We engaged Theo to rent our home in the Issaquah Highlands after prior tenants moved out in advance of their lease period. Theo was diligent about the preparation the home prior to going on the market including repeat visits to confirm completing of property punch list. His 15+ years of experience in renting homes and property management showed as he was able to bring the right people/service providers in quickly (and economically) to get the house ready. Working w Lori Gill & Assoc. was a terrible experience. This was my first time renting out my house. I have a beautiful contemporary home that is 5 years old, in perfect condition in an upscale neighborhood. The property manager was incompetent. Over Labor Day weekend she informed me she found tenants and now I have 2 days to find a moving company and move my 3-story, 4000+sqft house (and garage) or I would be forced to pay the entire rental agreement since LG found me tenants. I told her that is impossible; she didn't care. Realistically, I needed maybe 5 days to move a huge house, get cleaners in, change utilities, tie up loose ends etc. But she didn't want the tenants to pay penalties if they couldn't be out of their home by Friday which gave me a 2-day window (Tues & Wed) since it was a long weekend. Thurs for the cleaners who worked all day. Most moving companies told me they didn't have availability so quickly and moving such a large house could not be done in 2 days I ended up finding a company and paid over $16,000 for 3 teams to work overtime to empty my house in 2 days. When I told her how much it cost, her response was "Oh". After doing all the things she told me I needed to do (like updating the landscaping, laying new grass; which didn't need to be done), the movers, handyman to caulk nail holes since I had no time to do them, heating/AC vendor to service a heater that was in perfect condition; it cost me over $40,000 to move out of my house for it to be rented. She told me I needed to have a reserve of $500,000. She said "it's the same for everybody". I spoke with their accounting dept who told me no, the reserve amt is only $500. They said they would talk to her. She was ruthless and self serving and certainly never once advocated on my behalf. I strongly do not recommend this company to rent your home. read more

The majority of my experience as a tenant was good, but the customer service was poor. Soon after moving in, the shower and bath drains stopped flowing. Service requests due to address clogged shower drains were responded to slowly and with placating answers that didn't make sense: "That area of Lake Forest Park tends to do that (I have a couple homes I manage in that area). I think it has to do with the older piping and massive slopping, the further you get down the hill the slower the draining." If all other fixtures in the house drain well, the issue is a clog at the drain and has nothing to do with steep slopes in the area. During the move out inspection the agent identified can lights in the living room not working. I responded that I unscrewed the bulbs a bit so the lights would not turn on. They were brighter than I liked. No big deal I thought, just screw them back in. I offered to take care of that myself. Instead, they called an electrician to "fix" the problem then tried to charge me $300 for it. I called multiple times and left multiple voicemails to discuss the issue. All were unreturned. The charge was finally voided due to multiple emails from me trying to explain. The agent's final email described my correspondence as "ridiculous" and "pestering" and was going to report me to her manager and the property owners. I certainly hope the agent does that, including telling them how she never answered my call or returned my voicemails. I would strongly advise not using this company due to their lack of customer service and professionalism. read more

I moved to Washington state for 3 years for work as a tech executive. I rented a nice house that was managed by Lori Gill & Associates. As a home owner, I understand just how important it is to have good tenants who will not only take care of your home, but also feel like they want to treat the house they are living as though it were their own. When tenants feel disrespected by a management company it's bad for everyone. Here is my professional view of them. As a home owner, I would not engage with Lori Gill & Associates unless you want to make sure your tenants are unhappy, frustrated, and feel mistreated. Not a good way to keep your tenants and ensure they look out for your home. As a tenant, they are difficult to reach, slow to respond to anything beyond emergencies, expect you to contort to meet their demands, communicate in a rude condescending tone, and quick to ask demeaning questions whenever anything goes wrong - which as any property owner knows will happen from time to time. Apartment was unclean, bathroom had a gap in flooring, possible mold, damaged laminate, broken glass, leaking faucet, and no hot water. No move-in inspection was done, and management did not notify us of these problems beforehand. As a tenant my experience was mostly good while I lived in one of their places - other than them pressuring us to terminate the lease when the owners wanted to sell... multiple times. But the move out experience - holy shit was that insane. Upon move out, the property manager emailed us saying the place looked fantastic other than a drawer in the fridge that had a slight crack (we hadn't even noticed). The property manager emailed us saying it would cost $30-40 to replace and that they'd provide the receipt to us which seemed reasonable. 1.5 months later (which how could it possibly take you that long), they tell us they refunded too much of our deposit and the fridge drawer cost $120 - insane... read more

