We hired E2 to remodel our kitchen in our condo. We met with Frank at the beginning so that he could get a sense of our needs - we wanted to basically gut the kitchen and install new cabinets, flooring and counters as well as lighting and 2 new appliances (stove and microwave). We had met with two other contracting companies and we were given a similar quote as E2 but to be honest, meeting with Frank gave me a totally different level of confidence than meeting with the others. He listened carefully, was very honest with us about expectations and I immediately felt comfortable. This is the first remodel me and my husband have ever done so we were nervous! Frank and Alex made very quick progress with our kitchen - it's a more complicated inspection process with condominiums so inspections were the main hold-up for us. Along the way they made sure we were getting the results we wanted and were quick to make changes if we had any requests. Alex was great to work with, he is very detail oriented and does great work. He and his team always left our house and the common areas in the condo building extremely clean (cleaner than it was originally, honestly). I always felt great greeting them in the morning, knowing that the place was safe in their hands. We ended up having a weird water heater valve issue from a previous installation that had to get fixed before our final kitchen inspection and Frank came over to offer his expertise on what he thought the fix could be. I was very appreciative because I wanted to be able to talk to the plumbing company with confidence about viable solutions. Frank and his team really went above and beyond in making sure we were comfortable and happy with the work. When I moved into my condo, I wanted the hardwood floors to be renewed (not refinished since they were installed 1-2 years ago). The scope of work was to buff down the current top coat and then reapply the protective top coat/gloss. The square footage was about 500-600 sqft (hallway + living/dining room area). I called Frank and he was very responsive. I made an appointment for a walkthrough and he gave me estimates for everything I wanted done (although I went with another person for painting/other jobs). He was nice and explained everything very well. So his people came to do the floors (only took about 1.5-2 hours to complete) and he stopped by at the end to check on the work. Since the topcoat was oil based, I wouldn't be able to walk on the floor for 24 hours (which was fine because the entire condo was empty anyway). The next day, I went to check on the finished floor. I was very disappointed! There were dust particles all over so the floor felt bumpy/dirty (there were some places where it was ok but some places where it was very very dusty looking). Frank called later that night to see what I thought of it and I told him that I was dissatisfied. He went to take a look and agreed that it was unacceptable. So, he scheduled his people to go to my condo again to redo the job. I showed them where the worst places were and they said they would vacuum and wipe down the areas after buffing (I guess they didn't wipe it down afterwards?). They were in and out of the condo in 1.5 hours. The next day, I went to check on the final result. Disappointed again! There was definitely less dust particles but it looked like they buffed down some parts and recoated while other parts it just looked like they recoated on top of the existing top coat. As a result, you can see the streak/brush marks from the top coat (almost like when you paint your nails ... you put on the first coat of nailpolish but you don't wait long enough when you paint the second coat, and then you get that horrible clumpy streak). Also, you can clearly see that on the edges of the floor, there is no clear coat at all! I was very frustrated at this point because I had already scheduled other work to be done, so I didn't have time for him/crew to come in again to redo the floors. Frank called again the next day and I told him that I wasn't satisfied but I didn't have the time to have him redo it again. And with that, he charged me the price we agreed upon and my floors look actually worse than they did before they did any work. 2 stars: 1 star - Great communication ... will call you after the work is done and responds to emails quickly. 1 star - He did redo the work when I was dissatisfied ... but if you're redoing the work, it better be done correctly! But that's about it ... the work is the most important and they just didn't do a good job. I would not recommend E2 Remodel and would not use them again in the future. read more

We wanted to add a 2nd story to our house and expand on the back end. We interviewed, and got bids from, 6 contractors which included Frank's E2 Remodel. Previously, Frank repaired our house after a car hit it (see earlier review) and built a new front wall to stop that from ever happening again. He did such a good job that we included him in our search for a GC for the addition. Frank and 1 other contractor came in as the lower bidder. The competing GC was rather flaky, taking 3 months to return a bid and only after repeated call by me. Accordingly, we went with Frank & E2 Remodel and we're so happy we did. The process took about 5 months end-to-end but the majority of the work was done in 4 months. The addition mainly affected the back half of the house so we lived in the house during the entire process. Frank and his crews were very accommodating to us. They built temporary walls to enclose the front half we were living in. This gave us privacy while they worked on the back and saved us from all the mess & dust. Because we lived there during the process we could see the progress they were making everyday. His crews would