    I have to echo what others have said about their dishonesty, poor communication, and poor follow through. Do not recommend using them. Not a quality operation. What we got was not what they advertised. When there were problems with cleanliness and maintenance they failed to take care of them. Even after the trip they had no interest in making amends. I will avoid using them going forward.

    we loved our rental with beachside and have used 3 times in past few years. Grace was helpful in booking and Claire during our stay. our unit was updated and included amenities we needed. we will rent again with Beachside!

    Pool

    This is the WORST place I have ever stayed and the costumer service was terrible. we paid DOUBLE our usual budget for our family of six. our home was suppose to be a few steps to the beach- NAH- We almost died from heat exhaustion on the walk to the beach. Home was advertised as having a pool and washer and dryer. The pool was green with trash floating in it. I contacted them on day one, to which I was promised it would be fixed. By day 5 I was livid, so a maintenance man came and dumped gallons of shock into it, still making it un-swimmable, and left the trash in the pool. The dryer did not work, I was told to wait for someone to come between 1-3 pm and GUESS what!! Nobody came to fix the dryer. We had to hang our clothes over chairs and furniture to dry, since we only packed a limited amount. They have refused to make this right financially which is all I have asked. Do NOT BOOK through Beach side management, do not let them scam you out or money for a dump or a property.

    An absolute nightmare. Rented a home thru Airbnb using this company and it was the worst decision and we wasted a lot of money. The house was filthy and bug infested, dirty towels, exposed wires, broken blinds and locks, splintered wood all over deck, lights didn't work, hot tub was filled with bugs and they didn't send anyone till the last day of our vacation to look at it. Everyday we woke up covered in bites. The first day we went to the office with a list of complaints and they said someone would be there at 11 to go over everything, No one showed. An entire day wasted. Next day they apologized and sent head of housekeeping (who apparently doesn't knock prior to entering rentals) she left a pile of clean towels and ant traps and never cleaned any of the piles of bugs. They did get rid of one of the hornet nests on the deck tho! Airbnb refunded what they could without the needed approval from this nightmare of a management company. Prior to leaving we stopped at the office again and went over our horrible experience and they said we would hear something within a couple days for a refund. They never called and we got the run around when we tried to contact them. Finally, we posted a review, THAT got their attention! Mike called threatening us. We have since contacted our attorney and are using every outlet to protect future people from being scammed and ripped off.

    If I could give negative stars I would! I booked a trip for Christmas (2019) in June (2019) for my family of 6. The pictures advertised on Hotels.com, Beachsidemanagement.com and Booking.com all showed the same beautiful condo. A pristine patio, beautifully decorated rooms, a spectacular view of the ocean and a path right behind the property leading to a beach sitting on the Gulf of Mexico. What more can someone ask for? Well first off I asked for no bugs when I immediately got there, luckily they dropped off a can of Raid! Just what I want on the kitchen counter, chemicals! The pull out couch was broken so two people got stuck on the tile floor. The toilet ran constantly, the sink backed up because the disposal was broken, the washer and dryer were located in a shed with no lighting outside of the condo.... The photos advertised failed to show the updated version of the condo... the broken patio furniture, rusty nails and broken glass on the ground, the broken grill, the green fencing that surrounded the property due to the three story cement condo being built directly behind the patio within 15 feet. There was no relaxing on the patio due to the jack hammer and electric saw that started at 7am and continued until 4:30pm daily. The path to the beach was now blocked and no longer accessible. We called both Hotels.com and Beachside Management immediately and numerous times throughout our stay being told there was nowhere they could put us since they were all booked. We even called and wrote letters after returning, always being told that we stayed there so there was nothing they could or would do. The upstairs tenant left within 12 hours of arriving and they were able to relocate her. However my party of 6 was stuck. After 2 days, they let us use the vacated upstairs apartment for the extra bed. Very gracious? Not really, still dealing with the same disasterous, unsafe, falsely advertised rental. We spoke to managers and even the owner of Beachside Management, and neither have taken no responsibility nor offered any monetary compensation for this despicable and deplorable property. The owner claims we were offered a full refund by his manager if we left! This is a lie. Nothing was ever mentioned of a refund. He claims that this condo was advertised at a lower rate because of the construction. When I booked, there was no mention of construction, all condos that I searched had similar rates; this was no great deal by any means. Another lie. The bottom line is that the pictures advertised on numerous sites were completely false and deceiving. False advertising is against the law yet no one is held accountable. So disappointing. I will never step foot on Siesta Key again. Thanks for that Beachside!