Better communication and change in management is needed. We felt bullied and disrespected through the post rental process with the communication from the VP. He truly made the experience way more unpleasant than it needed to be some personal reflection could go along way. But we will say the experience and helpfulness of Hanna was wonderful. She helped us feel at home as we moved across the country into the home with our family. Every month we had clear friendly communication with Hanna. So we do want to say thank you to Hanna for all she did for us. Just to be clear I never said we did not cause the stain on the bathroom countertop. We never refused to pay for damages. Windermere Property Management closed the contractual agreement then wanted the customer to pay for repairs after the fact. Again contracts do not work that way that is why they have a start and end date. Anyway we are all settled now so no need to bully anymore. This review is only a FYI for others to let them know what our experience was. Things happen we give credit where credit is due and warnings where warnings are due. Our experience with Lori Gill property management may not be unique - reading reviews tells me that others experienced similar issues. While living in our rental, our experience was so-so. Most problems were fixed in a timely manner (hence 2 stars). Our move out experience is quite the opposite - we received some handwritten notes about floor scratches & and were charged to refinish the entire house's floors! House was built in the 30's floors were scratched when we moved in (check in sheet shows that). Obviously we'll work to resolve this, but OMG - refinish the whole house!!! Homeowners, stay far away from this disaster of a management company! I waited several months after hiring a new company so I could make a reasonable comparison. Our property manager was Jennifer Shepperd who failed at the most basic tasks. She missed deadlines, lied constantly about work orders and did not disclose a substantial leak that had occurred in our property. We had to find out a month later from the tenant. She actively hid evidence of drug use in our property and unauthorized tenants during her inspections. No inspection reports were ever provided to me. Windermere does not have a field team to handle work orders - Jennifer was at the house personally bumbling around and unable to fix anything. We had to fly in from California and fix the broken lock and dishwasher. Cory is rude and nasty, just read his responses to other reviews here. He is a typical sleazy realtor who will never hold his property managers accountable. We have had a new management company for 4 months now and the difference is like night and day. This has been the worst experience I have ever had dealing with property managers. The VP of this group is the rudest and most incompetent person I have met in years. His persistence in contacting me at inappropriate times and locations and demanding to items be resolved after the rental contract was closed was really something to write about. We rented a home in Federal Way for 18 months during the pandemic. We interacted with Shannon Williamson. We took care of the home as if it were our own. I maintained the home maticulously, spending my own money to fix issues and upgrade the home where needed. I added $300 in blinds, as the windows had no real covering to block the sunlight. The curtains provided only slightly diffused the light, and worse yet, several windows had no curtains at all. I had to purchase these curtains using my own money and was not offered a reimbursement. (Pottery Barn Tie-Top curtains, or about $150 per window). The dishwasher failed, and we were not offered an option to fix it. I ordered the parts off eBay after doing about 2 hours of research. Then I spent about 2 hours installing the part--I'm not that handy, but didn't have much choice. The property manager did not attempt to reimbursement for this either. I installed a $1500 Tesla charger in the garage. When we moved in, the grass was mostly crab-grass. The lawn maintenance person we hired said that it could be fixed for $400. I cleared it with the property manager and was told "Yes, let me see if I can get that money back from the previous tenant" (as if it were their fault for the grass? they didn't even stay there a year. They had no plan to keep the grass from having this issue, other than requiring us to water it continuously--there is no sprinkler system and its as a huge pain in the ass) We never got the $400 for this and it was never mentioned again. When we vacated the house, I had a professional handyman come in and I spent $1500 repairing all the small issues--things that would come under "normal wear and tear". We had wall paint, so I had every hole and tiny imperfection painted, creating a new paint look/feel. I had put down carpet in the garage to protect the concrete floor, but several tiles ended up sticking to the floor, and it took many hours to remove. When we vacated, I left a $75 bottle of champagne as well as a nice hand written thank you card for the owner. The last item that I could not repair was the paint trim. The white color was not provided by the owner/landlord. I made two trips to Home Depot in attempt to match the paint, but it wasn't exactly right, and I ran out of time. I let them know I wasn't able to get this done completely properly, but that the owner could match the paint and finish the job. So the kick-boards on the stairs needed to be repainted (like 5 or 6 of them), and one piece of baseboard (like a 1 foot section). That's it. That's what was remaining. So I spent all this money maintaining the home and making it as pristine as possible--and they didn't return my full deposit, keeping a few thousand. I don't have recourse but to sue them, and it's not worth my time at the moment. Instead, I hope they can enjoy this review. read more

