So far this apartment complex has been great apart from one thing. The management is really great and quickly responds to emails and service requests and the complex is overall really clean and well kept. I have also enjoyed the little treats they give us from time to time, like free doughnuts and coffee. The apartments themselves are pretty nice, not too cramped and the bathrooms are really great as the components are separated letting one roommate use the toilet while the other showers, etc. The only problem I have had so far living here is the wifi. It's horrid. Even during non-peak hours, it's slow. Once, it took me around 3 hours to do an assignment that should've taken an hour because of how slow the internet was. My neighbors have said the same things and have even gone as far as to get their own internet, which is something I may have to do soon if the wifi issues continue. read more

Edit: We sent another email about the wifi and they decided to put an access point right by the bedrooms. This made the connection very fast. And they ordered new parts to fix the faucet. The location is great. It is well managed and clean. The managers are nice and Fransisco is awesome. Beware that it was built a long time ago so the drawers are old and squeaky. The shower faucet leaks a lot to the point that it fills a bowl. Also, the main reason we chose Aggie Square is because they were advertizing their fast gigahertz internet. However it is much slower and unreliable than standard apt. We contacted the management multiple times about this but they suggested we download some kind of address software and buy a wifi extender. The wifi speed was unusable so we bought a extender for $30 but it didn't do much because the wifi we were trying to amplify was not reliable to begin with. They recently did a update on the wifi which was supposed to make it better but now I cannot connect my laptop to the internet at all. I have attatched the speed evaluation in my apartment. I wish the management would really try to fix this issue because it is making online school really difficult. read more

So far, been living here for 2 months and the we talked to management many times about problems within he apartment. And they have fixed everything in a timely manner. They are always friendly and nice when I talk to them. So no complain. BTW this is not the apartment's problem but I hate it when tenants do not flatten their cardboard boxes when they toss them. It's common sense! Have some consideration for others to make more room in the bin Have some human decency! I don't personally live here, but have friends here whom I visit quite frequently. The place is very open, clean, and inviting. The pool/hot tub area is very clean and bright and even has legitimate barbecue equipment for use. The apartments themselves are about a B+. Some of the painting in various rooms seem to be done haphazardly. The fans/vents in the shower and toilet rooms are noisy. (I find the whole "separate rooms for the shower, sink, and toilet" thing quite convenient... and even more sanitary?) The kitchen could use an update. I hate electric stoves, but it's hard to find apartments with gas stoves in Davis. The rooms themselves are a bit small, but they're around your typical room-size for Davis. One of my biggest peeves about the place is that if you close the door to your room and do not have the window open, you'll nearly suffocate. I'm sure that sounds crazy, but from the 4 guys whom I know that live there, they all say the same thing. The walls are pretty thin, so you can hear everything, even the neighbors talking sometimes. My favorite part would have to be the living room. It's very open and has a gorgeous, huge window with sliding blinds. The carpet is fairly new. The look outside the complex itself is very nice. The landscape is always upkept and there are a lot of trees and grass around, if you're into that sort of thing (like I am!). It's not a terribly loud place. Only a mile away from campus; right across the street from Save-mart, Quickly's, and Shell; right down the street from Safeway and Gamestop! I couldn't tell you about the managers of the place, but I do know that from time to time there is free food down at the clubhouse, which is, of course, a plus! Had I scoped out quite a few other places first, I would not mind if I had to live here. read more

If you're considering Aggie Square let me help you. I have been living here for 3 years so feel I have a decent understanding of the apartment complex: 1. Fantastic Management- the on-site management is super helpful and friendly. If you have a problem, the turn around to get it fixed is quick. We had a sink emergency during Christmas break and was able to call and get it fixed first thing the next morning. Not only this, but the apartment managers are incredibly friendly and truly desire for their residents to enjoy their stay. 2. Community- this might not be high on your list but it should be. The management puts on "community events" about 3 times a year that include food, music, raffle prizes and time to get to know other people. This is, of course, above and beyond what most other apartment complexes do. 3. The living rooms are large! This is great because it leaves space for a variety of things: multiple couches for a place to hang out, desk or two, tv stand and other furniture. It is not crowded at all. 4. Constant Improvement- the Aggie Square Management has looked to improve their facilities every year we have been here with pool, common room, workout space, and kitchen renovations. If you're considering Aggie Square, just stop by, you'll experience the excellent management, friendly people and fantastic amenities- it speaks for itself. read more

