If you're thinking of renting here, be prepared to be overcharged and erroneously charged hundreds of dollars a month. Don't think that it will be easy to correct errors. I've been trying since August. Just add 300 to 400 dollars to the monthly base rent 'base rent' and keep in mind that does not include electric or gas. Most of the time maintenance requests take several weeks. There's very limited parking. You can rent a parking space for 25 dollars a month but dont expect it to be near your front door. Also dont expect it to be wide enough to open passenger side door. If you have any guests there's a small chance they can park at Eaglewood. Likely they will park on the street.And if your gate key doesn't work they will tell you its not their problem. read more

This place has some decent units, but be careful so you don't get into the horrible ones! I recently transferred apartments within the complex and was given a unit that was barely cleaned or maintained. After a lot of "we professionally cleaned it and it is fine", the management acknowledged the issue and allowed me to transfer to another apartment that was clean, but it was not really what I wanted. They will also keep all of your deposit when you move out and won't send you the itemized list of expenses with receipts within 21 days, which is legally required in CA. After I specifically asked for receipts, they admitted that they didn't have them and needed to wait a week to produce them for only part of the deposit. And those receipts still did not show that the work was done within 21 days of moving out. It is very hard to make the management here understand anything and this place seems to be going downhill. One star is being generous. This place, as another review said, "is an absolute joke". My husband and I lived at Eaglewood for a year and a half. From move in date to move out date, they went through 3 office managers. The gated community, which, was one of the feature we sought out, was broken 75% of the time we lived there. During that time, my husbands catalytic converter was stolen and my car was broken into. This place is so unorganized and unprofessional. When our lease was up, my husband and I were going to go to a month to month lease because the house we bought would be ready in a couple of months once our lease expired. They raised our rent by 1000 dollars if we didn't sign a new lease. We decided to commit to a "lease break" since that would be cheaper. Although, we would have to pay one month of extra rent. When we went to break our lease, they quoted us way more. I had to correct the new office management several times on how much we owed. We also had a credit on the account. My husband and I left the place spotless. They still took $400 dollars out of our $900 dollar deposit. Originally, we were only going to get $300 back, but due to a calculation error on their part and my husband and I staying on top of them, we ended up getting our money back after a month and a half after we moved out. Do yourself a favor and don't live here. The pool is always closed. The gate is always broken. They don't answer the phones. When they say they will email you, they don't. The neighbors always complain because the walls are so damn thin. For the price they charge, 2 bedroom apartment for $2000 dollars, It's not worth it. Plus, rent is based on the market rate. No one pays the exact same. Someone with the same apartment, may pay less than you. The parking situation sucks. There isn't enough uncovered parking available. Your allotted one space. I have been living here for over 3 years. There has been a few changes in faces that work in the office and for the property, but one that has stayed consistent since I moved in is Victor! He does maintenance around the property, and is the most helpful and kind person to work with! I have had a few issues that have needed repairs over the years, ie: my a/c, water heater, etc, and every time, he is my go-to person! He contacts me directly to let me know any updates or any time they need to enter my unit for maintenance, and is extremely flexible with me and my work schedule to make sure I'm home when they need to come inside.(I have a cat, so I don't feel comfortable with anyone coming in unless I'm home so she doesn't accidentally get out) He's always super friendly, knowledgeable and accommodating, I honestly can't say enough good things about him! I don't plan on moving anytime soon because I love my place and feel very comfortable and safe living here, and a big part of that is due to the great service that he has shown over the years. read more

I wish I could give them negative scores. The place is expensive to start with, and we thought we were paying for the service and the security, and we didn't get either. The front gate was broken a week after we moved in, and homeless people have been sleeping in front of our door. When we leave the property, there were people marking our door to see when we would be back, everything was recorded by our camera. But the office wouldn't do anything, they would simply say "call the cops" and they told us that "your safety is not our responsibility or concern". We did not feel safe or comfortable staying there, so we had to move out in 2 months. Upon leaving, they took all of our security deposit and claimed that we owed them $21. They charged 6 hours of painting work when we did not do anything to the wall over the 2 months stay. When we requested proof, they sent us pictures of the "condition" we left the house. And the pictures were taken in Oct while we moved in in November. So be careful, they would not do anything to really help, and they will nail you on every single penny they could. read more

