Predatory billing and lack of transparency I own a townhouse in a community managed by Emerald Management & Consulting, and my recent experience raised serious concerns about their billing practices and transparency. We experienced water intrusion into our unit through an exterior door off our second-story balcony. I immediately notified Emerald Management because I reasonably assumed that exterior structural issues would fall under HOA responsibility. Emerald contacted a mitigation company, 24ResTech, which came out and addressed the interior moisture over the following week or two. At no point during this process were we informed that we would be personally responsible for any project management or administrative fees. No estimate, hourly rate, or discussion of costs was ever provided. During this time we were told we would need to hire a contractor to make repairs to prevent the issue from recurring. The contractor who inspected the door identified several installation problems: * The head flashing was improperly installed * The door had insufficient weather stripping * The threshold had been installed backwards, sloping inward toward the unit I have no knowledge of any work done by previous owners on this door, and one would assume that any prior work would be documented in HOA or management records. Later we received an invoice from 24ResTech for roughly $1,500 for mitigation work that included removing about one square foot of carpet and running fans for a total of about eight hours. On top of that, Emerald Management charged us $907 in "administrative/project management fees." These charges were never disclosed ahead of time and appeared only after the other invoices had already been paid. When I asked what the charges were for, I was simply told they were administrative costs for overseeing the project. This was shocking considering we already pay over $1,000 per month in HOA dues. Being charged additional administrative fees that were never disclosed and never requested felt unreasonable. Emerald told us we could dispute the charges with the HOA Board and encouraged us to attend the meeting. My husband and I presented our concerns to the board, but a representative from Emerald Management was also present and recommended that the board keep the fees in place because the bylaws allow them. That situation felt like a clear conflict of interest. The management company that issued the charges was effectively advising the board on whether those charges should stand. The entire experience was extremely disappointing. The lack of upfront disclosure, vague invoices, and unexpected administrative fees raise serious questions about transparency and fairness in their billing practices. A Warning to Homeowners: Predatory Practices at Emerald Management I urge all current and prospective condo owners to steer clear of Emerald Management. My recent experience with them revealed a pattern of predatory billing, a lack of transparency, and an alarming fee structure. Following a water tank leak in my unit, Emerald, my HOA's management company, assigned themselves to oversee the repairs. Only after the project was underway was I informed of a "special project management fee." There was no prior disclosure of this cost and no opportunity to decline their services, which I had reasonably assumed were covered by our HOA's existing contract. Emerald defines this fee as covering "administrative time and coordination efforts with the vendors." To minimize these charges, I personally handled nearly all vendor communication, scheduling, and on-site supervision. Despite my efforts, Emerald's billing was excessive and unethical. Their invoices included charges for: -Answering my questions about the fee itself, including billing me for the time it took an employee to state they didn't know the cost. -The time they spent responding to my official dispute of the first invoice. -Correcting their own billing error after I pointed out they had charged me for a contractor invoice that my insurance had already paid. Disputing these charges is futile. Emerald is paid by the HOA, which then bills the owner. Any dispute is with your own HOA, not Emerald, who faces no financial risk for their billing practices. Ultimately, their "management fee" totaled nearly $1500--over 20% of the entire repair cost--for a project they barely touched beyond securing initial bids. These practices are designed to siphon money from homeowners who are left with little recourse. Avoid this company at all costs. Just an example of how ridiculous some of the fees are. I've attached two photos of showing me telling Emerald that I will have my insurance the vendors directly. They paid the vendor and invoiced me anyway. I told Emerald that it has already been paid (and I called the vendor for them to let Emerald know). It took Emerald multiple calls to finally correct the invoice, and they charged me $120 for correcting their own invoice mistake. read more

I've been reading a lot of reviews about Emerald Management and Consulting, and it's either 5 stars they walk on water and are miracle workers, or 1 star they totally suck. I hope my review cuts through the noise and nonsense so you can get a better idea of this property manager. I give Emerald a solid 4 stars because for the most part, they're an outstanding, responsive company run by passionate owners, Nicole Lemons and Heather Collins. And who am I? Oh, I was just the HOA president for the worst four years AraVita Condominiums in Magnolia has ever gone through. I could write a novel about my experiences with this building, but I'll cut to the chase: After AraVita was nearly driven into the bankruptcy by two spectacularly incompetent property managers -- South Lake Associates and the infamous CWD Group -- Emerald stepped in and finally showed me how a property manager is supposed to operate. They cleaned up our finances, hooked us up with