The Managment are some of the kindest people I've met - every issue you have, they solve quickly and with such warmth. Every holiday is decorated for, and the space is always extremely clean. They give gifts to the tenants consistently (holiday cards to every door signed by the team, Valentine's Day bags with relaxing goodies and treats, scavenger hunts for prizes, easy holiday competitions for gifts) there is always something they are trying to do to draw community in. It's a quiet, calm place to live, and maintenance is done in a timely manner. If you send them an email, they respond within the hour. Mail is easy and organized, the amenities are killer - pool/gym/skylounge/multiple game rooms. It's wonderful place to live. The rent is reasonable, I plan to be here for years. 10/10

I could list every detail of the mistreatment and mishandling of residents by the hands of Waypoint, but I don't have enough time. The highlights: From the dog poop littering the faux grass in the courtyard, the overflowed mail boxes and regular theft of packages, the broken equipment in the gym, the missing door handle on the building side entrance and garage access door, to the frequent elevator outages, the garage doors regularly left open, and the hours each week of loud trucks blocking the parking garage while draining (I believe) sewage? I spent nearly 6 months without consistent access to power (lights, appliances, wifi, fridge, etc.) despite monthly paying my bill in full, it was evident there was an electrical issue in the building. I verbally reported the issue in august 2021, formally reported in September 2021, and instead of immediate resolution, spent months begging the leasing company to bring in help. During these months, i didn't have access to the wifi I'm required to pay for by the building (I work from home), I had to throw away multiple loads of groceries when my fridge would go out, I spent 2 weeks in quarantine in which several days were spent without access to lights or electricity, my safety was compromised and my expenses were effected at no fault of my own. I've been patient and understanding for 6 months, and a loyal resident for 3 years. When I asked for a reimbursement or compensation for the expenses this ordeal caused, I was met with silence, followed by eye rolls, nasty attitudes, and obvious annoyance. the electrical issues weren't fixed until January 2022 and I haven't seen so much as $5 comped from my rent for a reimbursement let alone the inconvenience. Ive attempted to contact the management company directly for 2+ months, no luck. I even called the "investor relations" line just to get a Human on the phone. Yesterday, I had to find temporary accommodation after discovering a water leak that flooded my bathroom, seeped into my bedroom, and eventually dripped through the ceiling over my bed. At no point we're any accommodations offered by the company, nor did they at the very LEAST send someone to properly clean the absolute mess this leak caused. This morning, after 2+ months, I received a call back from an obviously annoyed Waypoint rep. Before I could express the entirety of my experience, I was told I should've just "broke my lease" if I had such a problem. A solution that was never offered to me, because for me to break my lease, someone would've had to answer the phone. A solution I never expected to have to exercise because I had no reason to believe the building would not prioritize the safety of its residents for nearly 6 months, but I was proven wrong and have continued to face that reality. Here's my solution to you, future resident: DO NOT LEASE FROM WAYPOINT MANAGEMENT / SPOKE the rent goes up every year, and the quality of living goes down. For your own safety, and peace of mind, live anywhere else.