This is NOT the place you want to have your house managed! This is a ripoff. They have the what so call "handyman" come out and fix your house without you knowing about the charges. Then they slap you in the face with over 2k dollars "bills" and they give you whatever left on the 23rd of the month instead of 10-15th of the month. I am so pissed and will not recommend this to any owners. PS. As the owner, I should know what the charges are and at least acknowledge it or a nod to give it going. Each time, they have been professional, kind and organized. Toni Campbell is the property manager I have been working with, and she has all of the attributes aforementioned as well as being patient and ethical. Their website is really well designed. It's easy to find and list properties. The photos are on point and accurate, no bait and switch. This office is located near the Edmonds ferry in downtown Edmonds. Terrible Horrible experience with Colleen Gasca and this company. I'm a home owner. Colleen Gasca is my property manager. My former tenants moved out from my house in Feb this year. But this company don't pay my former tenant's last cycle utilities while they withhold my former tenant's deposit. The utility bill has come out for months. It's been over due for nearly two months. The late fee occurred but the problem hasn't solved till now. I sent Colleen Gasca several emails regarding this issue but she always replied extreme short like "Don't worry I will pay" or "I'm not in accounting department I don't know when the accountant will pay" or "The accountant has already paid but it is your utility company that doesn't process the payment. You should contact your utility company to solve the problem"or "I'm not able to access the tenant's personal utility account to pay" or  she just doesn't reply. Every time Colleen Gasca said differently, sometimes contradictory. To avoid energy shutting down hurting my new tenants, I had already paid the previous PSE bills in April by myself instead of waiting for this company to pay. I asked Colleen Gasca how can I get this PSE money back but got no reply. All in all, this company just simply DON'T PAY the utility bills. I really couldn't trust this company. So today I go back to check my rent statement with this property management company. To my big big surprise, I found there are some absurd expenses. Now I doubt someone has stolen money from my rent income. For example, they cleaned my roof skylight and gutter twice within one month with different handymen! If I didn't check the statement carefully today, I would never know that they have made such absurd expenses from my rent income every month! Although they do provide the receipts from different handyman for every absurd expense, I still doubt its truth. I cleaned that same roof with a very well-known big company "AA window & gutter" four years ago and they only charged me about $300. I couldn't image this property management company hired an unknown handyman LLC to clean my roof for over $1100!!! I really need an explanation why this property management company cleaned the roof  super FREQUENTLY at such incredible HIGH price!! I have attached two of the preposterous expenses invoice here. I also called the office but got no help at all. The lady who answered the phone said what she could do was only telling Colleen Gasca that a homeowner called the office again. I asked her for a supervisor's email or anybody who may help me. But I was told that there's no supervisor in this company or nobody could help me because Colleen Gasca is my property manager so she is the only person who should care about my issue. Zero customer service at all!!!! No one really cares about the customer in this company. It is absurd because I have paid management fee to this company and actually their service fee is pretty high. They just care about collecting money from the homeowner but they don't take the responsibility at all. My friends suggest me look for help from BBB.org or just sue them. I started working with this company since my realtor, who helped me buying 4 residential properties for investment, as well as my own residence, Billie Lunsford recommended an agent, "Lindsey Graham" as the property manager for my rental properties and although the company was charging me more than others, I preferred to continue the business since Lindsey was doing a great job . After she left the company in 2 years, I got frustrated more and more since figuring out that not only the agents, but the managements are not professionals and are only trying to make more money since they have Windermere brand with them. I recently had an older, somewhat unique home for rent in Bothell. I