What impressed me most was how understanding she was when I needed help changing apartments after moving in. She listened, responded quickly, and handled everything with patience and professionalism. It really felt like she cared and wanted to help, not just complete a task. I'm truly grateful for how supportive and responsive she was during such an important transition. AC also doesn't work very well. It's very weak and pretty much useless on hot days. Management doesn't care after many complaints. Seems like they are heavily exaggerating in their advertisement about having AC when it doesn't work well. Hallways often smell like rotting fish/trash. Garbage often piles up to 4th/5th floor in the trash chute, making them unusable for a day or two. Walls and ceiling are paper thin. Can hear neighbors next door easily and when upstairs neighbors are walking around. Horrible experience from a 'luxury' apartment. You can hear loud water flow noises in the apartment throughout the day and night. Its worst when everything is quiet at 3AM and loud sound of water gushing through pipes wakes you up. NOT LUXURY apartment. Train honking and bells ringing noise all day and night - hard to sleep and focus. Building has a very small gym - it feels full when there are 3 people in the weights area. Not luxury at all. Maintenance team is very slow to respond once you create a ticket on the portal. Have to get leasing office involved for them to respond in a reasonable time. Some maintenance people are good, some are horrible and very hard to understand. Stuff is broken around the building all the time with long fixing times. You will get barely one day of notice of the leasing office closures, it can be hard to plan if you are looking to talk to the leasing office. Once you sign the lease, the leasing office does not care about you. Have to figure out everything in the building yourself. Never had this kind of experience anywhere else. Horrible experience. Overall, they charge luxury apartment rent for a poorly managed and subpar living experience. With inhumane conditions and lack to accountability from management/leasing office, STAY AWAY FROM COPAL. Unfortunately, my experience at Reflections by Windsor in Redmond, WA, has left me feeling disappointed. Firstly, the condition of the bathtub was unacceptable for a property advertised as "luxury." Instead of being replaced, the bathtub had been painted with a coating, which not only detracted from the quality but felt deceptive given the premium pricing of these apartments. Secondly, my move-out experience was frustrating. I was accused of burning the granite in the bathroom, but the color variation in the stone was clearly part of its natural aesthetic and had been there since my move-in. It felt unfair and unprofessional to be charged for something I did not damage. Lastly, I was charged for minor painting jobs. While I would have been happy to address this myself, there was a theft or an honest mistake (the property never followed up about it) where painters working on the exterior took my ladder and tools that I kept in the balcony heating room. When I asked the office to borrow a maintenance ladder, they refused. As a result, I couldn't patch holes from my curtains since I couldn't reach that high. My partner wrote Windsor Lantana Hills a glowing 5-star review, but after my current assignment finishes, I am hesitant to return to a Windsor property. One experience was 5-star, but another has been underwhelming. I guess I'll wait and see. The Redmond location definitely needs better management. Over the past two years, I experienced 4 or 5 different managers. While the charges I incurred weren't worth fighting, I paid my prorated final month with a check, only to encounter issues. At Lantana Hills, I always paid with checks and never had an issue. However, at Redmond, when I paid with a check, I was assessed a late fee because someone in the office failed to process it. This kind of mismanagement makes it hard to trust the system. Overall, Windsor Properties can be a great place to live--as long as the management is competent. When everything is handled properly, they provide a comfortable, pleasant experience. Unfortunately, Reflections by Windsor fell short of that standard.