Jim Stabler is the Community Manager and truly takes great pride in making everyone he meets feel very comfortable and valued as a resident. The other tenants in the building are so friendly. This is the quietest place that I've ever lived in which is I am sure why so many of my neighbors in the building have lived here so many years. Everything at this place is a disaster…read more First of all the price that they gave us when we moved in was not what they ended up charging us. Parking is a nightmare. You would think they would do something simple like assigned spot spaced on the location of your unit but instead it's a free for all. Resident also get booted constantly. On top of that cars get broken into on a regular basis. Resident parking is supposed to be gated, but the gate is constantly broken and left open. Which leads me to the security of the building. When we took our tour we were told it is the most secure building. But the doors are constantly left propped open, the key fob system is constantly down leaving the doors open to anyone and the building vulnerable. We were also told that there is 24 hour security on the building that you can call at any time. I've called this number several times and no one ever answers and no one ever calls me back. The building itself is not well kept and is constantly dirty, trash in the hallways and parking deck. Everything is rundown in the gym and the pool and clubhouse. Maintenance does not take care of anything if you can even get them to respond. And when they do fix stuff they half ass it and it breaks again within days or weeks. The management at this place is terrible. They don't enforce in the policies. They can't complete simple tasks like answering the phone or emailing you back when you contact them. On top of that every time I've been in the office, the workers are talking about their personal lives or their weekend plans. Now they've decided to even close the office completely on Wednesday. There is no way 60-80lb Rottweiler should be living in this building. There's a great dog park/courtyard, but it's constantly filthy. There have been multiple issues with aggressive dogs that aren't very well policed. Maintenance is horrible! They don't fix the problem. It's definitely the best value in the neighborhood (which is getting pricier as more restaurants, shops, and luxury high rises go up). But the building is definitely showing wear & tear, and as other reviews have commented, not kept up particularly well. The Brady markets itself as a "luxury apartment" complex but it is NOT luxurious - hallways are raw, elevators are frequently dirty, and there's a contingent of residents that are loud & disrespectful. I know other residents who have had bugs and mold/water issues that aren't always properly or promptly taken care of by building management. And let's not forget all of the hidden fees your charged monthly!

Constant construction noise, drilling into the side of the apartment ... pressure washing, painting, etc. These Projects were not mentioned to me upon signing of the Lease. I work a lot from home and I might as well have been living in the Parking Lot! I was on the 8th floor ... you'd think I wouldn't be disturbed by the people at the pool ... again, no peace!!! Once I heard children screaming, I went down there only to find there were ZERO adults watching 3 little girls (under 9), I went & found the Security Guard (who didn't seem overly concerned) ... I waited 10 more minutes before he approached the girls and asked if they even lived there ... one of them did ... where's your Mom? At least 10 mins later someone came down! I complained several times about the noise above me ... seems the gal upstairs had a 4 year old that ran ... or should I say stomped all day long! I don't believe she ever took that poor child out of the apartment. From 7am to 10pm ... same routine, day in, day out, Nothing ever changed, even though Mgmt said they called her, or maybe they emailed her. I do not know. Barking dogs? YES! One day I heard a dog barking and barking next door for over 3 hours! I went down to the Office and told Martha, at first she said they don't have a dog, then she mentioned she saw the tenant and he was going out of town for 5 days! What? I said that dog can't be alone for all that time. After several MORE hours, she finally reached someone. Safety?? The power went out twice ... there was NO Emergency lighting in the whole building ... stairways and or halls ... I walked up 8 flights in total darkness (Only light was from my cellphone). Extremely dangerous (photo). Elevators ... usually only one working ... moving out, arranged for the freight elevator and someone else was down there too ... it could've gotten ugly. Upon move-in: dryer didn't work (maintenance was called for next day) Next: ice maker non-working (maintenance...again, next day) Health-wise ... the Trash Chute was broken when I moved in (no one mentioned it while signing the Lease) it remained "Un repaired" for MANY weeks. Apartment was not clean.... Master bdrm carpet was so dirty, looked like grease marks all over! Requested it to be cleaned/showed up several days later. Also, cockroaches liked my Apartment too. Of course they were "upscale", wouldn't they be? When I asked Kelly about it, she said you have to request service (again, no mention of this, plus they take out $ from your rent each month for "pest control"). Ugh!!!! Personally, I liked Kelly and Jordan. Kelly helped me one day when I tripped on an exposed pipe on the street. Jordan was always friendly as well. That was my experience. I find myself not raving about anything living here anymore. In fact, the only reason I remain is because of the location being 6 mins from my office. That is the only justifiable reason for me to remain living here. You're lucky if you're greeted when you walk into the leasing office. The service team does not respond quickly to service requests any longer and when they do, make sure you request for them to leave a note so that you're notified that someone has accessed your home otherwise you won't know. The dog park is disgusting consistently. The mail room is always unkept. Packages lying everywhere. We pay for valet trash pick up but that doesn't include recycling which doesn't make much sense because you still have to go all the way to the 3rd floor to throw out recycling. The drag racing on the side of the building gets very loud at night. Every season I either find myself having an ant issue or the American cock roaches. Pest control comes only on Fridays so if you put in a request on Sunday, you'll have to wait- and hopefully the office staff remembers to put you on the list before the pest control tech comes. This place needs an Olivia Pope to come do some damage control. The high rent amounts are not worth the low value.