Wife and I were very interested in living here as it had everything we were looking for (expecting our first child too) and wanted a good place to have our first newborn. Come to find out at a later time that even though pets are allowed, they have "breed restrictions" so our dog isn't allowed to live there and so we had to look for housing elsewhere. The cost is higher than some apartments in woodland but the people your living around seem to also be of higher end. I haven't noticed any broken down cars or cars in poor repair. I don't see tough rough behavior I do see neighbors walking there dogs on leashes. I do see neighbors cleaning up after there animals. The staff is very receptive to my complaints and act on them quickly fan in living room making noise. Sink not draining as I feel it should doors in pantry not rolling g smoothly etc. the maintenance is good at calling and responding to my issues. Do yes you may pay extra water but the grass is green the grounds are kept up the environment is clean that's what I have found. I think highly enough about Eaglewood that my son lives there I live down the street so we can work on having an adult relationship where both our environments are comfortable and pleasant. read more

This apartment complex is an absolute joke. Recent renovations do not mask the lack of professionalism. By professionalism, I am not referring to a "tone of voice" or showing "enthusiasm." I recently moved in during the peak of the summer to discover that my AC into is completely out of service. I find it very hard to believe that anyone would find it allowable to rent a unit (nearly 2k a month) without a working AC unit. Management was well aware of situation, more specially the manager Adriana. After directly addressing the problem with Adriana in her office, she begins entering random keys on her keyboard to conclude that the previous manager noted the problem and that a vendor was scheduled to come fix the issue in 2 days and that this problem isn't viewed as urgent. It was disappointing to hear that considering it hotter inside my apartment than the 90+ degree weather outside. Two days later, Adriana calls from a number different from the one listed as the main office number to ensure me that the vendor was coming and if I would allow for them to enter my apartment, of course I allowed, in fact my front door has been wide open in an attempt to cool my apartment down for the past several days. The vendor never came. At this point I'm going on day 4 of no air conditioning. I haven't even been able to unpack my belongings. Additionally, I haven't even been given a gate card key. I've literally had to sit outside of my own apartment complex and wait for someone to open the the gate for me. I find that absolutely ridiculous, I could have at least been given a temporary code until my gate card arrived. Not even, common sense isn't that common around here. To everyone that plans on moving here, to be straight forwardly honest, DO NOT allow yourself to be so easily persuaded by the anyone's tone of voice. I can assure you the moment you sign your rental agreement you will notice a complete change of attitude. Wasn't a pleasure to deal with. Anya was a pain and lazy. Wasn't helpful and attitude. In person she act friendly. But over the phone was a different story. Wouldn't follow through on her task. So much dog poop on site. People walk there dogs and not pick up after them every day. They didn't care if you see it happen. The sap got all over the vehicles. Had to wash my vehicle more than normal. People living on site were nice. Mixed with elderly to younger couples. Not many kids from what I seen. read more

We have had cockroaches appearing all month long and called the cops on our upstairs neighbor who screams at all hours of the day. The cops told us there was nothing they could do because he won't answer the door. My husband and I called for availability on a 2b2b and we're told they had an opening in July like we were hoping for the man I talked to said rent was going to be 23xx and for 6 month lease it would be a " little " more, well when we went in to do a tour it was a whole different story, there was no 2b2b available in July and if there was it was going to be 3600 for a 6 month lease ! Lived here for two years with my husband and grandmother - it's one of the pricier complexes in Woodland, but all things considered, worth the price. Far from perfect, but really, the reason we needed to move was because with me being pregnant, my grandma having bad knees, and my husband having a bad back, it was hard to be on a third floor apartment, so we needed something a little bigger and a little more accommodating. We'll get the complaints out of the way first. There were a few instances where maintenance could have gone better - our kitchen lights would go out one by one, and even though it became clear that the next one would go out within the next couple days, they would still only replace one bulb at a time. Once, our in-unit dryer's door wouldn't close and it took maintenance coming back 3 times just to replace the piece. There was also a very bad bird poop problem on the shared stairway, and over the course of many months, someone only came by to clean it once. There was so much bird poop that you couldn't even hold the railing anymore. It sometimes gets loud at night - particularly around E building, there are sometimes some rambunctious characters. Also, if someone in another apartment is smoking weed, you will smell a little through your vents. People will also come and park inside with more cars than they're allotted, and there's not nearly enough parking for that. That being said, the girls who currently work in the office are super nice. They always complimented me on my handwriting and were really welcoming when I'd come by to drop off our rent check or pick up a package. They're very good about calling with reminders. They have fun events at the office that are family friendly, and it's a very nice atmosphere, with nice seating, a game room, and movies you can borrow. The apartments themselves are legitimately the nicest in Woodland, and the in-unit washer/dryer is so nice to have. The pool is, for the most part, kept really clean. We moved out completely about a week or two ago and were told we would get back $400+ from our security deposit. We'll see if this is accurate! read more

