    Horrible management company. Our unit has been damaged for nearly 6 months due to neighbors upstairs flooding our unit. Emerald has not done anything to fix the issue and keep making excuses on top of excuses to the point we are playing a game what nonsense excuse they will use this time to why they can't fix our destroyed unit. We have lived here for 4 years now and we are constantly worried that our unit will be in trouble because Emerald has not fixed the water sprinkler system after over 3.5 years and were concerned what would happen if the sprinklers were needed. Now we are without proper water in our unit and we have spent the entire day trying to get them to help us to no avail. Now we will go without water until Monday at least and no help from them because that's how Emerald conducts business with the properties that they "manage." If your HOA is looking into getting them to manage your community please STAY away from them. They are horrible, nearly impossible to get assistance from. Nobody ever answers phone calls - you'll only ever reach voicemail and then hope and pray that they might get back to you in a timely manner.

    Emerald claims that they settled before the small claims court hearing only out of financial expediency. Here is a picture of the leaking sprinkler head. What motivation would I have to make a false claim of water leaking? After we sold the condo we learned from our former neighbor that a sprinkler line exploded and caused tens of thousands of dollars worth of damage to both our old unit and the neighbor's unit. This was under Emerald's watch. Since we sold, Emerald Management lost the contract to service Harwood Condominiums. Despite not owning anything that has forced me to deal with Emerald for several years I still find it necessary to take time out of my day to help the next people avoid this company.

    Tamer A- It is disheartening that you have to discredit Emerald Management & Consulting. I believe you should truly dive into reviewing our association documents available to you on the portal. Your accusations are pretty strong and there could be repercussion from your bold statement on your Yelp review. I believe what it truly comes down to is that you have not educated yourself on how association budgets and ratifications work together and also how we do have Rules/Regulations that everyone must abide by. It is very important in our condominium community to keep uniformity and property values up. You are the biggest violator with your deck lights, blinds, and window stickers. Before you accuse others of wrong doing, please look at yourself first. (Photo below of Tamer's deck) Emerald Management has been amazing and truly has added value to our community. The communication has been incredible. Their work processes are refined and the team works cohesively and collectively together to provide an excellent service to our community. They will be with us for a long time in the future. I do understand that HOA's are not for everyone, I hope the management company at your current residence, Sammamish Waterway in Redmond WA, is doing a better job for you. As we kindly have asked for over the past year, to clean up your deck and for some reason you do not find the Rules/Regulations applicable to you and your fines are reflecting this currently. If your discontentment is with Emerald, then indirectly you have no liking for the board of directors where your rental property lies and selling might be a option for you, we are not making you stay here. The board takes great pride in our community and it shows, we spend countless volunteer hours here, which not easy. Sincerely, your board president

    Our multi-building condominiums in Seattle, with over a hundred owners, had the GREAT MISFORTUNE to have Emerald Management selected by our HOA Board to manage the daily maintenance and budgetary affairs of our condo complex. Ever since Emerald came on-board approximately three years ago, our facility has experienced significant deterioration in providing necessary services, basic security, and standard grounds maintenance for our residents. Just recently, our condo complex underwent a year-long, $10+ million dollar, in-depth renovation project that cost each owner dearly -- jacking up HOA-related fees to almost $1,000 monthly...on top of regular mortgage obligations. Although the construction firm that performed the renovation did an admirable facelift job -- both structurally and aesthetically -- our management company, Emerald, has in quick order allowed all that great work to go to waste. Check out the attached pictures, taken around our buildings just now, to get a sense of what $10 million+ in investment debt looks like when NOT given routine cleaning and simple upkeep...really, just basic, standard maintenance, nothing special requested. Complaints to Emerald now and over the years regarding the lack of cleaning and maintenance fall on deaf ears with no response and no action -- something that is inexplicable since our HOA budgets $65,000+ per annum for janitorial maintenance services! And all this eyesore, ugliness in our facility transpired in a relatively short period of weeks after the renovation ended...can you imagine what our condo complex investment will look like in a year under the incompetent administration of Emerald Management... All these negative Yelp reviews of Emerald Management have been filed and amply earned for a reason...BE FOREWARNED !!!

They have cost our building a lot of money, and pay themselves outrageously for small jobs that should be covered by the contract we had with them (for instance, I believe it was $50 to mail a letter). I don't trust them, I think they are unprofessional and do a terrible job overall. Some examples: they rarely respond to emails or maintenance requests, and even if they do respond, the problems remain (for instance a hole in our laundry room ceiling remains after 8 months and multiple requests). They were almost always unavailable at HOA meetings, and did not have the answers to longstanding questions even when they WERE present. They were completely useless when we needed a new roof. Equally useless during a small claims court trial. Terrible at sending out info to the community and when they did it was incorrect. When they "fired" us, they closed all the open maintenance tickets but the work was never actually done (see hole in laundry room ceiling, above). It turned out they had not paid many of our bills resulting in crazy amounts of fines, and they did not do our taxes so we had to file an extension at the last minute. All in all, I repeat, do not hire this company. It will cost you money and be a horrible experience along the way.

Three years ago the HOA considered re-covering all of the balconies because they were so old and needed to be re-done. They decided they would not for reasons I am unsure of. Our tenant put a small hole in the covering of our very old balcony. Now the HOA wants to bill us the full cost of replacing the entire balcony -- over $7,000! They are not depreciating one bit their old balcony. If they did then it would be fully depreciated. When a tenant damages carpet, state law requires the landlord to depreciate the carpet. Providence Pt. HOA is not. They are trying to get a brand new balcony out of the deal, and have us pay for it. We'll see about that!! For $10,000/year, this HOA is ripping people off.

Maria Burke is rude, unprofessional, only interested in sales, not rentals, has a hot temper, and a potty mouth. They don't return calls to other realtors, and claim rentals on their website have been rented, yet they're still listed weeks later. Maria screamed at me on the phone when I called her Friday morning to kindly let her know that I would be in the area that day if she had anything to show. I didn't get two words out of my mouth when she launched into a screaming tirade about how she's working on her day off, works 80 hours a week, and on and on she went, screaming at the top of her lungs and "dropping the 'f' bomb." I called her supposed boss, Lamar Hansen, who had the nerve to call ME irritating, simply because I called and told him about it. None of them are board of realtors members, and as representatives of Providence Point, should all be fired and replaced with more reputable realtors. I've talked to other realtors about this and other Providence Point homeowners who won't have anything to do with those awful realtors. Providence Point realtors are supposed to represent Providence Point, but that bunch only represents their own interests.
