However, my move-out experience raised serious concerns about communication, integrity, transparency, and how charges were handled. One issue involved a $200 charge for a paper parking sticker. We were given nearly four pages of detailed move-out instructions and possible fees, and at no point was a parking sticker ever mentioned as something that could be charged for or required to be retained/returned. That omission felt like either a lapse in oversight or a lack of clarity around fees. We were never informed about this charge beforehand, and it was only removed after I questioned it. For future residents, don't toss your parking sticker--because apparently it's worth charging you for later, even though it's almost certainly never reused and feels wildly overpriced for what it actually is. There was also a carpet "damage" charge at move-out. The only documentation provided was a statement noting that the carpet had been replaced approximately five years prior and was due for an upgrade, which aligns with typical apartment carpet replacement cycles and normal wear-and-tear timelines. However, no evidence was provided showing that we were actually liable for "damage" beyond normal use or what the "damage" even was. Despite requesting clarification and proof multiple times, the charge was still insisted upon, and I was told the account would be sent to collections if it was not paid. After that, communication was cut off, which felt unprofessional given that I was trying to resolve the issue in a civil and respectful manner. Overall, while living there was fine, the move-out billing process felt unclear and inconsistent, especially regarding documentation and dispute resolution. I hope management improves transparency and communication so future residents have a clearer understanding of potential charges upfront.

I suspect if there are any, vaulted ceilings will be top floor apartments. Regardless, the advertising gives the perception vaulted ceilings are commonplace. From the south side of the building you have amazing views of Downtown and from the north side you have an awesome view of Midtown and the Fox Theatre. Like Chris L. mentioned, it is close enough to bars and restaurants, without having to deal with the huge crowd that meets up at the corner of N. Highland. Braden Fellman owns both 788 and 800 Greenwood Ave apartment buildings. Good to know especially because there are only washer and dryer station in the 800 building. For the size of the two buildings, I have never run into any issues of having to wait a long time to use the machines. I stayed in a 2 bedroom apartment, which was pretty standard - hardwood floors throughout the apartment (not so great due to huge dust bunnies), ceiling lighting, central heat (though, it never reached the bedrooms), and pretty big size kitchen (boo on the lack of counter space). It seemed like there was usually something missing that would have made this place excellent, but for the rent price and location, it's not a deal breaker. Not sure if this was just exclusive to my apt, but I remember having a terrible problem of moths during the early fall months. They would constantly slip through the cracks in the windows and flutter into the apt. Gross, I know, so better keep those moth balls handy!

Under normal circumstances, I'm not one to check AC decibel levels - I did because the AC units in the building are remarkable. It's best not to underestimate just how unpleasant that is. Maintenance requests are sometimes marked complete without even a phone call, let alone a visit. So it goes. Rent is reasonable at $1680 for a 2/1 - it would be better if the BF team made an effort though. For some reason there's carpeting in the lower level entry way of the 788 building, and it gets soaked every time it rains. It generally smells pretty rough (I'm above it) and has been that way for over a year. Everyone with whom I've communicated at BF has been very nice, there's just no effort when it comes to consistency and upkeep - the landscaping out front is excluded from this as it's excellent.

There are so many incredible people that live here, help each other out, and socialize in the many shared spaces and courtyards. Some courtyards have been outfitted with tables, fire pits, festive lights, and spectacular plants. It's like finding a secret garden filled with fun people. Introverts beware! Seriously, we're all nosy neighbors who like new friends. It's incredibly pet friendly and they make it extremely easy for people to clean up after their dogs. Some people are lazy, as with any complex though. The only downfall are somewhat thin walls between the units. I can hear my neighbor's work calls pretty clearly all day. Most people are respectful about the quiet hours though. The pool is awesome and usually kid-free. There's walkable restaurants and activities, although Pullman Yard traffic and the kids soccer field traffic can be a hassle. Overall, the lofts are incredible and unique. The residents are fantastic. And when the rain hits your flat roof, you'll never sleep better. I highly recommend this to any cool people looking to rent or buy.

Exactly what we were looking for…read more We purchased about a year ago and have been extremely pleased with the decision. As a disclaimer, it's a part time residence that we use when we're in Atlanta (about a half dozen to ten times a year) but it's proven to be exactly what we were looking for. The building is new construction and has never failed to impress our guests. The external layout of the building coupled with the in-apartment fixtures and amenities usually results in just the amount of envy every homeowner wants. Also, the fact that it is not a true high-rise means that there aren't a dozen more floor plans just like ours - a good fact for resale. And the views of the city - the great thing about being just outside of midtown is that you get the view of midtown. It's a show stopper. The amenities include a pool and fitness center which is pretty standard for new construction. Also, the secure parking means, no matter how crazy the retail deck gets, we always have a spot available. There is 24 hour security - seriously, those guys are patrolling all the time, on foot and on bicycle. And the concierges are there at least until 2 am on weekends and at least midnite on weekdays. There is a diverse and energetic ownership base that cares about the building and surrounding community. From improving the safety of nearby pedestrian crossings and the parking deck to on-going efforts to convert parts of Atlanta Waterworks to recreational use, our HOA members have demonstrated a commitment to the complex and community - it's an intangible with the potential to add value to our investment. Potential drawbacks Traffic - this has quickly become a desirable destination for retailers and shoppers and it shows. The deck is active during traditional shopping/dining hours and weekends. The valets help alleviate but there is a lot of demand. I've become adept at navigating the deck and the parking restrictions on the corner-turns have made it a much safer place to operate. Also, Compound nightclub on Saturday evenings will congest the Howell Mill Road area. This may or may not be a concern depending on personal habits but, on balance, I think Compound helps keep the neighborhood energy up. Noise - there are active cargo train tracks that run behind the building. Whistles are blown when they pass through the congested areas but these are usually during the day time when most people are out. Other than this, we're in a city and there are city noises all the time. The windows are extremely thick and most ambient city noise stops there. All in all, we're quite pleased. We looked over a lot of places before buying. There were some with more high-end amenities and buildouts to make up for a lack of activity in the neighborhood. There were others that had locations so they made no determined effort to compete on amenities and buildouts. WP has provided us with exactly what we were looking for. Well constructed apartments with amazing city views and. A very desirable destination for retailers, shoppers and diners. We're extremely pleased with our decision.

Don't buy a condo here; don't live here…read more Despite the obvious appeal of the location, there's nothing else good to say about this building. The traffic on Howell Mill is pretty easy during weekdays, but traffic from the club Commune blocks the intersection on weekend nights, often making it impossible for residents to enter the driveway and parking deck. Bass from the cars blocking Howell Mill tends to vibrate my windows. The walls are thin as are the doors. I can hear the elevator ring from my bedroom way down the hall. The doors are so cheap and thin that you can't even put a screw through one for a towel hook. My toilet gurgles and empties randomly. They said they'd fixed it, but it still does it. It has also been disappointing to learn that Alyssa M, the building manager, is not on the side of the residents and offers no real help. For example, Lululemon yoga wear is opening a shop across from the building. I was informed by Alyssa M's office that construction could begin at 9AM and that any infraction would lead to their being shut down for the day. I have called Alyssa M's office on several occasions after being woken up early, and she issues only a warning to Lululemon and allows them to continue work. She always has some poor excuse as to why she is unable to enforce rules that were created for the benefit of the residents. Shop here; live elsewhere.