Do not rent an apartment from Eaglewood! I lived there for 7 months during the COVID pandemic, and the only good thing about the experience was the maintenance crew -- they were excellent. I paid $2,300 a month for a 2-bedroom apartment with paper-thin walls. When my lease was up and I moved out, Eaglewood management attempted to charge me an extra $400+ dollars for bogus miscellaneous fees. I also have a friend who put down a $600 deposit on an apartment she tried to rent from Eaglewood in the fall of 2022. After finding out that she didn't qualify for the unit, my friend could not get her $600 deposit refunded. She went back and forth with Eaglewood management for more than 4 months in an attempt to get her money back, but she was not successful until she filed a complaint with the Better Business Bureau. Do not do business with this company. They don't care about their tenants and will make life extremely difficult for you. read more

Eaglewood apartments are a very nice place to stay in with Ashley working here. Ashley handled my situation with alarmingly calm ease and effort. She made me feel welcome and comfortable when looking for a place. She was awesome to work with and still is. When I have service request need she quickly gets them entered and by the time I get home they're finished. She's taken care of me every time I had a question or needed something. Ashley is a delight to talk with and knowledgeable. When something turns out erroneous she calls to correct it and that's all I asked for. When I first started the leasing process there were some hiccups in the pricing for the lease, but she always called to notify me and took responsibility (even though I know it wasn't her fault)- very commendable. Now, about the pricing... It's a little higher than I feel it should be. A 560 sq ft studio for $1200 seems a bit much in and of itself. More accommodating would be around $1050 to $1100 at best. With the new property management they seem to want to test the lines of rent by increasing prices, but I know some neighbors who moved out because of it. Granted, the area is nice and its right by the freeway; however, it's not too quiet with all the cars driving past on road 102 and we don't have security. Plus, the gate doesn't always work right and sometimes stays open after hours. Barring any further contemptuousness I'd like to personally thank Ashley for being effervescent and delightful to work with. Because of her I happily renewed my lease for another year. She's definitely someone who cares and that's rare to come across. I have lived at the Eaglewood Apartments for almost 2 years. My reason for moving in was because I was going through what resulted into a bad divorce. My first impression of this complex when I first arrived was based on my meeting Tanisha. What a sweetheart. From there I met Erin, Ryan (one of the maintenance guys) and Mirisha. EVERYONE I met was Top Notch. The apartment was very nice and quite. It was a very comfortable 2 years. Made even better my Tanisha. She was always there to answer any questions I would have and always did so with a smile. What a great representative she is for this business. She can be the deciding factor on whether people come back for more information about moving in. She excels in the position she holds with Eaglewood Apartments. I do not understand the negative reviews. After checking several complexes in Woodland, my wife and I moved into our Eaglewood unit in March 2013 and from the outset our experience has been nothing but perfect. The staff, including the office and maintenance personnel, are polite, cheery, sincere, and always responsive. Anytime there has been a need for a repair the most we've waited is 24 hours and many times the same day. Then the office follows up the next day with a phone call to be sure "mission accomplished". The grounds are very well kept including the pool area, the workout room and other common areas. The grounds crew is here twice a week keeping everything green and trimmed as they should be. Check out the other apartment complexes in Woodland and you will see why Eaglewood remains by far the best,and for my wife and , the only place we'd rent in Woodland. I'm sure you have read the previous reviews. Nothing different here,; pigeons, nice and mold. We have lived here for about two year. We have had the maintance guys come set traps for mice but they didn't work. To this day we still hear them crawling in the walls. We have had water leaks in our room that took weeks to get fixed. Our recent problem with them was the water heater leaking. We went about a total of two weeks with out cold water. At the end we had a leak that caused our closet to have mold and ruin some of personal property. read more