asked Jodi Schatz, a Property Management professional from Windemere, to list it for me. Jodi and Windemere were a great resource for me while I was preparing it for rent and did an excellent job presenting it. I ended up with an excellent tenant. The entire experience was supportive and helpful. Jodi was very much available during the process and I felt like I must be her only client as she was so responsive. This was my second experience with Jodi and Windemere. The first experience was similarly successful. It was just a great experience. If you have a property you want rented, I would strongly advise you NOT use this Windermere Property Management office. The communication within this office is very poor and they do not actively respond to potential tenant requests. There showing rep Tracey asks the same questions on multiple times, including what property you are interested in when you have communicated with her the same day. The listing agent Mary does not want to talk directly to potential renters, only tells you to contact an agent she works with. Read all the negative reviews on Yelp, it was a shock to me that a real estate agent can not care about communication. I feel sorry for the property owner who trusted this agent to list their property. **Potential clients of this business, take a look at the comments the business owner as posted to her negative reviews. She is placing the blame on them on the clients and taking no responsibility for poor service provide or sincere apologizes. Take this as a sign of what could happen if you choose to list with them and something goes wrong, to me I view this as a huge red flag, I want a business who takes ownership and admits mistakes and service pitfalls. It saddens me to see all the negative reviews of WPM Northwest. We have had nothing but positive experiences with WPM. Particularly with Stephanie H. When we moved from the Sammamish Plateau to Mercer Island (basically from being homeowners back to renters) we chose WPM because from past experience, apartment renting was just less desirable, plus we have 2 pooches, and that tends to be a deterrent for a lot of places. From the beginning, Stephanie always had our back! I was under the impression that property managers were advocates for the homeowner. That was not the case. Within a few months of moving in we ran into issues where I was wrongly accused. Without going into too much info, someone had seen a dark, long haired female leaving a security door open. Of course, in a condo with only 23 units, it had to be me! Duh! It wasn't me, I'm not that dumb, and there were other tenants and guests that fit that vague description. Anyway, Stephanie was quick to respond to the HOA, reminding them that discriminating against tenants is not acceptable! They take pride in the properties they manage. Every year, we had to have an inspection. Stephanie would make an appointment with us, making accommodations with our schedules, inspect the unit with photos. That way, there is no disputing any issues. And even when we've run into any issues, she was quick to respond. We've stayed with WPM and at this condo for almost 4 years, and we would have stayed much, much longer but the owner was ready to sell, so we had to move. And even with the move, it was seamless! We got our full deposit back without any issues. We were really disappointed we weren't able to find another property managed by Stephanie. I had the worst experience working with this company, specifically Jeffi Tibbts and her manager Corey. I signed a contract with them to rent my condo. While I recognize the market was down, I did not observe Jeffi put forth much effort to rent my place. Unprecedented times require you to hustle harder, get creative, and work hard for your client. Jeffi was disrespectful when I asked her questions, would not follow-up on questions from potential tenants ,and ultimately dropped me as a client. This behavior was condoned by her manager Corey who was CC'd on emails and said nothing about her disrespectful tone. Being dropped by Lori Gill and Associates was the best thing ever as I was able to have my condo rented in less than two weeks. When I started calling around to other people in the industry I discovered they have a horrible reputation. Trust me when I say, don't give them your business. They likely won't work for it. Please note the length of response provided by their team. This level of detail should have been provided when I asked questions of my leasing agent vs on a Yelp review. What my main issue is that during this process no comps were provided to justify price adjustments. There were limited updates with details on views provided. It's hard to be asked to make a pricing change when you are not being provided data. Ultimately my place was rented with a 12% price adjustment. read more

I highly recommend, I am a new transplant, and I was looking for a rental in the area, Colleen, Susie, and Danyelle were all warm and welcoming! You'll feel immediate rapport with them. There are multiple brokers in this company but everyone gets along well and will give one another credit or referrals based on the property you are interested in. The housing market here is completive, landlords tend to favor people who can move in to the property ASAP. My application was passed over by the landlord but Colleen made it clear my application could be used for another property of my choice! I've been contacting this leasing agent for 3 consecutive days now regarding a rental unit I'm interested in. They've been completely unresponsive. The worst part of the experience is the lady who picks up the phone and just quickly routes the call to an agent's voicemail without hearing me out. When I pointed to her that she should at least hear my issue, she replies - "I just transfer calls, don't answer questions." - Good luck with customer service there. If you decide to have your property managed with them, you're SURELY losing out tenants because of poor customer service. read more