Pros: -As I mentioned, it was a safe place for a single mom like myself. I had a select few very caring neighbors that I actually miss since I moved, and the staff always seemed involved, and kind. -We never once used the heat in our apartment. Being on the 3rd floor, and in a well-sealed apartment, we just never had to. -The gym was amazing. Even though I belonged to the Pro Club, I often found myself hopping over to the Reflections gym instead while training for my ultramarathons -- it was super convenient! Especially when the weather was too terrible to run on the trail. -Speaking of: Sammamish Lake Trail is literally across the street. I LOVED this aspect of living there! I'd hop over for a run nearly every day in summer, and most of the year tbh. That was one of the biggest benefits of Reflections! -Marymoor park was SO close. We'd walk to concerts, and I drove my dogs over to the dog park literally every day (that was a bit too far for my older dog to walk). -Management was always lovely with me. Collin and Christian helped a TON when a pair of newer neighbors kept letting their highly aggressive dogs run off-leash in the early morning, when I'd walk mine. They handled it quickly and with grace...considering I unleashed my inner New Yorker on them, ha -The apartment layout was fabulous. We had a garage downstairs, and TONS of storage closets. I liked the inside entry, which felt really safe. The only time we had issues with neighbors was during the pandemic when they smoked on their balcony -- I caught them on film! Not Reflections' fault, but needless to say, we barely ever knew our neighbors were there. -The fireplace was one of the best features! Power does go out often on that side of the lake, during winter storms -- but we'd flip on our fireplace and stay warm! -I didn't have a lot of issues with move-out. I did use their cleaners as I've had a ton of bad experiences in the past when you get your own cleaners and apartments use that as an excuse to charge you... word to the wise. -The location is SUPER convenient in suburban terms -- meaning you can drive to literally everything you could need. Whole Foods was a half mile away. Fred Meyer, Costco, Home Depot and Target were a short drive! Ditto with RTC.I miss the Brown Bear car wash and Family Pancake House! Suburbia is nothing if not driveably convenient... Cons: -I was paying around $2500 (including parking etc.) for a teeny apartment (600ish sq ft) with outdated decor. A couple of times I inquired about moving into a larger unit, but they were going for ~$3700 -- having lived in NYC, Vancouver BC, Paris, SF and other major cities -- this price was pretty funny. It's not like you're getting the culture and walkability of an amazing city! I had to stay due to my son, but now I live in a 4-story townhome in Seattle proper and get tons of walkability plus a more multi-cultural environment (though not by much -- it's still Seattle, lol) for not much more than that. -Neighbors are mostly transitory, and often unfriendly. This is likely because many move there for just a stint at Microsoft, or on their way to buying a home. There's no real sense of community -- not management's fault (they try!), but just the vibe of the East Side. A big reason I couldn't wait to get out. -The traffic noise is real. As a former New Yorker, this didn't bother me too much; it did make our outside deck unusable. There were often accidents right outside our window as it's where lanes merge on the Pwky and people honk multiple times EVERY. DAY. All the noise of New York, none of the restaurants or museums or cool things to do... -No AC. We were west facing, and the summer sun was unbearable. I bought portable AC units which only partly worked. -The parking situation is as bad as everyone says. For an East Side place, it's odd to have to pay for garage parking (usually a benefit of living in the burbs is having more free parking, yeah?) -You can walk if you don't mind being around tons of traffic -- one lady literally walked to Whole Foods daily -- but walking around there is no fun. -This isn't management's fault, but the East Side is a place I'd never live again. Too much homogeny (all white/Asian, everyone dressed like they're gonna go hiking); not enough interesting things to do or cool spaces. I chose to travel with my kid as much as possible so that he could see multi-cultural cities that value the arts, and not think Redmond/Seattle are how the rest of the world is. It's super techy and super nouveau riche, with only STEM prized in schools (what happened to balance?). I only stayed because I had to... Overall, I'd say RBW is great if you have a family, are working in tech nearby, and want a quiet, safe suburban space to live near Lake Sammamish and Marymoor.

I found myself coming "home". I enjoyed living at Cirrus so much, there was no other option than to return to this wonderful community. Thanks to Lauren and Christopher, I was able to apply, sign the lease, complete move in inspection and receive keys in less than 36 hours! Coming from someone in the multi family housing industry, the service was impeccable. My new apartment there is amazing and I couldn't be happier with everything from A-Z, if you are looking for a new home, look no further, Cirrus is the end point. Still a FIVE star review, Lucy is still the best concierge in the city, maintenance is crushing it, my new apartment was perfect. THANK YOU TO ALL THE STAFF OF CIRRUS, I am so happy to be home.