reputable contractors, and finally guided the Board into some form of coherent path. I consulted for endless hours with Nichole and Heather on how to put out the dumpster fire that CWD Group left us in. Indeed, Emerald has made it a cottage industry in cleaning up the Superfund disasters that CWD leaves their condos in. So why did I dock them a star? Well, nobody's perfect. The first Community Manager Emerald sent me was, shall we say, not up to the task of helping the Board get back on its feet. Fortunately, Emerald understood my frustration (I had already dealt with two previous Community Managers who did, indeed, suck), and they got me a replacement Community Manager who did a great job. Emerald guided the Board through an understandably unpopular but utterly necessary $2 million special assessment to clean up the interior rot in our building, replace the windows and siding, and modernize the elevator. Their relationships with all the involved vendors proved invaluable. There have been several other hiccups, which is to be expected in the complex role of rehabbing and reforming a condo association, especially one left to rot by CWD Group. But all in all, I would totally recommend Emerald without hesitation. Nicole, Heather, and AraVita's current Community Manager Monica are awesome and really do give a damn about the owners and residents. For all you Emerald haters out there....girlfriend, please. Likely you have a fundamental misunderstanding of what a property manager is supposed to do. The buck stops at your Board of Directors, and it's likely that's who you should be whinging to. Addition: Feel free to disregard Victor E's 1-star review. He was one of my owners, and I can confirm the dude was impossible to get ahold of, so I don't know what his trip is. And again, most of the 1-star reviews are likely the result of an incompetent HOA or just plain dishonest owners who won't take responsibility for their own property. I recently sold my condominium at Twin Firs in Kent that was managed by Emerald. They have a high turnover of management. One manger doesn't know what the other one does-pathetic. They slapped 40-45k on each condo for a special assessment, because they didn't have reserves to pay for any projects. Basically all their financials are in the negative. This made it difficult to sell my place. One of the mangers gave the realtor and myself the wrong information regarding the special assessment. They worry about the most petty issues about bird feeders or wind chimes on our patios, but can't fix the privacy gate or missing fence boards on the property. when you have stuff on the patios, they go around taking pictures- invasion of my privacy. They "so called"manage 8 properties-wow. Please run and don't rent or own anything Emerald manages. read more

Horrible management company. Our unit has been damaged for nearly 6 months due to neighbors upstairs flooding our unit. Emerald has not done anything to fix the issue and keep making excuses on top of excuses to the point we are playing a game what nonsense excuse they will use this time to why they can't fix our destroyed unit. We have lived here for 4 years now and we are constantly worried that our unit will be in trouble because Emerald has not fixed the water sprinkler system after over 3.5 years and were concerned what would happen if the sprinklers were needed. Now we are without proper water in our unit and we have spent the entire day trying to get them to help us to no avail. Now we will go without water until Monday at least and no help from them because that's how Emerald conducts business with the properties that they "manage." If your HOA is looking into getting them to manage your community please STAY away from them. They are horrible, nearly impossible to get assistance from. Emerald claims that they settled before the small claims court hearing only out of financial expediency. Here is a picture of the leaking sprinkler head. What motivation would I have to make a false claim of water leaking? After we sold the condo we learned from our former neighbor that a sprinkler line exploded and caused tens of thousands of dollars worth of damage to both our old unit and the neighbor's unit. This was under Emerald's watch. Since we sold, Emerald Management lost the contract to service Harwood Condominiums. Despite not owning anything that has forced me to deal with Emerald for several years I still find it necessary to take time out of my day to help the next people avoid this company. read more

Your accusations are pretty strong and there could be repercussion from your bold statement on your Yelp review. I believe what it truly comes down to is that you have not educated yourself on how association budgets and ratifications work together and also how we do have Rules/Regulations that everyone must abide by. It is very important in our condominium community to keep uniformity and property values up. You are the biggest violator with your deck lights, blinds, and window stickers. They had to cut open 11"x17" of drywall in my unit to replace some sprinkler system, and that was Aug 2021. To this day on 2/1/2022, 6 months after they cut open the wall, the drywall repair is still not done, and not even scheduled. Jess Fields who handles the project, is not responsive at all - what does she care? It's not like she lives in it! If employees behave poorly, it's the company culture that allows it. Our multi-building condominiums in Seattle, with over a hundred owners, had the GREAT MISFORTUNE to have Emerald Management selected by our HOA Board to manage the daily maintenance and budgetary affairs of our condo complex. Ever since Emerald came on-board approximately three years ago, our facility has experienced significant deterioration in providing necessary services, basic security, and standard grounds maintenance for our residents. Just recently, our condo complex underwent