The worst living situation and property management I have experienced. Currently on day 3 of not having a functioning lock on my front door. This is after they knew about a malfunctioning door handle for 7 months, which I asked them to repair in writing several times before posting a video online to prove it was broken. Their repair people that finally came broke the door further and now it doesn't even lock. 3 days later they are not responding, again, leaving me and my home unsafe and unsecured. I am not sure what to do but being a single female living by myself it is really scary they are not even the slightest bit concerned about this, much less willing to fulfill their legal obligations in keeping this space habitable. Before this, I got to deal with plenty more issues- I signed a lease with them in June 2020, the property was not ready on my lease start date, which they didn't tell me about until my movers were taking furniture into the building. I have had to deal with several issues monthly at the property (El Capitan Condominiums) since that they neglect to help with much less respond to, if they do respond they are incredibly rude and condescending. There are several code violations they will not address that directly impact my safety and well being beyond the lock and front door. For example, this apartment isn't accessible by emergency equipment, so when I had to call an ambulance during a medical emergency, they had to carry me out of the building because their equipment and stretcher will not fit into the hallway that leads to this apartment. I am being charged for all of the electricity for the entire building's garages and they refuse to acknowledge that is wrong or do anything about it, and even have referred to parts of the lease that they claim makes this okay. I have not dealt with landlords this bad and shady since I lived in low income housing in Miami. I am aware they do not agree with this negative assessment of them because Corey Brewer, the incredibly rude and unprofessional general manager, tried blackmail me and said he would not "let me out of my lease" until I took this negative review down. Ann Ashford also brags on her bio on their website that she knows how to take tenants to small claims court... what a gem. Windermere was able to work with me to get me into a rental property while on the road moving across country and with some unusual circumstances. Cory Brewer/Laurie Larson of Lori Gill Associates I rented a house from them in Clyde Hill, WA paying just under $5000 per month. My lease was expiring on 3/31/21. On 3/15 sewer started leaking to a bath tub in the middle of the house which made living in the house impossible due to smell. This was never fixed until I left the house on 3/30. Laurie told me that the delay was due to her inability to get hold of the owner/lack of reserve on the house. Windermere, a big real estate firm, didn't seem to understand that this was an emergency. She suggested that I go to a cheap hotel in the area. She forget that we are in the middle of a pandemic and seems to use her suggestion as an excuse for not fixing an urgent sewer leak. When I called City of Bellevue they asked me to first try to solve this with their conflict solving team. I know they did talk to Brewer/Larson. Laurie asked me what I expect from them as I refused to do the cleaning until they fixed the sewer problem with the smelling house. I did not have the heart to ask a cleaner to come to the house in that condition even though earlier I was arranging with Laurie to get her cleaners. I asked for 3 things: 1. I will not do the cleaning as the bath tub was full of sewer and the house was smelling 15 days later (they had photos/videos) 2. I get my full refund my deposit ($4750) 3. I get a refund on 15 days rent as they failed to fix the sewer problem which made my living there unbearable. Today I got a letter from Lori Gill Associates with a check for $1650 them withholding $3100 from my deposit for: -Water bill pending (this is ok as bills come late)-$852.57 -House cleaning-$550 (may be charging me for removing sewer!) -Garbage/personal (I did not leave any!) items haul-$200 -Smoke alarm batteries $65 -Light bulbs replaced $25 -Glass replaced in cabinet (this was already there when I moved in and I have photos/correspondence to prove it) $90 -Another $1500 held as unpaid utilities (this is crazy as I settled all gas/electric/garbage bills as of 3/31 and transferred the accounts to my new home I bought in Seattle. I feel like they are holding me hostage as they have my money. These (Cory and Laurie) were awful and unprofessional people to deal with. I never had such a bad experience ever in my life even though I have lived in many major cities around the world. Having said that, 5 years ago, I dealt with Tony Strobel of the same firm in renting a house in Medina. He was professional and delightful to deal with. Sarath read more