Even though I only lived at Aggie Square for a couple months, I can happily say that I enjoyed my stay. I stayed in a 1X1 and honestly the apartment was perfect. It wasn't too large or too small, just the right amount of "comfy". You have to go down a short hallway from the living room to the bedroom and it was great because you hear no noise from anyone being in the living room. Management was great. If there was to be any water shut offs, repairs, or anything of that nature, management would always let me know in advance (either through email and/or text message). Gardeners always came every Friday around 11am to clean the apartment complex (cut grass, pick up the leaves in the parking lot) so it was always fairly clean. Also, if you're worried about parking.. don't be! There's a ton of parking space and not to mention that you also have street parking. Overall, this is a great apartment complex. 10/10. read more

Aggie Square is an amazing apartment complex! Maintenance is always there to help resolve any issues that arise promptly, and management replies promptly to requests. The manager is the best and really looks out for the residents. Also, they take really good care of residents by hosting dinners, parties, events, etc. The landscaping is also pristine! It is nicer than any complex's landscaping I've seen. I cannot think of a con about this complex, it is so good! I can't say enough about this place. It's a very quiet place to live and is maintained daily. The apartment manager knows my apartment by name, and the maintenance team shows up within minutes whenever we have any issues with our appliances or furnishings that come with the apartment. Marijean is very professional and so is the maintenance staff. If I wasn't buying a house next year I'd definitely stay here for a third year! P.s. they also have a nice pool, and apartment events with free food, burgers and raffle! (free wifi as well) read more

Pros: - Accessibility to campus: near several bus lines or a straight shoot down Anderson via bike - Savemart and several restaurants across the street, Marketplace down the block - Evenly sized bedrooms make all roommates feel they get a fair share of space - Divided bathroom sections are convenient for a multi-person household - Alvarado has tons of student-occupied complexes, so you'll probably have friends living nearby - Management was normally friendly and helpful to me and usually responded to repair requests in a timely manner. - The common areas are pretty big and were good for hosting parties. Cons: -The rumors about not getting most of your security deposit back are true. Management told us that our house, while we were living in it, warranted a medium clean as-is and a nice cleaning would get us a "light clean", maybe even none. We scrubbed everything until it sparkled and were still charged for a medium clean. - The Aggie Square community is pretty anti-social. - The gym is very small but, since I prefer the ARC's atmosphere, this didn't particularly bother me. -There is no way to use the stove without dirtying the drip pans like crazy, which looks really bad. You're also apparently expected to replace them yourself before move-out. Mainly, moving out is quite stressful. You're initially told that "normal wear and tear" is expected but you are charged to clean it in order to make it look like-new. read more

Aggie Square was the first apartment complex I lived in after the dorms. There were four of us in a three bedroom; we didn't realize that each room was exactly the same size so my roommate and I shared what was really a single room. That was fine though. When we moved in, the electricity on the entire front wall (which ran through the living room and all bedrooms) was out....and wasn't fixed for a month. When our dish disposal broke, it also wasn't fixed for a few weeks. When our toilet clogged up horribly (thanks to a particularly inane roommate) we had to call RotoRooter ourselves! The fact that this was on PIcnic Day made it even worse. The management when we lived there were two girls who we thought were twins...I'm not sure if that's true. They were either cold or fake-nice, depending on which of us went in to report a problem. The people who live there are also antisocial. Luckily most of our friends lived on Alvarado because I didn't meet a single person in the complex, and there are tons of apartments there. We were also really worried about getting our security deposit back because we'd heard that doesn't happen at Aggie Square, but we somehow got it all back. read more