Which of course I had no choice but to find another property on my own. The property had many issues. The number one issue was it wasn't safe. Not for children! The windows and doors did not lock! We were staying on the top floor of the building. It was dirty, loud, the master bed was broke, the building itself was old and disgusting. There is an entire list of issues but the unprofessional office staff could careless. I emailed them the day we left early and they didn't even email me back but lied and said they did. They don't email you back or call you back. We were promised a phone call back from the owner and that didn't happen either. The office staff is disrespectful. Take it from me, DO NOT RENT FROM THEM! The don't care about you! They only care about money!!

My husbands black socks on the bottom turned white from the bleach on the floor. The fan in the bathroom does not work and there is mold on one of the chairs on the front porch. There were a few dead bugs in some of the bowls in the kitchen and one of the shelves in the refrigerator was broken and held together with duck tape which finally gave out. We could not find a parking space today. We called management in the beginning of our vacation and they did not respond. On the positive the pool is clean and wonderful and easy access to the beach is great.

Refuses to listen to your concerns. Refuses to shut up long enough to hear what you are saying. Then wants to STEAL your money. Well, he got the right one this time. I will burn 100 dollar bills to make sure he never does it to anyone else. Fortunately for my family a few thousand dollars stolen doesn't make or break our trip, but for someone else it absolutely could. I have plenty of photos of the temp in the house and the master bedroom was always at least five degrees warmer than what the thermostat reflected. My husband just got done receiving cancer treatments to try and stay alive. We finally get a break from the last year of dealing with that and come for vacation just to have to deal with these thief's. We moved to a new house right down the street and guess what we do not have a problem with...the AC unit keeping the house a comfortable 71 degrees. Then he goes in the house after we leave, sets the temp to 68 and takes a photo to try and claim we were trying to cool things too quickly. Really looks stupid when I have a time sand date stamped photo and video when we walked out and it was set to 70 but the temp in the house was crawling back up and was at 73.     JUNE 2025 - DO NOT RENT FROM THIS COMPANY…read more I booked unit T34 in Siesta Key for our family vacation. We drove 9 hours to arrive at a unit that is unfit for occupancy and surely illegal to be advertised as anything else. These are a few of the issues we noticed in the short time we stayed before having to leave and book another accommodation for the week. - Mold on ceiling - Broken sleeper sofa, - Food debris in utensil drawers - Broken patio door with suction handles attached as a "repair" - Broken patio furniture - Trim and paint throughout the entire unit was disgusting and falling off - Fire escape stairs next to unit were closed off and marked "Danger", irony at its finest I attempted to call the company about moving to another one of their units with no answer. Left a VM on their "emergency line" with no call back. I sent several emails to the company around 5-6pm and did not hear anything back. I had to book an entirely different accommodation to try and save our family vacation. This was not a cheap or easy feat given that it is the first week of summer in a highly touristy area of Florida. Colin finally replied at 11am the following day and was quick to dismiss my request for a refund after providing all of this info and the pictures. He stated that they would not be refunding me as I left them "hanging out to dry" and they couldn't rebook anyone for the week. Their concern was the money and not the fact that they needed to address these issues in the condo BEFORE rebooking anyone. It is unfit for occupancy. I was told that they have an emergency line which goes out to someone immediately and they would have gotten back to me the night before. I informed Colin that I did call the emergency line and left a VM to which he replied "I'll have to check with the guy that handles voicemails". So now after paying for a new AirBNB an hour and a half from this first experience, I am left to file a chargeback with my bank and attempt to get my money back from these scam artists. Colin made sure to tell me "you will have to go through your bank". They know a refund is due and want to attempt to push it out until it is forgotten about. I will also be submitting all of this documentation to BBB. DO NOT rent from these people unless you feel like gambling on showing up to a dump and losing your money.