I've lived here for a couple of years and have been very satisfied. Every time I've had a problem in my apartment it was promptly fixed. The staff has always been nice to me and are very helpful. Sometimes communication can be slow, but if you go to the office talk to them you can get your answers. The staff is very friendly and the ladies that work here most of the time (Erin and Ashley) know everyone and know what's going on with everything. Just recently transferred to a renovated apartment and it's much nicer than the old model. Dark carpet in the bedrooms, laminate everywhere else. The walls are pretty thick so you don't always hear your neighbors or when someone else in the next room. Dark countertops and all the fixtures has been replaced that work much better now. I like living here, convenient location between Sac and Davis. For its location in town it's a good price and much better quality then some of the other apartments around. In the few years I've lived here a lot has changed, for the better I think, and Its still A good place to live. read more

The complex itself is very nice and the appartment has all of the amenities that I have looked for over the years. I was very hopeful and excited moving into this complex. I even over looked the outrageous cost for of the apartment because of the amenities. I really wish I had read the negative reviews here on Yelp. They are all accurate. I even hesitate to use my name on this post due to the unprofessional, hostile, and biligerent behaviour of the office staff. I recently signed a new lease because I could not find anything else in Woodland. I am currently on the 3 round of staff within just the last year! They've tried to over charge on rent, they show favortism by allow certain residents to break the lease and not hold people accoutable, there are extra charges.... the list goes on and on. I have been under the impression that a lot of the neighbors are horrible, turns out they were never told about any of the issues. Instead office staff write a note on my account instead of communicating with the neighbor. The maintenance guys are sweet. They do their job when/if they know how to do it. Erin is fine, I think she more just humors people whereas the other women blatantly act almost aggressively towards people. I have tried contacting American Property Management and they refuse to return my calls. I think this complex is horribly mismanaged which is sad considering how much potential it appears to have. read more

