We engaged Theo to rent our home in the Issaquah Highlands after prior tenants moved out in advance…read moreof their lease period. Theo was diligent about the preparation the home prior to going on the market including repeat visits to confirm completing of property punch list. His 15+ years of experience in renting homes and property management showed as he was able to bring the right people/service providers in quickly (and economically) to get the house ready. The house ended up renting at asking price and in under a week once the property was listed. I would strongly recommend Theo to anyone looking for help with their rental properties.

Working w Lori Gill & Assoc. was a terrible experience. This was my first time renting out my…read morehouse. I have a beautiful contemporary home that is 5 years old, in perfect condition in an upscale neighborhood. The property manager was incompetent. Over Labor Day weekend she informed me she found tenants and now I have 2 days to find a moving company and move my 3-story, 4000+sqft house (and garage) or I would be forced to pay the entire rental agreement since LG found me tenants. I told her that is impossible; she didn't care. Realistically, I needed maybe 5 days to move a huge house, get cleaners in, change utilities, tie up loose ends etc. But she didn't want the tenants to pay penalties if they couldn't be out of their home by Friday which gave me a 2-day window (Tues & Wed) since it was a long weekend. Thurs for the cleaners who worked all day. Most moving companies told me they didn't have availability so quickly and moving such a large house could not be done in 2 days I ended up finding a company and paid over $16,000 for 3 teams to work overtime to empty my house in 2 days. When I told her how much it cost, her response was "Oh". After doing all the things she told me I needed to do (like updating the landscaping, laying new grass; which didn't need to be done), the movers, handyman to caulk nail holes since I had no time to do them, heating/AC vendor to service a heater that was in perfect condition; it cost me over $40,000 to move out of my house for it to be rented. She told me I needed to have a reserve of $500,000. She said "it's the same for everybody". I spoke with their accounting dept who told me no, the reserve amt is only $500. They said they would talk to her. She was ruthless and self serving and certainly never once advocated on my behalf. I strongly do not recommend this company to rent your home.

Predatory billing and lack of transparency…read more I own a townhouse in a community managed by Emerald Management & Consulting, and my recent experience raised serious concerns about their billing practices and transparency. We experienced water intrusion into our unit through an exterior door off our second-story balcony. I immediately notified Emerald Management because I reasonably assumed that exterior structural issues would fall under HOA responsibility. Emerald contacted a mitigation company, 24ResTech, which came out and addressed the interior moisture over the following week or two. At no point during this process were we informed that we would be personally responsible for any project management or administrative fees. No estimate, hourly rate, or discussion of costs was ever provided. During this time we were told we would need to hire a contractor to make repairs to prevent the issue from recurring. The contractor who inspected the door identified several installation problems: * The head flashing was improperly installed * The door had insufficient weather stripping * The threshold had been installed backwards, sloping inward toward the unit I have no knowledge of any work done by previous owners on this door, and one would assume that any prior work would be documented in HOA or management records. Later we received an invoice from 24ResTech for roughly $1,500 for mitigation work that included removing about one square foot of carpet and running fans for a total of about eight hours. On top of that, Emerald Management charged us $907 in "administrative/project management fees." These charges were never disclosed ahead of time and appeared only after the other invoices had already been paid. When I asked what the charges were for, I was simply told they were administrative costs for overseeing the project. This was shocking considering we already pay over $1,000 per month in HOA dues. Being charged additional administrative fees that were never disclosed and never requested felt unreasonable. Emerald told us we could dispute the charges with the HOA Board and encouraged us to attend the meeting. My husband and I presented our concerns to the board, but a representative from Emerald Management was also present and recommended that the board keep the fees in place because the bylaws allow them. That situation felt like a clear conflict of interest. The management company that issued the charges was effectively advising the board on whether those charges should stand. The entire experience was extremely disappointing. The lack of upfront disclosure, vague invoices, and unexpected administrative fees raise serious questions about transparency and fairness in their billing practices. Homeowners deserve to know what they are agreeing to financially before work begins.

