What a beautiful building !! Clean safe upscale everything pure Luxury !!! The gym the pool I was so impressed !!

We moved in a month ago and the experience has been horrible. Other issues aside, we consistently failed to get hot water in the apartment, especially at night. The water temperature varies between 118 degrees (in good times) and 85 degrees (in bad times). Can you imagine having to take a shower with water below your body temperature when super tired from work / workout? Can you imagine making complaints to management multiple times and only getting fake answers? They sent supers to fix it but the issue keeps recurring. Funny part is I've never actually been able to talk to anyone over the phone or in-person. So even if hot water is not your thing, consider the possibility of getting any help when you have other issues. I'm attaching a video of the cold water in our bathrooms as proof. Do yourself a favor and DO NOT move in here! We ended up buying a waterproof thermostat and taking this video to prove it to you. DVORA Art House - Apartments Near Me - Jersey City, New Jersey

I've had nothing but frustration with DVORA's management. For three weeks, I've been trying to get a broken washing machine replaced. Despite numerous emails and app messages, there's been no response. Each time I spoke to the front desk, I was told "we'll find out," but nothing happened. Today, they contacted me for scheduled maintenance without even mentioning the washing machine. I would not live here again if you paid me. Management is terrible. They jack the rent up on you every year, yet the quality of life here decreases from year to year. I've lived here for 4 years, and at this point I can't wait to leave. The final straw is that they've told residents that we're no longer allowed to have packages sent to the building! They are requiring all residents to use an off-site third party package delivery service, and charging you for packages! Oh, and if you need a package immediately, you have to go and collect it yourself, but only during a one-hour window each day, at a time when most people aren't even home from work yet. And to make matters worse, they lost a package of mine in the first week of this new system! They refuse to acknowledge that they've lost the package (even though I have photographic evidence that it was delivered), and are offering me no compensation. There's also a big new building that was built next door and blocks all the sunlight to the back apartments. It also blocks cell service! Oh, and if you want to use any of the building amenities, you have to reserve a time. AND, they've started charging for some of the amenities, EVEN THOUGH WE ALREADY PAY A MONTHLY AMENITY FEE! On top of that, they are now trying to raise our amenities fee from $50 per month to over $200 per month! DO NOT LIVE HERE!! Several of our apartment's appliances have died since we moved in, and they say they want to charge us for the replacements! Sorry, that's part of being a landlord. You have to supply working appliances! I hate this place and I can't wait to leave. read more

I've lived at the Art House for 5 years and have all good things to say about the quality of the building, the management company and the staff who work there. The finishes in the apartments are very high end. More along the line of something you'd expect in a condo apartment vs. a rental apartment. High ceilings, quality fixtures, oversized tub in the bathroom etc. Location is extremely convenient. A couple of blocks to the Grove St path and a couple of blocks to the waterfront walkway. Management and building maintenance keep everything in good working condition. If there are ever any maintenance issues they are fixed promptly. Concierge desk is very secure, making sure guests check in if they do not live in the building. The gym has all the equipment one could want, including two Peloton bikes. The management also makes an effort to go above an beyond with free services like a weekly apartment refresh and community events such as wine tastings and yoga. I would highly recommend this building or likely any DVORA property if you're looking for a rental in Jersey City. read more

I have lived at the art house for almost two years and have had a wonderful experience. They have an on service app which is super helpful and provides 24/7 assistance. The team is always open to feedback and wants to help their residents. The building is also well kept, very clean and welcoming. You can opt-in to weekly refresh services at no charge and also they provide their guests with dry cleaning, unit cleaning, and many other services. I highly recommend this building - it is a superb amenity building!! read more

Just moved into 1 BR apt in the Dvora. I like my new apartment and the building amenities. However, when I moved in, there were a number of things that needed to be repaired or replaced (broken dryer, broken blinds, shower drain, etc). Given that I just moved in, and given the nosebleed rents I'm paying ($5.5k), I would have expected pretty rapid response to these issues. Instead, they treat me like a tenant who's lived there for years so instead of promptly fixing all the shit thats wrong in my brand new apartment, they "schedule appointments" for a week later! So it's now TWO FULL WEEKS since I moved in and only one of the problems has been fixed. So... bottom line: Great building, crap service. Dvora also uses an app to coordinate all tenant services. Nothing wrong with this, but the way they programmed it, when a tenant has an issue, you end up pleading with nameless faceless people (are they bots? Maybe!) via the chat function - there's no other way to communicate with the building staff. I have warmer friendlier communications with my cable TV company! read more