a year-long, $10+ million dollar, in-depth renovation project that cost each owner dearly -- jacking up HOA-related fees to almost $1,000 monthly...on top of regular mortgage obligations. Although the construction firm that performed the renovation did an admirable facelift job -- both structurally and aesthetically -- our management company, Emerald, has in quick order allowed all that great work to go to waste. Check out the attached pictures, taken around our buildings just now, to get a sense of what $10 million+ in investment debt looks like when NOT given routine cleaning and simple upkeep...really, just basic, standard maintenance, nothing special requested. Complaints to Emerald now and over the years regarding the lack of cleaning and maintenance fall on deaf ears with no response and no action -- something that is inexplicable since our HOA budgets $65,000+ per annum for janitorial maintenance services! And all this eyesore, ugliness in our facility transpired in a relatively short period of weeks after the renovation ended...can you imagine what our condo complex investment will look like in a year under the incompetent administration of Emerald Management... If we could give them no stars, we would -- as that is what their lack of performance deserves. Ever since this company, Emerald Management and Consulting, took over the management affairs of our large condominium complex in Seattle over a year ago, the facility has gone downhill dramatically for the worse. In particular, the condo common areas -- such as hallways and breezeways -- have fallen into disrepair, reflecting a pitiful state of filth, grime and dirty stains, including bird crap and spiderwebs. We are embarrassed every time guests visit as the passageways now resemble a ghetto tenement until they enter our home. When complaints to rectify the situation were registered -- to use our HOA's $65K annual maintenance budget -- nothing was done and the common areas got dirtier. On top of that, the staff at Emerald Management have been pompous, arrogant and full of themselves from the the first time we interacted with them over concerns affecting our condominium which suffered extensive water damage from an adjacent unit. Rather than assisting us with a positive and supportive attitude, they were cold, dismissive and at times confrontational in their style. If you look at their website, Emerald's perspective in dealing with condominium owners reflects an adversarial posture, and that has been our personal experience in dealing with them. This is hard to fathom, since it is the condominium owners as a group that pay their salaries. I have only dealt with them a few times, but my opinion of them is already tanking. Most recently it was an email saying that if I wasn't home, or hadn't given them a key, they'd hire a locksmith to gain entry to my home. Without my permission. Which would be illegal. And my alarm company would call the police and all the fun that would entail. I told them as much, so I guess we'll see what happens next. The email was at the request of the board of directors of the HOA where I live. They sound like a nice bunch. After 6 mionths... If I could give zero stars now I would. So far they have, decided that a "hard wearing, outdoor, waterproof, traction coating" (aka: grey crap that caused my son and I to be sick daily for 3 months as it off-gassed, triggered migraines in myself, and periodically still off-gasses triggering nausea and headaches) needs to be protected from everything that would be considered normal use. This includes, but it not limited to, plant pots, furniture, windborne debris, water etc. at my expense. However, when I found out that they were changing the structure of the decks to not have solid walls AND PRIVACY, I informed them that I have vertigo, and as such the change they approved makes it so that I cannot use a part of my home. I'm fairly certain that if I place anything there to make it so I can use the space, I will get a letter from them insisting that I remove it and threatening law suits. So far, every complaint I have brought to them has either resulted in a limp wristed "sorry this happened to you" (when Westcorp employees ripped up my carpet and the tack rail, cut a chunk out of it, and tried to install a patio door that was too big and opened the wrong way,) to "there's no damage beyond normal work related chipping" (half inch gaps, blown out wood around screw holes, 3 inch "chips" missing from frames.) I'm doing my homework on this company now, as I should have before I bought this property and their positive reviews are outnumbered 10:1 by their negative. Having had to deal with this company both as a HOA member and a Home Owner i can honestly say there are nothing but negative comments along with the feeling of having the home owners finances being siphoned away through awarding high costing projects to contractors they choose rather than qualified contractors that submit lower bids for a equally quality job who are both licensed and bonded with excellent reviews and or going out of there way to persuade HOA members to except higher bids from there own contractors. Suffice to say Emmerald Property Management are out to scrape and claw every possible penny out of any property they manage. Emerald Management manages our HOA. EIGHT MONTHS AGO, I reached out to them regarding a water intrusion/ mold/foundation issue. I have sent numerous emails and made several calls to them. When I email them I just get excuses for why it has not been addressed. If I go for a period of time without emailing them , then they just ignore the issue. I emailed them again today and they essentially blamed me for not following up. My advise, DO NOT HIRE this company. They are either incompetent or they just don't care. I am living in Mercer Isle, which was serviced by emerald management a few years ago, to be honest, that is really