I have never met more hard working ladies than those at Eaglewood apts. When searching for an apartment this place was actually at the bottom of my list but now I'm a permeant resident with no plans of moving any time soon. The amount of care and service I get here is incomparable. Professional with a capital P. Not only am I'm greeted happily and with a smile any time I come into the office (which is daily for the free Wi-Fi and coffer bar) I have never once caught these ladies on a bad day where they were unable to help resolve any issues I was having. Both (Ashely and Erin) have a great sense of humor and positivity is a daily attitude for them. To me there's nothings worse than in personable office staff with bad attitudes especially at place where your paying the rent. Professional and Personable these women are the best in woodland. My boyfriend and I moved from the East Coast in September, and working with her long distance was wonderful. I would not recommend living here at all. The actual apartment itself was nice, but the staff in the office is horrible, and in Woodland, you can rent a 3bed 2bath home for cheaper than their one bedroom apartment. If you can look for a home, I would spend rent money on a home with your own place, then a tiny apartment with no parking and RUDE staff. Jessica was there when moving in, but she was out of the office the rest of the time. If this is the same Jessica that keeps replying to all the reviews on this page I find that funny. Jessica, your staff already knows about this review, so no need to respond to this review like its new news. Also, that Jessica made me wait over 3 weeks to fix my air conditioner because "the price that a service person was telling her wasn't cheap enough for the complex to fix it for me". RIDICULOUS. I don't care how cheap it is for you to fix it, Woodland is very hot, and in the middle of Summer, an apartment complex should be fixing the air! Office staff is super rude. One of the girls (Ashley) would call and bug me all the time. And with all the obsessive calling, she had no idea what was going on. She would tell me that I owed more in rent, which was not true. Super demanding that I needed to go to the office and talk to her and give more money. I would go in and show her my contract and the amount in rent and she would be wrong and not even apologize for the time that she made me waste. Even more sad, she did the same thing over and over and acted like she was all knowing. The people that work here are just ridiculous. I was blown away at how many times they needed to enter the apartment. I am a single woman, over 45, and keep a very clean home. A couple times they would bring in their ipad and take pictures of the inside. I don't know why they did this so many times. I felt it rude that they were constantly taking pictures of my things and pictures on the walls. I had to move here, because it was the only thing available with what was going on in my life. I really do recommend not living here and trying to rent a home somewhere else in town. The gate is contanstatly broken, so its not like you really live in a gated community. The TVs were stolen in the work out room, so its not safer than another place to live. The handy mans are kind, but seriously, the office staff should be replaced or get talked to about how they treat the people that are living there. I lived there for over a year and have so many horrible stories with these people and they all know about it. I don't know why they were so rude and demanding. I have never been in a complex like this! As I was leaving to move into my home, I was supposed to move out on the 30th. Again the office woman (Ashley) called as if she knew what she was talking about, and told me I had to move out two weeks before because someone else was moving in. I had my 30 day notice that I had to re show her. Then the 28th rolled around and I got a notice on my door that I had to be out on the 29th by midnight. Just ridiculous. Another time they "HAD" to enter my apartment in the morning to show someone the inside of the apartment that wanted to move in. They have model apartments to show. I am still confused as to why on my day off, early in the morning, I had to allow a stranger in my apartment to see what they could see in the model? DO NOT LIVE HERE! Especially if you work nights and need to sleep in past 8am. The one star is for being one of the newer complexes and located next to Costco shopping center. I've been here for almost a year and cannot wait until my lease ends. I made this yelp account just to review this place and warn people. Here are my chief complaints: NOISY PIGEONS : There are so many pigeons! They are NOISY, even if it's just 1-2 of them. I live on the first floor and the cooing literally sounds like they are sitting right outside my window. I don't know how the people on the third floor handle it. It drives me INSANE. Nearly everyday, I'm unpleasantly awakened by the incessant cooing of those damn birds! I think the design of the place helps carry the sound (more below). BAD/NOISY DESIGN: The apartments are designed so the entrance hallway and stairs run between adjacent apartments. So the shared wall is between the kitchen and living room and the master bedroom shares a wall the entrance hallway and stairs. I hear almost every single step whenever someone uses those stairs and every time someone's door slams shut. I really can't say what I hate more, those stairs being next to the bedroom or the damn pigeons. Another gripe in the design is that the window to the master bedroom is recessed between the hallway and 2nd bedroom. Because of this recess, more noise is captured and the pigeon cooing from the roof just bounces between the walls down to the first floor. I know this because I can't hear the pigeons from the 2nd bedroom. I work nights and need to sleep in until 11-12, but can't because of the noise. I'm not a light sleeper either. Another gripe is the so-so management and head maintenance guy. They're pretty friendly and run things decently so unless you have issues and have to repeatedly submit maintenance requests like I did, then you probably wont have a problem. My main problem was the dryer was leaving 3-4" burn lines in our clothes. It looked like someone the edge of an iron and burned lines. We told them several times and each time they first disputed the claim and then they would send someone out. For example, I told them and they would say "Are you sure you're not washing crayons?" Instead of just dealing with this serious issue of permanent damage to our clothes (mainly whites) their questions would insinuate that we were doing something stupid and causing it. The final insult was after several complaints, the head maintenance guy came with a white towel just to run it for 15 minutes and say there aren't any marks on the towel. SUMMARY: I still say to find another place to live. If you don't need to sleep in and don't have maintenance issues then your stay might be better. It's one of the newer and pricier places in Woodland. The grounds are maintained nicely and the gate works now. The design of living room and kitchen is pretty spacious. Having lived here for 2 years I can say the apartment itself is nice. Having said that everything about this complex is terrible. The management switches every couple of months and when that happens there is a complete lobotomy of everything that went on before they became manager. Case in point, they told us that they didn't have any security because it was a gated community. The gate has worked less than one month in the two years I have lived there. And thats adding days up not consecutively. Then when it did work it had a generic code of 1234 which is definitely not what I would guess to break in to an code lock. During the time of our "gated security" multiple cars were broken into. After multiple times asking for the gate to be fixed one of the employees Nikki told me that I had to come in and complete a work order since I had never mentioned anything before. So I have to go in and fill out a request to have something of theirs fixed because its a " convience to us and not part of the lease." 2nd major problem, pigeons. Now I don't really mind them all that much but they told us they would be taken care of. By taken care of they mean poisoned and then left suffering all over the complex. When multiple people complained they told us not to contact poison control and gave us a history of pigeons filled with numerous typos that eaglewood is famous for. Lastly they decided to powerwash our entry ways and requested that we move anything out of the hallways so they could do it. They said nothing about our back patio and ruined my bbq. Another thing thats our fault because they informed us to move things out of our entryway, because I only enter through my third story balcony. We had a fire alarm go off and when asked they told us it was a drill that no one was informed about. Then we investigated further it turns out the water main ruptured causing the alarm to go off but they didn't want anyone worried so they proclaimed it was an unscheduled test. We've addressed numerous problems with the management and either we'll get tossed around the 4 different employees or they will ignore us all together. The apartment itself is nice if it were somewhere other than in an American Property Management complex. Lived here for a year and found it to be quite pleasant. It's, by far, the best apartment complex in Woodland. If I'm being honest, I would probably still be there, if they hadn't asked for another hundred dollars for reupping the lease. read more