I lived for 3 years at The Art House and really enjoyed living there. Their staff is great, specially Arnold, Bob, Marcelo and Danny. They know you by name and they give a very warm feeling to the building. Kim was also always very helpful. Yes, I lived there during the construction of The Oakman and the dust and noise were an inconvenience, but unfortunately (or fortunately) the constructions are now the reality of downtown JC. My unit was very good and very energy efficient, on winter I barely needed to turn own my heat because the insulation is very good. Every time I had to request a service, they properly and quickly took care of it. The location is also very good, plenty of food options and very close to Grove St path. Only reason I've moved out is because I needed more space. read more

If I could choose just one word to describe the Art House: noisy. There's so much noise, coming from every direction. First, there's the construction. Then there's the trucks, rumbling and beeping down Second St. Oh, and the neighbor's dog. And the realtors. And the people looking at the art. The worst is the doors: people slam their doors at all hours. It's like living in a hotel from hell. The building's redeeming qualities are its very friendly doormen, its rooftop pocket pool, and its proximity to the PATH station. But if you choose to live here and suffer, expect Mr. Shuster & Co. to find inventive ways to lighten your security deposit on your way out (e.g. $50 for a TV cable, the one the cable company installed). read more

EDIT: recently they were going to paint balconies as part of building improvement projects. I had agreed to have the workers enter my apartment on Friday, yet Danny (the mostly incompetent and unfriendly super) blatantly ignored the schedule and allowed the workers into my home on Thursday. This is unacceptable and has happened to other tenants as well with no comment or remedy from the owner of the building. For the amount they are charging in rent, they need to behave less like a mom & pop and more like an organized professional building. You'll get more for your money looking elsewhere in Jersey City and won't have to pay hidden fees for things like guests or lightbulb changes...PS - they wanted to raise my rent 14%... totally ridiculous and unconscionable. I've lived at The Art House for the past 2 years, and I love living here, but there are a few things I'm a little disheartened by. First - when I moved in there was no mention of the fact that some apartments are rented out as hotel rooms. Now I know in the era of Air BnB having strangers in a place seems relatively commonplace, but it's exceedingly frustrating when those "guests" have access to amenities that tenants pay for. Additionally, this building has a pretty close knit feel, but it doesn't feel great to have strangers roaming the halls without background checks - especially when some of us don't always lock our doors. I also see the hotel guests clog up elevators and lobby spaces with their suitcases. It's annoying and it feels really deceitful to not know this bit of info upfront. Second - I've been hearing from friends of mine who are long standing residents that there has not been a ton of negotiation flexibility with rent price and they've been raising rent prices well above a standard 3-5% increase. This is disappointing because it ruins the community they've claimed to want to build. Additionally, it's an "older" building by Jersey City standards now, so they really shouldn't be charging what the newer buildings are. I think they should really evaluate what they want to be as a distinguishing factor - a rental company that cares for the community it seeks to build or one here to make money and not friends. I understand that there are things to pay for (maintenance, staff salaries, etc.), but it's unclear how the rent raises coupled with the $600 amenity fee is truly getting used. The pool is open 3 months per year and most of the machines are rather old in the gym. I think it would be great if we could understand how our money flows back into the building (with the full understanding that there's profit margins baked in). It would be great to have Eyal and Tal hold a resident town hall to hear about and brainstorm collectively around some of these issue areas. read more

I lived in the Art House for 13 months, and enjoyed the time there. PROS: - The in-unit W/D and other appliances are top-of-the-line and work well. - The heating and cooling window unit is effective and seems to be pretty efficient with electricity use, as my bills were reasonable. - As others have mentioned, there was construction noise starting at 7am for most of the past year, but future tenants are unlikely to experience this, since the Oakman is almost finished construction. - The location is perfect, being near Grove St which has no-transfer PATH trains to 33rd, WTC, and Newark, as well as the Harsimus Cove light rail for access to Hoboken or other Hudson-Bergen stops. CONS: - Construction quality is low (e.g. plumbing issues, paint scrapes very easily, windows are not well insulated). It's no worse than any modern construction, but is low quality compared to the old brownstones in the area which are build like a fortress. - Everyone keeps to themselves and there is no sense of community. read more