The complex has a great location however the management sucks, the walls are thin and you can expect loud parties the nights you have exams. This is a very nice place to live. I've lived her for about 6 months now and it is very nice. If you are looking for a 2 bedroom place, this is the best bang for your buck in Davis: $1220 for a 2 bedroom. That may seem pricy, but by Davis standards its not. Its cheaper to live in Davis if you have a bunch of room mates. The pros: 1. Its directly across the street from Savemart. Literally a 3 minute walk from a grocery store! 2. You have THREE bus lines: G,J, and F 3. Its only a 10 minute bike ride straight shot down Anderson to go to campus 4. The apartment itself is bright and open. The cupboards in the kitchen are white and the carpets are light so it doesn't feel dark and dreary like many other complexes. We have energy efficient windows that let in lots of light. 5. The rooms are the same size, which is a plus in terms of equal share. The bathroom also has a nice design: the toilet and shower are seperated so you can still use the restroom while your room mate is in the shower. 6. There is a seperate storage room in the unit with a rack for storage. Its a great place to keep a litter box if you have a cat. 7. The management is perfectly nice and respectful and all repairs we needed have been done quickly. The cons 1. The "gym" leaves a lot to be desired. Its small, but hey, just go to the ARC 2. The pool/spa hours are only till 10, which is a bit early imo. 3. If you are by covell, there is a bit of traffic noise but you will learn to tune it out and its not so bad. 8/30/11UPDATE: Upon move out, I am less than happy and have changed my review from 5 stars to 3. The walk through was utterly ridiculous: because we did not use q-tips to clean the microwave vents, it was marked "dirty", because we did not scrub down the window tracks with q-tips, they were marked "dirty". Because there was one crumb in the cupboards, they were marked dirty, and no joke, a hair in the rubber part of the refrigerator door qualified the fridge as being "dirty". The apartment was in a condition that other places I've lived in and moved out of would have found perfectly acceptable and clean, and yet somehow they have given us an estimate around $600 for cleaning and painting. Depending on how much this actually turns out to be, I will update this post again and adjust my "star rating" accordingly. read more

The staff are really helpful and the apartment is very cozy. It is close to the UC Davis, which is a very safe area.

Great management, super kind, and responsive. They really care about their residents. Every once in a while, they'll put on appreciation days for their tenants, and do free breakfast or a chili feed or something like that. They even remembered I was a vegetarian after the 1st time I mentioned it at one of the dinners! Apartments are nice as well. Bedrooms are large enough to share and the split design of the bathroom is super nice, especially if your housemates take long showers like mine! read more

We have lived here for 3 years. We are very much looking forward to leaving. We lived in South Davis for one year which was wonderful Pros: - Nice jogging / greenbelt trail nearby (but you can find that in South Davis) - The place is well manicured - Does not aggressively tow - Small pets permitted - Decent location, though most things are too far to regularly walk to especially in the summer when it gets really hot, if you bike then no problem - Good water pressure (if that matters to some people) - Pool, hot tub, gym, laundry room (kinda standard but some places don't have these) Cons: - Hot tub is only open to 10pm, in the summer sometimes it isn't dark until 8:50pm, and for people who work long hours, it essentially means never enjoying the hot tub. They are very strict with their security regardless of lack of noise disturbance. Have asked about extending hours just to 11pm and that's a firm no. The jets are also often broken, and there were spells where the heat was off as well. - Extremely inconvenient renovations and refusal to delay painting and re-doing flooring in the apartment until later in the month that you are moving out - I have lived in 4 other apartment complexes and they have NEVER expected us to clear half our belongings away from walls and floors and the kitchen so they can get the place ready so they can move the next ones in the moment you move out. As if it isn't hectic enough to move, they add this on top, and we have asked to postpone (no again on that). Basically feels like since we don't owe them any more rent, they can treat us like vagrants they can't wait to kick out. - As it has been mentioned on other review sites (notably Google and Davis wiki), at least one of the landlords is extremely rigid and generally unpleasant to deal with even if all you're doing is picking up your mail or depositing your check. We just avoid going near the office except for those things. - Air conditioning sporadically pulses on and off, and is loud, to the point it's hard to hear the TV when it blasts on and then when it's off you have to turn the volume down, and back and forth. - Very thin walls. Have heard both sex on the bedroom side, and parties with thumping base on the kitchen / living room side. I've lived in 4 other apartment / condo complexes. They were much better experiences. And two were in crappy cities with far less to do, so location isn't everything. Our new place the hot tub is open to 11pm. read more