a nightmare beginning. They have incredible low efficiency especially when you have issues with your room. They only focus on if you pay the associate fee on time. None of the employees ever answer calls. If you reach the office during their limited business hours, they'll ask who to transfer you to and they'll transfer the call. But the managers and employees NEVER answer. You can leave a voicemail, but you'll have to get lucky if they respond in any timely manner (or at all), even for urgent issues. It may take a week or two, or never at all to hear back. Same with emails - you can send multiple emails and cross your fingers that you might get a response ever. The company is also extremely slow to fix any issues. I have had some damage to my unit for 9 months from the upstairs neighbor and other damage with a hole in the wall of my unit (created during an inspection 20 MONTHS ago! I've continued to ask them when my unit will be repaired and keep getting the run-around (when they finally respond sometimes) and told "soon". I currently have some urgent issues and I'm still waiting for a response from them. The communication is also very poor. I feel terribly about a new neighbor who bought a condo recently. She has a dog who is about 50 pounds and the management company failed to give her the supplemental HOA documents that stated that only small dogs are allowed to live in the condos, and the HOA and management company fought her to remove her dog from her home. read more

Emerald Management and Consulting of Seattle, WA, has financially saved Bridgehaven Condominium. Our infrastructure was failing and costing us more money than we had in operating and reserve budgets. Because of their excellent management they recognized our situation and helped us get on track. They helped us rewrite our declarations to get us approved to borrow $4.5 million to pay for the needed projects. Their project manager was able to get us a great loan arrangement with a bank and helped us access excellent contractors for our replumbing, electrical panel replacements, and painting. In addition, Emerald's accounting department has been very transparent so that the Board and homeowners know exactly where we stand financially with our entire budget. We could not have accomplished all these projects in the last three years without Emerald Management and Consulting. read more

I am a handicapped person with a bad leg who wears a brace on my leg. I am extremely afraid of slipping and falling as it could completely immobiliz me. I have been trying to get the moss removed on our hardscapes ( sidewalks, parking bumper, and pavement) since Emerald Management took over our community in January 2021. The moss has overrun our hardscapes and is dangerous when wet. Many owners have been complaining about it as it poses a significant danger when wet. Our property manager Robert Skirbin said he would have this task completed by done by the end of January. Unfortunately this never happened. Every month he came up with an excuse why it was not completed. At several board meeting owners complained to the board and Robert about the moss. Everymonth he and Mike Seyler our facilities manager gave a progress report as to how much was completed. Unfortunately nothing appeared to be removed. At one point Robert emailed me and said all the maintenance requests i have made were done. I live in a cul-de-sac of 8 buildings and it was obvious that no moss had ever removed from our hardscapes. . Safety of the residents should be a high priority. Any maintenance that poses a safety issue should be given high priority and completed in a timely manner unfortunately safety does not seem to be a priority for Robert and emerald management . Its just unbelievable that Robert could come to our meetings and lie to us. This is not the first lie he has told us at meetings.( There are many and that will be another review. ) Robert stated at meetings he had done a walk through of our community. When speaking with him it was obvious he did not know the condition of the moss on the hardscapes. But if he did a walk through of our community he should have noticed the moss. He is either the most clueless manager for not noticing or is telling us another lie. Either way Robert is the worst manager at any community i have owned a property at. He lies, he is rude, and condescending. Robert talks to the owners as if they are complete morons. He acts as if he is there boss. The owners pay his salary so he should show this some respect. I would not wish Emerald Management or Robert on my worst enemy. Stay away from this company. You'll be much better off. read more

These businesses, that purport to serve homeowner communities, are all awful, each in their own way. But Emerald stands out among them as perhaps the worst of the worst. It would require too much time and space to catalog all of Emeralds' iniquities, but to give one major example, the firm excels in giving baffling interpretations of a community's key documents (the declarations and house rules), supporting in lickspittle fashion a certain favored clique, resulting in other owners being effectively marginalized in the community. Thus, Emerald actions, instead of helping resolve conflict and bringing neighbors together, amplify and deepen the discord, the distrust, and the division in the community. Eventually, our community's HOA Board ended the Emerald contract, reportedly, because the Board finally woke up when it saw how Emerald was padding its pockets by charging every sort of fee imaginable. I would give them zero stars as well. This management company is horrible. They constantly try and bully people into doing what they want. If you don't agree with something they immediately threaten you with legal action. They employ the worst vendors I have ever had to work with and are not willing to help find a resolution for any homeowner issues. read more