start work promptly at 8am and work the entire day until usually 6pm. They worked quickly and did everything up to our expectations. We'd usually see Frank once or twice a day supervising their work and preparing for the next days tasks. He was always readily available if we had questions and always explained issues in depth. I would highly recommend Frank & E2 Remodel to anyone. This is the first Yelp Review I've ever written. Within the first few months of moving into our new house in LA, and after nearly every vendor let us down, stressed us out, and took our money, Frank and his team saved the day and saved our sanity. Frank exemplifies the saying, "A way a man does anything is the way he does everything." He's physically fit, poised, proficient, articulate, and I can tell, a true Leader for his crews - someone who works extremely hard to train his guys and support them. His leadership is obvious, as he was often at our house each morning going over the plan of the day with his crew - Jesus and Alberto. Moreover, the morale of Jesus and Alberto was always high. They showed up on time, worked extremely hard, were courteous to my wife (and cat), always cleaned up, and the final product of their brick work and carpentry is magnificent -- everyone who sees it says so before I even bring it up! I discovered Frank graduated an Ivy League school and learned all he could about construction -- working hard in the dirt during his summer and winter breaks, and then right after graduation. Frank's unique background, I think, contributes to his different (i.e. better) approach which he combines his intelligence, technology, and professionalism into a packaged deal that delivers top notch and on time results. He tracks every crew's daily progress with his construction app on his IPAD which includes daily photos, progress reports, and any hang ups he can immediately resolve. Frank's cost quotes are also rock solid. When the brick material we ordered was different than expected, requiring more material and labor than expected to craft and install, Frank did not go back on his original quote and try to increase his quote. Instead, his crew worked extremely hard day in and day out - 10 hours per day -- and I know Frank didn't make much, if any, money off the project. Very disappointed with my experience with Frank. I believe the other yelp reviews may have been requested in return for a discount. I was completely open and discussed the project with Frank as detailed as possible. Our initial conversation went well and I described the full scope of the project. I even provided rough 3d sketches of the work needed. I asked him if his company had the time to take on a new project. He claimed he did. He came out to the property to check out the work, and although we didn't have a lot of time on the property since this was part of our final inspection, we had a follow up plan of action where I would email him exactly what I wanted a proposal on. I emailed him that day. No response to the email. The following week, I texted him (at his request texts were fine), but never received a response. The next day, I gave him a call and he claimed that because of my lack of communication he felt he couldn't take the project on. I was baffled by this. To blame a potential client with a pure lie is ludicrous. He also came up with a timing issue excuse that apparently he wasn't aware of before our initial phone call?! His communication was extremely poor. Never responded to emails. Responded to texts days later. I would highly suggest you look you look elsewhere if you expect good back and forth dialogue. read more

From the initial quote to completion of the final checklist, we had thorough communication with Frank and his team and a true meeting of the minds. Frank listened to our wants, provided great feedback and contractor "know how" and together we decided on our perfect renovation plan. We lived in our house during our remodel without complaints. Every day they cleaned up the work area and made any disruptions to our livable space quite minimal. They epitomized calm efficiency and mastery of their craft. I say "craft" because each member of the team displayed exemplary skill and ownership of their work from painting to tile work to carpentry to our wood floors. They did a great job and ensured that we were happy with the final product. We love coming home and relaxing in the space that Frank helped create. As an aside, we were so pleased with his work that partway through our initial renovation we asked to add on additional projects. Frank accommodated our requests with only a little waiting for his team's availability. I mention this because Frank does not just say yes to everything and take your money and run. He thoughtfully plans out the allocation of his team and is open and honest. When we asked for additional work to be done, we had to wait because he had other commitments. I appreciated that he holds true to his word with his other clients and that he doesn't spread his team too thin so that their work would suffer. Our experience with Frank and the E2 remodel team was very positive from beginning to end. When we were doing our search for contractors to do a patio cover and concrete in our backyard we found several contractors who were willing to come and do free estimates and give us a plan. However, the reason why we chose E2 Remodel was because Frank was the only one who came when he said he would. The other contractors would set up a time with us and then ask to reschedule, which already is not a good sign. Also Frank was very detailed in explaining to us what he would do. The other contractors were more like "yeah we can do that for this much." Lastly, when making the contract, he was the only one who