Glad to have moved out. I will try to be fair though and highlight some pros: 1. Porters/maintenance crew - they are hard working, friendly and keep the building in great shape. The building is always clean. 2. Building is small - don't have to worry about elevator rush hour. 3. Coffee station - can't complain about getting free coffee/tea in the lobby, especially on those lazy days 4. Appliances and fixtures - definitely higher quality than the other rentals in the area 5. Concierge - nice and friedly. Rich is especially great. That is where the pros end! Cons: 1. NOISE: right after we moved in the same management company started demolishing and constructing RIGHT NEXT DOOR TO BUILD AN IDENTICAL LOOKING BUILDING. No one told us this was going to happen. We almost felt conned. I appreciate that renters need to do due diligence but some transparency on the management's part would have been nice. Anyway so it gets really loud at 6 a.m. 2. Stuff falling apart: A unit on my floor flooded or had some serious water leakage issue. They were using fans to dry the place for several days. Next thing I know the original tenants move out and a new tenant moves in. Doubt the new person heard anything about the water situation... In our unit the patio door refused to lock (took them a week to fix), the shade roller fell off the wall, the fire alarm went off multiple times in the middle of night randomly, etc. Not pleasant. 3. Amenities: The pool is tiny and there are people who clearly do not live in the building that monopolize the space. Don't know if these people ever paid the "guest fee". 4. Security deposit: They docked 150 for "floor repair". We are two type A, petless people who took good care of the unit and as far as we were concerned there was no damage beyond ordinary wear and tear. For reference we lived in two different buildings in Manhattan over three years before moving here and always got our deposit back in full. Not going to waste my time fighting the charge, but future renters just beware. Conclusion: There are other buildings in the area. Please do yourself a favor and consider those. read more

With the building at full capacity, the job to keep it immaculate is difficult and takes long hours. Thank you Ray for all of your hard work. I've lived in a couple of apartments in Jersey City and The Art House has been my favorite by far! The apartments and appliances are excellent and the building is kept in great shape. The doormen are extremely friendly...any maintenance requests are taken care of right away. Unlike most other "luxury" high rise buildings in the area, the rooftop common areas are always clean and well taken care of. Also, the size of the building (with only 119 residences) is perfect - not too many, not too few. It truly is luxury living. As far as construction noise goes, I'm usually up by 7am and out the entire day so the noise never bothered me. I'm also pretty sure the construction next door is mostly completed by now. My only complaints about living here are that the apartments do get cold during the Winter months. My heating bills were a little high for the size of my apartment, but it was manageable. Also, you can sometimes hear your neighbors in the hallway. I highly recommend living here! read more

We've lived at Art House for three years. It has been a great experience. The building has higher end finishes than any other rental building in Jersey City (we looked at 15). It's close to Grove and the Path. The residents are great...we have become good friends with so many. The management company (Kim) is very responsive to any issue we have ever had. And most important the management takes significant steps to make this a true community. They are always planning events (wine tastings, yoga, etc.) and introducing services to make our lives easier (free apartment cleaning, package delivery, etc). All in all, a great place to live. read more

I'm updating my rating for The Art House as the staff has really gone above and beyond to help me with my issues. I have not gotten my door issue rectified yet, but that's on me because I haven't put in a service request yet. The building hired window cleaners and had all the windows on the entire building cleaned, as promised. My primary reason for updating the review and my score besides the window cleaning is the professionalism of the management staff of the building. The building manager is always very responsive to any requests and really does her best to improve any situation. I'm happy to have renewed my lease here for the next year. read more