A Warning to Homeowners: Predatory Practices at Emerald Management…read more I urge all current and prospective condo owners to steer clear of Emerald Management. My recent experience with them revealed a pattern of predatory billing, a lack of transparency, and an alarming fee structure. Following a water tank leak in my unit, Emerald, my HOA's management company, assigned themselves to oversee the repairs. Only after the project was underway was I informed of a "special project management fee." There was no prior disclosure of this cost and no opportunity to decline their services, which I had reasonably assumed were covered by our HOA's existing contract. Emerald defines this fee as covering "administrative time and coordination efforts with the vendors." To minimize these charges, I personally handled nearly all vendor communication, scheduling, and on-site supervision. Despite my efforts, Emerald's billing was excessive and unethical. Their invoices included charges for: -Answering my questions about the fee itself, including billing me for the time it took an employee to state they didn't know the cost. -The time they spent responding to my official dispute of the first invoice. -Correcting their own billing error after I pointed out they had charged me for a contractor invoice that my insurance had already paid. Disputing these charges is futile. Emerald is paid by the HOA, which then bills the owner. Any dispute is with your own HOA, not Emerald, who faces no financial risk for their billing practices. Ultimately, their "management fee" totaled nearly $1500--over 20% of the entire repair cost--for a project they barely touched beyond securing initial bids. These practices are designed to siphon money from homeowners who are left with little recourse. Avoid this company at all costs. Just an example of how ridiculous some of the fees are. I've attached two photos of showing me telling Emerald that I will have my insurance the vendors directly. They paid the vendor and invoiced me anyway. I told Emerald that it has already been paid (and I called the vendor for them to let Emerald know). It took Emerald multiple calls to finally correct the invoice, and they charged me $120 for correcting their own invoice mistake.

Renting with this company was one of the WORST experiences of my life…read more DO NOT rent with this company. My boyfriend and I lived in one of their rentals for just under 7 months and ended up having to sign an agreement to break our 10 month lease because our experience was so bad. We lived at their Chandler St apartment and had CONSTANT noise pollution coming from the back alley and our upstairs neighbor. We put in our first complains within our first two months and were never taken seriously. We were told that the noise complaint was an "issue between residents" and that there was nothing they could do to stop our upstairs neighbor who threw things at her floor (our ceiling), slammed doors, screamed, stomped, jumped up and down on her floors (our ceiling), and repeatedly LIED about making noise even when we provided video evidence to management. After we signed this notice to break our lease early because "there was nothing they could do" we were forced to find a new apartment within 50 days and move out. During this time, the noise situation escalated to outrageous extents. Our upstairs neighbor CALLED THE POLICE on us for "harrassment" (because we asked her to please be quiet and we were only going to be living there for 2 more months), she also sent her boyfriend down to our apartment to legitimately harass us by knocking on our door continuously, trying to come in our apartment if we opened the door, and yelling outside. All this time I continued to leave noise complaints on Prosper Property Managements website (as directed by Samantha (who no longer works there) Just to find out that their site was broken and none of the complaints I had submitted had been received. Renting from Prosper Properties caused SO MUCH stress in my life and I genuinely hope they go out of business. I was harassed, lied to, forced to break my lease and find a new place to live, and prosper properties did ABSOLUTELY nothing to remedy the situation. Also :) the neighbor stole our keys upon move out (procedure was to leave them under the door mat) and management blamed us. Even though there are supposedly "working security cameras" outside. DO NOT move here!

I've heard horror stories of property managers not taking care of the places like they should, but I wasn't ready to sell my home. I took a leap of faith and hired them. They showed interest and professionalism from the beginning. Did everything they needed to do and advertised the house when needed. I must also mention that they advised me every step of the way and in every decision I had to make. I always felt like they were acting in my best interest and at no point they showed like my business mattered less than other customers. My last tenant was a friend of mine. I did ask at one point if she was happy with Prosper as the POC, and she had nothing to say but good things about them. They were helpful to her and very patient. I had to sell my home after three years, but I don't think I could be happier with the services they provided, which in turn gave me a peace of mind. I'm very grateful for leaving my property in their hands and I can't recommend them enough. Reach out to me if you have any questions about my experience with them.