stated that there will be no hidden fees. This is something very important to us because we had experienced a contractor beforehand who charged us one price but at the end of the project increased the price because he said he had to do "extras." In short: Pros: -The workers spoke English. yay! -They came on time everyday they said they would. -They cleaned up after themselves and you can trust going to work and leave them at your house with your dogs =] -They are very efficient and got everything done in a week! -Calling/ communicating with Frank was hassle/ stress free. He responds very quickly and works with you. -Even though the concrete was done, my bf was not 100% loving the lines they cut so Frank is sending people back to fix it for us. Cons: -Nothing really! Not only did Frank do what he said he would but he went beyond, such as, giving some design to our patio cover at no extra charge. Overall, we are very happy with the experience, the quality of work, and the final product. I presented Frank and his crew with a difficult job. I needed my townhouse remodeled fairly extensively in a very short time period. We were having a baby and moving and our parents were going to stay with us to help with the baby so we had a firm deadline. To make things more challenging, I needed painting and new floors in the whole house and the house was not empty. Frank and his guys even packed and moved our stuff into the garage and back out when the work was done. So we got new laminate floors in the entire house (including stair trim and baseboards),new tile in the kitchen and bathrooms, the entire interior of the house painted (including scraping "popcorn" ceilings), recessed lighting installed in over a dozen places, all faucets and toilets and showers in the house replaced, ceiling fans installed, and even the garage popcorn scraped and totally repainted. Small touches such as staining handrails and painting metalwork and cutting a hole in our sink for our new water system were handled with equal skill. Frank, the owner, is very hands-on and completed some work himself and visited the job site to assist and supervise almost every day. I know because I went there numerous times and I saw him there. On the last day of work, Frank walked the whole house with me and took note of the tiniest details that were not 100%. He sent back crews two separate times to fix tiny paint specks, regrout a piece of tile, or rebalance a ceiling fan. With the rush I put E2 Remodel in and how picky I am (Frank will tell you, lol), they did an outstanding job. I'm a realtor and I don't run across other contractors who will check back with clients repeatedly after they are paid to make sure you are 100% satisfied. We started our remodel process with vetting out 10 contractors. As both my husband and I are architectural designers we were familiar with working with contractors and were highly aware of what we wanted and how it needed to get done. During the interview process, Frank showed up with Alex Mercado on a Saturday morning and spent 2 hours at our house evaluating every room, every detail we wanted done. He was the only contractor who brought his project manager and took detailed notes and spent the longest time at our house. Both Frank and Alex are incredibly knowledgeable and you can tell right away when they proposed solutions to existing problems. They are not the kind of contractors who take shortcuts to get the job done. You can rest assured that everything they do meets building code and goes beyond the general requirements so that you have a safe/well-waterproofed/well-constructed home. Once we decided to go with E2 we had set up a meeting with Frank who was very accommodating to meet us on a Friday evening at his office after work hours (as we both are working professionals) and we went through in great detail the drawings and specs for the project, a process that took 3 hours. Frank was even able to meet the schedule we wanted and despite some change orders along the way, the schedule didn't get pushed back further than we expected and we were always kept in the loop about pricing and timeline. They also have a daily log app that they submit photos of their work on the app for your review. Alex and Juan worked on the job and did everything to our specifications, they are both skilled craftsman and have been trained incredibly well by Frank (trust me, I work with contractors everyday as my job and I'm not saying this lightly). Alex is always pleasant, communicates well, very accommodating and he is the reason my husband and I will keep coming back to E2 for future jobs. All I can say is that Frank and his team met my impossibly high perfectionist standards and I wish them the very best to get more projects in the future because they deserve it. Frank was referred to us by our realtor when we bought a fixer-upper. He was hard to get a hold on in the beginning of the process, especially when he told us he usually doesn't like to get a condo job (because of the CC&R). And we almost just hired those sub-contractors from IKEA and Home Depot since we bought materials there. Thank Goodness we hired Frank instead! After we committed to let Frank and the crew to do a total renovation for our 1600 sq ft condo, he was in! The crew was punctual, professional, efficient and polite! Just like their name (E2), they recommended many eco friendly options for paint, flooring and always keep safety in mind. Alex, the project manger, is the star for the show. During several stressful situations, Alex kept his calm and guided us through it. Jesus is so easy to work with and an excellent electrician. And Jose was cool when asked for tricky tasks. When our move in date was getting closer, the crew was wiling to work on Saturdays