I have been living in this building for past 1 year and I absolutely love it. It is so conveniently located close to grocery stores, train stations, restaurants, school and the building itself is very well constructed with great apartments and amenities! Love the pool and barbeque during the summer time and the lounge area is great! Staff is very friendly and helpful! I read review about construction noise; it is not at all bad. The staff are great, friendly, professional - makes me feel safe staying there . Amenities are good also, pool a bit too small, but the roof views are amazing- and they allow you to have private events on the roof tops. Close to the path and the management arranged to have zip cars in front of the building, how cool is that. The only issue I had was the construction next door, but it is not that bad anymore, and if you look around in Jersey City can you really find a place without a construction site next door ?? So I would defiantly recommend this building for anyone looking in the area !! read more

We've lived here for ~16 months, and have extended our lease once already. The flats were new when we moved in, and we liked being the first people to use it. All of the appliances were a notch above what other high rise buildings offer, and we've had no problem with them. Everything is a modern feel, so much that our bathroom reminds me of a hotel sometimes! The roof access is nice to have, relaxing to use but only open during the summer months. Elevators never crowded and big enough to move in easily. Shared common spaces are well maintained and nicely furnished, comfortable to use. There are a few families in the building, so it may be suitable for young kids. A real highlight were the Services team, who were always professional and courteous and happy to help out, quick to reply to any issue. It is a fast-changing neighborhood, that would benefit from some mixed-use development instead of high-rise residential only. But well-suited for transport into Manhattan and the restaurants in the Grove st area. read more

I wouldn't know what the apartments and amenities are like because the broker employed by the management company in charge of renting the units, Wilbur "Edoris" was non responsive and then when I did finally connect with him, he made it very clear that I had to show up on time for our appointment because he had a busy day of showings. I showed up at the agreed upon time and waited, and waited and waited. I text him after 15 minutes of waiting and never received a response. After another 10 minutes, the concierge, on his own decided to call and check on him, he answered right away. His response was that he was "on his way"....that was after 25 minutes of me waiting. I waited another 10-15 minutes and left. I think the fact that I was willing to wait 40 minutes shows that I am not only pretty accommodating but also very serious about renting. But making a client wait that long is inexcusable. He never responded to my text to let me know he was running late...nothing. Obviously, if he picked up the phone for the building Concierge and there had been an emergency on his part, something would have been communicated. The Concierge though was very nice and apologetic. He seemed embarrassed by Edoris' actions. I have been viewing several of the newer construction buildings in the Jersey City area and the realtors have always been responsive and on point. The Art House "Head Realtor" is not one of those. I interpret his lack of professionalism as an extension of how the management company runs the Art House. It's a shame because the online photos of the building seem really nice and it is very convenient to the PATH. Unfortunately, I am now crossing them off the list. read more

I am writing this review as I'm being kept up by the most obnoxious, loud, persisting drilling sound ever!! This isn't the first time either, I just got fed up and decided to warn prospective renters. I understand that there is construction outside, but WHY does it sound like they are drilling in my bedroom!?!? I kid you not, the sound is so loud, clear and invasive...it's driving me nuts!! After living in Manhattan for 8 years, we moved in a month ago (November 2014) and have loved every minute of living here! Beautiful building and apartments (with unusually high end finishes for a rental building). Love the fact that every floor is a mini art gallery featuring work by local artists which are all for sale. The doormen and porters are all friendly and super helpful. And the neighborhood is awesome--it feels like every day there's a new farmer's market or street fair going on. Moving here was the best decision I ever made! read more

I've lived at the Art House since it opened in 2014. The building is well-constructed and modern, and it's a five-minute walk from the Grove Street PATH. Like any brand new building there were some glitches at first (there was a water leak in the lobby for example, and the latch on my window broke), but they got everything sorted out in a couple of days. The building is not large but has amenities on par with larger buildings. On the lobby level is the gym, and on the roof level is a swimming pool, a couple of outdoor grills, a dining room with a kitchenette (for dinner parties that are too big for your apartment), a lounge, a play area for children, and great views of NYC. There is wifi in all the common areas. A unique feature of the building is that all the parking spaces in front of the building have charging stations, so if you have a Tesla or Leaf or i3, you can charge it up right there. The property managers promote a sense of community within the building and periodically organize social activities. Overall the building is pretty quiet even though I live on the street side. I sympathize with the people on the western end of the building who have complained about the noise from the Oakman, but on the other hand, there's an enormous amount of construction going on in this part of JC, and it's hard to escape it completely. People should assume that any empty lot can turn into a construction site. read more