Aimee was friendly and professional. She knew the steps we were required to take for us to be approved as renters. Aimee quickly responded to any questions we had during the process. Once our move was successful, Aimee continued to keep in touch. We only had a couple of maintenance issues, which we considered normal, so we notified Aimee. Her response was fantastic! Aimee quickly got the help we needed for the repairs. On more than one occasion, Aimee would say "I appreciate you" as tenants. The difference between our former management company and FWCPM could not be greater. Our manager Aimee Bahk is professional, courteous, and a delight to work with. She has helped us through many difficult situations such as finding new tenants and managing repair and installation work orders. He then tried to threaten me and said if I posted my poor experience, (that was witnessed by 17 individuals), he would sue me. My lawyers had to be copied on the emails and once I put them on the emails, Dan told me I was, "blocked." Up until I copied my attorneys on the emails, Dan continued to send threatening emails. Despite me putting it in writing to please leave me alone. I have attached pictures here of our conversation. The fridge was broken, the air conditioner would work on some nights, others it did not. The sink would clog and the drainer was broken. Please do your research. Dan, the owner, charged us for a 4/3. We placed a call to Dan to let him know we didn't have the 4/3 and in front of 17 individuals on speakerphone, Dan corroborated this by stating, "yes absolutely. That unit is included with the rental." Dan then gave us the address to the second unit and we walked over there, only to find a family inside. It wasn't until he gave us the address and we attempted to get inside, that Dan called us back and took back everything he said. Unfortunately, the website says it's a 4/3. The owner will likely respond by telling you our email correspondence says I agreed to a 3/2. I have attached those screenshots here. He continues to send me a link that I did not click on. I did it through their website. It is advertised as a 4/3. When Dan realized he double booked, he called us back and said we were mistaken. Despite telling us, "absolutely. The 4th unit is included with your rental." The contract also states we are responsible for looking at the website, which advertises this as a 4/3. Upon my attempt to speak with Dan, he yelled at the top of his lungs, "STOP!!!!" It was the most bazaar reaction. I then said, "excuse me? I am trying to explain my frustration with you." Dan then responded by stating, "ugh I don't feel like dealing with this. I'm on vacation. You booked what you booked. This isn't my problem." I asked him who I could speak to when he is on vacation and he responded with, "no one. This isn't my problem. I don't know what you want me to do. I don't feel like dealing with this." Our email exchange sums up the majority of the issues we faced with Dan. I didn't raise my voice once. I tried to calmly express my frustration and the owner responded by yelling at me, telling me it wasn't his problem, and talking down to me. Please read the reviews on the company. NOT THE LOCATION. The location is why this place continues to get bookings. The owner attempted to sell me a rental that opened up the next morning. He ignored the fact that I paid him for the 4th bedroom and then he charged another family to stay there. Therefore, he charged both me (who did not stay in the 4th unit) and the other family, (who actually stayed in the unit). He essentially rented the fourth bedroom twice, profited from us both, and the other family stayed in it. When he texted me the next morning asking if I wanted the extra unit for a "discounted price." I said "no thank you." I didn't send another text or send any emails. I was going to let my lawyer handle it when I got home. The owner then started an email chain stating I booked the 3/2. When I attempted to defend myself, he threatened me, coerced me, and tried to scare me into posting this review. It wasn't until I copied my lawyer onto the email thread that he stopped sending messages. Even the last email was an attempt to threaten me if I went public with this.

They are extremely knowledgable and professional, and they allow you to choose the level of service that best fits your own property management needs. Within 1 hour of listing our property for rent, three interested parties called to inquire about seeing it, and the Lindsays set up the showings for the next day-there was no wasted time! The Lindsays had the potential tenants complete an application, did thorough background, income, etc checks of the applicants, and we had renters the next day! The Lindsays completed all of the necessary paperwork with the new tenants, as well as making sure our Homeowners Association was given all the paperwork they require. We did not have to worry about a thing! We totally trust Mark and Terri Lindsay as our property managers, and know that our investment property will be well taken care of in our absence.