So many things wrong with these apartments. On the positive side, they are located in a decent…read morearea near the Denny Triangle, South Lake Union, and Belltown, and some of them have a nice view of the water (if you are up high enough). But that's about it. -Floor to ceiling windows sound great, but insulation is terrible, resulting in high heating and cooling bills. Also, impossible to clean, especially if you are in a corner unit. Have been here for a while, and there has been no outside washing of the windows, so stuff spilled from above, or spots missed by the previous cleaning are there to stay to mar your view. -The floor plans are all different, but there is basically a flaw of one type or another with each one. Strange proportions - either a small bedroom, or small living space, or awkwardly situated cement columns or bizzare balconies with not much space on them, not enough closet space or strangely located smaller closets. Some units have one tiny window that barely opens (like maybe 8 inches wide with a six inch give when you unlatch them. Positively scary. - The units with separate bathtubs/shower stalls are nice, but, bathrooms and drains are moldy (old building) and impossible to keep mold-free; even an air purifier on max doesn't help. No linen cabinet, not enough space for shelves unless you attach them to wall above toilet. -Kitchens are badly designed, with not enough or logically-placed cabinets for storage; some have huge islands at a strange angle, the purpose of which is questionable. Applicances are generally old and poorly functioning. Small stoves, prehistoric garbage disposals (old leaks and cabinet damage which they refused to fix), tiny sinks. Even the "new" washers and dryers don't function well. -Flooring is laughable. They list as "luxury vinyl"! It's basically cheap, dents easily; the darket finish shows every piece of lint. -Concierge is a nice touch, but half the time no one is there or they ignore everyone completely who is going in and out of the building. Package handling is inconsistent. Parking garage is like the catacombes, extensive, and not easy to negotiate. -Two annoyances that mean no lease renewal for me: loud, noisy neighbors playing music all day and night long, and building's reluctance to address regardless of repeated requests, and continuous maintenance to the building, such as many days with water shut off, garage doors not working, repeated visits to inspect and "measure" various parts of the apartment. No way to get rid of items you no longer need, and threatening signs everywhere about how you will be fined for this or that, including not taking cardboard to the scariest location in the basement of the building that smells deplorable.

Thea (concierge) and Alon (resident services manager) are great ... kind, caring and responsive. Mariano, Gene, and Shawn in maintenance are awesome ... when we've had issues they've been here within 30 minutes and resolved the problem ... in our homeowner days we would've been waiting a week to get the issue resolved. Bottom line, we couldn't be happier with our decision to move here.

They have also responded to the majority of my maintenance requests quite quickly - including my kitchen sink, which was not properly installed and fell out of the hole! However, my list of cons have grown significantly since I last wrote a review. * The sheer number of thefts and security breaches that have been posted on the resident FB group, especially in the building's private garage, is startling. In the past week, a motorcycle has been stolen from the garage, an Audi has been broken into with its back window smashed, and a storage locker was broken into with bikes stolen out of it. These are not made up scenarios - picture evidence has been posted with each occurrence. * I had a noisy neighbor for several years who would leave her dog at home during the hot summer months when everyone had their balcony doors open. The dog would bark incessantly overnight, and when she WAS home she'd play music extremely loudly on her Amazon Alexa, asking it to play music at 2AM (so loudly that my Alexa in my apartment would register it!). I was not the only one affected by this neighbor as there were multiple nights where I saw 3 other neighbors sticking their heads out of their balconies, asking one another who was making the noise. I submitted numerous noise complaints to the front office but they were never addressed. I later learned this neighbor was friends with some of the front desk staff. * We had a great 4th of July our first year here (2016), but in 2017 and 2018 the building prohibited personal alcohol on the roof at 2 pm, and past then residents were required to buy wine and beer from Bar Charlie (the bar downstairs) who had set up a station up on the roof. Extremely overpriced and ridiculous given we live in the building. We were also limited to 2 guest wristbands per apartment - making it difficult to make use of such a great rooftop space. Who celebrates the 4th with just two other people? Given the high price tag of this building, I can't say I recommend living in Bowman until these issues gets sorted out, which is a shame because I had such a great experience during my first year here.
