom doesn't have a towel rack! The hall bath has a non-moving glass enclosure that makes it extremely difficult to get in and out of the shower. the kitchen was well stocked with pots and pans, silverware and plates. However there were no serving pieces, salad bowls, platters, etc. We purchased measuring cups, spoons and utensils such as tongs for the grill as there were not any. The entire deck needs to either be replaced or refinished....do not walk barefoot on it, splinter city! It's in terrible condition. The only place for a sit down meal for 6 is under the deck...pray it does not rain as it is not protected from the elements. Oh, not sure why, but the deck furniture is attached to the deck, so it can't be moved. Ceiling fans were in all rooms except in the bunk room, which is unfortunate, because that room really needed a fan. The fans in the kitchen need maintenance. You couldn't turn off the light, as the chains appear to be so rusted (Or something) you couldn't pull the chain to turn the lights off. The master bedroom is a nice large room, the bathroom is NOT. It would be nice if there as a screen door in the master so you can leave the door open to get a great cross breeze through the entire house. The living room furniture and pillows need a good cleaning, some of the pillows should probably be trashed. The landscaping is in need of attention. While sitting by the pool a very large palm frond fell just feet from where I was sitting and shortly after I moved to a safer location a coconut also fell in the same place. There are a few dead palms and some that need attention. Duncan was quick to respond to our calls when needed. read more

Not even sure where to begin. We own a duplex on Anna Maria Island and hired Duncan to manage vacation rental, mainly because a good friend worked there. Unfortunately, my friend eventually left to work for another company and after that the service and attention to my property dropped off almost totally. I received complaints every time a new tenant arrived due to how dirty the property was left. After photos and multiple complaints, the problem with the cleanliness of the units continued to decline. This culminated when my mother came to town and was staying at the unit, walked into her bathroom and removed the "SANITIZED FOR YOUR PROTECTION" band around the toilet only to find a large, smelly turd waiting for her inside. That does not seem sanitized to me! What did they do when I informed them of this????? Ignored the problem as usual. Worst service ever. This coupled with the stolen artwork, yard service that was terrible and went unpaid by them, and the fact that they guaranteed 25 weeks of rentals per season and did not deliver anywhere CLOSE to that led me to eventually write this review. After this "toilet" event, we terminated our relationship with Duncan Real Estate and I am still waiting to receive my VRBO credentials and the photos of the property, both of which I paid for! Needless to say, if you are looking for a top-notch, reliable, attentive and trustworthy management company on Anna Maria Island, my recommendation is that you look elsewhere. AMI Accommodations or Island Realty have produced much better results for us with our other properties and I am moving this place over to AMI Accommodations as well. Also, if you are looking to rent a property on the island, I can state from first hand knowledge that the properties they represent are dirty to the point of being hazardous. read more

Upon arrival, despite the toilet seat "seal", there were urine and hair under the toilet seat. In addition, we booked a home at the beginning of January - when a hot tub was advertised with the home, which helped us make the decision to rent this property. When we arrived, there was a "owner use only" sign on the hot tub. When questioning the realty company, we were originally told we were mistaken and then the next day we were told they have trouble getting pool companies to service the hot tubs. We also called immediately on Saturday to report the elevator didn't work and would not go to the third floor. We had a handicapped guest that needed the privacy of the third floor and had to send someone upstairs each time she needed to go to her room to call the elevator up. We were told the elevator company would come on Wednesday but they did not show up until Thursday. We never received any updates from the realty company after that, but the elevator then worked sporadically - sometimes not moving at all. The microwave in the kitchen did not work - but since none of our other issues were resolved, we were exhausted from speaking with the realty company and hearing different stories each time. Please use caution when renting properties from this company. read more

We rented a home in Bradenton for a family reunion and 40th wedding anniversary event. It was wonderful, house was well kept and lovely, pool nice, enjoyed screened-in lanai off the kitchen. There was a pond and lots of wildlife passing by, including one morning when a family of otters fished in the pond for an hour. We helped the little kids fish, catch and release of blue gills and a turtle. (Checked daily for alligators, none ever seen.) With siblings coming and going, the huge driveway and street parking met that need. Duncan personnel were helpful, which I needed, being on the other coast in San Diego. (My dad lives in Bradenton.) 6201 Holmes Ave Sea Grass Retreat We stayed from 7/1 -7/8/2017. 5 adults and 3 kids. The home is a good location being just a few blocks from the beach. There is lots of parking. The home is dated and has several areas that could be addressed: Microwave is old and doesn't turn Front door lock needs adjusting/graphite since they are very hard to unlock. Very small washer/dryer. The Dryer was packed full of lint, I never saw anything like it. I pulled out 5 inches of compacted lint from the lint screen. It appears that the cleaning company does not know where the lint trap is located Pillows are old/flat and smelly, highly recommend you bring your own. Sitting area on the side of the house is nice, but gets very dirty from the trees overhead. 2 of us sat out there one morning and broke out into hives and a rash for days! My 9 year was covered in an itchy rash for the 4th of July. Bring trash bags! Only 1 trash can in the kitchen and small ones in the bathrooms. The can in the kitchen can is way too small. The trash cans outside were full when we arrived, so had to set the trash by the gate for a few days. The cleaning crew should take the trash away like other rental companies. Only 1 roll of toilet paper per bathroom for a week stay, 1 roll of paper towel and no extra trash bags. Dirty floors when we arrived, they had not been mopped and there was no mop to clean up Dirty pool! Pool man cleans on Monday, but you check in on Saturday. Pool was cloudy and sandy for the first 4 days. Only a few towels/rags read more

Be very careful when renting from Duncan Real Estate. I had to cancel a reservation after having paid the deposit and reservation fee only. Per the contract, their cancellation policy states that any monies paid would be forfeited, which was what I expected, and was willing to forfeit. Duncan then called me back and told me that they in fact DID NOT have a cancellation policy and I was responsible for the entire rental even though this was in no way stated in the contract. I was told that they would contact the owner and see if they would compromise. I told them that there was nothing to contact the owner about since there was nothing in the contract stating that not only monies paid were not refundable but unpaid amounts. They finally agreed that only deposit money would be forfeited and the reservation would be cancelled. read more