I know people who live at different Cortland properties who didn't have to go through the same lengths that I did & were embarrassed when I showed & explained to them what Cortland at Phipps put me through, especially b/c this place was recommended to me. I will also like to point out that the people that I know who live here & didn't have a difficult time applying were not African American, like I am. Jalinne is the person at the leasing office I was working with & she really made my experience with Cortland at Phipps Plaza unpleasant. She knew I was moving from NY & I needed to move in by a certain time & that this was a huge deal for me, yet her treatment towards me was disgusting. When I applied for the apartment I decided that I wanted, Jalinne told me I needed to submit my last 3 pay stubs & my offer letter from my new job. I submitted what she asked for PLUS more that I VOLUNTEERED to make sure I covered every angle so that I could move in by my deadline. Jalinne already gave me a hard time with my proof of income because my pay stubs were not pdf, so I resubmitted those, but then she emailed me saying she was still waiting for the pdf version my bank statements (one of the things I voluntarily submitted to her). I was confused as to why she was now acting like that was a requirement & when I emailed her about that, she LIED & said she told me from the beginning she needed my bank statements. She put a bad taste in my mouth from there because one thing I don't like is a liar, but I submitted what she needed. I get a call on her behalf from a woman named Stephanie saying my background check and income was approved and that they were just waiting for my supervisor from my new job to fill out a proof of employment form. My boss explained to them that it would be sent back that Friday when I came in to do my paperwork. After that phone call, Jalinne emails me the next day saying due to the extension that she's granting me, my move in date will be pushed back & that if my supervisor doesn't send the info back on friday, my application will be rejected. I was confused as to why I was being told I had an extension when no one ever explained to me that my application was only good for X amount of days. It's not even like this was a 2 week process, that friday would only make 4 days. Still, I thanked her. Now, here's was the last straw. The day before my supervisor is to send the paperwork, Jalinne contacts me via phone (diff. from how she was contacting me before) & she tells me, "hey, I know we approved your income but I decided to relook at them and I need ALL EIGHT PAGES of your bank statements. Also, I need the ORIGINAL PDF. Thank you" My bank statements that I originally volunteered were in their original pdf version, but no way are you getting all eight pages of them. At this point you're being intrusive & you clearly don't want me to live here, so why not just reject my application? I also thought it was weird that she didn't tell me this via email. I love having a paper trail. So, when she hung up, I emailed her & CC'd the property manager. A man named Noah, called me to "rectify" the situation, but the damage was done. He made up something about this location having a new manager 6 months ago, as the reason why the people I know who live at Cortland Phipps or other cortland properties didn't go through what I went through I told Noah, I am no longer interested in living here, there's too much tension, so he refunded me the non refundable application fee for my trouble. I have been living here for 1.5 years. I really like the staff…read more The complex is not that big. There are plenty of trees everywhere so shade is available. There is also pollen and leaves all over the place. They have a landscaping crew that come by weekly to clear the lot. The gym is open 24/7 but there are only 2 treadmills, 3 bicycles, and some weights. Gym is never crowded so you can also exercise. The pool looks nice and is surrounded by chairs and grills. This is a gated community. I have not had a problem finding a parking spot or issue with the gate. I have not had any problems with neighbors. Sometimes they will have to shut the water off for hours. They usually send an email to let you know they will do that. I will probably live here as long as I live in Atlanta.