so we could move in on time! At the last week of our reno, we dismissed the IKEA sub-contractor (who really messed up our kitchen cabinets), and asked Frank and the crew to take it over and cleaned up the mess. I don't normally write reviews but I was so happy with the work that Frank and his crew did that I felt I needed to write. I have used E2 Remodel twice and have been extremely satisfied on both occasions. The first occasion was at my place of business. Jose and Gabriel came out to build some cabinets and storage. They were on time, remained on task, and were extremely courteous. I was extremely happy with their progress but then to my surprise, Frank the owner of the company showed up and pitched in. We recently completed a home renovation with E2 Remodel. After contacting Frank, he came to our home to survey the desired changes. Subsequently we met with Frank at his office to select finishes. Prior to starting the job, the crew foreman, Alex, came to our home to acquaint himself with the layout and our requested options. We replaced most of the carpeting in our home with European Oak wood flooring which is beautiful. We also had the kitchen cabinets refinished and a new stainless steel over the range microwave installed as well as coordinating new sink fixtures and all new cabinet hardware. Recessed lighting was installed in the living room, kitchen, and master bath with necessary patching and all ceilings painted. Once work began, Alex and Juan worked daily until the job was completed. Alex was very knowledgeable of all aspects of the project -plumbing, electrical, carpentry- displaying true craftsmanship in his work. Alex and Juan were always pleasant and accommodating to our needs, respectful of the fact that we were living in the home during the renovation. They cleaned the premises daily and very thoroughly on the day the job was completed. Alex and Juan did excellent work, and Frank was always available to us, returning calls promptly. My kitchen was extremely old and small. I have wanted to break down the walls between the living room, kitchen and the dining room area to make it an open concept area yet modern and elegant. I have heard many horror stories about contractors that walk away in the middle of their projects so I am very hesistant to go with a contractor that I dont know about. Five stars is the only suitable rating for Frank and his awesome crew at E2 Remodel. My wife and I did a complete remodel of the second floor of our house including new custom stairs, install engineered wood flooring, paint, 3-d tile installation on our chimneys, reseal our balcony and decks and refinish our kitchen cabinets. The crew for most of the renovation included Gabriel, Alex, Eradio and Jose Luis. Dylan, Danny and many others came in and out over the course of our 3 month remodel. They arrived punctually every day and often stayed later than required. The guys are hard working, trustworthy, patient and they genuinely care about the quality of their work. Gabriel is extremely skilled and worked on one of the most challenging parts of the renovation - the 3-D tile installation on our 3 chimneys. He figured out how to economize the tile and was able to do all 3 chimneys with minimal loss of material. Eradio is a master with the paint brush. He also saved us one day when he caught a leak coming from our dishwasher right before we left for work. Another great member of the crew, Dylan came to help Alex prep and install our custom stairs. He came early one day and saw that one of our pipes in the garden had burst and was gushing down our drive way. He quickly figured out how to turn off the water and saved us a ton of money on water during the drought. I mention these stories because their actions reflect the type of people that work for Frank. At every stage of the project, Frank's team was efficient and knew when to ask for direction. Although we undertook a large number of projects, rarely were there any major issues with the final product. When there were issues, we worked together to arrive at the best possible solution. Frank prepared a detailed estimate and worked with us on a timeline to efficiently complete our project list as quickly as possible. They custom designed and built our stairs on site and worked to accommodate our design aesthetics. They created a custom wood stain for our stairs and brought their master woodworker to apply it. Often, Frank committed extra resources to help meet our schedule and facilitate the work of other sub-contractors. A perfect example is the installation of our engineered wood flooring. Approximately 1,600 square foot of wood flooring was laid in the span of 2+ days. We had 8 workers doing the installation where normally we had 2-4 guys working on projects throughout the house. The extra resources allowed us to meet our carpet installation schedule and expedite the metalwork for our stairs and balcony. My wife and I recently purchased a home in south L.A. We needed to do some remodeling so, I looked on Yelp and I liked the reviews I saw for E2 and decided to give them a call. I spoke to Frank and he asked me what type of work I needed done. I informed him that we would like to remodel our bathroom, paint the entire interior of the home and have the hardwood floors either refinished or replaced. He said that was fine and he then asked me where the home was located. I gave him the address and once he realized our home was in the southern section of Los Angeles the conversation completely changed. All of a sudden he became too busy to take down my information in order to schedule an appointment to come see the property and he asked me to text him my phone number and address so he could get back to me. How often does someone call a business for service and they tell you to text your information to them so they can get back to you at their convenience? Who does that? Anyway, after that rude awakening I didn't want anything else to do with E2 Remodel, Inc so I just simply ended the call. So, to all you homeowners out there who are considered to be living in "undesirable" neighborhoods, beware of these guys and other contractors who practice this kind of discriminatory behavior. read more