As a resident of this complex of 18 months I can say that I've had a very decent experience. The office staff is friendly and knows us by name even though it's a pretty big complex. The landscaping is nice and the grounds are kept clean. Every work order we have submitted has been addressed fairly quickly. We live on the second floor and the noise is minimal - we do get a fair amount of traffic noises from semi-trucks on Rd. 102 (we live on the East side of the complex) so are usually unable to keep our windows open at night. It's really nice to have a washer/dryer in the apartment, and we've used the gym on occasion and liked it. This complex is pricier than other apartments in Woodland but is MUCH cheaper than comparable places in Davis. Seriously, I paid more for some pretty shady crap holes in Davis and wish I had moved to Woodland sooner! We plan to sign a new lease with Eaglewood and continue our stay. I've never had any issue with the "low income" rental people mentioned in another post, I think it's great that low income units are available for those who need them. read more

My wife and I moved into Eaglewood just over a month ago, and are well impressed with the office staff, and the maintenance crew. We are new to apartment living and looked at several other places, but Eaglewood seems to be the best. Location is good, you have a good maintenance supervisor, Jose has treated us great when we needed repairs and adjustments. This property is over priced and poorly managed, including APM. This property had been bought.sold many times over my residence there (2017-2019), which seems to mean that profit from the investment is paramount. You can see really good reviews in 2017....and now not so much. The owners/management has changed. Breakdown: 1. The good: - charming apartments with great details. - The grounds and maintenance staff are great. - there is usually extra parking 2. The bad: - management is VERY hard to get a hold of. Emails to Eaglewood AND APM have gone unanswered, and phone messages unreturned - requested maintenance is very slow. For instance, Air conditioning went out at the start of the 2019 hot season (100+ degrees), and was not fixed for over 1 week. Only 1 apartment got a swamp cooler in the interim, because "they had waited longest". Considering how MUCH the rent is, this service is lacking. The back gate has also often been broken. - a lack of community. Earlier management had evens, left cute fliers, etc.... but that has not been the case for quite a while - profit motive: For example, month to month rent is DOUBLE what someone pays under a lease. Managers in CA can charge whatever they want for month to month, but I have not had any other property ask that much for month to month. So: $1500 for a STUDIO under a 12 month lease, and $3000 for month to month. That's NUTS. Overall, the management is treating the property/tenants like an investment, and not caring for them. They will not work with you on issues, and the response to my concerns was only to forward it to APM, and for APM to "note" the issue, but not act on it. If a property calls itself "luxury" and charges $1500 for a studio, then the management care of tenants should be luxury also. read more

We just moved in to Eaglewood and I have to say that it is very nice so far! I have read all the bad reviews and was admittedly a little worried to move in, but I brought this issue up to Gloria and she explained that they had gone thru many management changes and that things had not been perfect, but they were trying to be as consistent as possible. We took a chance and rented anyway and do not regret it! This is definetly the nicest apt. I have ever lived in! Beautiful inside and out, extremely comfortable! I would highly recommend living here if you are looking to live in Woodland and are an apartment dweller. The location is awesome too, close to shopping, etc. Gloria is wonderful by the way, very helpful. Happy house hunting folks!! read more