The only nice thing about this apartment is the location. Other than that, this apartment is by far the worst apartment I ever stayed. Low maintenance, horrible wall, and rib off deposit. They came in to paint our walls and fridge for next tenant before we moved out. I lived at many apartments and this is the first time that the management came to paint walls/fridge BEFORE we moved out. They robbed our money by taking away our deposit and charged us even more. I'm pretty darn sure that I cleaned the place so clean that there was no need for "deep clean" 70% of the floor is made with concrete and the rest is carpet. I don't see where they need to clean. Overall, this place is crap. Wifi sucks ass even though they provide free wifi. I would recommend to just get wifi on your own if you don't want your wifi die every five minutes. Please go find other apartments. read more

I have lived here for a year and thank god i am moving out! The only thing that I liked about living here was that it was close to savemart and the bus stops! They have a gym but it is VERY small and the study lounge is small as well. Everything here pretty much sucks. First off the wifi stucks and is unreliable! It was always hard to connect to and sometime it would go off for several hours before coming back on. The wifi wasn't great but now it sucks even more!Before they had different wifi networks you can connect to, but now it's just one network connection. Which makes WIFI even SLOWER and harder to connect than before. The walls are super thin! You can here literally someone talking for a room away and sometimes even the next apartment. If you live downstairs you can hear people always walking at night! I can even hear the vibration from the phone upstairs sometimes. The rooms are also super tiny as well! It barely fits a double! The renovation is very inconvenient! They had painting to be done for 3 days and requested to have us move everything off the walls! I found it inconvenient that Maintenance came into my apartment about once a month or more to make unnecessary tasks, such as vacuuming behind the fridge, reinstalling a whole new mirror, and painting most of the walls. Theses are the things that should be done AFTER we move out!!! Also, sometimes when maintenance come they don't just check what they have written in the notice, they check other things as well! Overall, my experience living here was horrible. I would NOT RECOMMEND living here. There are better places in Davis! read more

I've been living here for just under a year and have renewed my lease for next year! It's a nice complex, and they have been updating our unit, which has been nice. They have a 24 hour laundry room, a lounge, a study/printing room, as well as a pool/hot tub area outside. Management has been great, repairs get done in a timely manner. They even have small events every couple of months (Chili and movies before Winter break, Quesadillas, things like that). Overall, I have really enjoyed living here and would recommend it to others! read more

I've been living here for over 6 months and just recently renewed my lease for another year at Aggie Square. As a student this apartment complex has been exceptional; it's a 10 minute straightforward bike ride to campus, there is a spacious & quiet study room (where I feel like I'm living half the time), a gym room, pool & hot tub and the whole apartment complex itself is very well maintained and quiet. I've noticed that there are always workers cleaning the pool and hot tub or vacuuming the study rooms and keeping everything organized and clean. Even when I first moved in I didn't know how to hang my pictures or mirror and when I asked for some help from the manager, Lauren she tentatively called a worker to come in and do it for me. She also has been at many events the apartment complex has put together, for example during finals week there was a holiday party where all the tenants were given free dinner. She is always very sweet and helpful and things like that show she really cares about her tenants' satisfaction. All & all I've been very happy living here and it's really improved my experience at UC Davis and I look forward to living there for the remainder of my time in school! read more