I recommend E2 Remodel to anyone who wants a budget-friendly job completed efficiently and thoroughly. Initially when I was selecting a contractor, it was an easy decision as far as costs. Other major companies quoted me twice as much for the same project. This doesn't mean that E2 Remodel cuts corners. Frank makes sure every person who works for him, from a plumber to an electrician, meets all the complicated and, sometimes contradictory, building standards enforced by the City of LA. Furthermore, his superior communication skills made it easy for me to manage all the details of our kitchen and bath remodel. The team always contacted me to make sure that I approved of any work that was done, even with small details such as where to put the shower box for the tiles, or where to place the handles for the cabinets. I checked on the progress of our 2-month long project at least 2-3 times a week and was pleased with the friendliness and work ethic of all the people involved. I also appreciated that Frank did everything possible to meet the timeline of the project. I wanted to move back to my home by Aug 1 and he made sure that the majority of the work was completed on time so I could do so. Ultimately, there were a few unexpected surprises from the city inspector but Frank and his team worked quickly and efficiently to minimize costs and delays. Frank and his crew removed an old and very large covered patio area and replaced it with panoramic doors that opened out to an open-air deck. It turned out great - no sign that a covered patio ever existed. The best part about the job is that the remodel took place without disrupting my family's every day life. I am so impressed by the professionalism, craftsmanship, and timeliness of Frank and his crew at E2 Remodel! He recently did some work in our backyard fixing our gate, refinishing our fence, and working on some small projects in my home. I came home today and I am absolutely blown away by my fence. It was my first time going through a remodel and I did my homework on researching a contractor. After going through several bids, Frank's bid was fair. We meet in his office and I got to meet his crew. Of course, they were nice and professional but it's hard to know someone after meeting them only 1 time. Let me tell you, after 2-1/2 month of getting to know Frank and his crew I would have to say that Frank is very professional and also very knowledgeable and his crew is very detailed as well as very knowledgeable too and also great guys! We pretty much remodeled the whole house except for one room which we stayed in for about 2-1/2 months. Moved a kitchen from one room to another, blew out 3 walls, added a master closet, added a pantry, added french doors, remodeled the existing bathroom...etc. For 2-1/2 months they were pretty much family to us. I got to know his crew Alex, Jesus, and Eladio and they are an awesome crew! Funny as heck and hard working too. Their expertise is top notch and it shows in their craftsmanship. Alex is also a great teacher and he was very kind enough to show me and teach me a few things about remodeling. They do not take shortcuts and follow all building codes which protects the owner. Frank would come by to check on the progress of the remodel and I've never seen or heard Frank ever rebuke or yell at his crew. He treats them with respect and it shows that his crew respects him too. I can see that his crew enjoys their craft as well as Frank taking pride in what he does. We had bought a condo that needed quite a bit of fixing to turn it into a comfortable living space. After all was said and done we wound up with a new kitchen, bathrooms, fireplace, and overall face lift. The end result was wonderful! 95% of the remodeling experience went smoothly without a hitch. More importantly, with all the factors that go into a fairly substantial remodel, E2Remodel was very accommodating with resolving misunderstandings and changes to plans. We are NOT experienced remodelers so we couldn't anticipate all the implications of our ideas and what would be involved to make them happen and, of course, what issues would arise when we opened things up in the property. With Frank Cao's extensive experience with remodeling condos we found we could trust his judgement and advice surrounding all the little decisions we had to make and changes to the initial plans. He was able to provide alternatives to keep costs from exploding. He was able to correct a completely botched HVAC job initiated by a dedicated HVAC vendor. He was able to advise on and explain behind-the-scenes construction techniques to comply with California law. Though E2Remodel had several other jobs running at the same time, our property was given steady attention till completed. The team lead, Gabriel, did an excellent job in consulting with us when there were uncertainties. There were only a few minor touchups required in the final punch list to an otherwise excellent paint job by Jose. The only item we wish we had caught before changing it would be expensive was the yoking of light switches in the kitchen. That's only one among hundreds of other decisions that worked out well. The whole team was responsive to phone calls/texts and welcomed daily visits. This team is responsible, attends to detail, capable, and honest. We are thankful.
